    ok so I don't really write reviews but felt like i should for these guys. I have 2 properties in NJ…read more(one in kearny area, one further out) and was having a really hard time keeping up with everything especially the compliance stuff which honestly goes over my head half the time. Someone referred me to RPPM and I called them kind of skeptical bc I've had bad experiences before with management companies that just take your money and don't really do much. But these guys are different. John was straight with me from the jump, explained everything they do, didn't oversell it. They handled some violation issues I had pending and I didn't have to stress about it. Communications with my tenants have been way more professional than when I was doing it myself lol. I used to just text my tenants which I know is not the right way to do it. Only thing I'd say is sometimes I wish they responded a little faster but honestly when they do get back to me everything is thorough and correct so I think its just they are busy and doing things right rather then rushing. Not really a complaint just something I noticed. Overall very happy. Would def recommend to other landlords in NJ especially if your portfolio is growing and you cant manage everything yourself anymore. 5 stars from me

    The lack of consideration and care by M&N Management regarding their tenants is breathtaking. At…read moreevery turn, they've shown nothing but active hostility to residents requesting the bare minimum regarding their safety in their buildings. Under no circumstance should you trust these people with your living situation. In their Broadway Crescent Building, a resident has been allowed to suffer for years with a mental health crisis. Rather than being proactive in removing the individual from the property and getting them the help they need and deserve, they are instead allowed to slam on their door with a hammer all night, destroy their appliances and throw them in the hallway, and threaten other tenants and people on the street. To name just a few examples. See the attached photo of the door in question for a taste of what living in an M&N-owned building is like. Management has remained committed to not communicating with residents who are rightly scared to be in their own homes. In fact, they often ignore calls from tenants asking for information about the situation, or, if they actually pick up their phones, treat them as if they are a waste of time. The management team making up this company should not be allowed to be responsible for human beings' homes and well-being, and in fact, have shown a blatant disregard for the quality of life of people they gleefully accept money from. tl;dr: rent somewhere else.

I have been a diligent tenant in one of their buildings since 2014, almost ten years now. I have been calling the management office intermittently since July of 2022 to inquire about the availability of three bedroom apartments within the same building. Was told each time that I've been added to their "waitlist" and would be called when an apartment opened up. This was not the case. I was never called and found out too late that a three bedroom apartment on the same floor of my building, just across the hall from my apartment was listed on Street Easy on on 4/4/23, was up for four days then delisted on 4/7/23, rented out to new tenants. When I called the management office back to inquire about this the gentleman I spoke with seemed to be surprised by this information. Nor were they aware I was on any waitlist to be called for an opening for a three bedroom apartment, nor could they come up with a response as to why I was not called. Needless to say I am very disappointed and very disheartened with this incident because I absolutely love my building and neighborhood and would love to remain here. It is also very concerning to know that they do not have an efficient way to track these interactions system wide. **UPDATE** I called the management office on 7/20/23 to inquire about apartment availability and to confirm I was still on their waitlist only to be told there was no waitlist and that I would have to call at the end of each month for availability. I then called on 9/1/23 to check for apartment availability to then be told that there is a new protocol that was put in place two months ago that required people interested in apartments to complete a registration form. At no point was I informed of this when I called on 7/20/23, less than two months ago. I have ongoing emails with members of the management office team consistently asking why these issues and miscommunications keep arising. No one will directly answer my questions and I have been continuously disregarded. Absolutely no one has acknowledged that they have dropped the ball on this entire situation. Additional update: still no response to my inquiries as to why the ball was dropped and why so much misinformation was provided to me, but was pretty much told to look elsewhere. Have the email chain to back it up
