So we have been through a lot of things here at the complex. But now that Melanie is here I can honestly say I am very happy with the apartments now. She is easy to find, she tackled and fixed the hot water issue! Something that has been a major problem for years. No one could figure it out. And she did! We had a couple issues that previous management wouldn't take care of. I think she knocked it all out within her first month here. I used to honestly dread going to the managers office to turn anything in or ask for anything. I don't feel that anymore. The property is definitely cleaned up now! The laundry rooms! We have new washers and dryers and they are repainted, and there's a key to access them. There used to be people who didn't live here who would hang out in there and I feel a lot safer now. I like to be a fair person so I decided to update my review because she deserves the credit!

It feels like you are more part of your neighborhood than in an apartment complex. The complex is structured so that it surrounds courtyards that are pretty to look at and the units are located on the second story, with the car ports located underneath them on the first floor-I loved this aspect the most because there are no upstairs or downstairs neighbors! However I think I may have been lucky and been in a perfect unit because my neighbors would complain of the constant maintenance issues such as the water or gas bills that are ridiculously high. They are constantly working on the water pipes near the complex and it doesn't seem to be getting any better. There has also been many management issues. I've done some research on the complex and it's been passed around many companies, multiple times in the past 5 years. There was actually one of those company changes two months after I moved in and the new company send in a landlord who was constantly drunk on the job and was never pleasant to meet with. That landlord has since been fired and the company sent another one who seems to be pleasant to work with but the company does not fill them in on a lot of information so it is always difficult to get some answers from the leasing office. Overall, I do believe that this complex has some potential but right now it's a little messy to deal with. I, personally have had a good experience but many of my neighbors do not feel the same way.

I referred my boyfriend here and he is just as happy; he says he doesn't even realize he's living in the city. Easy access to Wurzbach Pkwy is a major plus. During…read moremy tenure, I encountered numerous instances where individuals entered my apartment without my explicit consent, despite my previous warnings expressing my discomfort with such actions. Regrettably, these incidents persisted. In response to these repeated breaches of my privacy, I was compelled to file multiple police reports, including one for burglary due to the damage they caused to my door. Furthermore, I was left without an air conditioning thermostat for approximately three months and a patio door for six months. Even when my apartment flooded, causing significant property damage to my own, I recall that staff or maintenance did not respond the following day. Subsequently, I was presented with a document from Janet in the office, which essentially stated that my apartment had never flooded. She had provided me with a different description of the purpose of the document, but it ultimately amounted to requesting me to claim that my apartment had never flooded, despite the fact that it had . She had deceived me and had to sign a document that was false. that wouldn't be the first time. The situation escalated when the maintenance staff and apartment associates disregarded my property rights by accessing my belongings without my permission. . A particularly egregious incident occurred when the maintenance/staff did not offer assistance to enter my apartment after I had locked myself out. However, when they wanted to gain entry themselves, they disregarded my changed locks and essentially broke into my apartment. I recall a specific incident where I had just left my apartment and, as I was about to go leave the gate , I noticed the maintenance staff entering as I was leaving. Within a matter of minutes, they had already reached my apartment. They explained that they were looking for something and cooling and heating wires in my unit, which I understood to be related to the time of year when I did not have a thermostat. It is concerning that many of the similar instances mentioned in previous reviews that have been removed from the platform. However, there are still numerous similar reviews available. I am not the first person to have experienced these issues, and I believe it is important to raise awareness about this matter. Despite events, these individuals persist in attempting to extract an excessive amount of money from me, even though I was paying more than the amount I had initially stated. The discrepancy between what I paid and what they collected remains unclear, and I am uncertain of their intentions. Nevertheless, they are attempting to charge me an additional 15,000.

The maintenance team is the best we've ever experienced! They respond to requests quickly and always complete their work with the highest quality. They also work really hard to keep the building and amenities super clean. The pest control here is fantastic because we never saw any insects or spiders in our apartment, ever. There are often community events including free beer Fridays, and most residents are also young professionals making these events well attended and fun. The amenities are beautiful and include a comprehensive gym with classes, pool area, rooftop patio, business center complete with an awesome coffee and latte machine, and a courtyard with grills, TVs, fountains, and a play area for the dogs. Obviously COVID temporarily limits the accessibility of most of these amenities, but in normal times they are quite lovely and make living here feel luxurious. The only caveat about living here is security. Even though it is a locked building requiring key fabs to gain access, my boyfriend had his car hit and run while parked in the parking structure by another resident (who didn't have car insurance and so denied the incident), my car was also broken into while parked inside the locked parking structure, and one of our bikes was stolen where it was chained and located in a locked bike room that only residents have access to. Our solution was to install cameras (both rear and front) to both of our vehicles, and if we weren't in the process of moving, we would choose to store our bicycles in our apartment instead of the provided bike room. Despite the security concerns, it's definitely worth living here. You can't beat the location, amenities, and office staff, all of which make this place a hidden gem. Just be aware and prepared to protect yourself and your belongings (install cameras on your car, extra locks on your bikes or store in apartment, good renters and car insurance, etc....).

If you want to live somewhere where you can walk to places, THIS is the apartment complex for you. There are so many bars, restaurants and breweries at a short walking distance (who needs uber?). Another cool thing is that the Riverwalk is just across from the apartment and you can go anywhere from there. Apartment Complex: I loved my apartment! I seriously loved everything about it; specially the kitchen. The floors, the color of the walls, the light fixtures...everything! Southtown Flats pool area, gym and rooftop are also pretty amazing. Their rooftop has by far one of the best views of the downtown area, and is the best place to watch the NYE fireworks. The pool is also really nice and during the summers Southtown Flats always throws a summer pool party which is pretty cool. Staff: Cecili and Art are the best team! Cecili manages the apartments, and she was always so good and accommodating to us. Art was always super helpful when fixing stuff around the apartment and would always go above and beyond to make sure we were happy. They are honestly the best apartment management team I've ever had! Bad Things: During my time living here someone broke into my car, and this issue happened to a lot of people in the complex. Some folks even had their cars stolen from here. This is definitely an ongoing issues that hasn't stopped and I wish the owners of Southtown Flats would be more understanding of this, and would have more security cameras around the complex. There's just not much the police can do if there's no actual footage of what's happening and I think the thieves know this. Anyways! Even though we had some bad experiences, I truly loved living here and would highly recommend it to everyone.

The building is called "The Mosaic" due to the tile work on the interior of the lobby of this place. They've taken a bunch of random colors, and made it look nice! The apartment complex has its own parking garage, which is nice, since parking can be a challenge around here. There's a pool in the center of the complex that looks out over 281. The apartments rise up from there, with small balconies that are covered by the balcony above. In the pool area are lots of places to sit, a cabana area, and some landscaping. The apartments are nice inside- large with tall ceilings. They seemed comfortable and well lit. I enjoyed this complex- it's still pretty new, having only been built in the past 3-4 years or so. It's located right on Broadway, so if you have the right apartment, you can watch the Fiesta activities right from your porch! Residents get discounts to Tacos N Tequila downstairs, which is pretty cool!

They constantly send out email updates and maintenance request are taken care of very quickly. In the last year that I've lived here the maintenance team has grown from 2 people to a whole team of people so the turn time is quick. There's so much shade for parking and there's always space to park. The nature throughout the area is pretty and it's so quiet. All the trees block out noise from the surrounding streets so it's very nice and peaceful to sit out on the balcony especially if you're on the 3rd floor. The first floor units have high ceilings but be sure to request pest control to spay inside the unit at lease by weekly to avoid any run ins with insects.
