Lots of complaints from Ram renters listed-- not the least bit surprised. However, I am surprised there's not more complaints from the home owners /investment property owners. As a property owner in a neighborhood with several duplexes taken over by Ram's Property Mismanagement, it's disheartening how the neighborhood has deteriorated to accommodate Ram's standards for maintenance and renter behavior. This was once a nice neighborhood until many of the rental properties were handed over to RAM mismanagement and renters that relentlessly harass the homeowners around them, encourage others' anti-social behavior, vandalize property, participate in stalking, targeting, harassment, voyeurism., etc.. So, if you're looking to buy a property, need a property manager for your rental or just to rent in a peaceful neighborhood, try to avoid RAM-Enterprise properties at all costs. If you currently use Ram as a property management company, you should check your investment property ASAP because they sure aren't. You may also want to find a better management company. If you're looking to buy or rent Don't Do It anywhere near a Ram- rental, or expect to see this type of menace as you leave for work. read more

The worst rental agency EVER!! Do not rent through this company . Every 3 months inspection , asked to move out early to sale property, multiple visits from strangers and agents, should have received full compensation of deposit . The house we rented look better then when we got it!! House was Sold as is and we got charged!! Poor communication , unprofessional , always in your business ..... They're trying to charge us $231.00 for carpet cleaning that was already agreed upon (and paid prior) with the landlord on the lease. They're also trying to charge us 21 hours of "cleaning" totalling $420.00. Are you kidding me? Thankfully our landlord is really good. We have been renting from them for a year. We have been without air conditioning approximately 10 weeks over this summer. It will not be fixed. It is hot in here! The house was very dirty when we moved in and we were charged a cleaning deposit. The rug had not been done when we moved in. The locks had not been changed and people got into our home after we moved in. We have complained numerous times and they do nothing about it. Do not rent from these people they are not honest and they do not follow through. I don't care what the other reviews say. Stay away! read more

I have rented from RAM twice- once in 2008 and again last year. They were accommodating to our needs and we never had any issues with billing. When we moved out from both places, they never tried to gouge us for every bit of our deposit as many other property management companies do. If you pay in a timely manner and keep up general maintenance I'd guess that you won't have too much of a problem with them either. We never had any maintenance issues that needed their help, but they sent painters several times to touch up the exterior of the house. Our security deposit was mailed to us within two weeks of moving to another city. I'm extremely pleased with my experiences with RAM, especially after dealing with other PMCs in the area. read more

All I have to say is I hope they treat other tennants better than us. Does it really take 10 days to fix a window and replace a chain on a toilet? No it doesn't, but from them it does. Oh we are still waiting btw to use the toilet. Once my lease is up there will be nothing they could possibly do to retain my business. Look elsewhere if you can... read more

It was a great price, the application process was easy, and I didn't feel at all scammed, because they approved us easily. That's where the easy part ended. As soon as we were given the keys, the realtor told us a completely different story about the neighborhood. Suddenly there was no parking allowed on the street, The HOA was super strict, and the neighborhood was mostly older people who hated having a group of "kids" (my roommates and I were between 24-34) living in their neighborhood. We didn't have any issues with maintenance, mainly because we were all fairly handy and when anything went wrong we were able to fix it ourselves. While living there it was recommended that I get an emotional support animal by my doctor, so I brought in a letter to RAM stating my intentions. I never heard back from anyone even after calling, so finally I just got him and decided I didn't need to worry about it since they couldn't deny my request. I still would have liked to talk to someone though. Then, when it came time for my roommate and I to split ways, I was looking at other properties, and just so happened to find another one owned by RAM. I thought it was a good place for the price and, although I had some issues with RAM, I still figured that they were ok to deal with, and it wouldn't be too big of a problem. I showed up to the property about 5 minutes early and there was a car in the driveway, so I figured the agent was there but instead it was someone else looking to rent the same property. 5 minutes later another car showed up and it was ANOTHER person looking to rent the property, and then a full 15 minutes late, the agent showed up with her infant child. Not only was there a new air of competition for the property, but I had basically taken two hours off of work to look at a property with 2 other people in line in front of me so I didn't even have a chance to put in an application. Now the time came to move out of the property I was currently renting though them. We cleaned the place at a professional quality, and the person doing our exit walk pointed out a few things we missed. That was fair, and those few spots were looked over. They charged $500 out of my deposit to basically clean a few drawers, and wipe down a few doors. MAYBE the carpet was cleaned too, but isnt that what a seperate non-refundable carpet cleaning deposit is for. I had to call and pester for 2 weeks just to even get my nickle and dime'd deposit back. Needless to say, this is the worst I have ever been treated by a rental agency, and I will not EVER be renting though them again. RENTERS BEWARE!!!!! read more

The folks running RAM in Prescott, AZ have no sense of math, customer relations, or basic paperwork upkeep. First, they have no network for communication and do not respond to calls for help/maintenance. I called about a plumbing issue (no water pressure in sinks or shower) and was told that it would be taken care of. Three days later when I hadn't heard from a plumber or RAM, I called again I was given the same generic "It will be taken care of." When I moved out 3 weeks later (a planned move not because of this issue) there had still been no solution nor any further contact. My neighbor, in a split home also owned by RAM, had termites and a month later they had yet to send a licensed exterminator. Lastly, the maintenance and inspection of the homes (both my neighbor and I experienced this...) would happen without notice and they would expect us to be there and/or stay. Only after my neighbor quoted legal renters rights to them did this stop and she got help with the termites. Second, they sent me an email detailing charges that I owed and informed me that these charges would be taken out of my deposit. The charges had doubles of some of them (as in the same charge listed twice), quoted times that I had paid yet didn't subtract it from the total, and listed months of tax fees which I automatically pay in my rent. When I called to ask questions about these charges the business manager "pulled up my file" and quoted a totally different figure. When I asked for a copy of the charges she was looking at since it was clearly different then mine she agreed but never sent it. Finally I went in person with a copy of the original list of charges and proof of paid expenses and yet the lady had another different list of charges that totaled to a third different figure. I literally sat with their business woman and we each had a calculator before we came to an agreed upon amount (120.00 less than the original charges). When I bluntly asked, "does anyone know how to keep one running list of charges rather than three?" I was given a snotty response. I paid my charges that day and when I asked for a receipt (you know for when they try to charge me again...) I was given a dumbfounded look and a response of, "oh... yeah.... sure." Receipts should be commonplace for people dealing with this much money. Third, I was charged the next month's rent after moving out!!!! When I called to complain and demand my money back I was told, "you have to inform us if you want to stop automatic payments." Um.... HELLO!! I gave them written 30 days notice per my lease, moved out, cleaned the whole damn place, and turned in the keys. Yet, I have to inform them I no longer want to pay rent. I was told that it could take up to 8 weeks for this money to returned. I told them that it would only take me a week max to hire a lawyer. They stated they would return my money with my security deposit by the end of the next week. Speaking of which, when I turned in my 30 days notice it listed a spot to fill in bank information so that I could have my security deposit put into my account. Yet, they called me a few days ago to inform me that they no longer offered this service and the form I filled out had been an old one so they would put it into the mail. When I informed them that I was traveling and I purposefully listed my bank for this exact reason they had no idea what to do whatsoever. Now, I sit here waiting for my deposit, expecting it to be the wrong amount (0 math skills!) and write all you folks out there. Consider this your warning! Go elsewhere. read more

I dropped off a rental application on Wednesday morning and by 3pm received a response that I was approved. I asked if my dog was approved and she said yes and the owner was excited to have my family and dog . I changed my mailing addresses with about a dozen companies, set up all my utilities to stop/start, set up movers, got renter's insurance, and started to pack. I received a call from the same woman on Friday afternoon stating that she finally heard from the owner and he did not want the dog. When I asked why this changed in 36 hours she stated that there is a two-step approval process. It was evident she knew I caught her in a lie. I am glad this happened. Every time I would call they would not pick up the phone. I had to make trips into the office to get a response. I have never experienced anything like this yet am certain this is RAM's norm. read more

Be careful! Ram Enterprises just scammed us. I submitted my $30.00 application fee online for a rental property they advertised on their website. I found out when I called two days later (because they didn't contact me) that the property was sold the week prior, but they didn't take it off their website as a rental. At first the office staff said they would reimburse me, but the next week refused to. I didn't realize this scam could happen from a brick-and-mortar business in Prescott Arizona, but learned otherwise. My credit card company is trying to help me justify their ability to charge for a service never rendered. In the meantime, my advise is to stay far away from this company! read more

We thoroughly enjoy renting through this company. They have always been attentive and quick to answer any questions we had. The owner of our building often does maintenance himself but RAM makes sure he fulfills all requests in a timely manner. I would recommend them to any one. read more

I can not even begin to tell you how completely unprofessional RAM Enterprises is. On more than one occasion either my husband or myself called to inquire about rental properties. Each time the person on the other end of the phone was rude and seemed bothered by our questions. After rearranging our schedules to see a property they cancelled 3 hours prior to the viewing to say it was rented to someone else. I am certain that they could have told us when we scheduled that they had an application pending, but they chose not to. PLEASE do not give these people your business. read more

DO NOT USE THEM!!! I rented from Ram for 3.5yrs and had nothing but problems. I reported many major maintenance issues and wrote a 4 page walk-in sheet of things that were wrong when I moved in. Only 2 or 3 things they fixed. They would send someone out to look at the issues but they would never fix anything. I did alot of upgrading myself (new shower heads, kitchen faucet, patched holes from previous renter, toilet seat). For example they consider a cracked toilet seat normal wear and tear and refused to replace it. My kids refused to use that toilet til I bought a new toilet seat myself and installed it. When I moved out I deep cleaned that place and even painted some of the rooms. They accused me of one room smelling like pet urine. I didn't have pets because pets weren't even allowed in the house. They kept some of my deposit due to that and re-cleaned the carpets after I turned in my receipt for the carpet cleaning. They charged me for the final house cleaning when the parts that they claimed were dirty were covered under my walk-in sheet. Horrible company who lies and cheats you any chance they get. read more

We secured a beautiful, clean, bright rental house thru RAM Enterprises last month and moved into the house one week ago. The staff has been responsive and courteous in person, by phone and by email to my husband's and my inquiries. RAM's maintenance department has promptly handled the issues we've brought to their attention. On the day I presented to the office to pick up our keys, the office was busy and though I needed to wait a while, they met my needs and explained the importance of thoroughly completing the property condition report. I did bring to their attention that a section of the report they had completed was left blank, and they promptly completed it indicating "normal wear". In addition to two garage door openers, we were given two sets of house keys and one mail key. The house smells clean (and is clean) and is a beautiful property I am happy to call home. RAM Enterprises has been wonderful so far. They deserve some good reviews! read more

This Rental Agency is a joke! Sarah Thompson and staff have NO CLUE HOW TO RUN A BUSINESS! Do not rent from these people. First off there office staff is rude and very unprofessional. They do not care for the homes or apt they rent out. Very bad living conditions including mice infestations! Constant need for repairs and half a@@ jobs done on top of it. They want the money not your living conditions to be presentable and clean. Very quick to rent out properties without prior inspections! Warning, do not rent from them! Moved into a home that had filthy carpets, brown carpets! Never cleaned prior to moving in. All plumbing in 1 bathroom was completely non functional, microwave was completely broken, stove had a rip in gas line and propane leaked through house, husband had to change gas line immediatly, Water Tank broke down 3 times, Furnace stopped working and needed repairs, Front steps were broken when moved in and needed to be completely replaced, Back steps worse then front steps and when a carpenter came to fix them he had to rip out all wood under house along back of house due to rotted wood! Mice droppings under all our furniture in living room when we moved out, complete mice infestation, Dishwasher was non functioning and had to be repaired, ALL OF THIS when we moved in, the year of living there was hell and the whole time things broke and were old! We moved in with broken tile and broken cabinets they said they would repair but never did in the year of living there. They had to reinburse us money due to loss propane and constant problems that came about. This company DOES NOT INSPECT BEFORE MOVE IN! They just want to rent out as soon as they can and get there money all while having houses under warrenty programs and having half a@@ jobs performed. All the time just "sorry" , "we apologize" Even our walk through day to turn in keys , NO ONE SHOWED UP!!! They stated in office that the date was incorrect and refused to send anyone to the house my husband was waiting at! After waiting over 3 weeks for return deposit (unlawful in the state of Arizona, anymore then 2 weeks) I was sent $16 from the original $1300 , They charged us for damages left by someone else when we moved in!
