We'd been renting at least twice a year in Mexico Beach through VRBO in for a few years, and realized that every time we had a great stay, Pristine Properties was the management company. Now we just book directly with them and skip all the fees. They do a great job every time. On the few occasions we have had a maintenance issue, they are easy to reach and the response is prompt. Their units are always lovely and well cared for. We often make plans at the last minute and they are always able to accommodate us. read more

Staying at The Club on Mexico Beach. Nightmare, ugly rental.. right by the road, you can't hear any water because all you hear is cars. The cheapest of the cheap. Horrible beds, bad layout, etc. Awful! The beach is ugly too. It's barely a step above Galveston. Four rickety tall chairs the kids can barely use on the patio, and no table. The light blocking in the front bedroom is non existent, thankfully I had an eye mask to sleep on the worst second hand mattress I've ever had to suffer .. Also, the fridge barely works, none of our drinks are cold at all. The washing machine sounds like it's on the last leg. This is truly the cheapest garbage flip I've ever seen. read more

ArrivedMay 31. Had problems with a/c. Management would not seed a a/c repair person. Stayed 6 nights with intermittent a/c. Last night of stay a/c won't cool. Mgt finally sent a/c professional.He said unit hadn't been properly serviced and drain line was clogged causing unit to shutdown. A/C began to work properly. Spoke with Prestine Properties owner, Jordon he would not make any compensation because a had posted a negative review. I own rental property and would not treat a guest like this. I will not recommend Prestine Properties to anyone. read more

I didn't wake up to the sound of the ocean today and that made me super sad. But that was because I'm now back in Indiana and not on the beautiful coast of Mexico Beach. The condo we stayed in was actually bigger than my apartment. There were two bedrooms, two and a half baths and a VERY well stocked kitchen (bring your own knives though). They even start you off with samples of laundry and dish soap which I thought was a nice touch. But there were plenty of pillows, blankets, towels and beach toys for our rather large-ish crew. There was a TV in both bedrooms and a larger one in the living room. There was a lovely deck and a just the shortest walk to be right on the beach. We could see our kids playing on the shore from the bottom deck but better from the upper deck. Both bedrooms had attached bathrooms but only the smaller room had a bath tub. There was a metric poop ton of closet space and I wasn't upset about the dishwasher and apartment washer/dryer as those came in very handy. The last star is missing because of a few 'minor' issues. There were some dings in doors and walls which is to be expected from a place shared by likely hundreds of people a year. However, dude..no internet? Let's just get updated here! Luckily one of our lot had a hot spot on his cell phone so we were saved from going completely into the dark ages. Also the cleaning lady was...I won't say 'rude'...more like 'curt' because we weren't completely out of there by eleven on the last day (the clock was set to central time). Oh and also hanging on to the last star was the decor. I get...we're on the beach. But seriously? Why do we need everything to be a light house or a sea horse. I chuckled about it every dang day because I gotta say it was just a tad bit tacky. Lastly, the extremely well stocked kitchen I spoke of earlier left not one iota of cabinet space for us to put our Food in but I'll be damned if we didn't have enough dishware to host a banquet. Oh and on the last day we discovered TWO HUGE....I'm gonna say water bugs? Or those Roaches that belong in a museum. Holy CRAP they were so gigantic as to be comical. But they didn't show up until Friday and we were out of there Saturday morning. We didn't take advantage of the complimentary horseback riding or fishing trip but we did watch all the videos in the whole wide world with our unlimited free rentals at the office. I enjoyed being called 'honey' and 'sugar' by the friendly women I talked to and we were even able to check in in the dead of night because their drop box system. We were there during the off season (first week of May 2012) and had the entire building to ourselves until about Thursday. Panama City was just a short half hour drive to the west and there was Piggly Wiggly about ten minutes to the east and Dollar General right across the street. We mostly spent our time either in or near the water (the weather was outstanding all week long) or simply 'lounging' about watching TV and generally 'vacationing'. In conclusion, go there, stay with these guys. You will love it. I'll never forget it! read more

Run away from using this company as quickly as possible. They will lie and cheat you regardless if you are a property owner or guest. They will not perform maintenance and honor any commitments. They left my guest with towels to stop a leaking window, left me with a high water bill due to a leaking valve in shower, left no address sign for 911/emergency on unit, took deadbolt out of door and left a hole in door (also unlocked). They removed WiFi and cable equipment before contract was completed, kept $100 profit for cleaning unit but didn't do the work, left trash around property although paid to remove it, and did not fix hanging (non GFI) outlets under the kitchen sink. My new management company ( Forgotten Coast Property Management) fixed everything within a couple hours and saved the day for my guests. I asked Pristine to repair these items for 2 months. My contract with Pristine was cancelled due to terrible service and constant lies. DO NOT USE THEM ! No guest or owner should have to endure their lack of professionalism. read more

First home was new to the rental market. It has a phoney 5* review, and that was confirmed when we were told we were the first people to stay. (Chateau Seaclusion). Arrived Saturday evening and immediately spotted a mold/mildew remediation sign in the front yard for advertising. Downstairs bath smelled of mold. 2of the upstairs bedrooms had no adequate venting in the bedroom and the temps registered 89 degrees with the windows open. Called after hours. No return call or email. Came home the next day to find the whole ac unit not working and the kitchen lights flickering..microwave beeping. Called again. Sent hvac out and stated there was no reviouslh reported call. Upon inspection, found mold and water around units and took photos. Got relocated to a different beach and home. Lost half an evening relocating and most of the day the next day waiting on our overpriced beach equipment to get relocated. House was not as nice, different beach, not as calm. Received a refund (not much of one). Placed a review on their site...apparently they filter. Drove by the previous property...amazingly the sign for mildew remediation was gone........ last full day at the Beach ...a group of about 1 men took over with all of their fishing rods. They had a ray that was dead and they carried it like a troph over their heads...making all kinds of racket. They kept throwing it in the water and then back on the beach...making a spectacle and a toy out of the poor thing. Sliced it in half..acting like a bunch of idiots. Then, we find out they are with DNR and they're baiting and catching sharks. We have seen them pull up several. That's exactly the beach vacation we were dreaming of...the kids certainly aren't getting in the water..seriously. read more

Summer dream home more like summer nightmare home We never write any review of any product or stay as we're usually happy and easy going and when there is an issue, most of the time there is a resolution or compromise. This time we felt that due to the lack of empathy from Pristine Properties Vacation Rentals, we needed to expose them. First of all, the house is beautiful and the employees at Pristine Properties Vacation Rentals (especially Sherry) are polite and friendly. However, their hands are tied by management (Justin) and their policy. The issues started as we first walked into the house (around 7:30pm). The master bedroom bed had no comforter or blanket (just sheets) and the in-law suite had no heat or very little (it was about 55 to 60 degree). We called the after hour emergency; they said that the comforter was dirty and was sent to the dry cleaner and that we should get it the next day. How hard would it have been for them to replace it before we got there? As a result, we had to put all the kids in the same room for the 1st night. As for the lack of heat they sent a technician. The technician was surprised that very little or no heat came out of the register vent and mentioned that without tearing the house apart, he couldn't fix the issue. In his opinion, it was an issue with one of the ducts. We ended up using a space heater all week which was noisy and bright. We also realised that most of the TVs were not working. Not the best first impression so far. On day 2, we called Pristine Properties Vacation Rentals to discuss the above issues. They offered to move us to another house but we would have to pay a higher rate. We obviously refused as it doesn't make sense to pay more in order to get what we already paid for. Our desire was to get moved us to an equal or better house at no extra charge (would still need to put up with all of the inconveniences) or to get some kind of compensation. They flat out refused because of their policy statement and the fact that they didn't own the house...they were just the property manager. We therefore asked for the owner contact info but that was also against their policy!? They brought us back the comforter (thank you, we could then use all of the bedrooms). Their employee (very polite and friendly) came twice for the TV but couldn't do much. Of course, it wasn't their fault, it was the utility company. The utility company also came twice and by the end of the week we could finally use the TVs. The house came with 5 TVs as per the description and other that the last 2 days, we had either none of them working or a maximum of 2. Luckily for us, any Pristine Properties Vacation Rentals come with a card for unlimited DVD rentals at their office. Off we go to their office only to find out that their DVD rental machine was out of order. Again, not their fault and they were waiting for a technician. At least it was nice to know that the broken things were not only at the house. It took them a few days to get it working again. The microwave didn't work either; again not their fault as they are not the owner and their policy statement is clear. They did bring us a countertop (thank you) and they also sent a technician to look at the defective microwave. They said it was defective (really!?) and that they would have to come back to take it with them. We asked them not to come back until we were gone as the countertop was fine and that we had enough visitors already. We had a total of 9 visitors during our 7 days stay!? The beach chairs were rusted out and broke when we tried to open them. Not their fault (I guess they rusted overnight) and they brought us 4 new beach chairs (thank you). The cleaning wasn't the best either; the rug in the living room wasn't vacuumed properly, my wife made the mistake to sit down and when she got up her black pants were basically white from dog's hair. We tried to vacuum the rug but, as you guessed it, the vacuum cleaner wasn't working (i.e. no suction at all). We called Pristine Properties Vacation Rentals to let them know and they offered to send somebody to vacuum it (they would also talk to the owner for a new vacuum cleaner). We refused as we already had little privacy from all the visitors they sent. We just wanted to make sure this would be fixed for the next guest; but I seriously doubt it. So there it is: no TVs, no heat in the in-law room, no microwave, missing comforter, rusted out beach chairs, dog's hair on the rug, broken vacuum cleaner, 9 visitors and a property management that tries to be reactive as opposed to being proactive while hiding behind the owner or their strict policies. I only talked to management (Justin) once as he wouldn't return my call and was never available. Probably better because he wouldn't consider any resolution and totally lacked empathy. If you rent from Pristine Properties Vacation Rentals; don't say that you haven't been warned! read more

Stayed for the third year. The beach was the best as always. Relaxing and fulfilling. Pristine was not so great. Had to have the AC fixed and ice machine was broken. Black floor covering on top deck was hot and sticky so we just did not use it. Justin at Pristine did not feel this was worth a 10% advance toward a rental next year. Rented with someone else for 2 weeks before leaving. I got 10% off for early booking. Go figure. read more
