My son lived there for one year and the apartment he and his friends wanted was not ready to move in to; however, they accepted it as is and when I say it was beyond filthy and disgusting, I mean it. Well, we bought gloves and cleaned and cleaned. It was not repainted, did not have new carpet, cabinet drawer doors broken off, filthy air filters, filthy appliances, disgusting bathrooms and my husband repaired the garbage disposal. What a surprise when we moved out to receive a $800 plus bill to do everything that wasn't done before my son nd his friends moved in and we left it in better shape than it was! They will charge you outrageous fees for anything they can as well! read more

A few weeks ago I moved my little brother into an Aspen Heights condo for the new semester. The bar is set pretty low for college housing, but when I saw his apartment and amenities, I was envious! The apartment is super nice and spacious. The bedrooms were huge compared to what he's paying in rent. Everything was clean and the appliances are new and modern. Theres even a cute balcony that overlooks the dog park area. When he first moved in, we noticed the garbage disposal wasn't working. We called maintenance and literally an hour later there was someone there fixing it. I'll admit, I'm not the one that has to live here, but from what I experienced (fast internet, lots of parking, sweeeeet pool), and from what my brother has said, he's enjoying it. I would totally recommend this place to other parents (and parental acting older siblings) looking for another option than just campus housing. read more

My experience with them has been horrible !!! My son leased an apartment from them for 3 years straight and I paid 1 year in advance each year upfront. When my wife came up to help my son clean and make sure everything was Spotless and in Better Shape than when we moved in, the leasing agents would not come over to view his apartment before they left...But said we will walk through later. We get a bill 30 days later for $300 saying we owe them a mattress for the bed even though my son had two mattress covers on the old mattress to begin with from day one and it was in as good or better shape than the day we moved in. We have had a terrible time trying to get out of a lease with Aspen Heights! My daughter decided not to go back to GSU this year, so we found another student to take her place & take over her lease. Believe it or not, they are saying that our daughter was a "no show" & are turning us over to collections saying that we owe them $7000. I've lived at Aspen for 3 years and really enjoy being here. The staff is always so nice and friendly. If I need anything they are quick to fix anything. There were problems last year but this year they've really fixed the issues brought to their attention to make Aspen a nice place. Most of the residents are very nice and respectful. They managed to steal your money from your pocket. When I moved in, it looks good, my utility bill is low since they give me a cap $30 per room. If you don't renew the lease, then your utility bill will be around $200 starting from April to August. They made money from me. All the promise are just baits. So that I just moved out without any hesitate. The outside of every apartment looks very good. Even when I moved in, I feel inside is also good. HOWEVER, After several weeks, the smell of the bathroom is very stinky. After calling the service, I found out that plumb is leaking. My roommate told me that there was a leaking in the first floor last year. Under the good looking, there are all cheap material, black mould under the polished floor, which is very harmful to your health. And you can not find the problem unless you indefinably fall in sick. You can't argue with them since every bad thing is covered by the beautiful outside of those apartments. Last year, before I moved in, I read the google reviews on Aspenheights Statesboro, many others warned me about this apartment. I didn't listen to them. This place is wonderful, affordable, colorful homes. Recommend for first time homes and the pool is worth it during pool days and nice statesboro break sunny days. The gym is easy access as well as the awesome computer room and movie room. And when you need peace the studio comes hands. I would not recommend anyone to live at Aspen Heights! The overages every month are ridiculous. The worst part was the moving out process. THE ABSOLUTE WORST PLACE TO RENT. The managers are all scam artists that couldn't make it elsewhere. They lie about all these incentives that you actually pay for through SimpleBills which is actually simplebullsh*t. The utilities do NOT make any sense and are so high! My parents payed way less in utilities for their 5 bdr house than I did living here. One minute, you'd be completely caught up with your bills then the next your behind on a bill from August in November. The place also had a huge bug/roach issue as well. Oh yeah, when you move out lol this is the kicker, they charge you SO MUCH. You'll end up paying upwards of $400 after moving out, some of my friends had to pay more than $1000. For what you might ask? For them actually lifting a freaking finger and doing something around the place. This place is a joke, take my warning and avoid it all together! It looks nice on the outside but you'll end up throwing away ALL your money with little benefits. The only benefit was the fact of having a house...thats it. No one even wanted to use the pools after multiple deaths that occurred there. Also! Anything that goes on in the neighborhood after dark such as robberies, crazy people trying to break into your car, etc. were never reported to the tenants. The only way to find out was through Twitter. So yeah, if you want to just throw your money away at least move to The Hamptons. read more

Aspen Heights is honestly a horrible place to live. Yes they apartments are reasonable but that does not make up for all of the unnecessary issues we have to deal with outside of our apartment. We have lived here for three years and I truthfully do not feel safe living here anymore. The gates surrounding the apartment complex hardly ever work. There are not nearly enough stop signs or speed limit signs through out the apartment complex. I am nervous of getting hit by a car just by walking to the gym or taking my dogs to the park. I have not once seen any type of security guard riding around the apartment complex and we only see the police when something has happened. There has also been break in since we have lived here in both cars and apartments. Residents are allowed to be hostile and loud at all hours of the day and night which my roommate and I have experienced first hand. We have also made complaints about this and are not really sure of anything was done. Residents with animals are not required to follow the leash rules that are suppose to apply when your dog is outside. My dogs and I continually have dogs running up to us while barking and harassing us while their owners cannot control them. I would not recommend living here and I am not looking forward to all of the issues that will come with moving out of here based on just the reviews I have seen. The word of mouth reviews I have heard of this place are even worse. We should have never gave this apartment complex a second thought. We thought we wanted more room but we should have just stayed at what was the Forum and is now called the Hudson. The rates are horrible what all of the crap you have to put up with living at Aspen Heights. The only positive thing about this place is how nice and helpful the maintenance staff is. read more

All they do is charge unnecessary fees and ridiculous overages. Moved out more than 2 months ago and still receiving bills. Also, they screw you over when you move out for anything they possibly can. All Aspen Heights focus on is to show bribery to get as much people to sign leases but after being stuck for a year, you are forced to pay unnecessary fees. Just when I thought I was done being robbed with random bills, more!!! Do not waste anytime even looking to stay at Aspen Heights! Believe me you will regret it! I have experienced terrible service and all fees within the past year for no valid reason. Some of the fees that were applied to my account are overages, trash violations and now cleaning and replacement fees. I thought that after July 1, 2016 (last months rent due date), I could finally live but I guess not. I'm being robbed again. I am having to pay for bathroom and bedroom cleaning ($75) and bed cover replacement ($71) fees, which is $146. I am basically paying this for future residents. This not what I had in mind. Well when we moved in, the place was so dirty and nothing was finished yet. Every month we had overages. The company does not let you see your bill and Georgia power doesn't have the authority from aspen heights to let you see it either. (Because More than likely- they are charging way more than Georgia power) the one thing I can say that it positive about this place is the size of the rooms, but even then, the price isn't worth it because you can get that size of a room almost anywhere in statesboro. For much cheaper. Oh and warning - when you move out, they will make you deep clean from the floors to the ceiling. Every single thing. You also have to putty all holes in the wall or you will be charged a ridiculous amount. There are also wrist bands that you have for the pool (but is never used) that you have to turn in at the end of your lease. $25 EACH for these thing. Ridiculous. It's literally a piece of rubber. I would never live here again. There are many other places that are much more reliable and affordable compared to aspen heights. Get out while you can! read more

I was a loyal Aspen Heights resident, renewing my lease for the 3 years I lived off campus. At first my experience was wonderful, but as years passed, things truly went downhill. After numerous crime reports in the neighborhood, I no longer felt safe walking my dog at night. The houses were beautiful when I first moved in, as they were only a year old. However, these houses were not at all maintained and quickly turned to crap. Ex: our dishwasher required maintenance every week because it was so broken, yet they wouldn't replace it; they never came in to fix common areas when 4 of the 5 residents moved out because it wasn't a "complete move out". Therefore, carpet and walls had residue from 3 years prior residents that they refused to come in and clean after. The amount of dog poop in my yard was unbelievable. They use to have people come around to clean after the immature college students that can't take care of their own animal, but they stoped that service as well, so I could not comfortably walk my dog (that I clean up after) because of other dogs doing their business in my yard. Don't get excited about living in a gated community-- it is ALWAYS open or broken. Trash service use to be free, then they started charging.... Using Simple Bills is a disaster, over charges you, and requires a service fee every month. Truly a rip off. Aspen use to host many resident events, such as dinners at the clubhouse or handing out chicken biscuits at the gate. Yet in my last year of living there, this never happened. They only tried to recruit new residents instead of thank people that have lived there for 3 years and paid thousands of dollars to them. Staff is IMPOSSIBLE to work with. It is incredibly frustrating to call 3 different times and get 3 different answers from kids that have no customer service and have no idea what they're saying. College kids helping college kids does not work out. Luckily, I did not experience any problem with move out charges or else they would never hear the end of it from me. Overall, I would not recommend and wish I would have never renewed my lease after the first year. read more

They promise the "best rate guarantee" to get people to sign early, then they lower the rental rate later to draw in more students. Since too many people complained they now say they are changing that policy for future residents. But they won't change it for those living there now. If you won't adjust it for the residents living there now, you won't adjust it for the residents coming in next year either! How stupid do we look? Do NOT believe the "best rate guarantee" promise. Do not sign a lease at Aspen Heights unless you are prepared to pay at least $100 in overages a month as well as over $1000 in move out charges. Aspen Heights is a scam company. The staff is horrible they act like they don't know what is going on. They prey on college students who they know can't afford the place but they know mom and dad can and will pay the overages and the $1000 move out bill to keep their credit score intact. It breaks my heart to continue to hear the stories of these college students who are in the same place I was a few years ago. You feel stuck in Aspen Heights never ending loop of robbery. Please spread the word about this place, don't become another victim of this scam. The Hamptons in Statesboro is right across from campus and is 100 times nicer and I never had an overage or any move out scams. The staff was amazing and the owners of the property are always there for you. Make an educated decision. Absolute WORST experience I have ever had with an apartment complex. First of all, the rent is outrageous for what you get. It's supposed to be a "gated community" but the gates are only closed or even functioning properly once in a blue moon. It's VERY unsafe- there have been multiple shootings and a few fatalities. Considering all of this, my roommates and I moved out as soon as we got the chance. We wanted to avoid any cleaning fees upon move out so we spent THREE DAYS deep cleaning the house from top to bottom (we even bought five gallons of the exact paint color they use from Sherwin Williams and repainted the entire house) only to be met with $430 dollars worth of "cleaning fees" for each of the four roommates. These cleaning fees are a total scam, I bet they didn't even go in our house. You want to know how I know that? The bill stated that the house needed repainting and we DID repaint the house. Clearly a scam. Additionally (yes, there's more), I was charged $50 for not returning an EXPIRED shuttle pass from 2014-2015 that would simply be tossed in the trash if I had returned it to the office. And on top of all of this, I can't even get in touch with the office because their voicemail box is full (probably with complaints similar to mine). To put it simply, do not under any circumstances sign a lease with Aspen Heights unless you are willing to empty your bank accounts for less than acceptable/safe student living. read more

We rented an apartment for our granddaughter for her Jr year at GS. She filled out a roommate request form which was totally ignored.. She requested non partiers, quiet, studious, and was paired with hard drinking party animals who were used to being taken care of.. After a couple weeks of dealing with sinks full of dirty dishes, rotten food, etc we bought her a small refrigerator, and she never used the kitchen again. They would not put trash in the cans, and since everyone is responsible equally for everything, we had to pay fines for garbage left beside the can unless my granddaughter happened to catch it first, and put it in the can. They wanted the thermostat set on 60 in the summer so they could "snuggle under a blanket. Our average utility overage was about $40.00 monthly. The final utility bill for July 11-31 was $57.00. The clearing fees were outlandish. It cost us a fortune to get out of there. In her current apartment she was paired with a lovely quiet roommate, there have been no overages, and she is happy. read more

On a superficial level, I loved the layout of my apartment. All of the rooms were spacious and had great appliances. However, even for clean college students we experienced a bug problem for the entire 2 years we lived there and even had a few mice. We heard stories of people having it worse. In addition, we paid terribly high overages each month. They use Conservice for utility billing so check out their reviews too.. they provide awful service. Stating that this as a "gated community" is a joke because the gates did not operate 90% of the time, remaining open 24/7 or even randomly LOCKING IN residents where we could not leave. There is not a lot of parking so if you and your neighbors both have guests, expect to park down the street. Parents, leasing (office) staff need to be better trained to assist residents with issues regarding rent and the lease agreement so management must be contacted to get anything done. The maintenance staff on the other hand is absolutely fantastic and will respond very quickly to needs! We only resigned to live there a second year because we didn't want to move right before graduating. We thought things would get better, but they never did. So ask around before getting stuck in a lease and giving them way more money than you should when you could just be living somewhere else. There are so many other apartment complexes in Statesboro so I hope this helps both parents and students looking for an apartment. read more
