You could literally walk -- and it's so close to so many restaurants walking distance and close to the highway as well. I guess a downside to this is that traffic is INSANE during the weekends, but where is traffic not insane in ATL? 2) Leasing office is super responsive and friendly. They often offer resident events or just treats on special days and whenever you put in a maintenance request, they are SUPER quick. Usually day of or day after (unless it's the weekend) 3) Prices are pretty affordable. I'll keep this one short because inflation is now a thing and prices are hiking FAST but I signed at a pretty reasonable rate for me and my roommate. 4) No bugs issues. Ever. I haven't seen a single bug in our apartment besides the ones that come in whenever we open the patio. 5) 2 outdoor pools, fitness center, package concierge and a wide dog park! Most of all, it's all tightly compact so you don't have to walk much across the complex to access these! The only downside I will have to say is that walls ARE super thin and we had pretty loud upstair neighbors. It usually doesn't bother me, but it's sometimes reallly bad to the point where people in my work meetings can hear them. If you're looking for a family, this may be a problem. Only reason why I'm docking a star, but other than that it's been a 5 star experience! After living here for a year, I've come to appreciate living in such a nice area with affordable pricing!

But the true property management and the company itself could care less about you. We live in one of the "penthouse" apartments (unit 1411) as they call it. But have went 2 months with a dishwasher that doesn't dry (despite supposedly having upgraded appliances) and an AC unit with only 1 return air vent for a 1600 square foot 3 bedroom apartment!!! They will try to tell you that Isra "blowing 40 degrees out of the vent", but without proper return air vents it doesn't pull the actual hot air out. And the air blowing out comes at a trickle. Our power bills for the summer range from $300-$400. We reached out to the prior tenant since some of their mail still comes here and they stated they had the same issue and reported it as well. The community is great, but If you want this particular unit... I'd ask lots of questions and get them to address these issues BEFORE you move in!!! And the rent increases are NOT in line with the market. In fact, they just lowered the rent for our apartment for a 13 month lease down to less than the renewal they offered us!!! crazy? Yes!!! Tried talking to Mgmt about? Yes!!! After that are we moving out after 2 years? Yes!!!!!

Fridge handle broken and is taped with duck tape. Carpets are old not dirty just old. Matted worn down from normal use. Bathrooms can get mold easily. We needed to buy a dehumidifier and leave it on most of the day to stop the humidity from rising since the built in bathroom fan doesn't seem to vent the bathroom correctly. The properties overall upkeep is great they make sure the outside is top notch. Repaved the parking lots, painted the buildings, power washed and cleaned our windows and deck maybe once but the inside updates, additions, updated appliances/ refreshes are non existent. Please look to refresh these units. Long term, on time paying, tenants are important and should not be ignored.

I waited until the end of my entire lease term before writing this review because I wanted to give…read morean honest and thorough account for anyone considering living here. I do not recommend this complex. When I first moved in, I was excited. The building looked nice during the tour and the leasing office staff were friendly and very communicative. Unfortunately, it did not take long after moving in to realize that the experience did not match the initial impression. One of the biggest issues was the cleanliness of the building. The hallway that leads from the leasing office to the model unit does not reflect the actual condition of the rest of the building. The floors throughout the residential hallways were frequently dirty, with urine, food, paint residue, and trash left in common areas. At one point I even found a used condom in the elevator. I reported this to management and provided photos of the trash and unsanitary conditions, but the issues continued without noticeable improvement. Pet owners should also be aware that there is very limited space to walk your dog. During the tour, ask to see the "trail" where dogs are supposed to be walked. It is essentially a narrow strip of road behind the building near the train tracks. Many times it was filled with dog waste, making it very unpleasant and stressful for pets to use. When residents brought this up to management, the response was that there was little they could do other than occasionally have landscapers place hay over the area. Another major issue during my lease was the fire alarm system. The alarms went off multiple times in the middle of the night, forcing residents to evacuate the building. On one occasion the alarm went off for more than three hours and even the fire department had difficulty stopping it. Management later said it was caused by a leak in the building, but there was very little communication or concern shown for residents who had to wait outside in the cold and rain, many with children and pets. Parking can also be inconvenient for guests. Visitors staying longer than three days are required to pay for parking. Otherwise they must park in the uncovered public area outside the deck near the restaurants, which is not secured. My final concern is related to package security and management response. Around the Christmas/New Year period, a package belonging to my partner was stolen. We later discovered that the package had been moved by management from its original delivery location in the mail room (where cameras operate) to the package room floor, even though there is a sign stating that packages should not be placed there. During the investigation we were also informed that the cameras in the package room were not functioning, leaving residents with no way to identify what happened. The situation eventually involved a police report, but management stopped communicating with us about the issue. As residents who paid rent on time and did not cause issues, the lack of accountability and follow-through from management was extremely disappointing. After not getting help from the onsite team, I reached out to corporate and spoke with the regional manager, Leslie Thaxton, but unfortunately the response was no better. Overall, while the building may appear appealing during the tour, my experience as a resident was very different. I encourage anyone considering living here to ask detailed questions, tour the entire property, and speak with current residents before signing a lease.

I've seen SO many bugs in my apartment these last couple of weeks, i requested pest control, but from my knowledge they haven't come out yet, and there has been an eviction notice on my downstairs neighbors door, with trash sitting outside of their apartment, for weeeeks, so I don't understand why no one has been in the apartment to clean it out yet, that's probably causing more bugs in my home. This is a description of my 18 week Nightmare living here ... total spent $18K. Yes, you read that…read moreright. 4 and 1/2 months = $18,000.00 rent at this "LUXURY" Apartment Community. Quiet enjoyment of the property? None. Constant construction noise, drilling into the side of the apartment ... pressure washing, painting, etc. These Projects were not mentioned to me upon signing of the Lease. I work a lot from home and I might as well have been living in the Parking Lot! I was on the 8th floor ... you'd think I wouldn't be disturbed by the people at the pool ... again, no peace!!! Once I heard children screaming, I went down there only to find there were ZERO adults watching 3 little girls (under 9), I went & found the Security Guard (who didn't seem overly concerned) ... I waited 10 more minutes before he approached the girls and asked if they even lived there ... one of them did ... where's your Mom? At least 10 mins later someone came down! I complained several times about the noise above me ... seems the gal upstairs had a 4 year old that ran ... or should I say stomped all day long! I don't believe she ever took that poor child out of the apartment. From 7am to 10pm ... same routine, day in, day out, Nothing ever changed, even though Mgmt said they called her, or maybe they emailed her. I do not know. Barking dogs? YES! One day I heard a dog barking and barking next door for over 3 hours! I went down to the Office and told Martha, at first she said they don't have a dog, then she mentioned she saw the tenant and he was going out of town for 5 days! What? I said that dog can't be alone for all that time. After several MORE hours, she finally reached someone. Safety?? The power went out twice ... there was NO Emergency lighting in the whole building ... stairways and or halls ... I walked up 8 flights in total darkness (Only light was from my cellphone). Extremely dangerous (photo). Elevators ... usually only one working ... moving out, arranged for the freight elevator and someone else was down there too ... it could've gotten ugly. Upon move-in: dryer didn't work (maintenance was called for next day) Next: ice maker non-working (maintenance...again, next day) Health-wise ... the Trash Chute was broken when I moved in (no one mentioned it while signing the Lease) it remained "Un repaired" for MANY weeks. Apartment was not clean.... Master bdrm carpet was so dirty, looked like grease marks all over! Requested it to be cleaned/showed up several days later. Also, cockroaches liked my Apartment too. Of course they were "upscale", wouldn't they be? When I asked Kelly about it, she said you have to request service (again, no mention of this, plus they take out $ from your rent each month for "pest control"). Ugh!!!! Personally, I liked Kelly and Jordan. Kelly helped me one day when I tripped on an exposed pipe on the street. Jordan was always friendly as well. That was my experience.
