BEWARE!! Kim Lewis and Richard Prosch own "Prosch Construction" and "Prosch Properties Park". These are uninsulated rentals and you're responsible for heating costs. They are predators who include illegal clauses in the rental agreements. Be sure to have your lease reviewed by an attorney first. You're expected to do repairs - none are fixed by them. If you end up with fees, any 'rent' money you give is credited to fees first, so your rent still isn't paid and continues to accrue daily late fees. Illegal entry, turning off water, changing locks, and stalking are among some of the practices used by them. So, I lived in one of there apartments in Aberdeen Washington, and at first it was great. Then THE HELL STARTED about a year into my stay at the apartment.. first of all, Kim would not give me my paperwork that I signed in the beginning. It took her over a year for them to give me a copy. I started paying 450$ a mth then they upped it to 475$, then to 500$, then to 600$, then to 800$ ( ALL WITHIN THE PANDEMIC ). Which he could not do. In the apartment, the power, garbage, and water was included. Trying to get me out "I think", they turned off my water. ( If u ask him, he would say that " he didn't turn it off".. which is true. He didn't physically turn it off, He had my my neighbor turn it off because he gives him free rent so dude will do basically anything for him, but he felt bad for me because I didn't have water for over a week. Close to 2 weeks. So dude turned it back on for me .. Richard never text me back when he said to me that he sent a plumber which he said he would have ( before I knew he turned it off ). I could sue him for $100 a day that it was off. "An I did".. they took out the big dumpster and put a small one in it's place. Then bitched about everyone putting so much into the dumpster.. and they let the other ppl who had dogs shit everywhere. They didn't care about anything I had to say. They also put up cams directly at my front door. (Trying to catch me In lies but I was truthful in everything that I was saying to them).. But anyway back to what I was saying, he showed up at my door one Saturday morning and wanted to do a walk through.. I said ok, cuz I didn't know better and I trusted him. So he comes in an takes pics of my 150 square foot apartment. And then the next day I got the paper saying he was going to do the walk through. So that was not legal.. I'm supposed to get two days notice of a walkthrough. So yea, I just wanted to tell the world how (great) Richard and his wife are. They called my husband this morning for an interview. Left a voice message stating to call back in the evening because he was going out of town. Husband calls at 4. Gets drilled for not calling sooner. Husband tells him he waited because the vm told him he wasnt going to be available. Guy tells him he needs to be more "on it." even though he specifically said to call back in the evening. In the end.. The guy is a dick.. Husband denied an interview. Would never work for him or hire him for any work based on his phone skills. Period. read more

2008/2011 Description Of Work: We had hired Prosch Construction previously and had a positive experience. They were not the cheapest, but we thought they had been thorough when they replaced all the corners and the lower exterior siding on our small apartment building in Ocean Shores. So that gave us the false sense of security and confidence when we hired them to do a minor water damage repair inside of one of the units. In 2008 their $22,000 bill had included approximately $6000 in materials the rest was labor. They had literally wrapped most of the lower part of the exterior of the building in new siding, added a new belly band, new corner boards and repaired some water damage to the interiors of two of the units- drywall patching, and also rebuilt the exterior decks and stairs on all of the units. They had charged us for 311 hours for doing all of this work, extensive siding replacement. This year, they looked over the whole building and said that they found an unrelated area on one of the corners of the building that had been replaced just 3 years prior, that supposedly had extensive rot and required replacement. Now we question whether they had replaced it in 2008, because it isn't easy to understand how it could have completely disintigrated in such a short time.But we agreed to allow them to proceed with the punch list which included clean up of part of a crawl space, replacing 3 bathroom exhaust fans, spraying some fungicide on the floor of a closet, replacing the carpet in the closet, and replacing an exterior corner board and some of the siding, then repainting the siding to match the existing building. This 2011 project was to be billed for materials plus 20% and $60 per hour instead of the $45 per hour they had charged in 2008. Despite the 30%+ wage increase they had built in, we agreed to proceed because their billing had been fair in year's past. This year the hours they reported were completely inflated. They had spent 2 weeks working on the project in 2008 and billed us for 311 hours. We foolishly and naievely agreed to allow them to proceed despite learning that their hourly rate had gone up by over 30% from 2008 to 2011. We thought they would still be reasonable with the number of hours billed. They were not. When they had billed us for the work in 2008, they had worked for 17 work days. This time they spent 5 days working on the project but they billed us for 211 man hours! 1 corner in 2011 vs. 6 corners of siding replaced in 2008, yet the bill was 3/4 of what the bill for 2008 was. They charged approximately $4000 for cleaning out the old vapor barrier in a portion of the crawl space- not even the whole crawlspace. Basically, we had relied on their past billing behavior when we agreed to proceed. Word to the wise- get the full estimate for the work up front. They did not provide this for us, or we would have never agreed to pay almost $16,000 for a job that should have cost about $9000 at most, based upon the hours reported for their prior work on the exterior siding of the same building. 1 corner!!!! We cannot recommend this company in the future. Their inconsistency and lack of forewarning is inexcusable. They had actually included one portion of the bill that stated 18 man hours was used to paint an area that was 8' x 25' on the lower portion of one side of the building! Ultimately they backed off at that absurd billing, but unfortunately, I had not been on site supervising their hours every day, so we got stuck with all the rest of their over-charges. Prosch Construction was a nightmare! Before you hire this company, interview several others to find out if there is a more competitively priced contractor near you. I also found out that one of the crew members working on my building was a husband of one of my former property managers- whom I had never wanted to hire even when he was offering his services for $15 per hour, because his workmanship on a project in the past had been disappointing. And then I found out after the fact that I was paying $60 per hour for his labor! Absolutely disturbing to the core. I have learned my lesson, and I'm telling the world so that no one else need suffer at the over-charging nightmare that I just had to endure. Research before you commit. Set a cap for items that are billed "time and materials". Compare the hourly wages you are being asked to pay to other contractors in the area. And find out who will be working on the job and how much experience they have before you sign off. We have been living in a rental home that Prosch Construction is the "contractor" for. When we first looked at the house we noted a crack in the basement wall that was leaking, the kitchen sink was leaking and the landlord assured us these issues would be "taken care of". Well, 6 months after we moved in, we had an electrical issue that needed to be addressed, the owner of our home and the owner or Prosch Construction were both unavailable, we were informed by the message on our landlords phone to call one of the guys from Prosch Construction to take care of any problems. He had no authority to take care of the electrical problem, so we had to wait until the others returned a week later. However, he was able to fix the leak under the kitchen sink! We had the flood in January of 2015 and our basement (where we had stored many things) flooded with over 18 inches of water. We had patched the wall (as Prosch Construction never bothered to take a look at it, let alone fix the problem)! Contractor has a reputation of bidding one price then coming in 2 times as much...case in point he bid out a job then the bill came in almost exactly 2 times as much and when questioned about it he just laughs and states it is what it is....so when asked for a detailed billing he never gives out a billing detail....instead he charges whatever he wants and lists the billing as material and labor.....and he purchased us a sump pump in a basement and we wanted the better sump pump...well he bought a 60 dollar sump pump but charged us 400 bucks and the thing worked for about a month and just quit working....he has shady people working for him enough to make me uncomfortable.....does alot of talking more than working but bills you for the talking....i used to recommend Prosch Construction alot, but not anymore i dont feel comfortable with his work....totally taken advantage of especially with it being insurance work....I have reported him to the Insurance Commish in regards to his flakey over billing and billing for things he doesnt even do.....Ask around Grays Harbor they will tell you to stay away from Prosch Construction he is very sneaky! read more
