I hired this company to inspect the house we were about to buy. The inspector didn't report that the house had water problems and the house didn't have any drainage system and we needed it. A painter I later hired said that the upstairs ceiling and walls clearly showed that there had previously been water damage from the roof, and the sump pump installer who came after the basement flooded said it was clear to the naked eye that the basement had water problems. We had to pay $11,000 and more to repair and correct the various water problems. read more

Chris Letendre is a great home inspector whom I've worked with for several years as a realtor in the Aquidneck area. He also did my own home a little over a year ago, I trust him wholeheartedly. If you have a problem after the purchase of your house in a week, year or three years, he will be your resource today and in the future. Chad was absolutely amazing, I would recommend him to anyone! First off he made an appointment within two days! Amazing! Then he showed up early and was ready to go, he had so much information he could be an historical museum tour guide. He checked every inch of the inside and outside, found issues I would never even think of, and gave recommendations to non issues that he saw just to improve the house and efficiency. His report came in the same night and was extremely thorough with ratings, explications, and detailed pictures. He is a sellers nightmare but a buyers savior. Fantastic job. Chad was extremely thorough and explained everything as he went. We really felt like he was working for us and giving us as much information as humanly possible. We were going in "blind" as the disclosures on the house were all "don't know." (Adult children selling the house for elderly mom in assisted living.) Chad walked us through the whole house showings what had been done, and when and why, and pointing out repairs that had been done particularly well or would need improvement. He report was equally thorough with pictures. We felt fully prepared to ask for repairs from the sellers, and prepared to keep our eye on some normal maintenance things when we move in. My home was inspected by Precision Home Inspection for a potential buyer. Two fixtures were damaged and a panel was poorly replaced. The damage was small, possibly $15 to repair plus time. If CARE was exhibited this wouldn't have happened. More importantly the inspector did not report his damage to the attending realtor! From my initial call to schedule with Precision Home Inspections, to the confirmation call the night before service, the the inspection itself, this was by far the best service I have ever received from a Home Inspection Service. : Quality We hired this inspector for a home we ended up buying. We were present at the inspection and asked questions; however, he didn't get up in the attic because he claimed clothes were in the way. There were clothes in the closet, but the attic was still completely accessible. We thought that was lazy on his part, but he assured us he saw no red flags that warranted him going up there. Later, we read the attic is one of the most important places for the inspector to check because of the possibility of insulation issues, pests, roof leaks, etc. Turns out there was an animal up there that could have been found had he done that part of the inspection. Most importantly, months later when we went to seal some concrete steps pulling away on the back patio as he advised, we found out he missed an unlevel and sinking patio. This was a bigger problem causing the steps to pull away from the house, break our bricks, and potentially cause leaks. The company that diagnosed the problem said this was something that had been this way for several years, so it didn't happen after our purchase. Had we known about this, it would have changed our decision to purchase. Now, we are out thousands of dollars because he failed to recognize it. When we emailed him to discuss the issue, he said he told us the steps on the patio needed to be sealed where they were pulling away, and therefore he was in the clear. We emailed him back that it was the entire sinking patio he missed that was causing the steps to break the bricks. Claiming the steps needed to be sealed didn't identify the larger problem at hand. He then never responded, which is unprofessional. I would avoid using this inspector. He could have done the right thing and admitted this error on his part, but he didn't. As a result, we are seeking legal counsel read more

Chad did a home inspection on a house we were going to purchase. He was extremely thorough and explained in layman's terms what he was looking for and his findings. My husband and I learnt so much. Everything looked pretty good other than a few minor things which were not deal breakers. As Chad was finishing, he asked us if we wanted the house checked for radon because we would be using the finished basement for an office. My husband and I did not even think about radon until Chad brought it up. We agreed to have it checked and were shocked a few days later to learn the house had a very high radon level. Although this could be repaired, we were not comfortable with this. We are forever grateful to Chad for suggesting the check for radon. When we find the right house, we will have Chad do the inspection. We highly recommend Chad and Precision Home Inspections. read more
