I would not recommend hiring R & R Home Inspections…read more While I can't say much about the quality of the inspection report itself, we found working with Robert extremely difficult. The process was extremely disorganized and unprofessional. My boyfriend and I both took off work for a 10:30 am inspection. I reached out the night before to confirm the time and location at which point Robert requested we push the inspection back until 3:00 pm. We agreed. During the inspection, we requested the report be expedited. We were told that was unlikely but that'd we'd 100% have the report within 48 hours. We are on a tight deadline with our close date so once the 48 hours had passed I reached out to confirm we would still be receiving the report. Robert assured me we'd have it that evening. No sign of the report that morning so I followed up and was told he overslept a nap and would have it to me shortly. I found this odd and unprofessional but believed that he'd be sending the report. Around 11:30 am I followed up again. Robert again assured me he'd have it by 12:30 pm. Robert continuously set deadlines he could not meet and did not proactively communicate. At one point he said, "I was going to offer you a refund for the wait lol" via text. So when the report finally came in at 7:15 pm, we laid out all of the numerous reasons we were unsatisfied with the level of service we received and hoped he would honor his claims and grant us a refund. At that point, Robert completely changed his tune and said he would refund our money and that all communications moving forward should be via email in case of litigation. REALLY unfortunate. While we would never bring this to court, we were extremely dissatisfied with the level of service we received given the premium we paid. ($450 for an inspection) and hoped they would make good on their claims. In our eyes, a $450 inspection warrants professional communication, organization, and timely delivery. All and all, working with R & R Home Inspections made the stressful process of closing on a home much worse. Word of advice to the company - do not take on job you don't have the bandwidth for.

I can't speak highly enough of Michael Bender at Bay Home Inspections. I've used many different…read moreinspectors over many different home types over the years, and can honestly say nobody provides the level of attention/detail & customer service as Michael. This is an inspector that will spend an an **entire day** working on a house, providing a level of detail that will allow a buyer to make a fully educated/informed decision- all for a very fair price. For reference, on the current home we have under contract we received the prior buyer's inspection as a reference. It had about a paragraph of notes- no red flags. Michael found, photographed & described about 20 additional items that were entirely omitted form the other inspector's report. This was crucial information we were able to show the seller, who had no choice but to agree to resolve as it was so clearly identified. Michael doesn't just provide a report of what's wrong- it's what's wrong, here's how serious it is, here's the solution- in simple English (not contractor jargon). Michael is available via text/call/email around the clock, and his personal desire to fully satisfy his clients is truly incredible. Call Michael! No other inspector will have you feeling this comfortable with one of the biggest decisions of your life.

He stated on the inspection report our HVAC system as a 2023 system like also listed on the MLS listing. We bought the house April 2024. A few weeks ago our outside unit failed. The AC company which came out to fix it found out that the outside unit is a 2016 and not as stated from Quigley as a 2023! The air handler is a 2023! Fact is we have to deal now with a failing outside compressor already which shouldn't be if Phil Tori from Quigley would have taken his duties seriously. But it looks like he only relied on the MLS listing instead of checking the label on the outside compressor. Instead of having a peace of mind for 10-12 years we have to deal with installing a new one already. Our house is 2200 SF and it needs a 5-ton-outside unit, which costs around 6-7k. Our real estate agent contacted them and told us, that the owner Tarin Quigley will call us which she never did. Though I called them. Wow what an experience. They get loud, don't let you speak out, cut you off when you want to say something and blame you to treat them badly! Tried to come up with excuses that it is already over a year since the four-point home inspection and therefore not under warranty anymore! Fact is, that Phil Tori neglected his duties as a home inspector and that the home inspection report is false! We signed something back then, which wasn't true and overlooked from Quigley Inspection Services. We wanted to get them to be responsible for that and the costs which we will face now. The only thing Tarin Quigley came up with was a refund of $650, the fee we paid for the inspection. Because she never let me speak out over the phone and always cut me off during the phone call I agreed then to the refund. The same day she sent me a release form first which we have to sign first to get a refund. This release form forbids us to make any bad reviews on any platform and more! I even don't know if that is legal? Now I know why their reviews are so good! My husband and I ditched the refund to be able to come here and to make an honest review, to warn other people. Don't go with Quigley Inspection Services. They are rude, unprofessional and they don't take responsibility! No even better Tarin Quigley wrote it was no wrong-doing!
