After submitting our application and paying the required fees, we were asked to move our requested move-in date up significantly in order to keep the property. The date shifted multiple times within a short period (from April 10 April 1 March 16). To accommodate this, our group coordinated schedules between four tenants and even negotiated with our current landlord to move our lease end-date forward by two weeks so we could meet the new timeline. The following morning we were notified that our application had been approved, but were also told that another applicant had already been approved the previous day and that the property would go to whichever approved applicant delivered the earnest deposit first. I immediately left work to bring the deposit to their office, only to learn another applicant had delivered theirs about an hour earlier. The most frustrating part of the experience was the lack of transparency around this process. When I visited the office the day before to discuss the lease and move-in timeline, there was no indication that another approved applicant already existed or that the property would effectively become a race to deliver a deposit. Had that been communicated earlier, we could have made more informed decisions about adjusting our lease and rushing to meet the new move-in requirements. To their credit, the designated broker did respond to my concerns afterward and explained that their policy is to approve multiple applicants and allow the first person to deliver the earnest deposit to secure the home. While I understand the reasoning from a property management standpoint, this approach places applicants--who have already paid fees and invested significant time--into direct competition without clear visibility into where they stand. The staff I interacted with in person were polite, and they did offer to help us look at other listings using our existing application. Unfortunately none of their current properties met our group's bedroom requirements. Overall, I would recommend that future applicants clarify upfront whether a property could have multiple approved applicants competing to deliver a deposit. Knowing that earlier would help renters avoid making rushed housing decisions under uncertain circumstances.

Jovanni was our agent and I told him (and wrote down) I only had $1200 in moving expenses. This guy tells us we got approved for an apartment that was $1450 a month (which is fine as long as there are move-in specials) turns out there were NO move in specials and the apartment management company doesn't have an office so we could sit down and actually break down all the fees. I've rented many apartments in my life and never in all my years has my experience been so bad. Random fees would pop up out of nowhere and now all of a sudden we have to pay $2300 just to move in! Mind you- we already packed up our entire life and moved out of our previous apartment because NO ONE COMMUNICATED WITH US UNTIL LAST SECOND THAT WE HAVE TO PAY 2x THE AMOUNT JUST TO MOVE IN! We even SIGNED THE LEASE! Not a single person told us about this move in cost because we made it VERY CLEAR what we had to work with. Home warranty group that they use -- First American -- is worthless and basically a scam. If it wasn't for the suboptimal contractors and warranty groups they work with, they would easily get a 5 star. I hope this helps someone who works with them to purchase a home and saves them many, many headaches! And I hope they work with other contractors that are more honest.
