First off, my wife and I absolutely LOVED working with Wendy Provence on the purchase of our new home in Germantown, TN. Wendy is an excellent agent. Throughout the entire buying process she was extremely attentive, organized, and professional. She was there to answer every question we had at any hour of the day. She went above and beyond and even assisted us in getting quotes for requested repairs. She held our hands throughout the entire process and was there at the end to celebrate with us when we finally closed on the house. Five Star experience all around and we fully recommend working with Wendy! Unfortunately, Wendy was unable to assist us with the sale of our existing home because it was across state lines, but another agent at The Wallace Group, Michelle Campbell, stepped in to become our selling realtor for our home in Mississippi. From the beginning of working with Michelle, communication was a major issue. Despite repeatedly asking her to call me, she remained extremely unresponsive and would only text me. Most of the time, I was told that she was too busy training other realtors, or that she was with other clients. We asked early on if she could host an open house to help market our property, but it took 30 days before she finally arranged one--and even then, she delegated the task to a junior agent. There was no proactive effort to follow up with potential buyers. We had to specifically request that she gather and share feedback, which should have been a given. Her lack of involvement continued throughout the process. She offered no help coordinating repairs or assisting with reasonable requests from the buyers. We even contacted Wendy to help on that front, and she was able to help refer us to businesses to assist with certain repairs in a short time frame. The most alarming was a situation where Michelle mistakenly texted us that the buyers were backing out and that we needed to sign an earnest money release form--only to tell me two hours later that she had sent the message to the wrong client. That unnecessary panic and confusion was completely avoidable and could have been remediated immediately by calling or texting me upon request. As we neared closing, Michelle failed to send any reminders or guidance during the final week, and shockingly, she didn't even show up to the closing appointment. The closing attorney was shocked when I turned in the keys and garage openers to her because we were given no guidance from Michelle on what to do with them. Two days have passed since our seller's closing and Michelle has not even reached out to congratulate or celebrate with us, or to thank us for the business. In fact she has not even acknowledged that it is over. Complete radio silence. Overall, Michelle was inattentive, unorganized, and largely absent during one of the most important financial transactions of our lives. I would not recommend her services to anyone looking for a responsive, dedicated, or professional realtor. She is a poor reflection on The Wallace Group and quality of service that we know their other realtors provide. 1 Star Experience

They are very communicative, kind, and go out of their way to help. I was still wrapping up a huge pending dispute with my former PM company, and the management team at mid south offered to drive out on a weekend and take photos themselves of the property. That is unheard of! How much did I pay for this? Nada. In addition- I would say I am very familiar with what determines a good PM company. I work in real estate for a living and my company also manages properties both in CA and out of state markets. Additionally, my husband and I have multiple properties and have been working with PM companies for the past 8 years. I know what I'm talking about when I say I've seen the good, the bad and the ugly. I almost sold my beautiful investment home in Cordova out of fear I couldn't recover from my previous TERRIBLE property management company, and I'm so thankful that MidSouth came in and saved the day. Chris Peak and his entire team are wonderful. I HIGHLY recommend this honest, fantastic company.

They'll lead you on, even as far as letting you lose thousands of dollars because they tell you "it's a done deal". Ohhhhh, and if they do end up canceling on you....make sure your termination agreement states that the earnest money goes to YOU. I saw a video someone posted and sure enough when I got my termination email, the line showed the $ being paid to them! I had them change it, I signed it, and I did at least get the $1000. Beware!

Do your homework, they won't buy your house for cash, and you don't need them, you have options. Usually I just part ways with someone/company, but this is elder abuse and fraud. I want other consumers and people in the real estate community to know how they treat people. Nobody in Memphis or anywhere else deserves to be treated the way they treat people. Look, I've worked in real estate for a decade in multiple roles (buying/selling over $150M myself) and I can tell you Volunteer Buyers does not care about anything but profit and their ego. This is not how honest people treat others. RUN AWAY FROM Volunteer Builders, Volunteer Buyers and Spencer Shadrach's heartless team.
