Apartment was initially beautiful, but the mold problem is very real. It's a nasty black mold that's growing on my wall and on the air vent - meaning the mold spores are blowing directly into the air that I and my dog are breathing. And people are sick - I heard from another resident that someone has pneumonia from it. I can't even put a google review down for these guys, they've hidden their RVA office on maps. They're just another piss poor quality Philly company buying up property down here because it's cheap, it's easy to ignore tenant needs and requests when you're not physically near them, and because my state hates tenant protection laws. If you care for details, I was in the Lofts at Franklin, in apartment with the large bay doors they basically use for their ads, and they left one of those windows smashed in for 3 weeks, had to consistently bother them to fix it, yes it got weird/concerning 2 times. Additionally, those windows are less than 18" above the external ground, they should be tempered, but no, it's all single pane budget glass. There was a leak in the bedroom that was pretty heavy, again, had to bother them fairly constantly until they sent someone to fix it. When they finally did over a week later, the maintenance guy said it should be fine, won't take even a day, so I tell him to do it the next day - Thursday - when I'm out on business and returning the next day. I'm getting on a plane to come back home when I get a text telling me they had to move all the furniture out, rip out the entire ceiling, and that he hoped my dog could stay with my friend a bit longer. It was a 500sqft apartment, there was barely even anywhere for me to sleep in the room they threw everything in, and it extended to Monday since they couldn't finish up the work over the weekend. Check where the company is from, if it's Philly, expect nova level apartments. They'll close maintenance requests without even sending anyone to check, they let the trash absolutely pile up, and they don't respond once you've signed a contract. Find a local group. read more

This place has completely ruined my rental history that has been perfect for YEARS. My ac didn't work on the two hottest weeks of the year and it was always tomorrow, tomorrow, tomorrow. It's now January and I still don't have ac. Rentcafe is never updated so I never know how much I owe. I also never know what all the random fees are that are always on my account and when I ask about them I'm just told to pay it. No one is ever at the leasing office and when they are no one ever knows what is going on. Don't rent from these people. read more

This property is NOT worth the money. I have lived here for 3 years, only because I hate moving and I'm trying to buy property. When I originally signed a lease, of course I was told they rarely increase the rent. That was a lie. They have increased the rent each year over $60. The maintenance never fixes anything but will send an email saying "it's been completed" when I submit the request. we are continuously having with this unit and the property management. It is absolutely ludicrous what we have been through throughout this lease with Dodson and currently with PMC. The negligence is overwhelming with your office, the back and forth about what we paid and didn't pay and not answering our calls and emails for days, if at all. When your company switched over, we couldn't even pay our rent and fees on time because the online payment site got switched over without our knowledge which left us further behind in rent, that was January. Ever since then, it has been problem after problem. Our maintenance request have been neglected multiple times. We have had water leaks coming from the shower, the hallway walls, and the walls from our closet. None of that was dealt with but the leaking did eventually stop. Unfortunately it left water stains. That hasn't been dealt with. We have had a terrible ant problem, ants in the bathroom and the closet that took multiple maintenance request in order for it to be taken care of. We also have mold growing in the closet and we've put in a request for it but no one has come to treat it even though you informed us they would come and do so more than two weeks ago and that's not just with the mold, that's the circumstance with all of our request. The outlets in this unit are dangerous. They spark when you plug anything up and send electric currents throughout our bodies when we touch the device that is plugged in the outlet. The wiring in this unit is messed up as well. When we turn off the fan in our room, the tv turns off for about 10 seconds (sometimes longer) and switches back on. It's the same when you turn on and off the switch for the closet, it turns our tv off and then the tv switches back on. There's a huge gap on the right side at the base of the shower and on the left side of the base of the shower there is some stain that could possibly be mold or water damage. We have had a roach problem as well. Gigantic roaches have been coming out of the closet and baby roaches have been coming out of the shower. That took weeks and multiple maintenance calls to be corrected. The filters in our fridge need to be fixed. They replaced them and it still shows they need to be replaced. Johnathan had called about this issue previously. Our light in our bedroom has been out for months. It was fixed recently and lasted two weeks before going out again. That was a month ago. We've been in a virtually dark room since then. The sinks in the bathroom and kitchen are leaking. Our dryer door no longer closes making it pretty impossible to dry our laundry without putting something in front of it to keep it closed. Our washer detergent dispenser comes off every time we pull it open to put our detergent inside. That has been a problem since the building was owned by Dodson. Lastly we've had consistent issues with our bedroom door, it has come off the hinges multiple times, multiple request have been put in, it's been fixed multiple times, and it is still hanging off the hinges. Not only that, but it doesn't lock and because it is off the hinges the paint on the frame has begun to chip off and no one has come to paint it. Your office has been so lackadaisical about helping us and the lack of communication and professionalism is truly mind-boggling. The only person who's helpful in that office is Crystal. No one should be staying in a unit with this many problems especially when you're doing all this construction to fix up the building and empty units but can't even fix issues YOUR TENANTS have in their unit. And in regards to the construction, it is rude and unprofessional for it to be taking place all day long without sending a email or a letter letting tenants know it is taking place. You have no idea if tenants are resting, have video interviews and etc. I am so fed up with PMC; it is unreal. Your office is so nonchalant about helping and you rarely answer the phone. You haven't tried to work with us on anything even though we've had issue after issue. You could have moved us to a different unit, given us a discount on rent, or simply fixed the issues we have: none of that has happened. We firmly expect not to be charged for ANYTHING in this unit when our lease is up for simple fact that they are a result of YOUR negligence. We expect these issues to be taken care of before our lease is up. I will also be sending an email to whomever is above you as corresponding with you has not been successful, to say the least This is the email I sent yesterday to the property manager of building 1806 at the Lofts on Franklin Street. As I'm typing there are construction workers singing and working without warning from the office right above my bedroom. It started at 8 in the morning. I have lived here at 3600 W. Broad St. a year. It is the first time in my adult life I have rented, always owned. I have been very pleased with my experience. When I put in a work order, it has been addressed quickly, sometimes getting a phone call from person doing the work to ask questions. I like that I can put a request in with the electronic system. When I ask questions, I tend to ask Crystal in the office because she is the agent that showed me around. She is always friendly, even helped me move a bed to my apartment! Thomas and Beth in the office have always been ready to answer my questions as well when I just pop in with my dog! I like the security of the building, I do feel safe coming and going all times of the day. The gym is amazing. I enjoy sitting on the patio in the evenings being able to grill, sit at the fire pit and mingle with other tenants. It is nice (pre-covid) that the staff, Beth, Crystal and Thomas have tenant appreciation evenings to watch football or just mingle with some drink and snacks, greatly appreciated. This property is in walking distance to so many restaurants, breweries,museums and shopping. I love the fact I can barrow a bike if I want to since I don't have one myself. Starting my new life at 47 in a new city has been a positive experience with a great, friendly place to live where I feel safe. read more

I have had mold since last December and still have mold 3/16/17. I love my apartment but the mold is a deal breaker. They continue to say it will be fixed only to find out that will never happen in my lease time. Health department has been called as well as property owner. Lots of unhappy people here. It makes me sad to have to update this one as my experience living there was not a bad one. I am updating it due to being lied to from the beginning. When I moved into the 3600 building, I was looking for a house to buy but couldn't find one. The lady at 3600, Amanda, told me I was in luck because all they had was a termination fee and you were good to go. The one thing I could not remember was exactly how much but knew it was in the $200-$275 range. I ended up having to leave the apartments and Amanda was not lying about the charge for the termination fee. What she lied about was the fact that you also keep paying the rent until someone else moves in. I should have read the contract and not trusted the speedy review and have learned a valuable lesson in the process. For my stupidity in trusting someone that is not supposed to mislead you I figured just pay and it will rent fast. Two months later with no key or parking passes and the apartment is still not rented. Why even try if you will get the rent anyway?
