The view of the unfinished complex from our room in dobie

So far this experience has been terrible. I signed a lease for a 4x4 apartment with 3 other people, so each person would have a private room and bathroom. And obviously they have not finished construction in time for move-in. So instead of putting us in a different apartment or hotel room like every other management company in Austin has done, they stuck us in dobie which is a 2-star freshman dorm built in the 70s and not renovated since then. And to make matter even better they put us all in shared bedrooms no matter what your lease says. So welcome back to shared room dorm life. But that's not even the worse part. Dobies room were apparently designed for people who are less than 4'6" because everything in the room is tiny. The show head is about chest level so I have to take showers bent over. And the shower itself is less than 2' wide. The toilet which is also stuck in that tiny 4x5 room nearly fits next to the shower and the toilet paper dispenser literally sticks into your side when you sit on it. The toilet bowl itself is not big enough to actually use normally so that's fun. And the beds feel like they have been there since it opened in the 70s. They are basically just a spring and a board with no padding. The best part is we can see the actual building from our room at dobie. And in the last week that I have been looking I have seen 0 workers on the building. Like literally not a single worker. You would think if a complex is 2 months behind they would actually have people working on it. So far this experience has been completely unacceptable. Especially for a "luxury" apartment that want to charge ~$800/month for a room w/o parking.

A 5‑minute walk to downtown, 7 minutes to the lake walking trails, and a 4‑minute walk to Old West/Clarksville neighborhoods. You can be active and go for a walk on the trail, head downtown for food or drinks, or take the scenic route through Clarksville/West Austin for a quiet, neighborhood feel. The area feels incredibly safe and walkable, with sidewalks, cute parks, and beautiful homes. You really get the best of all worlds from this location. I even found a hair stylist and nail salon just 1 block away. There's also a Whole Foods about 5 minutes away, plus an amazing coffee and acai shop right next door. On top of amazing restaurants and bars being 1-2 blocks away. I am excited to become a regular at these places!   Now for the property itself: it is beautiful and very well kept. Always clean and smells amazing. The skydeck has incredible downtown views, and my balcony has great DT views as well. It's also an incredibly dog‑friendly property. The staff are amazing, quick to respond to emails, questions and are always calling people by their names as they pass them in the halls. The maintenance team is fabulous, probably the fastest responding team I've ever dealt with, handling work orders literally the same day and sometimes within the same hour. The gym on site is also really nice!   The community and residents are truly great. People are so friendly and always saying hi or getting to know you. The sense of community here is strong. I went to a resident event recently and everyone knows each others names and knows new people who move in and hang out. I've never experienced that at other properties, but it's so warming and sweet. I think it's because people stay here long‑term and are able to build real connections. I would recommend this place 1000x.

I have to put in the same maintenance request multiple times just for it to even be addressed. Also be warned, if you are looking at this apartment complex to call home in the near future the entire pool courtyard will be closed (pool, fire pit, and the only two grills on the property) from middle of November to May of 2026...apparently not the first time they have had to do this exact same operation. CWS is a piss poor management company so be warned. I was shown an apartment unit that had carpeted bedroom and then signed on a unit that didn't have carpet in the bedroom along with a secondary storm window in my bedroom with dead flies trapped in between the exterior window and storm window along with condensation and management said they can do nothing about it and the leasing agent that helped me sign my lease acted dumbfounded. Only have lived here for less than 6 months and already regretting calling this place "home"

They lied to me over and over again, they wasted weeks of my time, and then on top of all that they stole $200 from me. Full story: I contacted Tramor at the Arboretum to apply for an apartment. My main contact was Madison. First red flag: Madison was weird and standoffish in our interactions, unlike most apartment managers who are friendly and trying to make the sale, but I just ignored it because the positive reviews don't lie right? Oh how wrong I was. Second red flag: They wanted me to use some strange encrypted messaging service to do my application and pay the $230 application fees and $200 refundable deposit with a 3rd party payment site. It was all very messy with very poor directions, but I'm good with tech so I figured it out anyway. The whole system was very amateurish and sketchy compared to other apartments I've applied to, but I ignored this red flag to my peril. Third red flag: They wanted me to compile a very detailed accounting of all my income and losses in a special form, along with bank statements for a year - this is something no other apartment has asked me for. I spent hours compiling all this information and creating the special form that they wanted, but turns out this would be a complete waste. On a Saturday I finally submitted the final information needed for the application. Madison got back to me that day and said the application would be processed by Tuesday. At this point I thought great, the process was weird and something seemed off, but I would just wait until Tuesday and most likely I would be approved (I have a great credit score and solid income so I always get approved to every apartment I apply to). Spoiler: I was approved, but ended up rejecting their offer for reasons that will become clear. Fourth red flag: Tuesday afternoon rolls around and I still haven't heard from Madison. I contact her to ask how the application is going - no response. I wait two more days until Thursday. At this point I start to suspect something is very wrong with Tramor at the Arboretum and I shouldn't have ignored all the other red flags. I decide to go with another apartment (that I am happily living in now), and contact Tramor at the Arboretum to tell them I'm not interested anymore and would like a refund on my $200 deposit. Still I receive no response from them at all until Friday the next day. On Friday they finally tell me that my application has been miraculously approved! But unfortunately because it was approved they now cannot refund my deposit! So after I received no contact at all from them for 5 days, after I repeatedly tried to get them to respond, they only respond a day after I request a refund and they say that somehow the application was retroactively approved beforehand, but they never told me about it? In a nutshell, the management here is terribly incompetent at best, and straight up scam artists at worst. Even though my application was approved, I would never in a million years trust my living space with people like that, so of course I rejected their offer. Avoid Tramor at the Arboretum like the plague unless you enjoy dealing with nightmare management.

Madison and Melissa were an absolute pleasure to work with. Both of them always had great energy and positive attitudes every single time I would go into the leasing office. They were always very helpful. Tim, the head of maintenance does a great job with his crew. The maintenance team was always very efficient in addressing any needs and the property as a whole always looked immaculate. The property for the most part was very quiet and the place seems to attract good respectful tenants. If I wasn't being called elsewhere I would have stayed even longer. If I ever move back to Austin, I will definitely be looking to move back there. I highly recommend this apartment complex for your next home!

We had a list of the top 20 luxury apartments in Downtown we were considering moving into until we came across the Korina via Google. My husband and I went to visit the apartment when it was still under construction but we loved the idea of living only 10 minutes from Downtown, moving into a brand new apartment, having gorgeous amenities, and being in a more residential area that was very central to everything you need is ideal. After a thorough search of apartments, we moved forward with the Korina and we could not be happier. I have lived in many rentals in my life and I have to say that the management has been UNBELIEVABLE. They went out of their way to take videos/pictures/measurements of the apartment for us prior to our move so we knew what furniture to order. Their communication regarding any issue or question has been timely and accommodating. As the Korina is a new development, the building is kept spotlessly clean by lovely Andrea who is at the building every day making sure no mess is left behind. The outdoor areas have beautiful gardens, a lovely pool, a gym that feels like Equinox, and a convenient and secure package room. Makinley, Alicia, and Brooke are the property managers with who I have worked closely with and I can't rave about their level of service enough. You would think this review is a paid promotion, but I can promise you that it's not. I've been here 5 months so far, and I honestly love living here - never really thought I'd say that…read moreabout an apartment complex (I'm a house type of person - we have a doggo and I'm a gardener). But I genuinely love it here. Management: The staff is amazing - it's a small crew, so you know everyone by name. The manager, Alice, is so great - efficient and professional, but treats you like a human, not a number. Maintenance is freaky fast & very responsive - I've made 2 maintenance requests so far, both were addressed within 24 hrs!! Pets: No breed restrictions, hallelujah! The grounds are well maintained, they enforce the poop scoop rules and people generally are really conscientious about it, and the grounds are really relaxing to take your dog around. Units: They have many different floorplans, and I've actually only been inside mine (The Hepburn: 1 bedroom, 600 sq ft). Even though it's a small space, I feel the space is used so much more efficiently than other 1 bedrooms (plus being cute as hell with faux shiplap, an open shelf in the kitchen, and no carpet!) The kitchen in the Hepburn has a false island (I guess more like a peninsula) that was one of the main reasons I chose to live here - actual counter space in a 1 bedroom apartment! I meal prep, so this is a necessity for me. I also love having the option of having bar stools rather than a traditional dining table. I tend not to use my dining table, but people always congregate in the kitchen when I'm entertaining, so this works out perfectly. Full size gas stove and dishwasher! The bedroom is a nice size, with an entire wall of closets (score). Wish it had one more window (maybe other floorplans do). The bathroom has tons of storage, via some cabinets, and a built in sink/dresser with big deep drawers that come with dividers. Great water pressure in the shower. Love the deep covered porch - I'm on the 1st floor so I have a paved patio with a ceiling, as well as a little gravel area covered by a striped awning. It's lovely outdoor space for a 1 bedroom apt. Complex: Besides the amazing location (So many restaurants!! Close to Hyde Park, the Triangle, and Burnet) I really love that this place has character. It doesn't feel like one of those super sterile luxury apartments - you know the ones - all new everything, but so god awfully boring. It's nice enough to feel stylish and comfortable, without compromising character. And it doesn't seem like just a collection of buildings plopped on top of a parking lot (ew). The courtyard design makes it feel very cozy, like a quiet little oasis in the middle of the city. This was a big draw for me, because I feel comfortable letting my kitty outside for adventures - and I actually enjoy hanging out outside in my complex! It's an older complex that's been updated, and they did a great job - I love the little design touches everywhere. The two pools are both beautiful (and somehow never busy?!) with slightly different vibes, and the landscaping is lovely as well. Plus covered cabanas at one of the pools, an outdoor fireplace sitting area, grills, and an outdoor kitchen complete with propane stove and bar area - so awesome for entertaining! And great trees - including lots of pecans :) My only complaints (and they are minor): - It takes a minute for the shower to get hot, and sometimes the kitchen sink never seems to get hot, which can make cleaning oily/greasy dishes difficult. However, we mentioned this to Jose (maintenance) today, and he said he'd adjust the water heater for us - so this may be fixed! - The washers in the laundry room closest to the leasing office can be fickle, and likely need to be replaced soon. I've seen more than one stop mid-load, full of water, and of course your quarters don't get returned. Sad face. - The gym is pretty useless to me- it has only an elliptical, a treadmill, and a set of dumbbells that only goes to 30lbs. But there are tons of gyms nearby so not a big deal. Overall I think this place is really well run and a great value for the money!

Current resident here. In summary: they're renovating all move-outs right now in order to bump up…read moreapartment prices. In doing so, they've completely disregarded current residents. You'll experience water shutoffs at least once a week, rude contractors (my car was hit by them, thank goodness I was able to prove it), theft in the parking lots, plumbing that does not function, and more! I've been unable to work from home on several occasions due to the noise. I loved living here when I first moved, but the constant "upgrades" have completely impacted my quality of life. Contractors work outside of 9-5 hours. There have been no concessions made to current residents to offset the constant disruptions. I wish I could afford the fee to break my lease because I cannot wait to get out of here.

Coming from a small beach town in California to Austin, TX was already a bit overwhelming for me. Mikayla and Janie both made this process extremely streamlined, professional, and a real breath of fresh air from the chaos of moving! They went above and beyond to make sure I felt at home, communicated with me consistently, and expedited my move-in date, which was fantastic as living out of resorts was adding up! They are genuinely caring and amazing people, thank you so much! I love this community; it does not feel like living in an apartment, which I have often avoided in favor of renting homes. Having a private beyond the generously large garage, awe-inspiring views of the woods and the interior is stunningly new and well-polished. My neighbors are fantastic; everyone is very kind and caring. Perhaps I am not used to that Austin, TX hospitality, it shines here! I love that this community is gated and has a beautiful pool. I have never felt so at home living in an apartment, absolute perfection.

Update* Currently they have illegally held my deposit to cover legal bills, while we are still in…read morelitigation. They have also filed 3000 dollars in legal bills to collections. Your deposit is protected against this. I left the unit spotless, except for their mouse traps. They are also now threatening to hire a Rodent Expert to testify in court that I bought the mice.... lol what?! Lindsay is a quick talker.... make sure you have her, or her associates put everything in writing. They will smile and nod... and make you feel confident they have everything under control. Just get it all in writing an document ot all Take screenshots of all work orders. After mine were marked completed repeatedly, when no work was done, they will start to delete them as to not leave a paper trail. Check other reviews. I am not the only one. There are reviews on Google, apartments.com, etc. and all say the same thing. They are a 4 if not lower on every platform.

Living at The Catherine in Austin was genuinely horrific and stressful…read more If you're on the south side of the building, you need to know the truth up front: late-night noise comes straight through the windows, people screaming and cars revving engines every single night until around 1:00am. They do not disclose this when you're moving in, and the windows/doors do basically nothing to stop it. It becomes your nightly reality. When I raised the noise issue, and explained that I'm recovering from cancer and need rest, I was met with judgment, side eye, and horrible energy from Brandi in the front office. No professionalism, no empathy for my cancer recovery, no effort to help. Just attitude for daring to bring up something that impacts health and basic livability. The lobby culture was also disgusting and completely inappropriate. Jay from the front desk team openly spoke about pornography in the lobby. That is unacceptable in any residential building, especially one charging luxury prices. On top of that, he attends the roof bar parties and gets drunk with Catherine residents, which is another massive red flag and a total lack of professional boundaries. I would not let my daughter live here and be subjected to that kind of environment. Then there's Garret Christopher of the Christopher Group, one of the trust fund baby owners who lives in the building. Not only does he walk around with his nose in the air being rude to tenants, but I was subjected multiple times to him having loud phone conversations in the lobby about his legal troubles and lawsuits being brought against him. Pathetic, uncomfortable, and it contributed to the constant feeling of living in a tense, hostile environment. Overall, The Catherine is run by low IQ, lying, inappropriate, unprofessional fraudsters, and people have been leaving the building in droves for a reason. It is absolutely not worth the money. Expect to be treated like a subhuman if you move in. I would never live here again.

The apartments are fairly spacious actually; I know someone living in one and he's been very happy with the service despite the cost ($2000-3000 for most of the apartments depending on the size, aside from the condos). I think the location is perfect though, it's right by the bridge so it's easy to walk to downtown without actually having to drive or park there. Very nice!
