I have had a similar tenant experience as others who've reviewed PMI Richmond. They are very disorganized. Things to consider and be aware of before you lease through them. - Boiler plate contract that includes items not applicable to the property leased. - Lack of understanding of utilities needed for unit and where to go to get them. Was told I would need to show proof of all utilities before I could get key. And half of the utilities are handled by landlord/owner. Shouldn't they know this as a management company? - Had to pick up key at their office on southside. There was no introduction to unit on where to find things, how to access the mailbox, hvac/ heating units, etc.. they had no idea which mailbox was associated to the unit. They should be able to tell you this. I think someone should meet you at unit and show you around on move-in day. - Had a lot of maintenance requests after I moved in. - They will nickel and dime you: --monthly pet rent- $40 --monthly benefit package - $30 --monthly rent -$2800 --monthly insur- $14.95 --one time pet deposit- $200 --one time non refundable fee- $100 --lease initiation fee- $175 --rekey fee- $75 --security deposit- $2800 - Communications are very generic and many times don't apply to you. They just send it out whether or not you need it or have already responded. - Checkout- had to drop off keys at Southside office. No feedback requested or confirmation of returned keys, openers or other community passes. - Demanded receipts for carpet cleaning and house cleaning in order to get security deposit. Which I gave them. Normally I wouldn't take issue with this but the place was not thoroughly cleaned at my move-in. I had the place cleaned before I actually stayed there and again before I left. Take pictures of the place before you move in - to have on hand to prove the condition of it, should you need it when you leave. read more

PMI became my rental company 2 years ago. During my time as a tenant in one of their properties, they were very slow to answer maintenance request and not attentive to client needs. I have since purchased a home and stopped using them in Sept 2024. Since then, I cannot get ANYONE to return telephone calls or respond to e-mails. They terminated the relationship with the homeowner of the home we were renting. Upon the end of our lease, they gave our entire security deposit back to the homeowner and basically washed their hands. They told me that it is up to the homeowner now to return any deposit (even though we submitted it to the company to begin with) they feel is warranted. PMI left us high and dry and we have no recourse with the decisions they made. For what they charged for their services, they did not reply. This company is predatory in combination with service that is exceptionally vague and disorganized, with an added bonus of contracts/leases that are incorrect and will require you yourself to make corrections to, even though accounting for PMI is not your job. These inaccurate documents will be sent to you via multiple email chains, by people who can't complete a coherent, professional sentence and will gaslight you into thinking it's your fault you have so many questions, even though it's them that aren't being informative or helpful. A woman posted on FB. She asked why her place wasn't renting and if anyone had used PMI because her place just wasn't moving. We went to Zillow and attempted to apply. We had to slay dragons in a gauntlet of questions first. Pets/no pets? Do you make 3x the amount? Normal questions. By the time we got to visit the property and apply is when the dealing started to go awry. They wanted: 2395 rent 2395 deposit 2395 third deposit 175 " lease initiation fee " 600 refundable pet deposit 300 pet fee 90 a month pet rent They sent us two leases that were erroneous and I corrected the math. My husband had a few reasonable questions, the return email answers just got even stranger and more convoluted. As we were in an email chain going back and forth discussing money- we got a very unprofessional (it's been the ongoing theme here) and abrupt email saying that they would "hold our application and get back to us". Every email and every communication was so half-assed and information was poorly conveyed. The numbers above were not reflected accurately in the lease. We were first told 2395 (this is what was advertised on Zillow) and then given a lease to sign with 2365 monthly, with multiple others inaccuracies in total deposits and fees. At first I tried to be cool and just let our liaison (Daniel Escobar) know what was incorrect. But then would receive email responses that made zero sense and didn't convey any real thought or effort. After contacting the homeowner on FB and letting her know that they nearly lost some of her money and put us in the property with a signed lease documenting we are paying less monthly for rent than what was advertised, she called PMI and wanted to know what was happening. And because she called, I guess the owner was pissed off because when I got tired of the weird emails, I called Daniel and was told in not very clear English, "my boss is mad we aren't pushing it through fast enough". Okay, well, It is none of my business what you and your boss are going through concerning this transaction We have legitimate questions that need answering and you can't answer them. Application fees (60 for my husband and 60 for myself) Which we were like ok credit check fair enough- but then they charged us $25 a pet for application fee totaling $75 to apply for pets. Are they credit checking my cats and labradoodle? They're already asking for a $600 deposit AND a $300 fee AND $90 monthly pet rent. Wild right? Exploitative as all get out! We were to sign yet another revised lease and in the lease itself it doesn't have the second deposit printed anywhere in writing. So they want us to give them an extra $2500 in deposit without any record of it? Mystery money we'll be handing over, non recorded in the lease anywhere. Who asks someone to give them $2500 without it being documented?? When my husband emailed and said, "I didn't sign a lease with an extra $2500 deposit" we get a weird response at 11pm with "I told your wife". ONCE AGAIN- verbally telling me there's a second deposit doesn't prove anything. It's not in writing. It's no where in the lease. Bonus! Rent goes up by 8% a year. With the potential rent being $2395, that's nearly $200 a year increase. In 5 years when we need to put our first kid in college, rent will have gone up $1000. From $2500 to $3500 in only 5 years. No one mentioned this at all until we read the fine print. They're asking us for essentially 10k between Oct 26- Jan 1 (2 months) AND a $1000 rent increase in 5 years. We could buy a home with $10k and get some equity in 5 years. $1000 rent increase in 5 years in Richmond is predatory. This isn't Los Angeles. I'm from LA. Even LA and SF aren't this brazen. If you are looking for security within a rental company, these aren't your people. I don't know how they work with single people and single apartments but for an entire 4bd, 2.5 ba family home, asking us to pay near $45k at the end total of an 18 month lease, asking us to pay another $1000 a month in rent by 5 years, all while giving us lease agreements with erroneous math, and multiple arbitrary fees and deposits is such red flags. 1. inspection ( 2 day turn around and was told "I was a piece of work" when I asked for it to be printed in the office when it was sent as a word document not electronic document until the morning of move in. 2. application ( not processed when I originally applied, moved on with another applicant and they never signed the lease than came back and let me rented the property just to not return my application fee) 3. They will not set portal up until you ask just so you cant put in work orders. Will have Maintenace just show up at your house at any time but online portal give you time windows for Maintenace appointments 4. They will add the benefit package on to make additional $30 month when its included to make more money if you don't say something 5. Be aware you will get charged $75 rekey fee if you rent a property from them. I wish I had never signed a least with this company. I have been displeased and just moved a few weeks ago. only reason I did is because I liked the house and neighborhood but as a company, I'm dissatisfied. read more

We rented through PMI for nearly 2 years. They were responsive and very helpful when we needed to extend our lease 3 times due to delays in completion of our new home. They made the transition much less stressful. read more

Less than 24hr notice for them to come on the property while I was sick during a pandemic. Worst management company I've ever worked with. Can't wait to drop this lease like a hot potato. read more

We've been in our new house for a few months and, as such, have hit a few snags and issues with everything from wiring to other little things. Julian has been super responsive and excellent about getting things fixed around the house. We've been really happy so far. read more

Horrible tenant services they don't care about you they just care about the property

The worst company ever to work with or rent a property they manage. They never respond in a timely manner. There were electrical outlets in the home that were faulty and potentially cause a fire and harm. They would not send anyone out to check out the problem. Then the renter hired someone to do the work for their own safety and PMI wouldn't even reimburse them. Definitely going to to contact the BBB. read more

PMI and David Peschio was a stress releaser for me. My wife and I had 1 Investment rental properity. Every year we had a turn over and it took us 3 to 4 weeks to get it back on the market. So we were actually renting it about 10 months of the year. Last tenant stoped paying rent and it took some time to regain our own house. It took us 6 weeks to get the house back to rental status using professional help. My wife suggested that we hire a company to manage the properity. I did a google search and decided on PMI. What a professional company to deal with. We had a check deposited every month like clock work. David was able to find a new tennant before the current one moved out. Dealing with David you would think that we owned 50 properties. His response time was impressive. We sold the house when we retired but if we ever do purchase another rental properity David will be the only one we will call for management. read more

We have had our house managed by Dave and PMI for over 4 years and there has not been a single problem. If the tenants ever have questions or a leaky faucet, Dave handles it and has the most reasonable repair folks we've ever encountered. The price is always fair - so much that we have used them for repairs at our residence. We have heard so many horror stories about being landlords, but with Dave and PMI, it is a great experience. We rate them at the top of any scale used!!! read more
