    Second time staying here. I absolutely love the location, and the property itself. However..it seems that no one is interested in maintenance of any sort, and it really is a shame because the potential is endless. 2 years ago, the pool area and the artistic murals were fresh and beautiful. This time, the paintings were faded, the pool chairs were all missing sections of plastic slats and the trees and flower pots were all dying..they just needed watering.. this was also a sad display at the hotel s property across the street. Our linens had shredded holes, big ones, ..I don't expect luxury linens at a quirky spot, but 3 dollar Walmart towels should be doable for 160 a night, maybe change the moldy tub stickers and curtain too. BONUS... room 301, top floor...HAUNTED ASF! Both doors ; front and balcony , blew open at the same time ( both were latched) . Came back from dinner second night, ironing board and iron had fallen to the floor and they were inside a closed closet. Last night there, my bestie couldn't sleep because " something" decided to sit in her legs all night.... Also... the staff is wonderful...just need a more motivated owner I guess..300 bucks a month in maintenance would do wonders, and someone to live the plants!

    The area that this hotel sits is not a good area. My daughter checked in and asked for a parking space and was told there were no spaces available inside the secured gate, so she had to park on the street. Within an hour of getting in the room she hears her alarm going off. They look out the window and see her car window on the ground. They ran downstairs and luckily the guy saw them coming and took off in a black small suv. The steering column was broken and the ignition pulled out and the car was on. The police showed up very quickly and said that they've been looking for this guy as he's been terrorizing the neighborhood and is armed with a shotgun. Being that it was 5pm there were no glass shops open to replace the window and they definitely could not leave the car on the street. So we call the hotel management after hours number to only reach the answering service. They finally got in touch with the hotel management and after speaking with the manager, she mysteriously was able to produce a parking space. My daughter feels like they were discriminated against because they initially asked for a parking space and was told there are none available but a few hours later, there's now a space available. I'm not faulting them for the break in but it could have been prevented if they were provide a parking space initially when asked. This could have prevented the whole situation. Not to mention, the door of the room has so much play and it doesn't feel secure. At this point they are scared to be at this hotel. The shower head is broken and she was bit by something in the room. When they asked for a refund, they were denied. So now they have to spend more money to check into another hotel and they have no car now because it's at the shop so the ignition and window can be fixed. The condition of the room is deplorable. They spent $802.00 to stay there for 5 nights. All they want is their money refunded so they can move on. All of this on their honeymoon.

    This is the second bed in room 2a in its own little room. It's so cozy and peaceful-- I wished that I was staying longer.

    I've had two staycations at Rathbone and both stays were perfect. The staff is kind and accommodating, the rooms are clean and uniquely beautiful, and somehow they maintain an ideal temperature at all times! I love this place. I wouldn't want to stay anywhere else in town.

    Not only is this where I had my a-ha moment of clarity that I had to move to New Orleans, in November of 2009 during my umpteenth visit to the city, sitting on my suite's beautiful balcony overlooking the oak trees on Esplanade, this guest house was also my first home in this city. The Rathbone, or "The Bone" as my friends and I lovingly referred to it after my 8 week stay during "Summer of Fun 2010", will always have a very special place in my heart. I will always refer my out-of-town friends who don't want to crash on my air mattress, and also plan to spend every anniversary of being a resident, here. Tip: they do weekly rates in both their "B&B" rooms and their "efficiency" rooms. If you're NOT coming here for special events like Jazz Fest or Mardi Gras, but are planning to spend some time, that's certainly worth looking into. The efficiency rooms are in the Rathbone II across the street, but you have full use of the pool in the back of the main mansion, and trust me, my friends and I took FULL advantage of that with many a pool party. The off-season weekly rate was $275 for the efficiency, quite reasonable, although I didn't have access to laundry and the shower had fairly low water pressure. You get a microwave and fridge, no frills and basic, but I wasn't spending much time in my room - uhm, did I mention the pool?! Dog friendly and Renee, the manager who run this place, truly demonstrates good ol' southern hospitality at its finest. In fact, the first place I rented in Mid-City ended up being a total nightmare, and had to get to out ASAP. My money was tied up in the security deposit and first month rent for that place but I called Renee, explained the desperate situation and lack of available funds - he replied without missing a beat: "Girl, you want your keys back? I'll leave them in the mailbox and you just pay me when you can. You're family now."

    STAY HERE WHEN YOU VISIT NEW ORLEANS!!!! Kristen is incredible! the room we stayed in was more than we ever could have hoped for, we had 4 nights of magic. The location can't be beat and the prices are really reasonable. I can not say enough good things about the Mansions! Thanks y'all!!

    Quaint little place, we stayed on the first floor, beautiful room, spacious and clean. Ask if the guests above have children before you accept the room, ours had unbelievable noise til about 10pm! The staff is very accommodating and willing to work with us on our reservations. Beautiful breakfast room but due to Covid, you don't get a breakfast, just snacks!

    I booked through booking and Due to Covid-19 I was forced to cancel my wedding. I was charged the entire price of the booking despite getting a notification stating that Rathbone agreed to waive my fee. We all know that after April 30th this will be extended further yet I'm being penalized.

    What can I really say? Classic New Orleans feel. Great service. Great location. The building only has about 6 rooms and the rooms are extremely nice. It's nestled into the neighborhood on esplanade and is a prime location for French quarter exploration. I do recommend the extra parking provided by the hotel as finding parking on the street is next to impossible. Last trip to New Orleans l, we stayed st the Hilton. This place has them best hands down and we will defined be back for future New Orleans trips.

    There is no excuse for any of the following items: We have never been been so disappointed in accommodations. From the worse than ratty comforters to the worn out sheets that were covered with lint balls/ pilling and the absolutely gross disgusting black mold shower. House keeping didn't replace used wine glasses nor did the house keeper remove used paper coffee cups. Our replacement towels weren't hung up but just left on the bathroom counter. Other than making the beds there was minimal cleaning done to the room. The door into our unit could easily have been broken into and there was no additional inside bolt or chain lock on the door to secure it when occupied. And the door is badly in need of weather stripping. No staff were note worthy and one acted "put out " that I was unable to open the difficult lock on the driveway gate. Regretfully we paid non-refundable top dollar having booked in advance in November for our April 12th - 14th, 2019 stay for the Jazz festival. Location was too far from the French Quarter I'm flabbergasted that there are positive reviews online for this property...I feel completely misled.

    Rathbone Mansions is the epitome of New Orleans historic class and style. When we first arrived, we very impressed with how beautiful the properties were. It's on a quiet street away from the hustle and bustle but near enough for a cheap Uber to get you to the action. The check in process was seamless. There was a little sign out front to explain the process (I think the attendant was away) as there are two homes that make up the property. However she came back just in time. She explained everything really well and was very sweet. We headed across the street and to our suite. And when we opened the door, boy were we in for a treat! It was huge! You could tell they had done some renovations (Flat screen TVs, bathroom, etc) but I loved how they kept the charm of the place. My favorite part was the amazing balcony that overlooked the street. It was also gigantic! And the hammock just made it absolutely perfect. It was definitely used. Checkout was seamless and I appreciated the little breakfast. It felt very much like home. I was very sad to leave this gorgeous quiet bed & breakfast. I don't think I'll stay anywhere else when I come to NOLA. You won't be disappointed!!

Great location, great price, great staff, and great views if you choose the garden. We spent two nights, one before and one after a cruise with Carnival. We arrived in town a few hours before checking and the accommodated us wonderfully! They had a room ready and waiting for us 2 hours before checking in! Then upon arriving back from our cruise we arrived back and port and off the boat by 8:30 am. Our plan was to check our bags in and walk around until check in. The man at the front desk said absolutely not, checked us in upon arrival at 9 am at no extra cost, and allowed my boys and I to rest from the lack of sleep we had from the night before because of rocky seas. This hotel is the personification of "if you respect the staff they will respect you"! Like all old buildings and those that have seen the hurricane in 2005, the hotel has its issues. We did have toilet running and cold shower issues, but to me this was a small price to pay for the respect and kindness the staff showed us during our stay! I highly recommend and hands down one of the best hotels in NOLA. This is my new hotel whenever I stay in New Orleans going forward!

There were 3+ cockroaches hanging out near the tub and a few scurried away before we could kill/photograph them. The next morning we went to the front desk, got our refund and switched hotels. Front desk staff was AWESOME, so kind and quick to help us. However, after we asked to cancel our stay and went back up to the room to get our bags and leave, one of the hotel housekeepers decided to come up to our room and "confront us". She wanted us to show her the cockroaches (that we had killed and flushed) and tried telling us she's never seen a cockroach at Hotel Le Marais before, basically calling us liars. Lol, well, here's some pictures to prove it. Let's ask the audience. Positives: The front desk staff was exceptional. Very helpful, very kind and knowledgeable. It's located close to Bourbon and has a nice courtyard. Negatives: ROACHES IN THE ROOMS, confrontational housekeeper, thin walls.

    We booked this hotel based on the Yelp & Google reviews and Reddit recommendations…read more The only PRO of staying here is the location. It is very conveniently located to Bourbon Street. The 2 things I care most about when staying in a hotel is a comfortable night's rest and a good bathroom/shower. The bed in our room was the most uncomfortable mattress I have ever slept on in my entire life. It was so mushy that when you laid your head down, you sunk so far into it that your legs were literally 45 degrees above your head. I ended up sleeping upside down in the bed with my head where your feet go in order to feel even remotely comfortable. The pillows were all extremely flat, when you put your head on one it sank so far your face was about 1/2 inch from the mattress. I had to use 3 pillows stacked on each other. I had a stiff back, neck and joints the entire time we were there. The 2nd issue was hot water. The first morning, we attempted to shower, it only got barely luke warm for me and when my husband showered immediately after he only got ice cold water. We stopped at the front desk that morning on our way out for the day and told the woman at the front desk. She said she hadn't received any other complaints so it must be specific to our room and she would send engineering there to look at it. (we were getting hot water in the sink). Later that evening when we returned to our room, we immediately tested the shower again and it was still ice cold. So we went back to the front desk to check if engineering had come. We spoke to the same woman from the morning who acted like it was the first time we were telling her this and she said the exact same thing. I asked if they were going to come ASAP because we needed to shower soon and we couldn't take ice cold showers. She ignored my question and answered the ringing phone. A manager happened to be at the desk and overheard our conversation. He asked what our room number was and said that because of the old building and the pipes the hot water takes longer to get there. He said this was a KNOWN Issue by the staff, management and the owner. He told us to run the shower for AT LEAST 15 to 20 minutes, simultaneously with the sink and it should get hot. He also offered to move us to a different room but when I asked if he could guarantee if we wouldn't have the same problem in that room he couldn't give me a straight answer. We had already unpacked everything and didn't want to go through that hassle without a guarantee. So we went back to the room and let it run for 20 minutes and it eventually got hot. So for the remaining 3 mornings, we had to set our alarms for 30 minutes earlier so we could get up and run our shower before hand. For nearly $300 a night, we felt that this was ridiculous. Old building or not, if its a problem, then either don't put people in those rooms, or get it fixed somehow. Why should anyone be subjected to an ice old shower or an inconvenience to their time because the owner hasn't done anything about it? We visited the hotel Bar, the Bourbon O'bar 3 times during our stay and each time we received TERRIBLE service. None of the bartenders were friendly to us, in fact they were pretty rude. Each time it took them at least 10 minutes to even take our order (by standing there and looking at us and not saying anything). The bar was not busy or crowded any of these times. They would then start making one of our drinks, put it down and make other people's drinks, leave and go into a back room, play on their cell phone, talk to each other, or carry the glass around while doing other things. My husband ordered an old fashioned and the alcohol was sitting in the jar with the ice for over 5 minutes while the bartender carried it around doing other things, causing it to get watered down. When making a cocktail, it should be completed from start to finish without doing other things in the middle. I ordered the Mardi Drop cocktail on 2 different days. The first time, it was actually very good. The 2nd time from a different bartender it was horrible .He also sprinkled probably a tablespoon of cinnamon on top of it (which the first didn't have) which made it nearly undrinkable. I had to stir it into the martini in order to not get a mouthful of cinnamon with each sip. We didn't eat at the hotel restaurant Roux because of the bad Yelp reviews - we felt we could get a better breakfast elsewhere outside the hotel. Overall, I wouldn't recommend this hotel at all unless you don't care about being comfortable or friendly service.

It was paid for in full before we arrived. When we requested our money to be released, we were told that we would have to contact our bank. Upon doing so, on a 3-call with the hotel, the bank was showing that the merchant was in control of the funds not the bank. Then I was told that the hotel had a new system and they are working out the bugs. Then I get a call from the hotel asking if I would approve them to hold out the parking fee. I still haven't gotten my money credited back to my account. Save yourself the aggravation and the mental anguish....find another hotel.

Just be prepared for the wall of noise if you're staying on a Friday and Saturday night and have a room facing Bourbon Street; you will need more than the sound machine and earplugs the hotel provides you. But if you're there to party hard on Bourbon Street at all the touristy bars, then you will be in your element. Depending on the side of the hotel you select when booking your room and the days you choose, you may be able to get away with just a sound machine and earplugs, or you may be getting too old and need to look elsewhere. If you stay on the courtyard side, you should have enough barriers to deflect the nonstop barrage of noise coming from all the bars and clubs on Bourbon Street, especially between Bienville and St. Ann, on a Friday and Saturday night particularly. We had a room on the third floor with a balcony overlooking Bourbon Street that gave us a great view and the opportunity to enjoy wine and cocktails as the festivities picked up steam throughout the afternoons of our stay. The bed was wicked comfortable. The set of drawers had plenty of space to put clothes with a small fridge for keeping drinks cool and leftovers from spoiling. The closet space was ample and was able to fit all of our hang-up clothing and our suitcases. There was a nice lounge chair next to the desk to chill if you didn't want to sit on the balcony. However, the bathroom was cramped and narrow with these weird double doors that could cause trouble if you are going to do business in the middle of the night. The water pressure wasn't great either and if you don't have the curtain positioned right then you're going to have a puddle. Housekeeping did come by to change our linens and provide fresh towels every day, which was appreciated. The front desk was very affable and accommodating, especially with holding out luggage when our room wasn't quite ready yet to check-in. And I liked that there was a security person checking people that were actually staying at the hotel to avoid stragglers, random drunks, and transients from entering. I didn't have the chance to use the pool while I was there, but we were busy walking around the French Quarter to really care. Same went with having anything in the restaurant for food. They did have the little mini mart on the ground floor that worked for when we needed more bottles of water that were larger than the complimentary ones. Accommodations at the hotel were solid, but just know if you stay here, you're experiencing the full Bourbon Street treatment. It is always loud at night, especially, on the weekends.

The hallways and one hallway area (maybe ice area) are so rundown and dirty feeling/looking, I was shocked of the lack of standards of this place offers. It's like that saying putting lipstick on a pig to make it look presentable. The highlight was the mini beignets being served in the lobby area which my son loved ! That was a plus! The bed was comfortable too. If visiting again, I would do better research of hotels regardless of "name".

Hotel is still dated etc but service is good Will give 2 stars because it is a cool historical building and front desk people on duty seem to want to help . The original front desk clerk wasn't the friendliest. Then we got to our room and just feels damp , musty and unclean. (But spacious). There is this raggy musty couch that seems "damp" for lack of better word, which I wouldn't even touch. Rug seems nasty. There is a sign saying "enjoy your two artisan waters " and there are no waters here. The room phone doesn't work so If we need anything have to walk downstairs. The view is of nothing, but worst part is AC is on 60 degrees and we are sweating in here. It's not really blowing and would estimate it's about 75 in here . They are "sending someone " to fix ac but now we have to wait for this to happen and can't shower or get ready. Will update review if they make things right .
