Wouldn't move here unless you enjoy replacing your tires regularly, a dirty community pool, or doing your own snow removal for an entire apartment complex. Drive through the complex to see all of the vehicles with flat tires due to their negligence. Might also consider checking out their snow removal efforts, while you're at it. This multi-million dollar corporation doesn't hire a snow-removal company or grounds keepers, so you'll constantly deal with animal feces all over the grounds, and you'll be lucky if they ever clear the snow from your sidewalks, fire hydrants, or parking lots. read more

If I could, I would give Pondview Apartments zero stars. Prospective and current tenants should exercise extreme caution. Management demonstrates repeated unprofessional and legally questionable practices, including attempts to charge tenants for painting or carpet replacement when no damage or excessive wear exists, which is prohibited under New Jersey law and widely recognized as improper. Communication is consistently unresponsive, delayed, and lacking transparency, and routine processes such as move-out inspections and security deposit returns are unnecessarily complicated. After I warned current tenants in the official Pondview Facebook group about these illegal and shady practices, my post gained traction and drew reactions and comments from past tenants who shared similar experiences. Shortly thereafter, I was removed from the group entirely, which speaks volumes about the lack of accountability and transparency. Please be advised and reconsider before deciding to live here. Tenants should document everything, maintain all communication in writing, and be fully aware of their legal rights to protect themselves. read more

Both my husband and I decided it was time to sell our home after raising both our daughter and son in Fairfield County Ct. We enjoyed a great lifestyle and with retirement, becoming Grandparents of 5 and no longer wanting the responsibility of home ownership we began to search for a place to live. That was 2 and 1/2 years ago. We ruled out over 55 communities enjoying engaging with people of all ages and various stages of life and could t be happier with our move to Pondview Estates. First I don't understand the negative reviews and would strongly suggest not letting that be a deterrent. Come evaluate for yourself if you are considering a move with children or as retirees or just starting out and looking at places to live on your own. My husband and my experience with every aspect of this Community, from the maintenance of the properties, to the quality of construction and layout of apartments and Townhomes, the ever changing well maintained landscaping, walking lanes and sidewalks, the additional amenities of 2 lovely Clubhouses one with an outdoor pool, exercise Studio, Game Room with plenty to entertain your children, even a bowling alley and the Newest addition an indoor pool open year round built with Windows floor to ceiling overlooking their beautiful property and pond with Decks, Umbrellas, lounges, various seating, lovely Patio for grilling and chilling, with fire pit, Yoga and Meditation Studio, indoor and outdoor living areas, hiking trails and more. The maintenance crew has been top notch, responsive, knowledgeable and thorough, the women we met when we first started looking are all still working hard to try to ensure our needs are met and comfort, safety concerns and security are addressed. We are thrilled to have chosen Pondview Estates over many other areas and Communities we researched before making our decision to move here. It's exceeded our expectations in every way and we couldn't be more pleased. read more

Worst thing we ever did was move there. We sold our house and needed somewhere to "park" before we bought another house. So glad to be out of there. Overcrowded above us, parcels stolen, living in a building site, and overpriced. read more

Basement let in water and after about a year, cracks started appearing in the walls and floor. The finish in the apartments was rushed , uneven laminate flooring and dirt left over from construction. Residents were promised a pool by July 2018. Moved out in 2020 and still wasn't a pool. Could be worse. Could be better. read more

Great community amazing staff!! Property is very well maintained and clean!! Apartment's are spacious and open, beautiful floors and kitchens. More then enough parking for tenants and visitors. The property manager Allah is extremely attentive to all tenants she always makes sure everything is the way it is suppose to be and in order. I can honestly say living here feels like home even thou we are renting the staff doesn't make you feel like your living in a prison (like previous apartment's I've rented). Moved in here about 2.5 years ago. The apartment is very spacious and we have a balcony on the second floor with a loft so the apartment itself is great. The management when we originally signed was AWFUL and has changed since but can't say it's much better. This complex is clearly more worried about building apartments to make more money than taking care of the residents and buildings already living here. In just the last few months we were told we had to clean out our heat filters ourselves (they did not supply the filters) and they don't have anything in place going forward to change this themselves. I've never lived in an apartment where we were responsible for maintenance. Neither were we informed we were going to when we moved in. I asked about someone inspecting the fire sprinklers in our apartment as no one has ever come in to see them in 2.5 years and was told that they don't need access to our apartment. I work in this field and they are supposed to at least see the inside of the apartment to approve of the status of the sprinkler head and that it is safe and working properly, not painted over, etc. And now with the snowstorm that just hit us, they didn't shovel the sidewalks (only directly in front of the buildings - not even the width of the path) and barely plowed or shoveled anything. They also put down salt that isn't pet friendly so many residents have complained of the salt literally burning our dogs feet. MANY owners have said they had to carry their dogs home because of it. I have slipped myself already on ice (not black ice) in the middle of the road because of the poor cleanup, and I have to walk my dog on the street because nothing is cleared. It's been over 24 hours since the storm has stopped and no one has since been here to finish cleanup. There have been many other problems, these complaints are just the last few weeks. They really need to get their shit together here instead of just worrying about money. Glad I'll be moving out this coming year read more

***MOLD ALERT, I REPEAT MOLD ALERT*** If you are thinking of moving in to Pondview Estates, I highly advise against it, and if you are currently living here I suggest you bring in an expert to test the air quality. The negligent behavior of this company not only ruined my personal belongings but also put my 2yr old daughter, my wife and my health at risk. We moved into building 19 and upon moving in noticed a weird smell coming from the basement. We advised the management office about the smell and the paint that hadn't yet dried. They assured us that it was nothing and to just change the water in the dehumidifier on a daily basis. We obliged but continued to retain moisture in the basement. About 2 weeks after moving in we noticed that the wood floors in the first floor started to warp and we could no longer open the laundry and pantry doors. We also realized that the paint on the basement walls never dried. Also around this time was when the power started to shut off, sometimes around 4-5times a day. Again we were assured that this was no biggy (we were told by the super to just flip the power back on, SLOWLY). Week 3 we realized spores were forming on our property that was in the basement and my asthma was getting worst everyday (I was using my inhaler about 2 times a day). So again we brought it to the managements attention. Again we were told it's no big deal and that there is no way for mold to form in a new building like that. We were not satisfied with the answers and the treatment so we continued to bother them about it. After my wife went to the management office and demanded they do something, the super, Bob, came to our unit with an abrasive tone and raised his voice about our accusations. His tone was so elevated that my wife had to take my daughter out of the apartment because we almost got into an argument (great customer service guys!!). When I showed him the spores he told me that it was nothing and that we just needed to get the moisture out of the basement. He said he would fix up the dehumidifier to run 24hrs (why wouldn't they have done that in the first place if moisture is an issue?) Later that day he came back with another dehumidifier and said that the spores that were forming could actually be penicilium and that it typically affects people with upper respiratory issues but shouldnt affect anyone else (what about a 2yr old, could it affect a 2yr old?) I thought for sure a company that claims to be luxury living would put us up in a hotel or a furnished unit for the time being while this matter was resolved, but to no avail. We did what we had to do and hired a specialist to come in and assess the severity of the outbreak. ***Your gonna want to read this next part*** the average spore count in a home is anywhere from 9 to 1500 parts per million, our basement came in at 51,000 parts per million. The second highest count was in my 2yr olds room. Here is the real kicker, guess what they didn't install in the basement, a sump pump. My daughter has since had bronchial spasms, my wife has had migraine headaches and nosebleeds and I have had super intense asthma. My favorite part of the story is that their negligent behavior ruined all of my belongings in the basement and as a response to that and our advising them, they terminated our lease. Way to destroy a young families life and then offer nothing to help fix it. As soon as they realized the damage their negligence caused, they installed a sump pump and lawyered up. ***You want my advice stay far away from this place, no need to go thru the nightmare we went thru. *** ***update, we were told that of 108 units, ours was the only one experiencing issues. Guess what, they lied again. We spoke with some of our neighbors and they said that they also experienced moisture issues in the basement. Hmmm, sounds familiar. I hope they do the right thing and properly remediate the situation, or else they can ruin another families life. read more

Liar Liar Pants on Fire!!!!! The apartments are very nice, and the maintenance is good. However, everything written about the amenities and community are false. FIOS is not free, they give you a $20.00 credit. My standard FIOS internet and TV service with no premium channel service cost $175.00 per month, and that is w/o the phone connection. This is not a secured community, there are 2 entrances to Pondview Estates that anyone can access by vehicle or on foot. There are a few security cameras around the office area but none in the residences parking lots and buildings. The gym in the Hoffman lounge consists of 2 bikes, 2 treadmills, 1 standard small rack of free weights and 1 Nautilus machine. The TV in the "gym" and the TV in the lounge are tuned to 1 station. The residences cannot change the channel or volume, because they do not give the residents access to the remotes. All the promised amenities will be in the Clubhouse. These include the full gym, the pool, the gas grilles, basketball courts, bowling alley & tennis courts. The Clubhouse remains under construction and is 18 months past the promised open date. As of 7/21/2019, there is NO planned open date for the Clubhouse and all the amenities listed above! Two more things that are falsely advertised on Apartment.com and Pondview Estate website. There are no assigned parking spaces and there is no exercise path or track. The jogging path is a run around the perimeter of the parking lot. In order to complete a 1/2 mile, run or walk you have to leave the complex and run through the streets in the adjoining neighborhood. One last thing, the reviews on their website and the 4.9 rating are written and posted by the employees of Garden Communities, the property owners.
