They do not believe the lease is binding on them, only on the tenant. They moved me into a unit where they knew the washer and dryer were not working and refused to do anything to correct the problem. Instead of attempting to find a resolution to the issue, they began a campaign of harassment and home invasion against me. They do not respect tenants' rights to quiet enjoyment and expect to be able to access the unit indefinitely for maintenance requests they aren't able to complete. When I expressed my dissatisfaction with this, they made efforts to find additional "reasons" to access to the unit, such as a need to check out every unit in the building to decide who had the prettiest apartment to advertise. I asked them not to make entry to my apartment for this reason, but they chose to trespass in my unit anyway. Caitlyn Paul was a property manager at a different building than the one I lived in, but somehow got involved in harassing me via email and inappropriate entry into my apartment-- again, in a different building than the one she managed. I moved out after three months at great expense, both financially and to my mental health, because my home was being invaded regularly by both my property manager, and by Caitlyn Paul, who was not my property manager. Highly recommend not leasing with prime locations, or if you must, install cameras so you can see when the property manager invites his friends over to your home to mock you. read more

Prime Locations (which is more like Crime Locations from my experience) downtown apartments 123 4th Building is advertised as a secure bldg w/mgmt on-site. When I moved in, it also falsely advertised a security camera in the lobby and mailroom. After having several things stolen, I found out that it was fake & never worked, it was just there to trick prospective residents into thinking 123 4th Ave Building has security measures. So anyways, I've lived here since Fall 2020. For the first year, things were great, mgmt in the office during the week, there were minimal issues as expected but overall felt like a decent & safe place. I even renewed my lease after the first year. Big mistake. Things have rapidly declined since. All cleanliness has ceased to exist, the entire bldg is now always dirty, hallways & elevators smell awful w/debris all over the floor, & creepy encounters are the norm. I've had so much mail, packages, & personal items stolen in just the last 4 months I've lost count. It's like paying second rent. I've also had several concerning encounters w/random non-residents who told me they make copies of key fobs from residents, which allows them entry to all areas of the bldg & parking garage. Due to this & inaction from Prime Locations property mgmt, I have serious concerns for my car in the "secure" garage, which I pay $150/month for, on top of $1800/month rent. At this point I feel like my vehicle (& my mail) would have the same security on the street, & I'd have money back to account for all the stolen items I've had to replace. Now someone has several of my things, as well as any personal information that was included in my mail and packages, & they know exactly where I live. They might even be my neighbor, which is likely since packages sometimes disappear from my door within minutes of being delivered. There is zero feeling of trust or safety in the whole bldg. I have reported it in every way possible only to receive inaction from property management. I went from loving this place to hating it. Don't be fooled like I was. Read recent reviews & believe them. Ive lived here about a year, currently attempting to move out. Property management at the complex i live in has always been fine. Unfortunately on their corporate side they have a policy that states they do not complete tenant review forms from prospective apartment applications out of fear of getting a lawsuit. What this means for me is that they refused to cooperate with my prospective landlord (or any landlord who will request a tenant reference form from me) and the application was dropped as a result. I was applying for low income housing which requires a tenant review form by law to be completed. Because they refuse to complete it or work with me to satisfy the requirements otherwise, I cannot move into a low income housing program and my housing options have been seriously reduced. If you are on a low or controlled income this is not the place you want to live. It is a predatory and destructive policy that wouldn't exist unless the company was worried about having to verify its unsubstantiated claims against someone as all marks against a tenant are documented and notified. The questions they have a policy of refusing to answer are: 1)Are you a relative or friend to the tenant 2)Was there a written rental agreement 3)Verify residency dates (This is the only field they filled and did not cross over in pen) 4) Verify rent amount 5)Did resident ever pay late 6)Did resident issue NSF checks 7)Were notices issued for lease/rental agreement violations 8)were there damages caused by tenants or guests beyond normal wear and tear 9)Were there roommates living in the unit 10) Did resident have a pet, and if so what is the deposit 11) Is there an outstanding balance on departure 12) Security deposit amount / Amount returned 13)Did resident give proper notice to vacate 14) Would you rent to tenant again NOTHING on that list is personal information or impossible to defend a claim of through filed paperwork on the part of the landlord. Prime Locations - Property Management Near Me - Tumwater, Washington

Prime Locations, both upper (Zach Kosturos and Zach Strong) and lower management (Monica Moudy) is the worst company I have ever done business with. I would not recommend their services in any capacity. My family rented a home that was newly built. The home was poorly built and we experienced many issues, some of which were never resolved in our time at the home. Rather than fix the issues, Prime Locations blamed the contractor but failed to hold them accountable. After a one year lease which we fulfilled completely, paid rent every month on time or early, and attempted to remain patient regarding the numerous issues, we were given a 20 day no fault notice to vacate. My family believes this was in retaliation as we would not ignore the damages or neighbor issues. Our garage floor was poured incorrectly which resulted in flooding and damage to my property, windows were broken and went more than 6 months without being repaired and was still not repaired upon our move out, hvac was installed improperly resulting in higher heating and cooling costs and other numerous issues. There were also health and safety concerns presented by others living in the community. Pit bulls off leash, breaking out second story windows and barking at the neighborhood to which we were told nothing could be done as the animal was listed as a "service animal". Animals being left in the garage to defecate. The garage would be opened every few weeks to be sprayed out. This resulted in a strong odor of feces and urine. Kids running the neighborhood unmonitored using vulgar language while violently playing. In a phone conversation I was told "you knew some of these homes were designated for low income/homeless transition. Some of this behavior is to be expected and we can't control this behavior." After receiving the 20 day notice to vacate, my family immediately arranged to move. We conducted a video walkthrough in which we were told none of our deposit would be withheld. It has been a month since our move out and we have yet to receive our refund despite notifying upper management of the 21 day requirement mandated by law. In response to this complaint and stating a public review would be posted, my family received an intimidating letter from an attorney representing Prime Locations. The attorney claimed that we were allowed to "break" or lease and that our deposit had been returned. We fulfilled our lease and to date we have not received our deposit which I believe is being willfully and unlawfully retained. Again, regardless of why you are considering doing business with Prime Locations, I believe my families experience speaks volumes about how the company operates all the way up to to President/owner(Zach Kosturos)and Vice President (Zach Strong). read more

They get two stars solely because they were excellent landlords when I lived in their property. They resolved concerns quickly when you live there. It is the after living there that is the problem. After almost six years of living in one of their properties, including my boyfriend moving in with me about three years ago, they lost our records. Never mind the fact I paid them at least $20,000 in the time I lived in their property, but I had to wait and wait and wait to get into a new location and pay a non refundable deposit, even after sending over my copies of their records. As far as they are concerned I did not live there, and even reaching out to upper management did not help me. I would recommend renting from the Rants Group before Prime Locations Inc since they are so disorganized. They lost my rent check twice, and I had to fight a late fee. Don't rent or lease from these people. They are unbelievably bad. I had a three-year lease with this company, and it was a disaster. They will promise you the world when you're signing, but as soon as you become a tenant, their entire attitude shifts. I feel like a healthy business relationship should be of working together; their business philosophy is adversarial. Their entire goal is to make their cut of the rent, and do as little as possible to make their tenants happy. I had to hire a lawyer because they changed their billing practices half way through my lease, and I know of some other businesses in the same building that have had to hire an attorney. Again, if you want to have a healthy business relationship with your landlord, don't choose Prime Locations. It's nothing but a nightmare. read more

Rented an apartment for 1 year. Move in process went great. They were always there when I had questions while living there. Rent payments were processed online and was super easy, even for those like me that are a little computer illiterate. Move out went well and deposit was returned.
