Literally the worst mistake of my life moving in here. After going against my better judgment because of some early red flags, my husband and I signed a lease, and $9000 worth of security and surprise fees later we were in thanks to the pushy salespeople. The buildings are outdated. The office staff is rude and oddly petty, almost like teenage girls in high school rolling their eyes at having to tend to their responsibilities. it is loud. insanely overpriced. If you get home late you'll have no parking space so you'll have to scour the neighborhood. One month we were double charged rent by them and then they charged us an additional $80 returned check fee for their error of double charging us. They are very careful with their wording to cover themselves to come up with new fees ect. Born and raised on the jersey shore I was only too happy to go back to renting privately in town then give another dime to these apartment corporations exploiting the community housing crisis and ruining the aesthetic of the shore. I promise you, save the money and find a nice house to buy or a private landlord. Don't make the same mistake we did. read more

I only just moved in this past August and from the start this experience of living here has left a lot to be desired. Which is really disappointing, because I was REALLY excited to live here. I specifically asked prior to signing my lease, if parking was an issue to which we were assured it was not. Come to find out, we were severely mislead, parking is a HUGE issue. We have a two bed room unit, with three people on the lease, with three cars. Since parking was so obviously an issue, management said they were handling it, but recommended we get a garage so that we would have a numbered lot parking space, in addition to the parking space in front of the garage. So we have been paying an extra $150.00 a month for the garage and the additional lot space, only to get an email that they will be revoking the numbered lot space to accommodate other cars and we are to use the garage as our additional parking spot. With no garage door opener? With no inside access to the garage from my own building? And play musical cars every morning and night? No thanks. This is unacceptable. I NEVER would have moved here if parking was such an issue. They clearly do not have nearly enough parking for all residents/units and they need to do something else rather than penalizing their own tenants. I have emailed the manager, so we shall see if anything is done about this. I will consider changing my review if arrangements can be made. When I first moved in, there were numerous issues that I didn't make quite the fuss over, such as a leak under my kitchen sink, the clothes drier vent completely detached (which could have started a fire had we not noticed it in time) .What's worse, is that upon further inspection, my second day after move in, before my furniture was even moved in, I found dark black CAT HAIR accumulating in the corners of the floors against the walls. I don't own a cat. The place was vacuumed, but it just pushed cat hair into the perimeter of each room. I called the office to which she said couldn't have the cleaning service come immediately as it was the weekend and it would be an emergency call. Cat hair? So gross. It was handled by maintenance a few days later, who were great, I will say that. The maintenance guys are fantastic and super helpful and very nice. Needless to say, I've only been here 4 months and will be looking for a new place to live when my lease is up. read more

If you don't mind being scammed, move here. Two Words: Sure Deposit. They present this to you as a way to minimize move-in costs. You pay a fraction of the amount you would normally pay for a security deposit. Instead of a security deposit, you purchase a bond. The bond is supposed to cover any damages. What they don't tell you is, YOU, the tenant, are ultimately responsible. The bond company can go after you for any claims that the landlord makes! So what happens when you move out? They trump up outrageous charges and/or attempt to bill you for improvements that they were going to make anyway, and then submit those charges to Sure Deposit. Almost immediately, Sure Deposit begins calling between 6 and 8 times a day, demanding payment for damages that you didn't do. So, you pay $400 that you can't get back (unlike a security deposit that you CAN get back), for the privilege of being billed for this landlord's operating costs. It's a scam and everyone involved should be ashamed of themselves. DO NOT MOVE HERE read more

I wasn't allowed to see the unit before lease signing. New carpet installation delayed my move by 4hr. When I arrived, there were ketchup packets, open water bottles, stains on the oven, and urine on the toilet seat. The grout in the bathroom floor tile was crumbling. It took 6 weeks and many inquiries to get it repaired. The unit was in better condition when I vacated than when I arrived. I was told I could clean the carpet at move out and provide proof to avoid charges for carpet cleaning. I lived in two different units and performed the same carpet cleaning for both. I was not charged for the 1st unit that had a cat living it in it, but got charged $150 for carpet cleaning from the 2nd unit that had no pets. (The carpet was immaculate). Companies have an obligation to clean units between tenants. This should not be placed on a previous tenant if there is no damage to the unit. I was also charged $50 for oven cleaning for the stains that were present at moved in. I escalated a dispute of the charges over 7 weeks and many phone calls to the Senior VP of Residential Operations. She opened our call with "I normally don't make phone calls like this because I don't have time." She said a video of the unit damage is made after move out, then reviewed by corporate. I asked to see the video but was told that it can't be sent out, however I can view the video in the leasing office. I asked why I would do this if I am not getting reimbursed (no response). I then asked to review the move out video from the previous tenant to compare the oven condition, but she said that would not accomplish anything. The phone call was contentious and unprofessional. I am left with the choice to leave an honest review of how I was taken advantage of and robbed of my money. There have been 4-5 different community managers in the 3 years I lived there, which speaks volumes about employee retention, and morale. I too couldn't work for a company with such corrupt, immoral business practices. read more

If I could give this community zero stars I would! I was a prospect tenant and after hearing and reading bad things about management I thought well it cant be that bad. Well it was bad and I learned the hard way!!! Amanda seemed very nice until i advised her that I was not going to move in. I had already gave her my card $400 to hold apartment for me. She said she needed paper work (lease) signed asap. The only time guarantor was available was on Sunday so i brought him to sign. She (not Amanda) practically said we both might as well sign and we have 48 hours to bring back deposit or it would be voided. Although i have never heard of this I figure why not do more research since i have time. Well I did and i spoke to many residents that lived here several years and they said that management was very poor and constantly changing. I spoke to a parent of a child that goes to my kids school and he lived here 5 years and was so unhappy, looking elsewhere to move. This move was not sitting right with me and as a single mother I needed to make sure this was indeed the right move. Amanda said that I would be breaking my lease and will have to pay a penalty of 4K! First of all I never got a copy of the lease, I never paid my deposit and this was not even 48 hours!! Are they really serious?! there is still 7 days till May1st. I should have listened when people said management was not good! I know i signed but i didn't move in. I'm a single mother and trying to save money now I have to get a lawyer. The office manager gave me a call to tell me if I wanna break the lease I must sign another paper. LOL they really thought i was going to hang myself by signing another paper, well they were wrong! Taking advantage of people is wrong and I will make sure i write a letter to corporate. Was decent place to live. Incredibly over priced though. Nice apartment, thought management was helpful at first. Come time for move out they nickel and dimed me for everything. Claimed apartment wasn't clean when I left it spotless from a professional deep clean and they claimed walls needed to be painted. Walls weren't even damaged it was just typical spots from normal wear and tear. Regardless, I cleaned it all up and painted for them, but it still wasn't good enough. Nothing I did was good enough for them in the end it was clear they were taking my security deposit no matter what. Glad to be out now living in a beautiful place for half the price with landlords who actually understand hanging a picture may cause a tiny hole in the wall. read more

Do you like being ripped off??? Then The Pointe is for you! The management company and corporate offices are constantly coming up with new and innovative ways to screw you over. We even had to get a lawyer to squash their corruption while we were residents. One of their staff actually altered our lease AFTER we signed it. Our bathroom flooded twice. We had to beg them to fix it the first time and they never fixed it the second time. They over occupy. The community is EXTREMELY unsafe. There is no onsite security or even some cameras. The dumpsters are constantly overfilled and disgusting. Do you have a car? I hope you don't expect to park it. Parking in the residential community across the street is a regular practice. Revolving door staff. Steep increases in rent every year. The only thing they are adept at is collecting money. When we left there we were paying $3100/month. We just left our security deposit because we were just dying to get away. They renovate the apartments after you leave (remove carpets and install hardwood) and they charge you for it. After keeping the security we left they wanted more. I just paid it to get away. I'd rather owe the mafia money then Edgewood Properties. Getting away from them was the greatest day of our lives. I am so completely devastated and in tears right now . I resided at the Pointe in Neptune for 3 years with my disabled son . I kept my apt in immaculate condition. I had a flood in my apt at one point because my hot water heater in the closet on the terrace broke and the water was up to my ankles and completely damaged the living room carpet. I invested $1500 to upgrade to a linoleum floor instead of them cleaning the existing carpet. I also invested in a $450 garage door opener to make life easier to transport my son in and out of my car in the winter and rain. Obviously, I couldn't take these things with me when i recently moved. They were my choices to upgrade and make life easier during my 3 year stay. With this said, I not only left an apartment in prestine condition , but I left an apartment and garage with upgrades that they are probably charging more rent for now. The reason I am so upset today is I just received my security deposit back. I was expecting over $2,000 in return. I was told by the inspector that my apartment was left in beautiful condition and I was thanked for being such a clean A+ resident. Well, when I opened my envelope I was hit with almost $1,200 in charges !!!!! I was told these charges were from carpet damages???? The inspector told me my carpet had normal wear and tear after 3 years. So , needless to say, I am in shock and I was banking on getting this money back. I feel what they did is criminal. I feel robbed and scammed and disgusted that they could get away with this . It only costs $99 from Stanley Steamer to clean carpet. What is my $1200 paying for? I would have gladly cleaned the carpet for them if I was told at inspection that it was in bad condition. But it wasn't . It was normal 3 years of wear and tear. I cannot get my money back, so I lose out after paying my $2200 a month rent timely, for what they call a luxury apartment complex. My review is to help the next person who wants to move into this community. DONT MOVE HERE !!! You will be scammed as well and hit with charges you do not deserve. This is just a shame that they could do this to someone. I don't know if this company is going broke or something, because they have also cut back on cleaning services and garbage pickup. The garbage dumpsters are overflowing , there have been raccoons seen and rodents eating at the garbage. My last year there I was disgusted at the filthy conditions, but i had to stick it out until my lease was up. I wrote emails several times bringing corporate's attention to these matters, I even took pictures. Now that my story is out, a lot of other neighbors have come forward to tell me they were also hit with astronomical charges. I even heard a neighbor was taking them to court. I may do the same. Agree this is a zero star. They are criminals. Charge for carpet that the inspector said was in excellent condition and we were there for 1 year and indeed left it in excellent condition. Just signed a new lease with a hefty rent increase they didn't deserve and you forced me to sign or month to month charges would appear. garbage is constantly full, parking is a nightmare, common areas in stairways are never cleaned properly. Grass was so high during the summer I lost my dog. If you ask for maintenance it's always half assed they say they will follow up and never do! They didn't replace the doggie bags for three months there was dog S@!t all over the lawn. Then we had a mold situation in the hallway by the front door they did not fix for a month it took them two months to finally paint the affected area.Then they charge a $400 amenity fee that used to be $200 when I asked about it they only say quote ...Everybody pays this! News flash the amenities are a perk maybe you shouldn't charge for an old weight room and chairs by the pool that are never cleaned after pigeons crap on outside. I have been a tenant at The Pointe at Neptune for a few years now. I have seen so many changes and most of them is at the expense of the tenants. The property has gone from acceptable to WORST with all the changes that they have implemented. Employees come and go. There has been no consistent property manager in the last 2 years. There is always new faces in the property office and maintenance department. Rent go up every year but you don't see any improvement. They also change their policy frequently. For example, when I first moved in here, I was told that they are responsible and will provide the replacement of the light bulb in the kitchen so when I recently requested a work order, I was shocked when they told me that I need to buy the light bulb and they will replace it. Even though the light bulb is cheap, its the principle of who is really responsible. It seems like they are trying to get away for not being responsible for anything. I also need to be on top of the preventative maintenance in the unit otherwise the property will not do anything. Parking is really horrible. It seems like there are not enough parking spot for all the tenants. You will find cars parked in the no parking areas. The property said that they will tow cars but it's not happening since I can still see cars parked in the No Parking spot. They have assigned parking now but this only made the parking situation worst as you can see other tenants forced to park along West Bangs Ave. Now, they are taking the only FREE parking spot for tenants with garage. That is the only free thing that the property is giving but now they are taking it away for those who rents a garage. Really bad!!!! Who knows what other ridiculous things they will come up with. This is not a place that you can call home as you get so much stress dealing with the property issues. If employees come and go, policy frequently changing, its no wonder most tenants don't last. When we first moved here, it was wonderful. The leasing manager & property manager were both excellent and were always on top of everything. After they both left, the place went totally downhill. It was always a new face in the office, issues went on for weeks without being resolved. The quality of the residents being allowed in went south as well. Spending that much for a one bedroom shouldn't mean that you smell weed constantly (I'm talking at 1 pm on a damn Wednesday afternoon). We were told to call the cops when we complained. The place started getting filthy and unkempt as well. Those things aren't even my biggest issues. My problem with this place occurred when we moved out. We moved out prior to our lease being up (we went into it fully understanding the consequences). We were on the hook for paying the remaining rent, unless someone took over the apartment in that time. Well, I kept reaching out to check the status and no one ever responded. I happened to be in the area and drove by and low and behold someone was living in our old apartment, and they were collecting rent from BOTH of us. It took a bit of a fight, but we did get that month back. We still got screwed though because we ended up pretty much losing our security deposit, despite the fact that our apartment was in better condition than when we moved in. Absolute BS. Don't live here. What a dump. So many issues at this place, you wouldn't believe it. There is an office onsite for "management" but no one manages anything. There will be someone there to act nice and lie to you while you sign a lease and they take your money. That's the last time they'll do anything for you. Everything here is a mess and far from "luxury". Parking is a major issue -- not enough spaces for all residents. There are always letters and notices posted about rules and problems and inspections and car break-ins, and things you can't do, like have a floor mat outside your door. The hallways are dirty and disgusting with dead bugs and hair balls from all of the dogs. The basement storage units seem to flood a lot. So many stories from tenants that have moved out that have had thousands of dollars withheld from security deposits, after being told by the inspector that the condition of the apartment is okay and normal wear & tear.
