They will likely be our relators for life. :) Home Search: We went into our home search not very sure of what we wanted in our future home. It took visiting a handful of homes to figure out for certain what we absolutely had to have and what things were dealbreakers. Randy and Vinh were patient with us the entire time and encouraged us to see the places to learn our likes and dislikes. When we visited the homes, they immediately called out potential flags or issues to take into account when we consider the home (e.g. - cracks in pavement, tree roots, rotting eaves, etc.). Selecting purchase price: Randy and Vinh were PHENOMENAL when it came to research. For every home you're ready to put an offer in on, they were prepared with market data and comparables to help you decide your purchase price. They were also very knowledgable about the different types of tactics sellers and agents use and provide advice on the best way to make your offer competitive (e.g. - rent back or pre-emptive offers). Lenders and Sellers: This is where our home purchase plans hit a snag and where Randy and Vinh's negotiation tactics helped us out. Our lender didn't disclose that we needed a secondary appraisal until our planned closing day which caused us to need an extension. Randy helped negotiate with our lender to agree to cover the principal and interest for our seller to keep our deal intact and also pay for the secondary appraisal as it wasn't disclosed to us. This was my first attempt at buying a house, and I was determined to do this by myself without too much help from the parents. Luckily I found someone like Randy who had the kindness, intelligence and patience to assist me through this whole process. I was looking at houses for over a year before finding Randy. Most of the realtors just didn't live up to my expectations. They just took you from house to house, without really saying much, only cared if you wanted to put in a bid or not. Randy was different from the start because he sat down and met with me even before heading out to look at any houses, it wasn't the "in a hurry" attitude I got from most other realtors. After the bid was accepted for the house, I had tons of questions, every single day, Randy made sure he set out some time every day to call me and/or e-mail me to make sure I had all my questions answered and all my worries taken care of. The lender, seller and listing agent were a little on the slow side with a lot of things, we had to extend the property and loan contingency because we didn't get the info we needed in time. Randy made sure that I was calm and had all the information I needed to make the right decisions during those times. There was even one time when we needed to get a check into the Homeowners Association by 5pm, and instead of making me do too much work, he offered to just head over to the HOA and pay and I would just pay him back next time we met. Only critique I would give is that with the listing agent slowing things down, I would have liked to see Randy fight for me a little bit by making them finish their work by the promised time. Randy helped me to close a deal for our first home on 3/21/2014. We were definitely one of a few very lucky couples that only took 4 weeks to complete the whole transactions from start looking for a house to close an escrow. I found Randy through Yelp after a disappointing experience with an another agent. We were pretty lost hope at that moment after meeting with this another agent who almost discouraged us by telling the extreme cases with difficult transactions that she had with her clients before. I decided to go with Randy because he had the highest review scores on Yelp. Randy was educating us about the market, trends and general transaction process, etc. with his presentation on iPad and did the overall expectation setting of how we should move forward from there when we met at the first time. which by the way, I would not believe many other agents would do in the same level as he does. I was referred to Randy through my fiance who worked with him in a previous life, and I was STILL unsure until I started interviewing the short list of possible real estate agents. While other agents had us envisioning our list of musts, wants, and tossing around names/addresses of recently sold houses in areas we were looking (the equivalent of name dropping) --Randy delivered a solid presentation on the current real estate market. There are the ones that talk and accomplish nothing and then there are the ones that quietly go about doing what they do best - with no "big talk" and name dropping. Randy belongs to the latter . He is genuine, damn competent, very obliging and professional. I would know because I have had 4 other agents before Randy and Randy was the only one who could find us what we wanted. My husband & I started looking for houses in early March 2012 and wasted six months with incompetent agents. We finally decided to try Randy as our last resort (based on the awesome yelp reviews - Thank you yelpers :) ) or we decided to put our house hunt on hold. We met Randy in late September. In three short weeks he found us the home we love. We are waiting for our loan to go through. Why a person who dealt with Randy would choose him over and over again 1) No pushing: He does not push - the first time we met him, he was a sellers agent and after he realized we were looking for town homes , he pointed out why the house he was selling was a good option for our budget. (It really was, we just did not like the floor plan for that particular unit). That was it. He did not bring up the topic again. 2) Listens: Randy has this knack for actually listening to what you say. So, the probable search list he sends you - are actual options you would WANT to look at . Not some junk viewing listing that I got from one other agent. 3) Provides alternates cox he understands: Once he realized our requirements in our first home he told us of other options available. A new home for instance when we were looking at older homes. 4) The actual home we bought is a little over our budget. But when we agreed to that amount because Randy convinced us about that choice RATIONALLY. He showed us a list of properties (old and new) sold in that area.. the going rate, what the property is actually worth.. He even told us that if does'nt make sense to overbid he would stop us (And we believe him completely). We were happy going over budget cause it felt right. This one other agent pushed us to bid 20K more on another property for no reason.. Just push push (more on that in another review :) Eventually we did not bid on it at all. 5) Takes initiative: He talks to sellers agents, he deals with them.. fixes a convenient time for viewing.. everything . Some are just content to show you the house. Randy goes the extra mile. He is not afraid of hard work either. 6) Some agents give you a percentage of their commission back. Not Randy. 5/12/12 - Wife and I decide its time to start looking for a home. 5/15/12 - I reach out to Randy after reading other Yelp reviews. 5/24/12 - My wife and I meet Randy and his team in person for an informal info session. 6/2/12 - Our first outing with Randy to view homes (find a home we love!). 6/9/12 - View as many homes as we can within our budget. 6/11/12 - Place an offer on the home we love 6/12/12 - Offer accepted as presented by Randy (personally) 7/27/12 - Close of Escrow (keys in hand for our new home!) 9/28/12 - Randy reaches out to see how we have adjusted to our new home. I haven't been through the process of buying a home for about 10 years and I know the environment has changed since I last bought a home. Initially I mocked myself for turning to Yelp for finding a real estate agent. Because I really wanted to buy now (wife was still a little questionable), I pulled the trigger and called up Randy. He quickly replied and we met a few days after I got a hold of him. Randy and his team gave us a quick explanation of the services they provide. They also spent a lot of time understanding what our requirements are for our new home. One week after meeting we scheduled our first viewing session. Lucky for us (and Randy) the very first home we saw on our very first outing was the home we fell in love with. Being a little weary of that, we immediately requested to Randy that we would like to see every home +/-20% of our budget in that neighborhood that is for sale. Randy came back the next weekend with not only that list of homes, but also all the information he could dig up on the home we loved. After viewing nearly 30 homes we decided that we're not going to find anything better than that first home. Randy did his research and suggested an offer price to us. It was over asking and we were immediately hesitant. He was persistent in the offer price he suggested, and warned us that anything less could risk us losing the home. I'm glad we listened to him because we had to compete with 5 other offers! Not only that, but the appraisal came in above our offer price and WAY above the asking price! Randy really knew what the home was worth. While in escrow, my family was struck with a tragedy that required me to drop everything in my life. That included the home buying process. Randy was very respectful of that and ensured us that he would continue on with the process (inspections, appraisals, etc.) with our minimal involvement. He worked with the loan agent, the inspectors, and the escrow officer while my wife and I dealt with our family's situation. Once the dust settled, we were able to close escrow on the scheduled date and have an impressively smooth transaction. Most can argue that the quality of service that I explained above is standard for a real estate agent. Unfortunately, there are too many that are just out to make a sale. I have friends who have been through a much different experience with their agent. I've personally recommended Randy to a few of my friends who are ready to buy a home, and I'm sure they will have the same experience I did! read more

We worked with Randy to purchase a new construction home in Morgan Hill from Lennar. We are really impressed and were at ease on how Randy proactively mentored us, explained things to look in a home purchase and explained all the nitty gritty details about buying and closing the home. He also kept us informed on the process through out from the visit to purchase and to close the house on time. Let me just start by saying that I can't recommend Randy enough. I'll recommend him to anyone looking for an agent, and if we ever need to sell we're definitely going to Randy. In more detail: This year we decided to start looking for a house. After a previous round of house hunting a few years back we knew what it was like to work with an agent that wasn't a good fit for us, so we were very cautious about selecting our agent this time. It was surprisingly hard to find a lot of recommendations for many real estate agents, we got some personal recommendations and a few from online sources such as Yelp, and interviewed several, but were having a hard time finding anyone we were really comfortable working with. But after talking to Randy Rullamas and Angela Tu at TRA Realty we immediately felt we'd found a good fit. Of all the agents we talked to, they were by far the most honest about and in touch with the current market, and on a personal level they were great people to work with. Randy and Angela worked as a team while we were searching, and that was a great benefit to us. Between the two of them, someone was always available to show us houses or give us advice -- at one point during our search Randy was chosen to serve on a jury, and with Angela able to step in we never missed seeing a house we were interested in. There were also cases where one of them would know more about the backstory on a particular house than the other, so we had the experience of multiple agents backing us up. When it came to making offers on houses, Randy was always spot on for what the houses ended up selling for -- quite a trick given that we were looking in a neighborhood with unstable/falling prices and very few sales to provide comps. His advice in making offers was invaluable, even (especially) when it wasn't necessarily what we were hoping to hear. In the end he left everything up to us, but would always give us his opinion on how an offer was likely to be viewed by the seller and his thoughts on our chances of success with various offers. He never pushed us to spend more than we were comfortable with and warned us about places that that were likely to turn into bidding wars. We were pretty conservative/cautious buyers, and I have to say both Randy and Angela had seemingly infinite patience with us. In the end we found a home we love much faster than we expected in this market, got what we feel was a very good price, and didn't have to spend more than we were comfortable with. Much of the credit for that goes to Randy as well, in handling the negotiations -- just as we were cautious buyers, sellers are not thrilled to be in this market either. We were buying in a neighborhood where the gap between median list price and median sale price was nearly $100k, so brokering a deal between buyers like us and sellers in that neighborhood is a job I'm glad was not mine! During the negotiations, and while we were in contract, some unexpected things arose (lender was slow, surprises in the inspections, etc.) and Randy was always on top of things and handled everything effortlessly.
