This is a long review, but I feel it's important for other future tenants who rent from PPM. It concerns not only a rat infestation that persisted in the home throughout a large portion of our lease, but also PPM's response. I'll start by saying that PPMs maintenance staff was always very quick to respond when we entered an issue on the online portal. We had a great relationship with PPM homes leading up to this issue, however their lack of response and way they treated us throughout the process led us to make the decision to report this. We started having rodent issues in December. We were aware that this can happen during the cold months, and made efforts to keep our kitchen clean and floors swept. The problem persisted as we routinely found droppings throughout the kitchen and containers of food bitten and clawed at. We had an issue with our sink leaking and reported it to PPM who sent out a maintenance worker. The worker fixed the sink and let us know that one of the lines was chewed through, most likely from a rodent. Not long after, we out in another maintenance request for our dishwasher which was not receiving water. The PPM worker who came by once again fixed the issue and let us know it was most likely due to rodent activity. Finally, this spring we were woken up in the night to our dogs barking at a rat that was caught in one of our glue traps we set in our kitchen. I called PPM the next day to report this and the woman I spoke with told me it must have been the same rat they had been trying to catch for weeks. After some time had passed, we reached back out to PPM to see what was being done about this. The same woman who told me that the rat we captured was probably the same one they had been chasing, then told us that they did not have any record of a rodent issue, and that if we didn't put in a maintenance request for it, that it wouldn't be documented. We had figured since the maintenance requests we had put in were then found to be caused by rodents, that the maintenance staff would document this. The owner of PPM (Rob) responded the same way, saying that they had no record of this. They then sent out a crew to set up traps around the apartment. Our upstairs neighbor spoke with us about her rodent issues, also mentioning that PPM had failed to properly address the issue. We felt gaslit by PPM, first when they told us that the issue was likely because we weren't keeping the apartment clean enough, and even more so when they claimed to have no knowledge of the persisting issue even after their own staff pointed out to us that it was the cause of our dishwasher and sink problems. We are hoping that by reporting this issue, that we will save other tenants from the stress it caused us. We also hope that PPM will address these issues in a more professional manor. read more

Considering the horrors of Ithaca landlords, PPM is better than most. Their property maintenance, though, could be done better by Keystone Kops. Their units are freshly painted and the provided furniture clean, but it stops there. You are as likely as not to have your belongings damaged or your comfort disrupted by leaks, burst pipes, your heat not turned on in a timely way, or by rodents and pests. At the end of your lease, you will get unexpected sticker shock charged against your deposit, along with this little gem in their friendly "Frequently Asked Questions Regarding Security Deposit Processing": "Q: What are the charges on my security deposit report?" "A: All charges are actual time and materials related to your specific unit and the work that was required to have it ready for the next tenant(s)...." [they only provide a $ amount] "Q: Can I get more details regarding the work performed on my report?" "A: Information contained in your processing report adheres to New York State Landlord-Tenant Law. Detailed information, including photos and employee time sheets, is only shared within the context of court proceedings." You read that right: to actually get them to itemize the bill they charge against you, to hold them accountable, you have to take them to court. read more

As a tenant of PPM Homes for over a year and will resign for a third, I am completely pleased with the business across the board. The office staff is unassumingly attentive (meaning they listen and care and explain anything and everything and are always available during business hours to help or answer the smallest of questions, and are completely understanding of the tenant's side). I couldn't have imagined a better management company moving from New York City to the the City of Ithaca. Any maintenance issue has been addressed immediately and the maintenance staff are accommodating and are flexible and cordial. As a renter in Ithaca, I highly recommend PPM Homes. read more

PPM Homes is the worst landlord in Ithaca. The maintenance crew is bar far the best and only thing going for them. The actual company is horrendous. I lived in a building that this company owned for multiple years. It was decent at first, then it turned horrible. Items were stolen out of my room from a maintenance visit. And the worst part is that they stole thousands of dollars from my housemates and myself when we moved out. We left the building in good condition and were charged an outrageous amount of money with no explanation from the company. The only way PPM would give details about the move out costs was if we took them to court. I highly advise to not rent from this company. They do not care about the tenants at all. read more

Rent from PPM at your own risk! The best thing they have going for them is that their maintenance staff are friendly, but they are also unprofessional and not apparently good at their jobs. Obvious structural problems are ignored until they result in damages to person and property. Repairs that do get made are done poorly, so that the problems persist and the appearance of the properties suffer. The condition of your apartment upon move-in depends completely on the previous tenant. PPM makes zero effort to clean the apartments between tenants. In the cases of myself and several friends, this has meant moving into a filthy apartment complete with odors, mouse droppings, stains, grime, and unsympathetic landlords. A friend and I moved into our PPM apt to find that not only was the place filthy, but an entire window had not been installed, meaning there was a giant hole in the wall. When we called PPM to complain, PPM sent a maintenance man over to install a garbage bag over the window frame until they could order a replacement window. These are the kind of 'small things' that slip through the cracks at PPM. Very unprofessional! In general, the company does not demonstrate an ounce of respect for their tenants. Jesse, the general manager, puts the slime in slumlord. Josh Cope, the leasing agent whose father apparently owns many of PPM's properties, is terrible at his job and unapologetically passive aggressive when confronted about his shortcomings. Together, this dynamic duo has managed to cut every corner, break every promise, and shown themselves to be unfit property managers. I sincerely suggest you skip PPM and try to find an apt managed by decent people who take care of their tenants. But that's up to you to decide. read more

PPM Homes is a horrible company that takes advantage of college students. My roommates and I lived at 120 Hudson (which was filthy when we moved into it) and had to deal with the following: several broken chairs, a washing machine that flooded the basement and used up all the hot water, and a carbon monoxide leak that required us to evacuate the premises and sent my roommate to the hospital. The CO leak was caused by a faulty furnace, and when the fire chief and I called PPM, they did not have an emergency line (which even the fire chief thought was absurd). The next day was a Sunday, when PPM claims to be closed, and they were unreachable for most of the day while we were without heat in the middle of Ithaca winter. To make matters worse, after we moved out, it took a month to get our security deposits back (likely so that PPM could keep collecting interest on our money for as long as possible). When we got them back, we each only got $187 out of the original $650 we paid. They charged us an enormous amount of money for cleaning the basement/attic, which were both filled with items that did not belong to us, calling it "garbage removal." The basement and attic were both filled with years of past tenants' belongings when we moved in, and since PPM decided this was the summer they would finally clean the house before the next round of tenants moved in, we were charged for a mess we did not create. When we challenged the charges and asked them to reconsider, we received a formal notice that the deposits were "processed accurately", with instruction to contact their lawyer with any further communication. Slumlord behavior from a company that rents mostly to college students, many of whom cannot afford their own legal representation. DO NOT rent from the company. read more

Where. To. Begin. It took a professional accountant working on our behalf to sort out the billing mess they created on a regular basis. Repairing anything in the dilapidated home they rented us took roughly 2 weeks minimum. Any problems with the house, such as the heat, which seldom worked and therefore caused a pipe to burst, was treated as something for which we were to blame. It became wiser to say nothing and fix problems ourselves rather than risk them threatening to charge us for these problems (like a raccoon which routinely knocked over garbage cans, prompting PPM to issue a notice threatening to charge us for trash pick up, rather than callingj pest control). Oh, and even though we returned the house in FAR better condition than we received, we were given almost no security deposit in return. Suffice to say, you will regret the decision to live in a home provided by PPM. read more

I had an absolutely terrible experience with PPM Homes. We arrived to our apartment that was absolutely trashed and fruit fly infested at the beginning of our lease. When we left, we cleaned everything and were still charged a massive fee. When we tried to fight the charges, they threatened to take us to collections and said we could take them to court if we wanted to fight it. I highly advise anyone to steer clear of this company due to their lack of care for tenants, poor professionalism, and overall corrupt operation that WILL charge you when you move out regardless of the quality you left the apartment. You must NOT rend a flat from PPM homes. - They do not respond to their emails. - They are rude and unprofessional in everything from talking on the phone to the language used in the contract. - The online advertisement does not correspond to the current state and characteristics of the property. e.g. floor types, the existence or not of free parking, they internet availability - They almost never respond to the phone nor the phone machine. - Maintenance issues are often resolved without informing the tenant.e.g. they fixed my heater 10 after I requested it after accessing it without informing me! Another time they walked in while I was having lunch and they didn't even mention that they are from PPM homes. I would strongly recommend you to rend from private individuals, especially if you are students and especially if you are foreign. read more

Like a few others here, my boyfriend and I found a beautiful property rented by PPM homes. The man who showed us the apartment was very kind and our first encounters with the main staff were pleasant, but soon things went downhill. The first thing was that we moved in with no working shower. After calling for maintenance several times, as well as leaving several emails, it took nearly 17 days for the shower to be replaced. SEVENTEEN DAYS. Next was coming home to a mysterious unlabeled bottle of a strong cleaning solution on our kitchen counter. There was no note of any maintenance or anyone entering the premises, we got no calls or emails 24 hours before to let us know someone would be coming by. It is not a settling thing to come home to see a dirty bottle of a definitely poisonous cleaning solution on the kitchen counter. Then, over the winter, we lost electricity. Not the whole house, just my apartment. Turns out we had a faulty outlet that was tripping the circuit breaker. Luckily the refrigerator's outlet was the only one that worked, and we have a gas stove. Not so bad - shouldn't be a big deal, right? Well, again, after several calls for maintenance and several emails, it took TWO WEEKS for the problem to be solved. Fortunately, for one of these weeks, we were away visiting family for Christmas. But regardless, a problem such as no electricity or faulty plumbing should be resolved within no more than 24 hours. April rolls around. I come home from work and again someone had entered the property. We had christmas lights strung around the room and had replaced a few lightbulbs with a dimmer wattage. I walk up the stairs and the christmas lights were removed from all the walls and thrown in a closet. The dimmer bulbs were replaced with higher wattage bulbs. We had items covering a "floor door" that leads to stairs to get down to the first floor, because when we signed the lease, we were told we were not permitted to use that door. Turns out it is apparently a fire escape (it does not say this anywhere) and they came in to check the property for hazards and literally threw everything off of the door. It looked like our stuff was ransacked. They plastered up a hole in the wall and there was spackle left on our bed and our pillows. THEN!! We received a letter in the mail saying we have not paid rent for the month of April and that we would be charged $1300 for it (despite rent being $995), and if it not paid within 3 days, legal action would be taken. Never have we skirted rent. An April check was delivered - it is in our check book. We paid April, without paying the extra fee, and now they are still after us for that money, threatening legal action. Stay away if you can. read more

I rented from this company three years ago. We rented one of the apartments he manages at 136 East Spencer. It was a good deal for the money; a 3BR apartment for $1230/mo + electric for 10 months (it would've been $1080 if we signed a 12 month. However, we were already bound into other leases for June and July), and we arrived to our new place in mint condition. We chose this apartment not only because it was cheap and basic amenities were included (H/HW, gas, internet), it was probably the cleanest place we saw in our Ithaca housing search. We also had amazing neighbors. That's where the good talk stops. In October, it is a state law in NY that the landlord must have the heat turned on for their tenants by October 15. By this time, we had complained twice that our heat was not working (our first night below 32 was around October 7). On October 28, it was 28 degrees and flurrying. We still didn't have our heat turned on. Once again, we complained, but they didn't take us seriously. I was freezing, sleeping under three blankets and we were angry as sin. I had to file a complaint with the City and Building Department for them to actually fix our heat. That is really pathetic! The kicker for me though was that our 3rd roommate did not pay rent for 3 months. You'd think we'd be aware of this since we signed a lease as a group (another downfall to renting with PPM is you cannot sign separate leases for your rooms. I think that's a necessity in a college town, considering the stress you already have to deal with at school and work). You'd think one of his assistants would knock on our door right away, or leave a note on the door that we're missing 1/3 of the current month's rent, or even call us. We were not informed of this until the end of the 3rd month she didn't pay, when we got an e-mail from Peter's leasing assistant, Becky. Not only is this passive aggressive communication, this was also frustrating for us because we would've kicked her out right away and gotten a different roommate had we known she wasn't paying her share of the rent. Because of our third roommate's irresponsibility, I was rejected from getting a house elsewhere the next year. That's because he told them my group was currently $1230 delinquent, as opposed to saying I paid my rent every month. Consequently, I had to resort to paying an extra $200/mo to get my own place for the next year, because by this time, it was too late to look into another shared living situation. Peter is a slumlord who does not have the tenant's best interests in mind, and apathetic about maintaining direct communication between he and his tenants. Of course, he probably doesn't care because he knows the demand for off-campus housing; that someway, somehow, he will find a tenant. I still find it shocking that he gets awards for his property management. Then again, this is Ithaca, slumlord's paradise. They buy the houses for next to nothing ($250K for giant 10 bedroom houses, tops?), and then they charge very high rent (it's not necessarily a high price tag, but they are expensive for what you get), which is why you see most of them driving Lexus', Jag's, Mercedes, etc. Now I live in Boulder, CO. Who people consider to be slumlords in this town are nowhere near as bad as PPM was. ... Sadly, PPM wasn't the worst landlord I had in Ithaca, which is why I was generous enough to hand him two stars. At least we got half of our deposits back, but we still probably deserved to get all of it considering the fact about the heat issue (he charged us $198 for a dirty kitchen, despite the fact I scrubbed that sh*t clean with professional cleaning products I borrowed from my job at the time. Yes, I still have the pictures to prove it). Looking back, I really regretted moving into a PPM home, and wish I paid the extra $100 or so to live at one of the complexes next to IC instead. read more

They keep trying to get an amount of unpaid rent which i had paid but refused to take any of my bank statement and refused to send me a statement of the deposits they received. I files a legal complaint which they have not responded to. Horrible Management company. read more

Had a very poor renting experience with PPM homes. Initially, the company seemed very organized and helpful. Once my roommates and I signed the lease, PPM seemed to not care about our input and were very hard to contact. Multiple emails were sent regarding issues and several times, we did not even get a response. When we would call the office, it was very rare that they could answer our simple questions and were often rude. Ownership of the house was changed midway through our lease and PPM failed to let us know. The only reason we found out was because we were locked out of our tenant portal a day before our months rent was due. The portal itself was very confusing with how PPM went about charging us. One would think that ownership change with potential price increases and different leasing agreements would be something that the tenants would be informed about prior. The house itself was well kept up with, and the maintenance guys were very quick fulfill our maintenance requests. Aside from these employees, the management of PPM was very unorganized, and left us frustrated with several unanswered questions throughout our time leasing through them. It is a poorly run company, and I would not recommend leasing through them if you find yourself living in the Ithaca area. read more

PPM homes not only has rude and unethical renters but they overcharge. They will lie to your face about how they are holding a home for you but will rent it to someone else and basically tell you to f*** off. The one woman I had told me she is trying to run a business... They are running a monopoly over many of the homes Cornell and Ithaca students would like to live in and they overcharge and do not care the condition of the house or your living conditions. Just about to end a lease with PPM and have never been more excited to cut ties with a group of people before in my life. Cope and his management team show complete contempt for their tenants. Apartment was a disaster when I moved in, and the problems only multiplied from there. These are SHADY people you will be dealing with. It is very sad to think how many students get swindled by this company every year. My biggest regret after two years in Ithaca is signing a lease with PPM. There are plenty of places to live in Ithaca. If it has a PPM sign out front, I recommend you steer clear. read more
