Our Onyx contract is still only 4 months old but after our community town-hall tonight, The Board and and community have expressed nothing but praise for our new management company. Our files, documents, investments, and our money is respected. The quality of work contractors they have recommended and brought to us have exceeded expectations. Onyx is who you MUST use for management If you are a mindful, honest, and caring HOA Board that wants to move your neighbors to be excited, activated, and hopeful.

After I posted the February 26, 2026 review (see below) and emailed multiple people at Onyx Capital Management on February 26, 2026, Mr. Zachary G., the maintenance manager, personally intervened, reviewed my video evidence accurately, apologized and took full accountability for an initial vendor error. He ensured the repair was completed promptly and followed up with professionalism. I am updating this review to reflect that the operational failure was eventually corrected. However, I am raising this review from a 1-star to only a 3-star rating because the administrative process remains a concern. The general manager, Ms. Victoria L., prematurely dismissed my concern and deleted my community post shortly after it was uploaded. She also posted a public comment stating that the lamppost had been fixed, based on an inaccurate assessment of my video evidence. Furthermore, she did not reach out directly to clarify or correct that public statement once the error was identified. While the maintenance leadership is professional and capable, the administrative side of the business still has significant room for growth regarding transparency, due diligence, and resident communication. ------------------------------------------ Feb 26, 2026 My HOA has Onyx Capital Management as our management company. On 11/28/2025 I submitted a maintenance request for the replacement of a lightbulb of the lamp post facing my rear door. As for 2/26/2026, almost 3 months later, the lightbulb is still not replaced. I sent video evidence that it is not fixed. They replied with a photo of a working lamp post, not the one that is broken. Thus far, this company has FAILED miserably at keeping the promise stated on their company website: "At Onyx Capital Management, we set the utmost standards to provide care, support, and quality to our homeowners and Board Members." I have sent multiple emails and called a couple of times. I have been patient. But this latest replay is the last straw. Onyx Capital Management's failure in this case is completely unacceptable. ------------------------

Upon move-in, there was dirt, grime, dust, hair, and god knows what else left in the apartment. The kitchen was absolutely disgusting and had a layer of dirt behind the faucet. Even a USED BAR OF SOAP was left in the shower by the previous tenant. Electric baseboards are broken and an outlet was not flush to the wall. It was immediately clear that the unit was not inspected, cleaned or even passed through by WPRG before I moved in. Extremely unprofessional and lacking just basic human decency. When I told my leasing agent, JOHN BUCKLEY, about the issues at move-in, he told me it's maintenance's responsibility to check it and "I should probably let them know what I saw." Ridiculously unprofessional on his part too - he's a whole other review. I called the leasing agency first thing this morning, to which the girl answering the phone tried to tell me to put in maintenance orders through the app and "they don't know when they will get to it because they are independent". I had to literally raise my voice for her to put me through to Ann Marie, who I think is the manger but I have no idea at this point. Ann Marie was quick to justify my concerns and tell me she will take care of it if I send the maintenance orders through AppFolio and send an email to the office detailing what I wanted done. I figured this would rectify the issues and I would have an answer by the end of the day. I asked them to prorate my rent because I already spent hours cleaning the unit and to send a cleaning company, because clearly they didn't before. I did this and an electrician came to fix the outlet, but nothing else was addressed and my email is still unanswered. Lastly, I returned home today to set up my WiFi router and noticed that a coax cable outlet just ISNT ANYWHERE IN THE APARTMENT?? I called AGAIN to which they sent me to their "we're closed voicemail" at 4:30 pm (I mean really, the voicemail even says you're open until 5pm). I called a second time and they hung up on me. The third time I got Ann Marie, who was now annoyed that I had the audacity to bother her again. When I asked her where the coax cable was in the apartment, she couldn't even tell me for certain if there was one. I then asked for an update on my email and requests, and she said "they will get back to me." I don't know who "they" is; but when I told her this was becoming ridiculous and I'm honestly already fed up, she said "well that's the best I can do for you right now." I then told her I'd call everyday twice a day until they have an answer, to which she said "Ok" and hung up on me. Unfortunately, after all of the issues so far, this is just a horrible look for them and I'm hoping I save someone else the aggravation. I should be excited to move into a new place - not absolutely distraught by the state of the unit. Clearly no amount of asking nicely or even rudely works so I'll take it here so everyone else knows too! Save your time, energy, and money -- because mine has been spent on cleaning, cleaning supplies, and being pissed off for the past 48 hours straight!!!

We have the most…read moredarling trinity Style home, tucked behind a very secure metal gate,which leads to a passageway that brings one to a large secured, and landscaped courtyard, shared with the two houses that are situated on the street in front of our home, on either said of the passageway. Ours is a single family, detached home, which is almost unheard of anywhere near Center City, so zero concerns about neighbor's noises, or security issues. We have 2BR, 2 BA and a den/office area, over 3 stories, and a small private patio off the kitchen. Some of the house has been renovated, but not all (which is reflected in the rent). The utilities/appliances are all serviceable, with new DW and gas stove, and fairly recently installed large, modern W/D in the basement, prior to move in (yes, we have a full basement, which provides lots of storage space). To the best of my knowledge, a lot of Levin's townhomes are older, and have usable fireplaces (often on the 1st and 3rd floors). We use ours throughout the winter, and it is so quaint and charming, ad warm, and Christmasy in December, (the homes I have owned have always had fireplaces, and I love them). We also have a 2nd fireplace on the third floor (a common feature in Levin's townhomes), which is one large area with bedroom, private bath, and sitting area covering the whole top floor, with a lovely slanted, high ceiling, and four large windows (better and bigger than the average NYC studio (often w/less than 500 SQ FT living area) that costs over a thousand , or two (alas, no private kitchen) . Our spoiled daughter lives up there.... Downside is, no bathroom on the first floor, which is pretty much the standard for trinity style homes. As to maintenance.... We have had very few problems,and all have been attended to quickly. We had a leaking DW, which was replaced. We had two problems with the A/C, which I don't think is that old. The response from Levin's maintenance was great. Earlier this summer, it just stopped cooling over the 4th of July weekend. They came out and installed a window A/C, which did not work as well as the central air (due to the design of the house), but allowed me to sleep comfortably until the contractor could come out that Tuesday. The first time we had an A/C problem, they determined that the electrical panel needed to be upgraded. They did a Jury-rig that was designed to work until fall (so we would not have to do w/o Air for a day or two in the extreme summer heat while the installation was done). They followed up and replaced the panel once things got cooler. When I contact the office, the people are very nice, and quite responsive. We have gotten to know some of the maintenance people a bit, since they come out to sweep the courtyard/passageway. We see them on the street, since Levin owns a number of properties in the area, and they are always so pleasant. Twice a year, they send people out to cut back the shrubs in the courtyard/patio areas, and do a general clean-up. We had our rent increased a bit this year, as have a large portion of tenants across the country in the last 1-2 years, but nothing like the 15-60% that many tenants have incurred. Yes, 60% is the amount of rental increase a friend received, who lives in Florida, after a major corporation purchased his complex, with no plans to improve his unit until he moved out. He was forced to move, at great expense. Levin has not pulled that type of BS on its tenants. We wanted to put in body-spray shower heads, and a new kitchen faucet, and were willing to pay for them (once we realized we would probably be here for a minimum of 2 years). Levin was more than willing to pay for the installation of them. Made our enjoyment of the house much better. Yes, they will remain in the house when we move, but if we had needed to pay to have them installed, it would have been cost prohibitive for us. I can highly recommend renting from Alvin M Levin & Son. Our neighbors in front of our house (also properties owned by Levin) have had some maintenance issues, and I only know from seeing workmen coming and going. I assume, since none of them complained, that the issues were taken care of quickly and properly. We feel very fortunate to have found our current home....

They were responsive in addressing any issues (of which there were very few) and maintained the property to a "t." My unit was nicely updated (with similar upgrades in most of the properties they own/manage) in an older building so it was the best of both worlds. I also loved using an online system to submit maintenance requests and pay rent. Just seems antiquated paying rent any other way! I would highly recommend Alvin Levin & Associates to anyone looking to rent in Center City.

Priscilla helped me over the phone, and she understood that I needed the person in the unit above my possible unit to be there and walk around so that I could hear the sound from above. I called back a day or two later, and Priscilla said, "Is this Mills? We are still trying to connect with the tenant in the unit above." I really appreciated the effort she made. William showed me the unit and was very helpful with getting the tenant in the unit above me to be there and to walk around. He listened to my concerns about my overall search and gave me his candid opinion about what might be best for me. He was on time in showing me the unit and very knowledgeable about the building. I really hope the Centra owner knows how good these employees are.

Chris" In a subsequent email, New Age Realty Group claimed they incurred no losses from my withdrawal, yet still refused to refund our $3,600 holding fee, contradicting their own justification for withholding it. Furthermore, they sent a gag order, demanding we sign a non-disclosure agreement to release the funds they acknowledge owing us. This coercive attempt to silence my valid concerns about their deceptive practices further exposes their lack of integrity. *** Update on Refusal of NDA and Additional Demands 9.5.25: "The new tenants are moving into the house on 9/10, not 9/1, as I originally thought. Attached is page 1 of the signed lease FYI. The Landlord will be losing $1,080 due to this change in move in date. Additionally, my bookkeeper brought to my attention that we are owed a leasing commission equal to one month's rent for your rental, as we had fulfilled our obligation of finding a qualified tenant for the rental of the house. Had you not asked for 21 changes to our standard lease agreement after you were approved for the rental, or had we agreed to most if not all of your 21 changes, the deal would have closed as planned and expected. The loss in September rent and the leasing fee due to New Age from Landlord equal $4,680. Your decision to not proceed in the rental will cost the owner $4,680. As of now, you owe the Landlord $1,080, after the forfeiture of your $3,600 holding fee. I am ready to answer every complaint that you file as most if not my entire response to any inquiry is captured in this email thread. Alan has rules and expects his tenants to follow them, sometimes he can come off as short but if you do your part, he does his. If there is a problem and you refer to your lease or the e-mails that are meticulously sent it will get handled and fixed in a timely fashion and by a professional. My only gripe was how much we had to pay for a pet deposit (one whole month rent) it made getting into the apartment a very steep investment. Technically, I have since learned, pet deposits are not supposed to be required for rental. I understand why they exist, it being virtually impossible, I'm sure, to cover damages after someones moves out should a pet destroy something. If you're someone who is organized, appreciates that a property management company is a business and should be treated as such then I would not hesitate to recommend renting from Alan and his crew. We wanted to stay with them as a rental management company but unfortunately couldn't find anything in our price range at the time we were looking. I feel that people who have bad experiences with JMH are just not great at reading the fine print, asking questions and also following up.

I rented from JMH for three years, because I loved the apartment, but every dealing with the company (every time I had to deal with them no matter how minor an issue) left me feeling like I would be better to throw my money into the storm drain than to give it to these people whose utter lack of respect and competence makes me wonder what is wrong with the world that they were able to obtain a business license. Are these licenses given out by some sort of satanic power? Let me stress that the apartment I rented was wonderful because of the space, not because of its condition, which was well below average. The work on the apartment looked as if it had been completed by a cadre of buffoons or a remedial technical school class in jury rigging. As mentioned in virtually all of the reviews, their support staff are rude and make you want to scream at them each time you call. In many reviews people tend to say that Alan and the other managers are fairly respectful, but I did not find that to be the case. Certainly he could be, but not if there is anything wrong with the apartment, in that case his reaction is to take a defensive, accusatory tone with you until you prove that you didn't do anything wrong and that the apartment broke of its own accord. I have rented from a number of companies over the last decade and I believe myself to be a fairly good tenant. My only fault with JMH was that I was two days late with rent, one month during my third year of renting from them. When I realized the mistake (a result of a misplaced letter) I delivered the rent to the office and contacted them by email to apologize for the mistake and explain. They charged me $100, which (granted) was in the contract, but is still a cold way to treat a three year tenant. Be assured if you decide to rent from JMH, they do not respect you, they will not work with you and they will try to charge you for anything you can. If you absolutely cannot find another rental agency, make sure you protect yourself, because if they can help it there will be no security deposit. JMH is one of those rare companies that makes you fantasize about having the money and power to purchase their company and fire all of the employees and you would sleep well that night, knowing that you've made the world a better place.
