In less than 24 hours, I was on my way to having a date I would be in my new home. I would highly recommend this community to anyone looking to move. The environment is amazingly well maintained, the amenities are extensive, you feel like you are home from the moment you are greeted and you can tell from the professional and genuine demeanor of Tiaj and Michelle, they absolutely love what they do and stand behind the building and ownership..... and most of all, the residents. The maintenance team is the best we've ever experienced! They respond to requests quickly and always complete their work with the highest quality. They also work really hard to keep the building and amenities super clean. The pest control here is fantastic because we never saw any insects or spiders in our apartment, ever. There are often community events including free beer Fridays, and most residents are also young professionals making these events well attended and fun. The amenities are beautiful and include a comprehensive gym with classes, pool area, rooftop patio, business center complete with an awesome coffee and latte machine, and a courtyard with grills, TVs, fountains, and a play area for the dogs. Obviously COVID temporarily limits the accessibility of most of these amenities, but in normal times they are quite lovely and make living here feel luxurious. The only caveat about living here is security. Even though it is a locked building requiring key fabs to gain access, my boyfriend had his car hit and run while parked in the parking structure by another resident (who didn't have car insurance and so denied the incident), my car was also broken into while parked inside the locked parking structure, and one of our bikes was stolen where it was chained and located in a locked bike room that only residents have access to. Our solution was to install cameras (both rear and front) to both of our vehicles, and if we weren't in the process of moving, we would choose to store our bicycles in our apartment instead of the provided bike room. Despite the security concerns, it's definitely worth living here. You can't beat the location, amenities, and office staff, all of which make this place a hidden gem. Just be aware and prepared to protect yourself and your belongings (install cameras on your car, extra locks on your bikes or store in apartment, good renters and car insurance, etc....).

I lived in Southtown Flats for almost 2 and a half years and loved it!…read more Location: Southtown Flats is conveniently located in the southtown area. If you want to live somewhere where you can walk to places, THIS is the apartment complex for you. There are so many bars, restaurants and breweries at a short walking distance (who needs uber?). Another cool thing is that the Riverwalk is just across from the apartment and you can go anywhere from there. Apartment Complex: I loved my apartment! I seriously loved everything about it; specially the kitchen. The floors, the color of the walls, the light fixtures...everything! Southtown Flats pool area, gym and rooftop are also pretty amazing. Their rooftop has by far one of the best views of the downtown area, and is the best place to watch the NYE fireworks. The pool is also really nice and during the summers Southtown Flats always throws a summer pool party which is pretty cool. Staff: Cecili and Art are the best team! Cecili manages the apartments, and she was always so good and accommodating to us. Art was always super helpful when fixing stuff around the apartment and would always go above and beyond to make sure we were happy. They are honestly the best apartment management team I've ever had! Bad Things: During my time living here someone broke into my car, and this issue happened to a lot of people in the complex. Some folks even had their cars stolen from here. This is definitely an ongoing issues that hasn't stopped and I wish the owners of Southtown Flats would be more understanding of this, and would have more security cameras around the complex. There's just not much the police can do if there's no actual footage of what's happening and I think the thieves know this. Anyways! Even though we had some bad experiences, I truly loved living here and would highly recommend it to everyone.

The sauna doesn't get nearly as hot as it should (used to get to 185 degrees now only 145), the pool volleyball net has been broken since the middle of summer, and the cabanas were a mess the whole summer (cabana work wasn't complete until after the summer). The fire pit has been out of service since around February. Why didn't they fix the fire pit over the summer and do the cabanas in the winter? That would have been logical. Instead we had little shade over the summer and now it's getting cold and still no fire pit. These attached pictures show the ongoing neglect. Instead of prioritizing resident security or meaningful improvements, management spends their time obsessing over repainting parking lots, buildings, and replacing a cheap keyboard, meanwhile, multiple cars have been broken into and they refuse to install cameras above level 1 in the parking garage. Residents have made it clear that safety matters more than paint, but management doesn't seem to care. Some residents have reported too much attitude when complaining to the office. Multiple residents have reported roaches, but nothing was done, so they moved. The contractors they brought in for painting and power washing are damaging patios and make a mess, which shows management obviously went with the cheapest option, at residents' expense. There's no communication in the office - one person will tell you one thing, and another will say the opposite. For the amount of money paid here, it's unreasonable how many amenities are broken and how little urgency staff have to resolve them. You'd be better off paying less elsewhere with fewer amenities and save around $500 per month. Management should care about keeping their current residents and attracting new ones, and less about money.
