They tried to raise my rent over 30% after me only living there for one year WHILE ALREADY paying more than the market price for a one bedroom apartment. I saw places like this were being sued so I believe it's only a matter of time before this company gets their karma as well. Updated for response to owner on 03/10/25. That is a complete lie. I just checked the prices on your website and you are STILL selling these apartments for much less than what you tried to up my rent to ALMOST TWO YEARS AGO. Please tell me how that makes sense.. I have been at Avalon Wharton for three and a half years now. Here are some reasons why I think this is one the best spots in Jersey if you're looking to rent: * Convenience - You have highway 80, Costco, ShopRite across the street, Rockaway mall, shopping (Target, Best Buy, Christmas Tree Shops, Michaels, and so on), dining options, Orange Theory, and AMC theater at your doorstep * Garage parking - I'm originally from Texas, and I can't handle the cold/snow as well. Snow plowing is included in the rent, and they are pretty quick to respond * Maintenance requests - Avalon has always been fast in responding to service quests. I have even asked them to hang up my picture frames on the wall, and they did it! * Cost - This is considered a luxury apartment, so yes, rent is higher. However, for the amenities you get + the convenience, this is probably one of the better options in the area. Yes, my rent has increased steadily over the last few years, but it has halted recently * Mail - They recently upgraded their mail delivery to Avalon Hub lockers for USPS packages. All you have to do is enter a code, and the door will open for you to get your package! * Staff - The staff in the lobby are super nice. None of them have that Jersey attitude we all hate! A few negatives: * The fire alarms went off A LOT over the past few years, but it has completely stopped in the last year * There is a $550 amenities fee each year. This is way too high, in my opinion. I don't even use any of the amenities (except maybe a couple of times), so the cost isn't justified. I already pay a huge chunk of money to Orange Theory, so I don't really use the gym, unfortunately. Essentially I am paying an extra $46 dollars a month for no reason at all * Parking - one garage spot is included in the rent, but for some reason 2 bed/2 baths don't get two spots included. Doesn't make much sense to me... Overall, I feel very much at home here. I really am paying for the convenience, as mentioned in my first few bullets. The apartments themselves are nice (up keep on the property grounds is great), but they did skimp out on a few things here and there. For example, counters aren't granite. The light fixture in the kitchen is gaudy. Everything but the kitchen is carpet. One side of the apartment is much warmer than the other side. However, I am willing to put up with all of this for the convenience. As long as I live in Jersey and don't want to cough up money for a mortgage (and all the expenses associated with a mortgage), I am staying at Avalon Wharton! read more

Originally posted on Google: I've been visiting a friend who lives here for the past 4 yrs and he is paying almost $3000/mo for a two bedroom with a reserved garage parking space. He has lived here 7 yrs. The cheap window blinds are constantly breaking, the 7-10 yrs old carpet worn, buckled and stained, walls have not been painted in 7 yrs and mgmt will not replace carpet or repaint until a tenant MOVES OUT. The leak in the kitchen ceiling has not been repaired despite 3 work orders submitted. Kitchen light cover is broken and filled with dead bugs. Toilet constantly running and neighbor using their apt as a gym and dropping weights early in the am and late at night for an hour at a time. Visitor parking is problematic as tenants use it on a regular basis for convenience causing problems for visitors. Despite tenant cleaning the walls and the carpet, apt is still sub-par and it's obvious management doesn't care. Asked to be moved to a refurbished apt and mgmt has the nerve to demand a 1-month's rent transfer fee. UPDATE: the kitchen ceiling was repaired, but none of the damaged ceiling was removed before spackle was applied and now the ceiling looks almost worse. Management still has not removed or replaced the cracked kitchen light that is filled with dead bugs, another of the window blinds next to the repaired blinds has just broken because the blades are so thin and cheap they break with regular use, tenant has still not been contacted about any offer to clean, stretch or replace the old, soiled and buckled carpet and no offer has been made to repaint the walls. My friend who is a model tenant and has taken care of his unit pays for a reserved parking space but continues to witness people parking in reserved spaces that they have not paid for - see recent photo. We were again woken up at 6:25 AM on 7/15/24 by a tenant using their apartment as a gym, dropping heavy weights on the floor to the point where it wakes us out of a deep sleep early in the am and late at night. Instead of addressing the issues management replied to this initial post insinuating that we were complaining about the price of the rental, which couldn't be further from the truth. If you just have two eyes and read my post you will see this. They simply do not care about the building or the tenants. Two out of three stalls in the ladies room (which is used by people using the lobby, the pool and the gym) are still closed to the public for the last 2 weeks (at least) with signs that they are out of order. read more

UPDATE: 2/17/2019 We are still looking for a new place to rent as Avalon continues to get worse. Once again the fire alarms went off last night. The reason...pressure in a pipe CHANGING. That's it. But, at 10pm last night the entire building had to evacuate into the cold night with their babies wrapped in thick blankets. The emergency exit door to attached to the stairwell was stuck so I had to walk around WITH MY DAUGHTER to ANOTHER DOOR. The current manager, Kevin, was nowhere to be found. BUT the people I did find trying to fix the issue were FORMER employees of this Avalon location. Two of our favorite maintenance guys, Tim and John, left us with a brand new maintenance manager. The SAME maintenance manager who I approached about the outside vendors for installing carpets unrolling THE PLUSH SIDE DOWN onto the dog walk area where dogs pee and poop all day long. When I told him they needed a better way, he told me that he didn't think he could add or change anything to their scope of work. Then he went on to tell me he had been using this vendor for years. The guy doesn't know how to talk to people. I have 3 things in my apartment I need to put in maintenance requests for, and I have delayed putting in the requests because I don't want that guy in my apartment. It was INSANE to me that two people who don't even work at this property were the ones responding to the alarms. My daughter was so scared that ONE AGAIN she threw up because she was so afraid of the alarms. There was a giant poop stain on the carpet on the first floor that did not get cleaned up for over a week. People are constantly parking in reserved spots that other residents pay for. This place is horrible and possible the worst place I've ever lived in. If you have children or pets please do not live here. I BEG YOU. Your fur babies and kids will be scarred for life because the fire alarms are constantly going off. One year it went off 14 times. THAT IS NOT A LIE. Every night my daughter shakes because she is so scared to go to bed because the fire alarms will go off again. DO NOT LIVE HERE! Avalon, get your CRAP together. As of 2/17/2019 you have 22 apartments available. Good luck with that. read more

We really enjoy living at Avalon in Wharton. The apartment has the perfect floor plan for us, they're well kept and very nice. The staff is fantastic, very responsive, professional and helpful. The maintenance staff is top notch and goes above and beyond. This is not an inexpensive place to live, but it's definitely worth it. The amenities are great. We love the salt water pool and fire pit. read more

I moved to the Avalon Community Apartments back in May of 2015. My experience with the Leasing Office and the staff of Avalon has been nothing short of amazing. Each member of the staff has made my stay one that I will never regret. I came in looking for a pet friendly community, after becoming a recent widow, and was very concern of having to give up my pets. They were very understanding, caring, very friendly, professional, helpful and speedy. I signed the lease that same day. Kudos to Tara, Kay and Kelly! The Technical and Maintenance staff is always on top of any issues that come up with any requests that you put in. One in particular that has consistently stood out from the rest is Jon Cox. He has handled all of my requests with speediness and care. He is considerate and courteous of your needs; he has taken care of all of my service requests with such speed. Sometimes I run into Jon on my way out and speak to him of something needed in my apartment, and when I turned around the service request has been entered into the system and within a day (or the same day) the issue is taken care off. The only exception is when he has parts to order or waiting for outside repairmen to come and fix the issue. He would be an asset to the Avalon Community to have him on site 24/7. He is on top of everything, you can't ask for better service. All in all, I would recommend the Avalon Community in Wharton for anyone who is looking for a airy large apartment with amenities of a fitness center and pool during the summer months. After looking at a few communities in Morris county we finalized on Avalon Wharton. The whole move and the leasing experience was quick, easy and wonderful. Our stay was one of the best experiences we eve had. Since the community is Brand new everything was pristine. With covered parking you don't have to worry about cleaning snow after the winter storms. The staff is extremely helpful and always there for us whenever we needed any thing, they went out of there way to help us find another Avalon community after my job transfer. The maintenance staff is the best we have ever seen. I highly recommend the community to all friends and family. read more

I have been living at Avalon Wharton for a month now and my experience has been fantastic! The community has every amenity that you could possibly want; gorgeous pool, 24 hour fitness center, friendly neighbors, and a fantastic staff. Kelly & Tara are always extremely accommodating and sweet; they even stayed late on my move in day to ensure that everything went smoothly. The apartment itself is stunning! High ceilings, new appliances, extremely clean both inside the unit and on the premises. The builders were extremely thoughtful in the floor plans; my bathroom and closet are huge, and I even have a small office in my 1 bedroom apartment! Covered parking is phenomenal... never will I have to dig myself out of 2 feet of snow again and my hair is intact on rainy days! And now that winter is over, I cannot wait to relax by the pool and grill outside. If I could change one small thing, it would be that there is an additional elevator that is closer to my unit... but hey... at least I get in some extra "steps" and exercise. read more

Overall okay living experience. I've been here for almost a year and haven't had any major issues. Maintenance is fast and responsive. There was an issue with our fridge not working shortly after we moved in. They temporarily gave us an old used one and told us that we would be getting a brand new one soon, but it's since been several months. The pool was supposed to open for the season 2 weeks ago but hasn't due to a lifeguard shortage, and there is so far no opening in sight. The shortage is understandable but when you pay a $550 yearly amenities fee and can't even use half the amenities it is kind of irritating. The only other useful amenity is the gym, but I can pay $10 a month over at planet fitness and have equipment that actually works (out of 5 treadmills only two are regularly working). Then, they send you your lease renewal three months before your lease is up and only give you a month to accept (but they get two months to fill your apartment should you vacate) and the rent is raising by over $300 a month. Wondering what the significant raise in rent is for when none of the amenities are improving and nothing new is being offered. Finally, you are practically forced into paying for a reserved spot which is an extra $50 a month. There are way more reserved parking spots than not, and sometimes you'll need to park all the way up on the 6th floor of the garage because there's no open spots. It seems like they just keep adding reserved spots to force people to get them. It's a shame because I love the apartment itself. The staff at Avalon Wharton are friendly, attentive, and work very hard, but unfortunately Avalon bay itself is just another huge, greedy corporation. read more

Apartment complex looks great - at first but things steadily get worse as time goes on. Hallways stink of trash, particularly Terrace level. Hallway rugs are stained from animal "accidents". Ive only seen the carpets cleaned once and not well as the stains came back after a day or two. Fire alarms go off at all hours of the day and night with fire department clueless as to shut them off. Pool closed before official closing date without good excuse. Clubhouse fire place doesn't work half the time. Key fob entry system into building out of order for three months. Worse yet Rent increase over 10% every year! This place is meant to cater to people who live and or share their apartment for short term use only. Not meant for people who plan to stay for several years. Most great reviews of this Avalon are obviously from folks who have been there less than one year! read more

My family and I moved here at the end of last year and we are so happy that we did. The community and staff are really friendly and helpful. The apartments put on events for the residents and they are really fun. I would recommend this place to anyone looking to move to a great location and apartment. I'm a runner and the gym has plenty of treadmills when I can't get outside. The apartments have easy access to freeways, shopping, restaurants, and the Rockaway mall. read more

Don't live here!! Thank God I recently moved out of Avalon Wharton (NJ). It's expensive and nothing ever worked. Grills, fire pit and gym equipment were out of service all the time and they were not fixed timely. The pool hours were cut 200+ hours this summer and it was communicated to the residents as an FYI in a flyer. I moved out at the beginning of this summer, but a resident mentioned that the annual amenities fee INCREASED after they cut the pool hours. My daughter (6 years old) and her friend (4 years old) found hypodermic needles in the courtyard while playing and the office did not acknowledge the severity of it. They just kind of shrugged and forgot about it. Also, another resident encountered a bear ON SITE, let the office know and NO communication went out to the residents. This bear was seen in the dog walking section of the property, so residents with dogs would probably want to know! They claim to be "pet friendly", but you have to pay a $500 non-refundable pet deposit (that will NOT be applied to your move-out expenses) and $50 per month per pet. You'd think with that extra income they'd be able to keep the dog doo baggies in stock and keep the dog run (which is disgusting) somewhat usable, but no. It is far from pet friendly. There are all these things that residents complain about and they never get better - instead we would get emails and flyers from them threatening to tow residents' cars if parked in the wrong spaces. They focused so much on where people parked and less about hypodermic needles and bears and fixing broken amenities! There are very, very few resident events/perks...no events to try to create a community feel. They fire alarms go off ALL THE TIME and mostly in the middle of the night! Once it went off twice in the middle of a night. And they are SO loud. There was a suspicious death (possibly a murder) in the building less than a year ago. I lived in apartments for close to 25 years of my adult life and this was the worst one. Even ones without doormen were better than the Avalon. read more

I normally do not do reviews but figured since I have lived here for a year I would. I go on the page and see how some people complain the fire alarms go off constantly and I cannot say I agree. They have only gone off a few times this year for different issues but I would prefer they go off than not to make sure everything is ok within the community. Even when they go off Fire and Police are here within mins and normally get us back inside quickly. I also would like to say I use the gym here every day and never have an issue with it. If any machine is broken they bring someone in to fix it pretty quickly. The pool in the summer time is nice to go out and relax and they do have a life guard to monitor everyone swimming as well. I truly do enjoy living here and wanted future residents to see it really is not as bad as some people claim it to be. There is always the few in the bunch that are negative about everything and it seems whatever Avalon does it is never good enough. I want to say thank you again to the workers in the office for always answering my questions and going the extra mile when asked. Thank you Avalon! read more

My husband and our two older daughters rented the only three bedroom with loft. We hit the jack-pot with this apartment, absolutely a beautiful apartment. We all had parking spots right outside our apartment which made our lives even easier. If you like to work out, there is a nice gym on the first floor and in the summer an outdoor pool and it's large and kept nice. Another plus: elevators... I know that living in an apartment complex you might hear people upstairs, next door but we never heard anyone. They are built beautifully and basically sound-proof. Rockaway Mall, Shop Rite, Dunkin Donuts, Manhattan Bagel are in walking distance...extremely convenient. :) I hope this helped you make a decision! Diane M. and Family! read more

Not sure why this dump is receiving such high marks from reviewers. The stairwells are always sticky with old dog piss. This place doesn't seem like a home but just a big corporation. The elevators are broken more than they work. People here are just downright unfriendly. The place is overpriced and when my lease is up in September, I'm so outta here. read more

It's hard to believe that I have lived at Avalon for 4 months now. I love the fact that I can pull into the garage and walk to my apartment, mail room, gym and front office without going outside. Kelly, Tara and Brittany have been wonderful to my son and I. They are so friendly and helpful and feel like part of our family! Being close to shopping, restaurants and parks is a big plus. I chose a one bedroom apartment looking out onto the smaller courtyard for privacy and peace and quite, but I can honestly say that I haven't heard any noise since I moved in. My chocolate lab has adjusted from running around on our 2+ acres of property to taking long daily walks in the surrounding area. We both get more exercise living at Avalon. Looking forward to watching the leaves fall and the snow accumulate without lifting a finger. It still feels like I am on vacation! read more

Oh my goodness! I absolutely love Avalon! I've lived in an Avalon before and it was absolutely amazing as well. I was so lucky to move into such a new apartment and with very friendly employees helping me choose the right apartment for me and my husband. The location is great for commuting to Morristown and has a good suburban vibe. The areas has decent shopping with the rock away mall close by and shop rite across the street. The apartments are very nice, spacious and clean. I always seen cleaning men in the morning and the maintenance team is AMAZING! The ladies in the front office are always smiling and answering questions. I highly recommend living here. read more

The gate doesn't let u in the apartment....u have to wait forever.....the fridge is cheap and tiny, the appliances are cheap.....the fire alarm goes off for no reason....the gym has 300 pounds of weights total......the staff is friendly and tries but it's not enough.......the little kids smoke pot in the parking lot......the rent is too high for what you get and is being raised....parking is 100 bucks a month.....the bottom of the decks aren't painted which is an eyesore and structural issue.,,,,,the ac works half the time because they cheaped out.....the garage is a hazard because there is no room to pass other cars.......there is section 8 housing.......the public courtyard closes at 10...........the place is a joke and shithole..........thank god we won't be here forever....this is trailer trash living and the people that live here think it's nice bc its new read more

Thats over $2,000/month. HELLO! we live in Wharton, not freaking Hoboken. They don't care about their residents and will not lower it which is forcing many people to move out just after a year. We have been residents at Avalon Wharton for a year now and had to renew our lease due to our situation. We live on the first floor. In that year we have encountered dog poop at our door step, as well as dog urine in the hallway. It always smells horrible. The trash room is always backed up and filthy. There are cigarette buts in the garage and all the office did was put up a sign to remind residents about the nonsmoking community. They try to enforce parking in the visitor spots but I have witnessed residents parked there for days at a time. There is a section of the hallway that is missing it's molding and has been like that for a month now! The hallway walls look horrible because of people moving in and out. Complaining to the office doesn't do much so I have stopped wasting my breath. We pay over 2000$ a month, wouldn't you think they could afford a yearly carpet cleaning or painting of the hallways. Overall, I would never recommend Avalon to anyone. read more
