I feel sorry for anyone whose bank forces them to use this low quality appraiser. Our appraisal was so terrible that I actually got our bank to throw it out and order a new one. Doesn't use accurate comps, doesn't value high end materials, works too quickly without attention to detail so a lot of information on the appraisal report was inaccurate. Kenneth Nicholson appraised my log home. Because there's not any full log homes for sale in my area . He found what he thought was close. 1st wasn't a log home, it was log siding, inside was all plaster. 2nd was a plank home, with no flooring and no basement. 3rd one was a log home..... on Lake Michigan. I'm close to Lake Michigan BUT not on it.... you can't find a out house on Lake Michigan under a million dollars ... The bottom line is he appraised my home for much less than it's worth. Update: I did not attack this person's character. yet he attacks mine. We had the property reappraised and the value came in at $195,000. First off, I'm not unethical for advocating for my home value. If I didn't get the price I needed, I wouldn't do the refinance. So, he can do the appraisal how he did it, I don't want an unethical fraudulent appraisal. Furthermore, he provides a service to fight your taxes and lower them if the values on a property are wrong... But I'm unethical for asking him to use the service he provides, what the heck LOL I even believe he brought the service up to me. But he is claiming I unethically asked for a "low appraisal" on the house I bought. Moreover, these are two different properties he referencing from the conversation, I have a property in Norton shores. This is a lie on his part... There was a lot of work done after this property was purchased... So not sure why he was saying I didn't do anything... Lastly, the bank ordered a new one, they had issue with his appraisal and I attached the new value to the review. We sent in a sizable rebuttable and he didn't change anything. Ken Nicholson did a very very poor job on my home's refinance. Now I could see if I didn't get the value I wanted, but he actually gave my home a lower appraisal than what it appraised for in 2022, after being cleaned, new flooring, paint, and other odds and ends being fixed. A few things that were bad: He had inaccurate sq foot size for the 3 unit, when I called him out on it he got all technical, and tried talking down to me. He was off by hundreds of feet and tried to say he was using ANSI, which my guess is, he didn't use ansi for his comparisons... He also indicated he was using a tool to measure the home, I don't remember seeing him use that tool. 2. He missed some key comps that should of been used 3. When we asked him to update the appraisal he did not 4. His rental assessment was very low, considering when I bought it it had leases for 2300, he said it would rent for 1850 or so. So with all that said, his appraisal was so bad, another is being ordered at no charge to me... I'm not one to go out on a limb here and write bad reviews, but when you pay $715 you want someone to at least do a decent job. With that said, I would not recommend him to be used. read more

Selling my house on my own and wanted it appraised to set my price accordingly. He was very professional and asked a lot of questions about the house to get the best understanding of my property he took plenty of pictures and even drew a floor plan of the house. I would use him again and was very personable and considerate of my time. read more

Kenneth Nicholson is not an ideal appraiser to work with for Premier Appraisal Service. Items on the original appraisal that were fixed were not added to the appraisal amount when he returned to the property for a reassessment. Caused issues with the offer on our home. Stay away!! read more
