    I bartened a graduation party here. I did not know this place existed…read more A hidden gem. Tucked away in a Industrial area. Inside is unique and beautiful. Gives off a New Orleans vibe with two rooms and one has a loft. Lots of great artwork. Our party had about 60 people. A DJ and room for dancing once the tables were moved. BIG bar with lots of room to spread out. Friendly staff. I loved it here.. Great venue for small group.

The disorganization of meeting to do final planning and final pricing was just the start of our disappointment. They have a policy of paying all fees 60 days before the event which is completely understandable. What is not understandable is holding us accountable for them being late with final paper work, 35 days late. When we were first contacted to discuss our wedding plans we were under the impression we were meeting to discuss arrangement of the room and timing for the day. To our surprise it was more about what we wanted to add to our bill because it was already late and because it was late there is a 10% late fee but they will "wave it" if we pay immediately. Mind you at the meeting all the questions we asked 90% of the response was "We can figure that out the day of the wedding," I did contact the owner and inform her of this iteration. Long story short we then had another horrible experience when it came to trying to pay our bill and the owner threatening to cancel our date and add the late fee back on. They have no empathy, understanding, or time management. Will blame you for there mistakes and expect you to give them grace but not show it in return. Like I said beautiful venue hate that we lost 1,000 in this place do to there horrible management style only use this place with a wedding coordinator.

    Our house flooded and a certain Realtor at Total Realty in DeLand did not help us or tell the owner…read moreabout our situation even after we'd been renters at this home on the river for almost 2 years. We had to BEG HIM to come to the house and see how bad it was. We could no longer live there due to the continuous water coming in, the mold, and the gators in the front yard, etc. The Realtor requested I give him a phone call the next day to "wake him up" in time to come visit our flooded home. I thought this was VERY unprofessional. The next day, I called him anyway and he didn't answer my call and he was VERY LATE meeting me. When he FINALLY got to my house 45 MINUTES AFTER he was supposed to meet me, he wouldn't even get out of his truck when he got there. He just treated it like it was no big deal. WE COULDN'T EVEN WALK TO OUR HOUSE IN RAIN BOOTS ANYMORE because the water was SO HIGH. He was so uncaring and treated us badly right from the start. I won't even go into what he did to try to keep us on his "roster" as renters and the crappy places he tried to get us to move into after that. He was always late again meeting up with us at potential new homes. We decided to rent ONLY from owners from then on. We will NEVER rent from any property managers EVER AGAIN because of this wretched experience. I advise you do the same! In my experience, owners are more concerned for the care of the house and about the people in their houses and they like to make sure everything is taken care of quickly and with quality. I hope this helps in your search. But DO STEER CLEAR of Total Realty! Updated response, after reading the comment from Cynthia: I saw the comment that Cynthia, the president of Total Realty, added to my review in 2012. I don't get on Yelp much anymore but, I thought I should come back to add a few things, in response to the comment. I do not blame Total Realty at all for the actual flood happening. Yes, things like that happen. It was not the fact that it happened... it was how it was handled. Jerry should not have asked me to give him a "wake up call" in the morning to wake him up and remind him to meet me at my flooded home and then ignore my wake up calls and show up 45 minutes LATE at the house and then not even get out of the vehicle to talk to me. He is supposed to be a business professional here. He didn't even want to deal with me in the first place because he thought the flooding probably wasn't "that bad". I literally had to BEG HIM to come and see the house, so that I could show him how bad it was and be able get our deposit back. The water was up to our knees and gators were starting to come into the yard from the river. We couldn't even take all of our belongings with us because we couldn't risk going into the water where the gators were anymore. We had to leave things behind. The house was condemned and was bulldozed not long after we left. That's how bad it was. He kept trying to find excuses as to why we shouldn't have gotten our deposits back. It was horrible. I'm truly in shock it was even returned to us after how he kept trying to find a way out of returning it. He also kept trying to get us to move into other properties that he managed, to get out of having to give us the deposit back. At the time, we were so desperate to get into a new place quickly, that we allowed him to show us some other rentals. However, his continued lack of respect and his perpetual tardiness at meeting us at potential new rental homes at the designated meeting times, made us want the deposits so that we could rent elsewhere. It was only returned after we demanded it back. This should not have been how it was handled. Also, there should not have been an issue returning our deposits because THAT MONEY SHOULD HAVE BEEN IN ESCROW. Simple. This is a HUGE red flag! Saying you strive for full satisfaction and then not taking any actual responsibility for how you handled our situation is like a slap in the face. I should have never have had to beg someone to come and see the property to prove that we couldn't live there anymore. You can't "save face" here for how we were treated by saying that you're sorry you "didn't achieve satisfaction within [your] capability". You were absolutely capable... of showing respect for us and our horrible situation, for showing up on time, and for putting that money in escrow when we first gave you our deposit. You have only proven my point that your company does not care, doesn't behave professionally, doesn't show general respect, and doesn't take responsibility. By the way, I'd like to add, since any readers don't know... The president, Cynthia DeLuca, is married to the property manager, Jerry DeLuca, who was the one who behaved so unprofessionally during this mess. So, it's likely that he still works there. However, it is also Cynthia's responsibility to take ownership of how her husband treats tenants, since he is employed by her. As I strongly suggested before, steer clear, people.

I am writing this review based on their placement services. aka they run a background and credit check, as well as advertise your property, and place a qualified tenant to rent your house. Total Realty charges the owner the first month's rent as a finder's fee. As it turns out, having only moved in for a month, the tenant filed for Chapter 7 bankruptcy. I was informed of this news by a notice I received from the bankruptcy court in Orlando. It was very puzzling to me because I thought Total Realty did their homework on this guy. Needless to say, Total Realty got their first month's rent and couldn't care less that the tenant turned out to be someone who was on the verge of bankruptcy when he moved into the house. It was quite obvious to me that Total Realty made a mistake in approving this individual's rental application. So I asked Terry regarding his financial situation, and she me told that "everything looked good." In an email I received from Terry, someone in Total Realty said "anyone can file for bankruptcy." This may be true but not all filings are approved by the court. In fact, most courts in the U.S use a means test to see whether an individual is truly in financial distress before deeming you eligible for bankruptcy. It's not a free for all. The statement that "anyone can file for bankruptcy" is a fallacy. Although I do not have access to my former tenant's credit report, I'm quite sure that not everything good. As a loan officer, I've seen many credit reports from all ends of the spectrum. Those who ended up in bankruptcy are individuals who have been in a downward spiral for quite a while. I'm quite confident that Total Realty did not fulfill their duties in vetting this individual. Had they done so, nobody in their right mind would've allowed this guy to move in. Aside from the fact that Total Realty failed to place a qualified tenant into my house, they wanted to charge me again to find someone else. It's unconscionable, and outright ridiculous for them to do that. I was told that they would have to charge me for at least a half month's rent, because of the work that goes behind finding a tenant. Since it'll probably be the same procedure (if any) they used to find this deadbeat tenant, I decided to part ways with Total Realty. I refuse to pay for their mistakes again. It's really a shame because they've lost me as a client over a measly $400. Between me and my husband, we own four rental homes and Total Realty could've made thousands more down the road.

    Received final notices before we received any warning notices about our house painting need. Then…read morewhen I emailed them immediately regarding our need to save money prior to painting our house, it was sent to many people in the company. Note that we were not told next steps or any sort of direction after this. No direction with a deadline, or requesting us to submit an extension. We do not hear back until 3 months later with a notice that our account was sent to the law firm. Then when I contacted Jo Ann; she said "I wish you had contacted us before this year" which I then sent her proof of us reaching out to Sentry in November 2025 and apparently this didn't matter because even though I was able to prove that we did contact them and didn't receive any direction, they still told us the fees would have to be paid although their company dropped the ball. I know many people who have had this management company and have received final notices before warnings. It's very sketchy and I feel as if they are trying to get extra money even when it was their fault. I know people leaving my neighborhood due to this management company and would never recommended them.

I emailed Sentry Management letting them know the issue had been resolved and requested the time for the hearing as they had not provided it. When they refused to provided the time for the hearing I spent almost 4 hours on Teams waiting for them to appear. They did not appear and now want to fine me $1000 for leaving a trash can out. It appears they only wanted to fine me as they made no effort to respond to correspondence or to appear at the hearing they scheduled. Update: I spoke with the representative for my neighborhood and we got the issue settled. While I still feel a $1000 fine is excessive for a trash can left out, I understand better the situation. I still think they should have given me a time for the meeting instead of me sitting online for almost 4 hours. I still feel they should have replied to my correspondence instead of ignoring me. I will give them an extra star for solving this misunderstanding.

Several dead roaches were found scattered around the place when we moved in despite them stating a cleaning crew had been dispatched beforehand. Dirt and grime was everywhere imaginable. It took three people to wipe down everything as it looked all to be caked with dirt. It is impossible to get anyone on the phone to help you with any questions or maintenance issues. They would always say just keep emailing and they will eventually reply. I even tried to schedule an appointment for their office since it suggested that on the website but nope wouldn't allow it. After months would pass of this back and forth the receptionist just gave me his email to then send my inquiries that he would forward over. They would constantly send over maintenance workers who either could never figure the problem out or just made it worse. The main incident in question was when our evacuation pipe in the attic was dripping into our bedroom ceiling. Jander suggested we flush it every single time it began to leak. This turned into several visits from maintenance who would come to do the same thing we were expecting a different result. A drip soon became a leak that had continued for months at this point. They finally decided to change the whole system out. After a day the drip turned to stream and this lead to my boyfriend slipping through the attic onto our bedroom floor. He broke two vertebrae in his back and had a compression fracture which till this day has to deal with. Us both being in the Army already gave us back issues as it is. Of course this created even more divide in trying to reach some form of communication from Jander. As we now needed to fix the whole in the ceiling on top of the leak. Eventually, those were resolved by maintenance, but in regard to the hospital bills it took forever to hear anything. When we finally did they said they would forward it to billing. Again, heard nothing despite us reaching out. A simple no would suffice not to just ignore the issue entirely. This is supposed to be a professional business run by adults. If you are too scared to talk on the phone you can at least have the courage to return an email. The only good thing I can say is we got our damage deposits back.

October 17, 2025 - toured 118 E Bay Avenue, Longwood, FL 32750; filled out applications (2 @ $80.00 each) through appfolio October 18-19, 2025 - numerous calls from Audrey Lombardi with Rental Homes, LLC asking us to provide proof of income, copy of current lease, verification of landlord reference letters, etc. - Text sent to Audrey Lombardi requesting a copy of lease to review October 20, 2025 - 12:35 p.m. Call from Audrey Lombardi stating application was approved - 3:33 p.m. Email from Audrey Lombardi with Reservation Agreement and Fee Disclosure. Instructions stated Reservation Deposit in the amount of $2,040.00 required to be paid by cashier's check today, October 20, 2025 or earlier if possible to remove the listing from the market until October 22, 2025 (date lease was to be signed). Listing was never taken off the market. October 21, 2025 - 12:55 p.m. Email from Rental Homes LLC (appfolio) instructing to set up tenant portal to view lease. Agreeing to terms of service was required to view the lease. Upon reading the terms of service, I called Audrey Lombardi and told her I did not agree to the terms of service. She asked where I found terms of service. I told her it stated you had to agree in order to join the tenant portal. Her only response was, that was their policy in order to view the lease. I told her everything they were doing was backward. Their form stated I had to set up utilities 2 days before signing the lease, but Longwood Utilities requires a signed lease before starting service and Rental Homes LLC required the lease be electronically signed and brought to the walk through along with a cashier's check for $2,045.00. There was NO opportunity to cancel if something was wrong with the property discovered during the final walk through. I did finally agree to the tenant portal to view the lease, which was horrifying. Some highlights are listed below: Rental was "as is" condition; Rental Homes LLC makes no repairs Tenant pays rent through the portal plus a % of the rent to use the portal $195 move out fee $195 for a letter of reference $ 75 per maintenance request (tenant responsible to pay repair costs) $ 75 per maintenance determined by Rental Homes LLC (tenant also responsible to pay those repair costs) October 22, 2025 10:06 a.m. Text from Audrey Lombardi stating walk through scheduled for 5:30 p.m. 3:57 p.m. Text to Audrey: "See you at 5:30". 5:30 p.m. No one from Realty Homes LLC was at the property. I personally love to work with John but everyone I have come into communication with has been so helpful and is always a pleased to help me. I never have anything bad to say and when I need a minor repair the Latchel team makes me feel important and comes out to fix it expediously. I have been renting with them since 2021 and hope to continue having such a great relationship with this management company as I don't plan on owning a home of my own any time in the future.

The straight up dismissal of maintenance request, and things that are detrimental to health like sewage issues and black dust coming out of air conditioning units. Even the people that work for this company have secretly said how bad they know that it is. on top of all of that. My breathing has suffered because of mold, mildew, and the condition of this house, and instead of hearing what their tenants say, they act like every Maintenance request is an offense to the company. It's not, it's just stuff that needs to be fixed. I live in a unit that is very very old and has been redone and it's beautiful, but there are a lot of behind-the-scenes type stuff that need to be addressed and the owner probably has no idea because Florida Realty investments literally makes their tenants suffer.
