I'm embarrassed to be associated with diamond property group, they are by far the most…read moredisappointing home contractor I've ever worked with--and I've built six homes. I have zero trust or confidence in this company. Our home is infested with defective construction. The lack of quality control, accountability, and poor workmanship is painfully obvious. Major issues: Defective Roof: Code Violations (Roof so defective, multiple inspections required) Gapping and widely uneven rows Exposed nail heads Broken/cracked shingles Poor ridge and flashing work Defective ventilation (attic vents blocked) causing overheating/deterioration of shingles. Ridge vents completely covered with felt, blocking attic airflow Two hips at rear of home have no ridge vent installed at all, trapping heat. Defective ridge cap not secured with nails, glued on. Defective starter shingles Installer used field shingles in the place of code approved ridge caps shingles Defective valley weaving Defective Siding & Trim: Warped siding Gaps, and sloppy trim work Bulging siding Exposed house wrap Exposed nails and plywood Window Wood Trim: Defective Trim out-of-square Poorly finished trim Low quality. Stonework Exterior: Defective Over a dozen broken and exposed stones. No cornerstones on corners, over 8 ft long span and tried to hide it with mortar Clear signs of poor workmanship Used wrong stone to mount outdoor lighting No effort to match mortar Low quality trade skills Fireplace: Poor workmanship A dozen broken and exposed stones. Poor installation, crooked lines out of level. Attempted to cover up mistakes with paint on broken exposed stones. HVAC Installation failure: No quality control System failed four times in five months Compressor failed Sensor board failed Replaced two thermostats Defective wiring failure Attic moisture sensors failed Flooding laundry room due to a buried drain line. Undersized HVAC return stressed entire HVAC system No quality control Coffered Ceiling: Incomplete Not completed because contractor "ran out of money" for trim Installed coffer ceiling in the wrong room Defective Bathroom Tile Installation & Poor Workmanship At least five tile overcuts Tried to hide overcuts with mismatched grout and sloppy wide grout lines. Poor workmanship, smeared grout on ceiling Security (keeping home locked): No accountability House repeatedly left unsecured overnight Appliances and equipment exposed. Gutters: No slope, standing water in gutter Gutters unsecured and banging against home Disconnected drains causing flooding. Poor workmanship Gutter drains covered by nearly a foot of soil Sidewalk: Poor workmanship Poured with quikrete Sloppy low quality work Crooked porch columns. Wood porch columns defectively installed out of square, wood not warped Poor workmanship Termite Treatment: Completely skipped throughout construction process Not done until after move-in and only after I confronted contractor No guarantee on treatment, no home protection Plumbing: Poor workmanship Loose shower heads Crooked faucets Leaking toilets--sloppy work Cleanliness: Failure House was filthy at move-in despite repeated reminders. Owners spent hours cleaning dirt and trash left by contractor. Contractor refused Mediation "This alone speaks volumes" Be prepared to get familiar with The Tennessee State Attorney General's formal complaint process Tennessee Contractor Licensing Board formal complaint process Arbitration process through AAA A series of disappointments Poor workmanship Low quality Contractor was 51 days late (obtaining certificate of occupancy) and literally had no idea when the contract completion date was or made repeated false statements. Bottom line: Avoid Diamond Property Group. My experience was extremely disappointing and stressful. If you value integrity, quality, reliability, or professionalism, look elsewhere.
