I switched over to PMT about six months ago because the previous property management company for my house in Toronto had provided poor services and dropped the ball on too many occasions over a period of many years. Because of the poor organization and lack of communication on the part of my previous management company, switching to PMT was complicated. Thank goodness the people I was working with at PMT, particularly Pedro, were so helpful! Everyone at PMT went above and beyond in helping me make the switch. PMT has been highly responsive, quickly to reply to messages, friendly and extremely helpful. They have helped make my property run more efficiently, organized all the repairs and clean-up that had been previously unaddressed, and in the process also sourced the most cost-conscious ways in which to do this. I had an absolutely horrible time renting an apartment unit from Property Management Toronto. I would strongly recommend against renting a place from 'Property Management Toronto' on the basis of their lack of communication and coordination, their lack of proper service and the general state of the apartment unit at the time of move in. Detailed review follows. I was all set to move in to my new place managed by Property Management Toronto and they sent me an email on how to pick up the keys on the first day of tenancy. Except, the details were wrong. When I went to their office to pick up the keys as mentioned in the email, they told me that the keys were at the apartment concierge. (The apartment concierge mentioned here is not under Property Management Toronto and they're a separate entity). I wasn't told anything about this beforehand. Anyway, I asked for the phone number I should call in case I ran into any trouble picking up the keys and was given one. Then I packed my stuff up from the temporary place I was staying and drove to the apartment at around 12PM. I was all ready to move it, except there was no one at the concierge. I tried calling the number they gave me but the only human person that I could reach was the maintenance staff. Granted this was on a holiday, but I specifically asked for a phone number that I could call in case I run into some trouble picking up the keys. Long story short, no one from the concierge came till 4PM and that's when I picked up the keys. I had to pay a fine for overextending my Zipcar usage, the perishables I had brought with me perished and I missed a meeting I had to attend. At least, I didn't have to spend the night at a hotel. The complete lack of communication and co-ordination is baffling. Now, as for the apartment unit itself, which is a pretty upscale condo.... It didn't look like it was professionally cleaned when I moved in. There are leftover objects from the previous tenant (toilet brushes, garbage bins, vacuum cleaners, patio furniture, gardening soil, etc). There is a brooding pigeon nest in one of the balconies with some aggressive pigeons guarding it. The washer/dryer unit isn't clean and has lint/hair all over. The microwave/vent unit has its vent filters missing and the inside of the vents are proper dirty. The sinks in the bathroom have visible hair on top. And the walls and doors have large Sharpie scribbles and stains in multiple locations. Since they didn't even professionally clean before I moved in, I seriously doubt if they even considered repainting the unit. I mailed them two days ago about these issues and the only email I got from them was to sign a form declaring that I've received the keys along with a single line " 'I'm sorry to hear that " about my ordeal. I don't even know if they'll address these issues or even a subset of these issues. I've rented so many apartments in the past in North America and my experience has only been excellent till this. No miscommunications on key transfers and the units have always been clean and empty at the time of move in. This is the first time I'm seeing such poor communication and lackadaisical service. It doesn't look like they even did an inspection of the place after the previous tenants moved out, let alone clean or repaint it. ABSOLUTELY TRASH MANAGEMENT COMPANY. Not an ounce of professionalism, no sense of urgency in sorting out leases, and nothing but useless excuses when confronted with issues. Had to leave Toronto and reassign my lease, for which I found tenants, mid-January. Obviously they would be moving in for February 1st but after submitting their initial documents it took 7 days and handfuls of follow ups to get an approval to move forward. At which time i had to pay just under $500 for the background check for the new tenants, which then took days to complete with no communication in the mean time. After many more follow ups the lease was "being drafted" and we were told that they would get back to us ASAP. Which they obviously did not. The tenants who were to take over the lease were obviously feeling the pressure of time as it was Jan 30th at this point and they mentioned that without some urgency they would have to move on to other options. SO, today, Jan 31st, the tenants understandably said they need to move forward with an option where the leasing agents are responsive and helpful as a lease agreement still not being provided ON THE MOVE IN DATE is absolutely ridiculous. So, Pedro at PMT advised, after this email of the tenant backing out, that the lease was together and ready to be sent. IF IT WAS READY WHY WAS IT NOT SENT???? So now a day before Feb 1st i am left without a tenant to takeover my lease due to the lack of organization of PMT, the lack of timeliness, and lack of professionalism. I will be out my last months deposit of 2500 due to them as there is absolutely no way I can find a new tenant within 12 hours. ABSOLUTELY do not work with this "management" company. Impossible to even get someone on the phone. So, thank you PMT for costing me 2500 and causing me unnecessary stress for something that could have been so simple. read more

One of the most useless property managers' I have ever had the misfortunate of working with. These 5 star reviews are either paid for or their friends as they are anything but a 5 star Company. Issues started as soon as the tenant moved in, zero communication. I asked several times for mail, in particular the Toronto vacant tax, and received little to no response from PMT. I had to follow up on numerous occasions, despite the fact this tax could have cost me thousands. I also have just found out that they have failed to put the tenant's deposit in an interest bearing account as required under Ontario law. Now I am forced to keep the deposit at the previous amount and hope the tenant does not request the interest. Useless - absolute garbage as a property manager! Do yourself a favour and stay away from them! read more

I would like to respond to the comments written by Property Management Toronto. Regarding the late payment: Most payments were received on the 8th or 9th of each month. One payment (in November) was received on the 16th. There is no Civic Holiday in November. I do not appreciate the fact that you stated a payment was made "one day late". Regarding the thermostat: If you manage properties, you would have experience working with different thermostats. I trusted your company to make decisions in my best interest during my absence. I explained I did not want to be contacted for small issues. Regarding the lack of insurance: We did, in fact, have insurance. I had to personally make numerous phone calls during the last two weeks regarding the leak. Should I have asked for a refund for your "services" during those two weeks because I took on the responsibility of managing my own property? No, of course not. It would've been helpful to have some assistance and/or support during a very stressful time. Bottom line: I stand by my original review. The comments by the company were neither empathetic or apologetic. In fact, they are misleading and even untrue. I now give them one star. I left Toronto for over a year and needed to find a good tenant for my condo. I needed a reputable company to manage my home while I was gone. I interviewed 3 companies and chose this one to do the job. Did I get that solid tenant? I did. That is the only reason why I'm not giving this company one star. When there was a major issue, they took a hands off approach as I was back in the city. It was my understanding that a property management company actually MANAGES the property for the duration of the contractual term and resolves issues that come up so I don't have to. Isn't that why I'm paying them in the first place? I had to contact my building property manager, insurance, neighbours, etc. What an inconvenience. What if I wasn't in the country? Would I have to fly back and deal with everything? I was not happy with this at all. A few other points: One of the rent cheques took a long time to process. This was not explained. I had to reach out to ask. I was contacted while I was away for how to use the thermostat. Really? Although I felt I did a reasonable amount of research and due diligence on my part to hire professionals, there are definitely better choices out there. read more

Property Management Toronto managed my home for a year and a half. They are a group of real estate salespeople who showed a poor and often incorrect understanding of the laws set out in the Ontario Residential Tenancy Act. Worse was that we found them to be aggressive towards us when we challenged them on it. We ended up filing a complaint against them with the Real Estate Council of Ontario, and a warning was issued to staff of the company to cease the improper conduct and remove illegal clauses in their lease agreement. More like property neglect. I am myself am a property manager of two five star properties. I have been almost a year without laundry which stopped working in March of 2018. Furnace went out last year and they did not send anyone to fix it for three weeks. They delayed all repairs or refused to complete the repairs. They are abusive in their treatment of me as a tenant. They are without a doubt the worst property managers I have ever had the misfortune to deal with. read more
