It is completely unethical for Rate Plus to send out mailers that say "Rate Review Department" on the front together with my *current* mortgage lender's name, but then the so-called rate review is actually with Rate Plus? Sending deceptive mortgage junk mail is an abhorrent business practice! Took longer than expected, the agent kept copying me on internal emails and even forward me a screenshot of somebody's loan with phone #,s email address, and SSN, very unprofessional. They rolled the "points" into the load causing my refi to be over $10K, I was like no thanks, all in all, it cost $1,200 after I said to remove the points. I lost my interest rate of 3% and settled @ 3.37% however I still feel ripped off. They got the job done yet I still feel ripped off knowing the interest rates dropped below 3.37%. read more

THEY LITERALLY RUINED OUR CREDIT !!!!! We did a refi with RatePlus that closed in December (two months late) . We sent our mortgage payments on time to them for the next several months , where they cashed our checks . Unbeknownst to us , they sold our loan right away , and DID NOT FIORWARD our payments to the new loan company !!! We lost 140 credit points - I have called., emailed , texted and begged for them to resolve this issue - they said they would . They did not. The closing costs were $3000 mora than I was guaranteed . I just completed my refinance with Rate Plus and by far this has been the smoothest and fastest refinance I've ever done. 10 days. That is the number of days it took from the initial application to the mobile notary appointment at my home. Yep that is right 10 days... not business days... 10 days! Subsequently the loan funded 8 days later! So in total my loan took a total of 18 days! UNBELIEVABLE! In addition to Rate Plus' speed in executing the loan they offered the most competitive rate. I was able to secure a 1.99% 15 year fixed loan with only $500 in fees out of pocket. The application process was smooth also. Everything can be submitted online and electronic signatures. In fact I even sent my loan processor a picture of a document I took with my phone since I didn't have a scanner readily available. There was another unexpected surprise with Rate Plus. My home is currently in a Trust. Many other banks/lenders require that the property to be taken out of the Trust until the loan closes. The property owner would be responsible to put the property back into the Trust after the loan closes. This process of taking the property in and out of a Trust is tedious and incurs costs (recording/notary fees). However, this was not the case with Rate Plus. In my situation they were able to keep the property in the Trust! If you plan to do a refinance I recommend working with Melissa F. (loan officer) and Lisa G. (loan processor). Also note that Rate Plus will match or beat competitor rates. Final thoughts. Owning.com is a major competitor to Rate Plus. Owning.com was able to provide a similar rate but I'd strongly recommend to stay away from Owning.com. Owning.com had great reviews from 2019 to late 2020 but their service has fallen off a cliff as they were recently acquired by Guaranteed Rate. Just to be brief I started a refinance with them in Nov 2020 and in Apr 2021 they were still unable to complete the transaction due to mismanagement and clerical errors. Note that if you go with Owning.com the loan officer with be an Owning.com employee but the loan processors will be from Guaranteed Rate. If you lookup recent reviews for Guaranteed Rate you will quickly see they are terrible. read more

Beyond the worst lending company I have dealt with. Incompetent to say the least. They took over three months to establish that my father, with over 2 million in paid off properties, zero debt, did not qualify for a $200k loan. They asked for multiple different things, having zero to do with the property loan in question. The customer service is horrible, told us every week for the past six weeks, "YOUR loan will close next week." only to have them say does not qualify? Why did they waste 3 months of our time. Followed up next 2 days multiple times with no proper response. Poor response time despite multiple calls after submitting documents and signing initial disclosures. My loan has been open with them for over 2 month. They have done nothing. 2 days before closing they asked for appraisal report and tried to cancel the because i refinanced before with Owning corp. Later on they raised my the initial interest rate they offered in writing from 2.625 to 2.875. Or i have to pay them $2,000.00 to buy the rate.
