Management has changed multiple times, so obviously there is problems. When I moved in, I had to sweep and vacuum my room before putting my stuff in there. There was dust and excess dry wall from patching up the walls. The button on the tv remote was missing, the living room chair was broken, and we had a one bedroom filter in a four bedroom apartment. After I moved in, I realized how cheaply made and worn down this building is. The flooring is stained throughout every hallway, there is paint drips everywhere, random patches in the walls. My biggest pet peeve is the staircase is never swept throughly. The staircase near the front office is always more presentable then the side staircases. When I toured Monarch, they told me that electricity over charges were a recent add on and were intended for people charging lime scooters. This is a major lie, starting January (halfway through a contract) we were charged electricity over charges. There is one meter in the entire building so when you sign up for a certain style apartment they have a specific calculation for your electricity. They can't differ each apartment to other apartments amount of electricity. So, even if you turn off all your lights or everyone goes out of town in your apartment, you are still charged whatever the whole building used and not what you specifically used. Lastly, there is room checks. It feels like dorms again. They call them maintenance checks. They failed my inspection twice because of one piece of food and two cups. HELLO I'M HUMAN WE EAT AND DRINK. After failing the first one, We planned the next room check for Thursday, come Thursday I cleaned my room. On Monday I got an email saying I failed another room inspection. This whole time, I thought they came over the weekend and I didn't get an email so I was in the clear. I went in to speak to the manager explaining to her how unfair this is. She curtained me just one more check and to make sure all the food is gone. What a hassle. If it wasn't $500 for me to get out of my contract I would be out this place so quick and sign any where else.

There is mold everywhere in the apartments, no matter how much you clean it stays filthy. Pest control doesn't come inside to spray unless you ask them to and then they might come inside a month later. There are roaches and spiders everywhere. The light bill is outrageous. You can put the A/C on 75 and it still runs all day and all night. Kevin in maintenance is a nice guy. But they put the work order in as complete even though they don't even fix anything. The rent is cheaper than most places, but you get what you pay for.

Supposedly included in the rent is an average amount of electricity and water. If you go over, the overage is added to your balance due. Water billing lags tremendously. My daughter pays 1/3 of the apartment expenses. 1/3 of the water for her first month in the apartment was $47.25, so the total for the three bedroom unit was $141.75--that is ridiculous. I called management and by their own admission they know they have a problem with the water metering/billing system. Even after admitting the problem, they refused to remove the charge and continue to use the faulty system. A month later--guess what? Another astronomical charge for water, but the Forum agreed to lower the water overage to $36 for the unit. In essence, the Forum is claiming that my daughter and her room mates have used $36 worth of water more than the average amount that is "included" in the rent. I found the municipal water rates for Denton and did some rough back calculations--$36 is about 7000 gallons of water use inclusive of a metering charge. I did a little research and the average water use per person per day is 100 gallons-- 100 gallons x 3 room mates x 30 days in a month is 9000 gallons per month. Anyway using an additional 7000 gallons is unrealistic. I have emailed the Forum twice and have gotten no response from them. I have requested meter readings as well in the emails. Just realize when you sign with the Forum, you really have no idea what your monthly billing amount will be.

When he first moved in, we noticed the garbage disposal wasn't working. We called maintenance and literally an hour later there was someone there fixing it. I'll admit, I'm not the one that has to live here, but from what I experienced (fast internet, lots of parking, sweeeeet pool), and from what my brother has said, he's enjoying it. I would totally recommend this place to other parents (and parental acting older siblings) looking for another option than just campus housing.

That day, I was to be given my assigned room, room (C), following an agreement between THE ISLANDS staff and Mr. Juan Felipe Flores At that time, the front desk called their tenant, Juan Felipe Flores, who lives on the property in room C, which is my assigned room, to find out if he had received the message from THE ISLANDS staff asking him to vacate room C, which was assigned to me. The receptionist informed us that HE had been notified 15 days prior and one day prior that HE would have to move out of room C, since the room occupied by Mr. Juan Felipe Flores is the one assigned to me. Mr. Juan Felipe Flores also showed us the room that was for rent and mentioned how El Ruso is the one who will vacate room C, which is the one being offered for rent. He showed us that he Juan Felipe Flores was occupying room (A). An agreement was reached for room (C) with the rental staff and with Mr. Juan Felipe Flores. I have messages as proof . Everyone I have made contact with in the office has been above and beyond amazing. I am not sure why the rating is so low for the property but my advice would be to come in person and see everything that Copper Beech has to offer. Maintenance is also great here. I have only had to contact maintenance once since being a resident and that was for my toilet. Since then I have had no more problems. The apartments are well-kept and maintained. The community team does a great job of maintaining the property. Since I have been here they have put a lot of money into the community. There is security and plenty of security cameras throughout the property. They have put new roofs on our units and rebuilt our patios. Our gym has recently been updated with some more upgrades. If you like peace and quiet and want a place to study it is all here. I can go on and on about the pros of this community. This team is hands down and up one of the greatest in the area. I love it here and have already extended my lease. I am sure you would too if you stop by and meet the staff.

My car was broken into while living there, and a police officer was shot approximately 15 feet from my front door. I was on the game and hear about 20 gunshots go off. The property had a serious roach/bug infestation, and management hit us with random fees throughout the lease\. When I moved out, I was charged **over $1,000 for a completely new carpet** for a stain that was already there when I moved in\. Even worse, the carpet was in my roommate's room, not mine\. I was also charged around **$6,000 after they apparently switched up my lease information with someone else**, which was then sent to my credit\. This was an absolute nightmare to deal with\. Between the bugs, unexpected fees, billing/lease issues, property damage charges, and safety concerns, I would **strongly recommend looking elsewhere**\. I would not live here again and would encourage anyone considering Copper Beech to do their research and carefully document everything before signing or moving in\.

The couch was also filled with roaches. My child and their roommates have seen hundreds of cockroaches this week; aside from that, the dishwasher is broken, and the stove doesn't work. The outside of the building needs to be pressure washed with bleach. Currently, my child is highly stressed out over the situation. They were introduced to the apartment on Georgia Southern's campus. Unfortunately, many other Georgia Southern students live with the same problem. Cambridge@ Southern isn't following Georgia's "Safe At Home" Act, which requires landlords to keep their property habitable.
