Location: Its basically beachfront, and private. So it's not a crowded beach. It's also so close to the seawall, and to restaurants/ groceries/ conveniences. I recommend Seawall Coffee in the morning for delicious coffee and food (only about a mile away). House: We fit 4 kids and 5 adults very comfortably. It has great communal space for games, movie night, etc. The house feels well taken care of and up to date. Can't wait to go back!

    I want to share our experience with Pelican Pointe as well as Sand and Sea rental management…read morecompany for the weekend of 2/19 to 2/22/2026. Pelican Pointe is tired and needs resuscitating. As you arrive you notice rusted screws, nails and bolts that are staining the exterior surface. This makes one wonder about the integrity of the structure. The living room chairs and rugs are stained and dull. The laminate floor is cracked near the dining table and an edge is sticking up. The windows have water and weather streaks. The skillets are terrible as food sticks to them and they are difficult to clean. The saucepans are nice. The dishwasher has parts falling out from under the machine. The primary suite toilet paper holder was loose and wiggly. The bar b que pit has seen better days. I would think Sand and Sea would insist the house be in better condition for guests but this lack of desire for a sterling experience spills over into their lack of guest amenities. I have stayed in many airbnbs, vrbos, and realty managed properties across the U.S. This is one of the worst. It is poorly cleaned. The refrigerator smelled like fish. Food crumbs and particles were found in the utensil drawers. Cobwebs were observed under the kitchen counter. It is not adequately stocked with basic necessities. Sand and Sea provided a welcome pack of shampoo, conditioner, lotion, bar of hand soap and a make up remover pad. They do NOT provide bath soap nor gel. While my husband was showering with the bar of soap, I was washing my face with shampoo. More alarming is the lack of anti bacterial soap in the kitchen. If one is to wash their hands before handling food, they will wash their hands with the soap they just used in the shower and cleaned their genitals with. Being a medical professional, this is not hygienic. I asked for anti bacterial soap and bath gel during our stay but was told they were not provided. Yes, the home does have a coffee machine but bring your own K cups, sugar and crème. These are not provided. Also bring salt and pepper. These are not provided. Bring your own insect repellant as mosquitos swarm the area. Guests are expected to take out the trash upon leaving but none of the bathroom trashcans had trash liners so the guest has to take the kitchen trash bag from under the sink and go to each bathroom trash can and empty into the larger trash bag. We stayed for 2 nights and were provided 1 towel each. Again, being a medical professional, a fresh towel after each shower is needed. Yes, I could have gone to another bathroom's towel supply but if all capacity guests were present, still only 1 towel for multiple nights. There were some positives about this property. The view of the water was nice. The beds were very comfortable. The downstairs lamps have touch on/off and have integrated charging stations. It was a short walk to the beach. The negatives fully outweigh the positives on this property. I will not be coming back. I will never use nor recommend Sand and Sea again.

    Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

    After this experience, I would NOT TRUST booking any property managed by Ryson Vacation Rentals…read more What stands out most isn't just that things went wrong--it's that many of these issues were clearly ongoing and never disclosed, and no real effort was made to resolve them while we were there. The home had fundamental problems with basic utilities. Water pressure was extremely low throughout the house, and the temperature was unreliable--showers would suddenly turn cold and drop to a weak trickle. At one point, while trying to rinse off the kids after swimming, the water shifted to cold abruptly and left them shivering. Toilets couldn't be flushed if other water was running, which made simple routines unnecessarily difficult. Several appliances were also unusable. The dishwasher didn't work when we arrived, which we were informed of the day of our arrival shortly before we got there, even though it had already been reported by the previous guests. The washing machine filled with water but wouldn't run, leaving us with soaked clothes and no way to fix it. These aren't minor inconveniences--they're basic expectations. The most unacceptable part was the lack of care around safety. A technician entered the property during our stay to address the dishwasher issues reported by the previous guests, and left the front door completely unlocked. We came back to an unsecured home hours later with all of our belongings inside. No proactive communication, no urgency--just another empty "sincere apology" message from Ryson, after we contacted them notifying them of our concern surrounding this. It was apparent they didn't care to take any accountability. One other detail worth mentioning--a room full of "beach gear" was clearly shown in the listing photos and factored into our decision to book. When we arrived, it was nowhere to be found. There was a locked exterior door where it may have been stored, which we asked about, but never received a response or access during the entirety of our stay. Yet another thing we didn't get to enjoy. We spent a significant portion of what was supposed to be a relaxing family trip following up on messages, waiting for responses, and trying to work around issues that should have been addressed long before we arrived. Communication started off slow, was always vague, and then stopped altogether. A phone call to the management company ended with a dismissive response, no answers, and us being hung up on. At the price we were charged for this place, this isn't just disappointing--it reflects a lack of basic standards and accountability. After being told multiple times things were escalated to the local team, we still have yet to hear anything and our trip is already over. There are too many well-managed properties out there to deal with this level of neglect. I would strongly recommend looking elsewhere and will tell everyone to AVOID renting from Ryson Vacation Rentals at all costs.

Unfortunately, based on our experience, I would not recommend booking any property managed by this company.

But upon opening the main door with our 8 suitcases, our 2 kids and my elderly parents who rented the room across from ours, we were frozen in shock. They mention the convenience of this room when preparing for a cruise, but not being EXPLICIT about the lack of elevator is deceiving, when most people arriving for a cruise will be bringing a lot of luggage. On our second day, my husband had to assist another woman with her bags who said she was also shocked to find no elevator as it wasn't obvious when booking. She said she nearly cried when she opened the door and saw only a flight of stairs. The condition of the loft was rough. The bathroom was pretty horrible. The sink had no stopper. My back had to touch the wall of the shower just to keep the shower from hitting me in the face. The water smelled horrible and was undrinkable and there was no water pressure at all. It was old and felt dirty. There was no tv in the main bedroom, which was surprising. And to say "there may be noise," is also deceptive. The sirens for the nearby hospital blared all night and we listened to cars racing and burning out on the street outside our room. The bed was as hard as a rock and the pillows were like pancakes with no support at all. The blanket wasn't much thicker than the sheet. The blinds on the windows were inadequate, light was pouring into the loft regardless if they were open or closed and some were nearly impossible to operate because the sticks were too high to reach. My parents and my family left exhausted and desperate for a good shower and peaceful night's rest. I would not recommend this loft to an enemy and wish they would have been more honest in their description. The only positives I can give is good communication leading up to the stay, and we loved the location, in terms of proximity to shopping and the cruise terminal. But if we had stayed there much longer, we would have ended up in that same hospital that kept us up all hours of the night in the psychiatric ward.

We used GBR for 1.5 years and Susan, the owner,…read moretried to lie about stays where people were staying at our property (and we had proof of it) but she claimed no one was there when we didn't get any income for the stays. We reached out to her 12 (current and former) clients via an email distribution list we were on for her and 4 of them responded to me that the same thing had happened to them. She will not let you access any details from your listing on AirBNB... when we asked for screenshots/confirmations of our bookings, she said she'd let us view them, but then would not send them and would not give permission for AirBNB to let us to view them. When we left her to a much more reputable company, she lied about existing reservations that were on our account and asked us to pay for cancellation fees on reservations that didn't exist. She told us she'd do tax statements, but didn't do them. She has lied and stolen from so many people that we had to get an attorney to send a demand letter to her. I would stay as far the heck away from this person as possible if you want someone honest/trustworthy renting your property. We switched to another property management company in Galveston and our rentals have more than doubled in the first 6.5 months. So either Susan wasn't representing our home well, or she was taking money that we didn't even know about... but I guess we'll never know!

    i'd like to introduce myself, so to speak. i own rental property in galveston county. some say…read moremore than a sane person should. and after 35 years or so running my own rental office (for my own properties), i woke one morning and realized was more likely as not a certified old fart. even more than that, i finally recognized i didn't care to do this anymore. furthermore, it would be ok to at last have a little fun and, even further, spend some of my son's inheritance at the same time. so i looked at management services close by. seems i know most of the folks that do this sort of work around here (after all, i wanted their renters and they were after mine). but this outfit was new to me, so i decided to look them up. my aforementioned son was kind enough to help. we went to the fount of all knowledge- aka google. g had 3 glowing reviews and one scathing for this outfit. there was something that did not seem right to me about this, so i pulled up the names( google lists full names) of all four reviewers in the real property records for galveston county. guess what. none of the glowers own any property in our county. mr. negative actually does. if there is a moral to this short story, i will quote the words of my dearly departed dad: his lesson to me, succinct as always: trust everyone son, but first be sure to cut the cards. now i gave up trying to give advice long ago. got me in more trouble than was called for and as near i recall little thanks at all. but as in most endeavors you might just consider cutting these cards. so if you should be looking for a little help with a rental in these parts and if you find yourself with some idle time, do what they call some due diligence. but please never misconstrue any of this advice. just think of it as food for thought.

The balconies are gorgeous--the higher floor this time has a better view above the palm trees. Both times we've been here have been in January, so we haven't been able to use the outdoor pools or the lazy river. The indoor pool is large! There's a great game room, a movie theater, and a gym on the property. Everything is access-controlled, so you feel safe. Getting to the beach is about a 5-minute walk. This is a beautiful place! We booked through Ryson Vacation Rentals both times. Great communication, easy check-in and check-out process.

He sincerely cares about his residents and renters and is willing to go above and beyond to accommodate everyone's needs. Specifically, we stayed in Diamond Beach unit 218. Great condo. Clean. Well equipped. Lovely. Pretty. Good location. Beautiful. It was a terrific unit at the end with an awesome balcony and great views. We booked through Sand n Sea. Great company. We booked with Jolene. She was terrific. We loved working with her. She was fantastic. Will book with her again AND will recommend her to friends and family! Very nice and professional! A very good company! Overall, we had a wonderful family getaway and will be back for sure!!
