Locked myself out of my house and Nick was there within 20 minutes to get me back inside. Literal lifesaver!

Stuff like curtains, white paper towels and a rope as if they were sending me a racists message. They complain about noise when it's never that loud on my balcony. Obviously they just don't like me being their neighbor. The front office is never settled...so many people have come and gone in the past year that I've been here. Ben has been the only polite and consistent person in the office. I've had a few maintenance issues but they were all resolved. The balconies are very close together to the point you can see in other people apartments which can be a problem if you are not next to polite neighbors who are understanding. My suggestion is; if you don't want people possibly seeing inside your apartment, use your BLINDS and close them, that's why they put them there.

Needless to say, I have reached out to both Orlando Ponce (HOA Community Manager with AMS) as well as Laura Kephart (Regional Manager with AMS & William Douglas Management). If they get enough votes to eliminate the lawn maintenance, they will reduce the cost by $35 per homeowner per month, BUT we pay over $50 per homeowner per month! I have asked for the updated Budget and have asked why there is a discrepancy, and they refuse to answer as they want to keep the extra funds for their pocket. This is a worthless HOA, along with the board members that need to be dismantled immediately! In North Carolina, HOAs are required to post their budgets to the members' notice board at least once a year. This requirement is part of the state's Planned Community Act, which mandates that HOAs provide detailed financial information to their members. The budgets must be posted in a manner that is reasonably accessible to all members of the association. This ensures transparency and allows members to review the financial details of the HOA's operations. They still deny me access to this budget.
