Lease is not being enforced with smoking in apartments it's effecting other tenants with headaches and Sinus problems. Not able to sleep at night. Maintenance orders are not done in a timely frame. As a vendor in this industry who has previously worked for management companies at the corporate level, I am extremely disappointed in the lack of care, respect and follow through of Radco. This company started out to be a great company then we slowly things changed. They have no trust in their employees and will believe anything without going the extra mile do find out if the situation is true or false. Also, I paid for insurance through the company when being employed and now the insurance has been terminated and the payment has been received so per insurance I should still have insurance because it has been paid and now access if denied to using insurance that was payed for before I decided to remove myself from the position because of mistreatment . This was a horrible experience of dictatorship and no one person was willing to listen to my grievance when work was up to par and orders was being completed. I have tried to reach out but all is received is a recording so hopefully this will be able to get the help and attention it needs to help advocate for myself how the employees are treated and mishandled. This place charges outrageous prices. And they don't even tell you what it is for. They take advantage of you and do not even answer you're phone calls unless they want money from you. You will never get a straight answer from them and you constantly go back and forth for months. They are the FREAKING WORST leasing company that I have ever dealt with. The communication is not there I do not know how they even run their business with that much miscommunication. IT IS UNBELAVIABLE. I have dealt with them for over three months with back and forth figuring out why I am being charged $750 when I have moved out months ago and they do not help you whatsoever. I have never seen a company that you call over 40x and email the corporate team, file via bbb and leave voice-mail and they still don't respond or answer. I live at THE CROSSING AT MCDONOUGH and I have had nothing but a bad experience with Radco and there leasing staff. I have to call the office over 8-10x for an answer sometimes. They moved me in a unit where the water heated bust and I had mold all over my utility closet, hallway baseboard, master bathroom base board, the wall still leaks in the master bath and its still not fixed, my foundation is splitting and cracking and its still not fixed. Me, my 6 and 9 year old have gotten sick from the mold. DUE to the mold and moisture the bugs are ridiculous and I have roaches, ants, spiders, gnats, waterbugs,earwigs, crickets,flies are the worse and I have been patiently waiting on corporate to at least check on me as their tenant but they don't care its all about the money. But because I have sooooo many issues that I won't list here I will have to seek an attorney. On a scale of 1-10 I would give them a 0 and I would not refer friends or family. I do not recommend this management at all. If I could give it -5 stars I would. I moved in on the 20th of March to a 3 bedroom and 2 bath at Ashford at Indian Trail. I had provided all the documentation that was required to move in in advance, so I would have all day to look at the apartment. On move in date my appointment to pick up keys was at 10am. I get a phone call at 9:50am that I could not move in until after 3pm. When I asked why I wasn't told this yesterday or earlier than 10 mins before my appointment. I was not given a reason. At this point I became very irritated due to already having my moving truck and movers scheduled for 12 pm. I call back and inform them that I needed to move in by 12 and needed to speak to the manager. I was told I had to wait until after 2 and could not enter the office due to them locking everything down because of the start of COVID-19. I lost my $200 deposit with the truck and movers due to not having keys. When I finally came to get keys around 3:30ish. I never received a move in inspection, never received an access card, when ever I pointed something that was messed up I kept getting told that maintenance was still working on a few things in my apartment. My biggest thing during the inspection was that I saw two roaches a small one and a medium sized one. When I asked the leasing consultant, he stated " That there is no pest issue in this building because the have an in house treatment that kills the roaches" I asked again are you sure because that was the biggest thing I told you about when I toured the property. He again stated "Yes, I am sure." He then states he has to leave back to the office. I said ok I will email you my major issues so you can place them on my file. He leaves and I enter the guest bathroom to continue my inspection. As I'm inspecting the laundry area, I see that the mirror is leaning on the counter top. When I try to adjust it. The whole mirror came towards me. I call the office and I'm told that all of the maintenance team is on lunch and I will need to wait until someone comes back. Are you fucking kidding me!!! This mirror 70lbs plus and I'm just suppose to stand here and hold it until someone decides to come back from lunch. They hung up on me. About 35 to 40 mins later 4 maintanence men show to my apartment, confused as to why I looked so beyond irritated and did not want to speak to them. I left the apartment and came back a few hours later. First red flag is they left my door unlocked. Second the apartment was full of roaches. I killed between 30-40 with in the first hour of me walking into the apartment. I continue my inspection when I notice that I could not use any of my bathtubs or shower or master bathroom sink until the 22nd at 6:45 pm. Why would you do a resurface of the tub a day before I move in when you are aware that I can not use it for 72 got damn hours..... I go to the kitchen the dishwasher was full of black mold and a green mildew substance, stove was very dirty and unbalanced, and the fridge door did not close at all. I was missing the kitchen light cover, smoke detectors in front of the bedrooms, front door privacy lock didn't work, the patio lock didn't work, carpet had large brown stains in it, and the apartment was not cleaned at all. I emailed my leasing consultant all of the issues so they can be notated in the system and possibly repaired. I called the office the very next day at 10 am and got no answer all 5 times. So, I called emergency maintenance and he says they are closed until Monday. I tell him the issues In my Apartment but he stated it was not an emergency and I would have to wait until Monday. Correct me if I am wrong but if I just moved in and I have all these issues it is an emergency. The maintence request was put in on Monday. I called the office on Friday and told them I've been waiting since Saturday for my issues to be solved. They said we will send the maintenance supervisor Adrian. Again no one shows up. I call again on Wednesday and speak to Rosa. She assured me that a maintenance tech would be out today. I said ok I will be home. read more

Today I found myself disappointed again in the way you all are handling your consumers. I say you because this has been going on from management to management. In December 2021 Fulton county paid all of my back rent as well as 2 extra months giving a chance for the leasing company to fix and renew my lease. Now the lease was a major issue in getting the funds. They had to redo my application 2 times because sureste refuse to give me a lease.  we got it done. Now I was contacted 2 times saying my rent was not  paid but no one came to me to explain to me what our next step would be. Meanwhile. I have rodents  in my kitchen. Lets go through a list of problems since you all have been paid. I was not offered a lease so now I am being charged an extra 100 for rent. No on came to me and told me I had a credit for march and my rent was only 527 for the month of march. DON'T FIND IT FAIR MY KITCHEN HAS BEEN A NO GO ZONE SINCE THE RODENTS HAVE MADE A WHOLE IN THE CEILING AND COM BOTH INSIDE THE CABINETS AND OUTSIDE. I have complained about my lights for 2 years now. Finally now guess what I don't have lights on one half of the house but my bill is 450. Your maintenance  man verified that the buildings are not wired right. I have had 4 electricians come to my home in 3 years. Now my bill is 450 per month and goes up each month. I have proof of this and the electric company came out to do an assessment. I am also having an electrician come out because you all keep sending people that make the problem worse. I should not have a credit for the month of march should be paid. The calculation is not right. Fulton county didn't pay partial anything, they paid full month rent. What have you all done. Why do I still have no lease and now I have an eviction to face now 527 turns into over 900 is this fair. I have emailed and visited the office. It seems like you only care when we are late but you don't help us or tell us what is going on when we have tried our hardest to keep you all paid. You all have not lived up to any deal . I am now being offered a new place but that will take 30-45 days but I have to fight an eviction that could have been prevented if only someone would have looked at the file and did their job. I was told to be patient on everything, meaning you all just got there but now I have to fight you all to fix my kitchen get you to fix the books count the money right and stop and eviction that should not be.What makes things even funnier is the amount on the eviction is wrong as well. I did enjoy living here until the new management has taken over. Since Radco Residential has taken over it has been a unpleasant experience to be here. The latest insult is we logged 9/1/2016 on to the website an paid the amount they said we owed. Then on Sept 9th I was given a piece of paper on my door saying I owed 45.00 more and I will be considered LATE because we did not pay water. I called the office and they then told me the water bill was not loaded by the 1st by the company they hired now I ask you who is responsible for that, the renter who paid her bill on the 1st or The Property management? When I called office with concern Lindsey then proceeded to tell me not to worry but when I said I will as this is my 3rd lease and I have NEVER had any issues with rent before she said "Really?? Never?? not once??" Lindsey has a great habit of insulting the residents here with her snide remarks. 2nd issue with Lindsey again is she said the bug man would be here to spray and we cleared out all out cabinets as promised. She said he would be here at 11am, I had to take off from work to make sure he came and what time he would be done as we could not enter the residence until 3 hours after the treatment. I called at 12 and Lindsey said "He comes out on Tuesdays" I was really mad because that was not the date we had agreed upon, then she said "Oh yes he will be there at 12" well 12 came and went only to find out he would be there at 3pm. So Lindsey will lie to you over an over so I would not trust a thing she says while you are looking to rent here. I've lived in my apartment for nearly 8 years now. I would've given the place 4-4.5 stars 4 years ago and highly recommended. Now? I begrudgingly give it 1 star since Radco's taken over 2 years ago this past June and like all the others now, they talk a good game, but that's it. They made exterior renovations everywhere and then...let the lowest common denominator of society move in to fill apartments and make their $-greedy. Have had numerous issues the past two months including no air conditioning for 2 months, mice, and worst of all, persistent noise from a neighbor in an adjacent building...once the 24/7 fireworks ceased around here. If you're an honest hard working individual who takes responsibility and pays your rent on time and in full every month and wants peace and quiet, save yourself the time, application fee, and hassle of dealing with these people. Obviously, I'm looking for another place...if I can find one that's better than just a lateral move(or worse) as most all of the ones I've researched have the same issues...I forgot to add poor management and office staff who, as I stated are all style, 0 substance. read more

THIS PLACE IS THE WORSE! They have 3 leasing agents but the phones ring off the hook. My daughter has NEVER been able to get through by calling them. Only when they call her. I have been hearing from friends they would've NEVER rented from a Radco property. Being that I'm not from GA I had no idea! However, they proved their horrible reputation is very true! When we couldn't get ANYBODY on the phone was a red flag but I let my daughter decide to still go in person and apply. She was approved and my daughter is in her very 1st apartment at this God forsaken property Ashford Retreat. First off they charged my child over $500 because she has no history of rent outside of my home. Should've told her F them right then. I found out other places would not have done that. But I let her go with who had the convenience of being close to her job. She applied for the apartment on the software in their office for a 2bd for $765. It offered her choices and she selected the unit she wanted. They had building numbers listed etc. When she was finished, she was at a desk with leasing agent Sade and it all changed. Well you don't qualify with your pay to be in a 2bd but we can put in a 1bd for $885 Sade told her. Yup, that's right she got over on us immediately! My daughter accepted it because she wanted to move in. Then they say, we don't do weekend move ins so she had to wait til the following Tuesday when Sade was coming back in to move in. The place was horrible! Trash still in kitchen drawers from previous tenants, spider webs on the stove, rusty dishwasher (which they replaced with another used rusty dishwasher) 2 weeks after move in, and so many other things we have photos and videos of. They stopped responding to emails and won't give her proof of what she uses for gas and water that they are billing her for. The property manager is a liar. She manages the property and is only concerned with its appearance. It looks ok on the outside but when you sign the lease it's your financial doom. So eventually they decide to allow her into a 2bd but say rent is $900. Later they add on another $149 in trash, water, gas, pest control and other crap. None of this was added to her 1bd unit. Pest control never comes out so why is that her responsibility to pay for? So she ends up paying $1049 each month when she came in for a unit online advertised as $765. Their excuse was that the 2bd at that price wouldn't be availabe until June. That was NEVER said in her initial meeting when she applied! And why is it an option to select gen applying if it's not available? And it didn't show will be available in June to applicants. They are scam artists! They refuse to address the concerns of mold in the apartment. And never fixed the AC 22 days in June. The property manager Tahlala Pope is rude as hell! She brags that cobb county is in favor of the landlords so she purposely does nothing because she wants you to go to court, thinking she will be successful in ruining people's lives. This evil woman wants to be white and she looks down on other black people. She is extremely ignorant and has no manners. She has no consideration of anyone. She is one of those that strive to make others unhappy. Maintenance can't seem to get anything done! We have been charting the inside temp for over a week and its never lower than 80 degrees inside! The humidity is always at 68 percent and higher. Again inside of the apartment. It has truly been a been hell for 4 months. My daughter regrets it and so do I. DO NOT RENT FROM THESE PEOPLE!!! Crossings At McDonough is the worse apartment complex I have ever lived... Went up on my rent over $100 in one year. Never keep staff, always have turn over in office. Gym machines do not work and don't have anything to wipe machines down and no trash can in gym. When moved in I was told that security system was included in rent. They now charge $15 each month. The water bill is outrageous, it ranges from $35-$60 month. This place is a big rip off... I wouldn't recommend to my worse enemy!
