    we are continuously having with this unit and the property management. It is absolutely ludicrous what we have been through throughout this lease with Dodson and currently with PMC. The negligence is overwhelming with your office, the back and forth about what we paid and didn't pay and not answering our calls and emails for days, if at all. When your company switched over, we couldn't even pay our rent and fees on time because the online payment site got switched over without our knowledge which left us further behind in rent, that was January. Ever since then, it has been problem after problem. Our maintenance request have been neglected multiple times. We have had water leaks coming from the shower, the hallway walls, and the walls from our closet. None of that was dealt with but the leaking did eventually stop. Unfortunately it left water stains. That hasn't been dealt with. We have had a terrible ant problem, ants in the bathroom and the closet that took multiple maintenance request in order for it to be taken care of. We also have mold growing in the closet and we've put in a request for it but no one has come to treat it even though you informed us they would come and do so more than two weeks ago and that's not just with the mold, that's the circumstance with all of our request. The outlets in this unit are dangerous. They spark when you plug anything up and send electric currents throughout our bodies when we touch the device that is plugged in the outlet. The wiring in this unit is messed up as well. When we turn off the fan in our room, the tv turns off for about 10 seconds (sometimes longer) and switches back on. It's the same when you turn on and off the switch for the closet, it turns our tv off and then the tv switches back on. There's a huge gap on the right side at the base of the shower and on the left side of the base of the shower there is some stain that could possibly be mold or water damage. We have had a roach problem as well. Gigantic roaches have been coming out of the closet and baby roaches have been coming out of the shower. That took weeks and multiple maintenance calls to be corrected. The filters in our fridge need to be fixed. They replaced them and it still shows they need to be replaced. Johnathan had called about this issue previously. Our light in our bedroom has been out for months. It was fixed recently and lasted two weeks before going out again. That was a month ago. We've been in a virtually dark room since then. The sinks in the bathroom and kitchen are leaking. Our dryer door no longer closes making it pretty impossible to dry our laundry without putting something in front of it to keep it closed. Our washer detergent dispenser comes off every time we pull it open to put our detergent inside. That has been a problem since the building was owned by Dodson. Lastly we've had consistent issues with our bedroom door, it has come off the hinges multiple times, multiple request have been put in, it's been fixed multiple times, and it is still hanging off the hinges. Not only that, but it doesn't lock and because it is off the hinges the paint on the frame has begun to chip off and no one has come to paint it. Your office has been so lackadaisical about helping us and the lack of communication and professionalism is truly mind-boggling. The only person who's helpful in that office is Crystal. No one should be staying in a unit with this many problems especially when you're doing all this construction to fix up the building and empty units but can't even fix issues YOUR TENANTS have in their unit. And in regards to the construction, it is rude and unprofessional for it to be taking place all day long without sending a email or a letter letting tenants know it is taking place. You have no idea if tenants are resting, have video interviews and etc. I am so fed up with PMC; it is unreal. Your office is so nonchalant about helping and you rarely answer the phone. You haven't tried to work with us on anything even though we've had issue after issue. You could have moved us to a different unit, given us a discount on rent, or simply fixed the issues we have: none of that has happened. We firmly expect not to be charged for ANYTHING in this unit when our lease is up for simple fact that they are a result of YOUR negligence. We expect these issues to be taken care of before our lease is up. I will also be sending an email to whomever is above you as corresponding with you has not been successful, to say the least This is the email I sent yesterday to the property manager of building 1806 at the Lofts on Franklin Street. As I'm typing there are construction workers singing and working without warning from the office right above my bedroom. It started at 8 in the morning. They really don't deserve any stars but that's not an option. DO NOT RENT WITH PMC OR DODSON!

    I had maintenance enter multiple times without permission so had to pay for security system. Neglegent and unhelpful

We were paired up with Steve Kirby as our agent. I just love Steve. We scheduled a meeting with Bernice and Steve to discuss what we needed. We received a complete power point show about what community was where and amenities. A complete geography crash course. Remember, we were coming here sight unseen based on this presentation. They took over 2 hours to go over things which totally helped us understand the RVA area. After this meeting we went home and started receiving portal updates. We starred the items we loved and trashed the ones that weren't our type/style. Every day was exciting to look at this portal. (I hate to say it, we miss the daily portal.) During this 3 or 4 months of time both Steve and Bernice were available if we needed anything. When we found our home Steve set up the inspection and processed all the paperwork needed on their end. Bernice and Steve came to our closing. Which meant a lot to us. This is a big change to us and we are settling in with a few bumps along the way. We don't regret working with Bernice and Steve. They were worth their weight in gold. Not only are they good realtors. They are good people. So, stop reading all the yelp reviews and contact them. You won't regret it, I promise.
