You can tell it is family owned and they take pride in it. From the fully stocked pool towels, the spotless rooms, the clean fresh scent everywhere, and the well maintained facilities and amenities - nothing here has been allowed to slide. They also had the softest sheets I've ever seen at a hotel. This place is right on the water and across from a gas station and dollar general. It is 5-7 mins from Coconuts for your bar/partying needs. Very close to several small bars and restaurants. Great location. They have boats and kayaks to rent if you'd like! Also the woman at the desk offered to pick us up if we couldn't find a ride and drank too much. They offer a few different rentals, BBQ pits, and a nice sun dock. The rooms themselves are fairly clean (beyond a few hairs) but again nothing special. Our room had a very musty smell, loud air-conditioner, lack of towels, low functioning shower, and to top it off a fly swatter hanging in the bathroom! Positives in the room were a fridge and a nice TV. The worst part about this location is the woman who runs it- absolutely rude, inconsiderate, and down right nasty! Had dinner at HK's one night - dinner was fine, but it was clear the property is in disrepair; the window we sat next to had a big crack in it, and we could see outside that the wood over the walkway was rotting out and the landscaping needed a good weeding and cleanup. It's not your typical hotel--it's truly a unique old-town experience. The ceilings are high, the furniture is antique and the details are divine. Other than an occasional train (which is part of the history) it's so quiet and peaceful. We enjoyed our stay and if we are ever in the area again, we'd definitely stay here! After having dinner with friends in Columbia, we came back expecting to just chill at the Iron Horse but stumbled across a fun group at Dapper Daq. We had so much fun with them! In the morning when we checked out, we visited Christina's for breakfast and she made a wonderful spread. We left Blackwater feeling like we escaped the rush of highways, business chains and everyday life. Disclosure: there is no tv or shower--only a claw-foot bathtub. There were no working ice machines on the grounds (yes there are machines but there was no ice in said machines available to the guests), which isn't favorable. The front desk said it had been busy, which again I get, but you need to keep up with the demand. The workout room wasn't anything, and the indoor pool wasn't desirable. The room was your standard room. The others in our group had a much nicer room so I hope that the rest of the resort is trying to look the same. Please out window sheers behind the curtains so those who are in the rooms can open the curtains and not expose everything since it's all right there. The Encore pool was nice. For those who don't drink, being told you can't bring water into the pool isn't a good idea. When the pool is being used for the parties, yes I'd understand more but this was during the day. The security guard wouldn't stop staring either. I'm pretty sure we will be there again in a few months for the next conference so I hope updates are being made. Yes I wrote this a few months later as I'm getting caught up on reviews and yes I hope it's much better when and if the company picks here again for their conference.

Another young lady came over and stated it was an on line glitch and cancelled the second room but the Manager Mel would only refund me half of the room fee for a second room I never booked. Now I have to dispute the charge. Don't book on line. The room stunk, the door doesn't seal when fully shut. You can hear everyone around you because it's poorly insulated and just a dirty property.
