    My wife and I lived here three years…read more The Good Grounds: It's a gorgeous property to drive into, especially during spring. Feels like you're driving into a resort. Overall, the grounds are well maintained. Lots of trees and flowers. Many units have rear and front windows, making them feel more homey than modern apartments. There are multiple well-maintained grills and patio areas, too, and two dog parks. The pool is stunning. Windows: The tall windows offer views of woods if you're lucky to have the right unit. The one in the kitchen was especially nice. Staff: Overall, the maintenance team is quick to handle routine problems. The office staff were friendly, as well. Parking et all: Parking is easy and abundent. Unlike other apartments we've lived in, they don't nitpick you with overreaching rules, like having stuff on your patio. The Bad 20 years out of date: Unless things have changed since 2024, the apartments have designs and fixtures that are way, way overdue to be updated. The kitchen and bathrooms are subpar - peeling veneer on the cabinets, cheap appliances, chintzy flooring, peeling tubs. I'm pretty sure the lighting and HVAC were from the 80s. Overall, the color schemes are dark and a bit dreary and there are areas of many apartments I visited that were dark in large areas. I hear some units can have hard flooring upgrades, but ours was carpet, which just look outdated. Some dumb design/layout choices: I had to duck under outdated, and too long ceiling fixtures. In addition, we had carpet extending to the bathroom sink! Why would anyone decide that's a good idea. One spilled lipstick and your carpet is forever stained. Unreasonable price increases: We moved there for the amazing price of our 2 bedroom and the grounds. However, our rent went up $600/mos in the three years we lived there. Others have faced that, too, and, as a result, many families had moved out and more transient, roommate situations popped up. For nearly $2k a month, there are more modern apartments in the area to choose from. Low ceilings: As a tall guy, the hallway ceiling in particular was so low that if I was wearing a hat, it would hit the ceiling light. Leaks: We had a leak in our ceiling (that was promptly fixed) but our neighbor below often had leaking from our bathroom. My mother in law, who was on the bottom floor of a nearby building, also had mildew and leaks in her ceiling. Stairs: If you live on a top floor like ours, you won't be able to get extra large furniture up the stairs as they curve too aggressively. We had to buy a modular couch, for example. No sidewalks: For such a beautiful property, it was annoying to have to walk on busy roads with no sidewalks, and there is ample room to put them in. If you leave the property, the long walk up has to be done dodging fast cars. Recommendations to the property manager: Update those dreary kitchens, fixtures and bathrooms. Install sidewalks. How about a bike locker? Many newer apartments have them and there is no room to store a bike reasonably in these units.

Upon arrival, the unit was dirty and the fixtures were outdated. The cabinets and countertops were old and many drawers did not function. The shower was dirty and many of the blinds were dirty and had a sticky substance on them. We had to do a deep clean upon arrival which was very disappointing. There are other complexes in the area that are nicer and newer for similar prices. I would look elsewhere.

    BEWARE!!!! By far, the WORST apartment complex I resided in. After a few months of living here, I…read morecomplained of water leakage coming from vents. Maintenance team came out and told me they saw nothing. I, then, informed maintenance of mold on my belongings. Maintenance came out, said it was mildew and not to worry about it. Mold spread throughout my entire apartment, from my belongings to my clothing to even the food my dogs were eating. I reached out to the leasing office demanding urgent reconciliation for this matter to which they responded their maintenance supervisor came out and did not find any moisture/humidity leaks. They sent maintenance men out (without my knowledge and hoping I wouldn't be home) to clean out my vents in which every vent had an ample amount of black mold, which they would've noticed months ago when I continuously complained of water leaking from vents. City View wanted to be cheap and not spend money on an actual mold company to come out and evaluate the condition of my apartment and how extensive the mold damage had gotten. As an asthma patient whose symptoms deteriorated beyond inhalers and to a biological injectable medicine because of the mold neglect, I hired my independent mold inspector and property development company who provided me with a report of how many mold spores there were in the apartment and how they in fact DID stem from the moisture in the vents. Fast forward, I demanded being let out my lease after hearing several other neighbors complain of mold to which they responded by giving me a Release in Full paperwork. This paper basically said I wouldn't sue them for any prior, past, or future mold issues. I refused to sign that document because it took me mentioning my health was deteriorating and I was taking legal action (I had already retained a Personal Injury lawyer at this time) for them to release me. Long story short, they sent me a hefty move-out invoice to which I am suing them in small claims court for Constructive Eviction and they are attempting to counter-sue me accusing me of negligence and improper notice of mold. Thank God I kept all maintenance requests, videos, documentation, reports, and medical summaries resulting from the negligence caused by this disgusting and greedy company. My personal injury lawyer and I will be teaching this company how to properly care for concerns like mold early on so things don't have to go this far. OVERALL, PROTECT YOUR BELONGINGS, HEALTH, AND PEACE OF MIND AND STAY AS FAR AS POSSIBLE FROM THIS APARTMENT COMPLEX. BEWARE!!!!!

For the last month they want you to go get a money order or a cashiers check to pay them. This is absolutely ridiculous and there's no reason for this other than the parent company is too lazy and incompetent to build a computer system that will allow for your last months payment. I've lived in other apartment complexes where this has never been an issue but Cityview just chooses to make things way more difficult than it Has to be. Thank God I am finally moving out of this place.

For example my shower cracked and flooded my downstairs neighbor's bathroom. We both put in claims from our mandatory insurance policy, both got hotels and it was never a problem again. Took exactly one week. I will say maintenance has a reactive maintenance policy regarding their AC systems. During our first year our filter was never changed, we put in a request, done in like two days. I would have done it myself but this unit requires a screwdriver, that means I don't touch it. While the maintenance guy replaced it the old one looked like it hadn't been changed in years. No biggie, just submit a request. This complex recently changed ownership, WYNNWOOD VININGS Units: 320 Year built: 1985 Location: Atlanta, GA Purchase price: $71.5M 1031 exchanges: 14 Equity invested: $33.5M CapEx budget: $2.3M I don't know what all this means...but what I gather is they have plenty of $$$ to fix whatever breaks to protect their investment. Yeah there are so humongous rats by the dumpster, they stay over there. If we had more neighborhood cats they'd take care of em. There are not enough friendly apartment cats around. Animal control is pretty tight around here. I showed up to the pool and the sign said it was closed...I called the leasing office and spoke to Cedric, he texted pool guy and he said it was safe to swim, just waited for the chlorine levels to drop off before noon or something. But that sort of response to immediate questions, and that level of attention is what helps make this place great. Looking forward to another year here, hope they don't jack up the rent with the new owners! Fix the old stuff first, change all the AC filters. Bring us more cats!

It took them two years to build and open a new gym, and in the meantime they removed everything from the old gym so we literally had nothing. The prices keep going up and when you renew a lease they try to charge you so much that you can't even afford to stay. Buy a house, or rent somewhere else. You will regret spending your money here.

They legit do what they want and hold no accountability. It's been an unhappy place ever since they acquired the property. I use to never complain about a thing until they came and stop meeting commitments and set false expectations. The maintenance supervisor is allowed to do whatever he wants and whatever he does not want to do and is not held accountable for his unprofessionalism. I have reported him over & over again and the property manager has done nothing. He has actually refused to make sure any of my work orders are completed and management is completely okay with this. I truly hate that I'm being forced to possibly not renew my lease because their goal is to make this as uncomfortable and stressful as possible for me a tenant. I also have mold in my apartment that the property manager laid eyes on and I'm just tired. All in all they have been more for a problem than a pleasure. Also, any recent 5 star reviews are fake and have to be coming from those in the office I promise you it's not from verified residents. UPDATE 6/5/23 The maintenance supervisor Wardell actually threaten and attempted to assault me in front of the property manager Austin and all they did was suspend him for two days. No accountability and just unprofessional I had to contact the police and go to court to get some sort of justice so now I'm having to deal with this. Rangewater has refused to address the serious issues on this property and on most social media sites they have me blocked. They actually sent me a non-renewal lease letter in April stating that I could not renew my lease for telling a prospect resident not to move here due to lack of communication from maintenance. They attempt hold me accountable for an opinion but Austin doesn't hold his staff accountable at all. Rachel Reese his boss she doesn't hold them accountable or herself and RangeWater just let's them do whatever they want to do so I'm out. And continuing dispute via the law this is legit far from over. Where can someone run in your face screaming and hollering fists to hand and still Keep their job but they want to terminate my lease over an opinion. My experience has been horrible since RangeWater took over I can't make this ish up. I'm glad to be moving out but it's unfortunate I have to deal with the courts to resolve this legal matter due to me now feeling unsafe and Rangewater not doing a thing about it. From Austin to Totianna to Courtney their all fake. They watch their co-worker aggressively approach me & pretty much attempt to assault me. No action was taking, Austin actually thought this was funny. The black women in that office failed another black woman for whatever reason I'll never understand. Totianna told me for months all the horrible things that were said about me from Austin & Wardell the entire time and then switched up as soon as I moved. There was a court date set due to the simple assault but due to them all willing to lie on the stand and Totianna backing out of being my witness in the last min. I am now working with my lawyer on a civil case due to the many reports, complaints, incomplete maintenance requests, emotional distress and also the attempted physical assault from the their employee. It's sad that these individuals have been lying to their hr and their regional manager about what occurred that day. Thank God that Due to the paper trail and recorded conversations along with video I am able to pursue this to the fullest extent of the law. See y'all in court! Don't move here if you know what's good for you. These people are unethical & unprofessional.

Refrigerator never has trouble, washer / dryer work fine. AC never went out. I will say - the dishwasher is very cheap and the racks fall off of the tracks (hardly noticeable). With that being said, their maintenance team is the best I've ever seen. There is an online portal which allows you to request service 24/7. If you request service at 3AM - it's almost a guarantee they will be there that day. Manny is the backbone of this complex. The leasing agents have been helpful. The amenities are fine. Tennis courts are a mess and have no lights which is a shame. I play tennis regularly and have to go to different courts to play at night. Parking is great - no towing or lack of spots. The location is really what sold me when we moved in. There is a Publix / Chick Fil A / gas station and many restaurants within 1 mile. You are 15 minutes from Atlanta and 30 minutes from North Fulton / Metro Atlanta. The apartment is near a police station (BEWARE OF SIREN NOISES - IF THIS IS A PROBLEM I WOULD DISCUSS WHERE YOUR APARTMENT IS LOCATED IN PROXIMITY TO THE ROAD) however, this does make my roommates and I feel safe. Overall, I would say this apartment has everything you need including a very attractive price if you have roommates. 4 / 5 due to the sirens and lack of playable tennis courts.

    I'd looked at TONS of places; mostly on FB Marketplace, Craigslist, Trulia & Zillow. Found a…read morecompany named, "ProMove" who takes your budget & criteria & then sends you prospects. The complex who you sign a lease with pays PROMOV. This saves TONS of time & money. My contact at PROMOVE was "Markisha Foster." I shared that I don't want to live near anyone smoking weed, shouting and fighting, a place with garbage & empty bottles strewn around, loud music, anyone selling drugs, breaking into cars and racing through in their cars like others and children don't live there. She asked what neighborhoods I found interesting? I said; Roswell, Marietta, Smyrna, Vinings and possibly Buckhead. She said give her a few hours and she'd get back to me. The very first place she recommended was a place in Smyrna named, "Park At Vinings". She said, "Judging by what you requested? Your gonna love this place." I liked what I saw online, asked her to set me up an appointment and take it from there. I don't like to jump into anything regardless of how I "feel" about it. I have to make an educated decision based on many factors. With that said.... When you first arrive there's a long roadway from the main road that you have to drive down so you really can't see much of the place from the road. It's a MASSIVE complex yet still...tucked away. I phoned the office and was greeted by a wonderful lady named, "Trina Slade". She instructed me on how to get to the leasing office. When I first entered, Trina greeted me with a big smile and a "Welcome!" Trina asked how I discovered them, what I was looking for and if I had any special requirements. I told her and she listened intently taking it all in. She showed me an illustration of everything available, asked which I would like to see, requested my I.D. and we were off! We hopped into one of those little golf carts and she delighted on how much she loved working there and how this place was like no other she'd worked. A few residents greeted her with a smile and light convo (ALWAYS a good sign with property Mgmt.) I took in all the little children playing, riding their bikes, people walking their little dogs, couples striding hand in hand, joggers and families just...living. I felt an exceptionally strong sense of family and shared values here. Nooo funny business. The pool was one of the most lovely I've seen in Atlanta, it's a winding resort style pool with plenty of seating. There seemed to be ample parking and lots of trees. I requested an upper unit because big roaches are usually found scurrying around most ground "garden units" in woodsy areas in The South & I'm not a fan. A 2nd floor unit wasn't available to be seen at that time so Trina showed me a garden unit that would have an almost identical layout to an upper unit soon to be available. From the moment I walked in, I liked it. 1333 sqft. Spacious, clean, with a much different layout to any others I'd seen. Big bedrooms, nice living room, lots of cabinets & closet space and even a large day room with skylights! I was in love with it. Just my kind of place. Markisha was spot on with this recommendation. I told Trina I was a former landlord & looked for things most people wouldn't such as water marks on the ceiling (indicating leakage), mold spores in the corners near vents, insect carcasses under the sink and in the cabinets and bug feces in corners. Trina said, "take your time.." I found none here. I took my videos, let Trina know I would be in touch and departed but Park At Vinings (PAV) was at the top of my list. Admittedly I did look at 7 other places, some which were in Buckhead but NONE had the character and cleanliness of "PAV". I phoned Trina & asked if I could come back to see the apartment again, she graciously responded, "of course!" waited on me to take measurements and the like. I went home, slept on it, woke & decided PAV was it. It's 6 minutes to EVERYTHING and Trina's a star. I had a LOT of questions and she was always sweet. Thanks for your patience Trina!
