I have lived here for one year and plan to live here next year. Monarch 301 has a wonderful location and better amenities than other apartments. Also, the staff is very sweet. Management has changed multiple times, so obviously there is problems. When I moved in, I had to sweep and vacuum my room before putting my stuff in there. There was dust and excess dry wall from patching up the walls. The button on the tv remote was missing, the living room chair was broken, and we had a one bedroom filter in a four bedroom apartment. After I moved in, I realized how cheaply made and worn down this building is. The flooring is stained throughout every hallway, there is paint drips everywhere, random patches in the walls. My biggest pet peeve is the staircase is never swept throughly. The staircase near the front office is always more presentable then the side staircases. When I toured Monarch, they told me that electricity over charges were a recent add on and were intended for people charging lime scooters. This is a major lie, starting January (halfway through a contract) we were charged electricity over charges. There is one meter in the entire building so when you sign up for a certain style apartment they have a specific calculation for your electricity. They can't differ each apartment to other apartments amount of electricity. So, even if you turn off all your lights or everyone goes out of town in your apartment, you are still charged whatever the whole building used and not what you specifically used. Lastly, there is room checks. It feels like dorms again. They call them maintenance checks. They failed my inspection twice because of one piece of food and two cups. HELLO I'M HUMAN WE EAT AND DRINK. After failing the first one, We planned the next room check for Thursday, come Thursday I cleaned my room. On Monday I got an email saying I failed another room inspection. This whole time, I thought they came over the weekend and I didn't get an email so I was in the clear. I went in to speak to the manager explaining to her how unfair this is. She curtained me just one more check and to make sure all the food is gone. What a hassle. If it wasn't $500 for me to get out of my contract I would be out this place so quick and sign any where else. read more

BEWARE! The management is dishonest! DO NOT RECOMMEND My son lived here for 2 years and I Co-signed for him on the lease. After the first year they were negotiating a renewed lease and emailed their offer. When they sent the lease for us to sign it did not agree with the email offer but they assured that it was because we were getting a "Special" for renewing early. When the first payment came due the charge was what was in the lease and not what was agreed in the emails. I shared the emails with them to remind them about the agreement and they refused to honor the agreement. My son and all of his roommates moved out of the apartment in June and left the thermostat set higher than they would normally keep it to avoid overage utility charges. He still received overage charges from them in July and August (his lease ended July 31st.) September brings another overage bill even though his last receipt stated Utility Charge - Final Month Fee. These people are taking advantage of young people. If my son was still in Statesboro I would not allow him to sign another lease with them. read more

The apartments are decent but be aware that you will pay extra. The fee for having a presure washer and a bucket with cleaning supplies and rags from cleaning a truck on the porch will run around $200-300. Even if it wasn't your items on the porch. I got billed on October 28th. I inquired into the charge and how they came up with this fee (they did nothing - we moved the items and put them inside the apartment- thats it). I didn't get much of a response except check the lease. When I reported that I didn't find anything in the lease they responded days later. By November 5th, I recieved a $157 late fee for not paying the $75 by the 4th (6-7 days later). I hadn't even recieved an answer to my question! Constantly searching for ways they can fine you, as if paying $1000 for rent in Statesboro, Georgia isn't outrageous enough. They're very strict on rules, so if you're forced to live here, make sure you read up on the lease agreement... Room inspections are also random and if you aren't home, they'll find their way in anyways... They're also great at procrastinating when it comes to fixing maintenance issues, so you better hope you don't have as many as we have! If you're thinking about moving into Monarch because it's a good location or because the pool is nice, let me tell you...those slight benefits do not outweigh how ridiculous this place and their staff is. Do NOT move here unless you literally have no other choice or if you'll never be home anyways (even then, I'm sure they'll find some way to charge you for "cleaning fees" or something of the sort on move out day). read more

Be aware that Monarch 301 will ding you for money when you move out no matter how well you keep your apartment. The facility manager directed that all that was required in move out regarding wall prep was patching holes NOT painting (specifically asked, "Do we need to paint?" was told, "NO, they always paint between residents,") then got a charge notification for not painting. They also charged $40 for stovetop drip pans that cost $13 on the amazon website. They said that's ok, since it is split among 4 residents. This place is a rip off and you really can't trust that you are getting correct information. I have lived here for about 2 years and if it wasn't for my roommates I would have moved out long ago. Its not at expensive as people make it out to be, but its still not worth the price. They are run by a large corporation in NC so you'll never talk to anyone who matters, and they try to hide the fact when its not convenient so you cant get in touch with anyone from corporates when the tell an actual lie to you. Next point is that they will lie to your face to make it sound great. They also fake the reviews on there website. Additionally the hallways smell like trash, there is dog poop all over the ground even inside, half the gym equipment is broken, and half the building doesn't lock. Respect is nonexistent. Room inspections are very random and inconvenient I've had a manager come to my bedroom door, while i was in the shower, trying to force their way in. All amenities have been closed since the beginning of the year, yet monarch still charges full rent price. They will try to charge you for anything they can such as noise complaints that were your roommates fault, or absurd damages' fees. Not to mention, the stairs and hallway are filthy usually smelling like cigarettes, and trash bags pile up in the hallways near the trash compactors. read more

The office staff is the rudest and snobbiest group of people that I have ever come across!! Forget the amenities, I refuse to live somewhere where they do not have the common decency to say hello when you walk into their office. Also, it is extremely unprofessional to discuss your residents in front of other residents, thank you very much for criticizing my friend Paige for the people that she hangs out with, little did you know that I know her! Also, when it comes to asking to have something fixed, these guys are the WORST. I understand that the place is brand new, but I have not had a working washer since the day I moved in in AUGUST. Get your crap together! Communication is poor, I don't even get called to be told that a part is on order, they just let you keep wondering about what is going on. The walls are thin, the apartments are tiny and you pay way too much to have to listen to your neighbors going at it at 3AM. They refuse to do anything about noise. Bottom line. Monarch 301 is the filthiest apartment complex I have ever experienced. The staff is rude and incapable of managing their tenants. The complex smells of trash and is not maintained. The toilets and bathtubs are stained. The apartments are filthy when you move in and then you are charged when you move out for items that were a problem when you moved in. The HVAC is never cleaned and is ridden with mold. The employees are incompetent at best and could careless about ensuring their tenants are happy. This was the worst property I've ever been at they do everything they can to get every dime you have $50 fee if you leave trash by the full trash can $25 if your dog barks the walls are so thin you can hear everyone upstairs and beside you the management is horrible they aren't responsive or helpful in any way they lie about things they've said in the past the house is horrible the toilet clogs every week the internet goes out every night at 9:00pm the pool is closed every weekend if something happens and you need repairs on your AC not working or toilet not working you have to wait til Monday-Friday 8-4 other than that it's "you're responsibility" they could care less about you all they want is your money and they make that very clear. The pool is disgusting they have worms all over the ground and in the pool the volleyball court sand is invested with cat piss and ring worms the entire outside is covered in dog crap you can't step on any grass or you'll track in dog crap on your shoes and you better believe they're gonna charge you $50 if you do. Better be sure you want to live here because they won't let you out of your lease for any reason unless you can find someone to take over your lease it's your responsibility and once you find someone they charge you $500 to leave you don't get your pet deposits back they consider it a fee so there goes your $300 if you don't pay your rent the day it comes out you're charged $75 this place is a scam and honestly feels illegal! read more

I have been a resident for the past year. Last year was okay. I got a good roommate placement. I actually went on a trip to Canada with my last roommates. We got along pretty well, and I have good memories with those lads. This year has been absolute hell. My roommates and I can never get along, and I try to ask Monarch for help and they do nothing. My roommates smoke weed and generally have no moral code. There is no resolution with these roommates. They want to do whatever they want because I'm not their mother. So the apartment is complete anarchy. Recently my roommate got assaulted by my roommate's friend which he allowed in the apartment. He was waiting for him to get home from class to ambush him. Luckily, he was able to hide and lock his door until it was safe and the perpetrator left. What is monarch going to do about it? Probably nothing, because the management is bad from my experience. What will police do? Help issue a restraining order or order of protection. I used to recommend Monarch 301 to all my friends. Now that I have had real issues, I've learned Monarch 301 is not a recommend place to live. Important issues get brushed off the management's desk. I do however have a good experience with the normal staff at the front. They are always prompt and very friendly. Future residents beware. read more

I loved living at monarch when I first moved in, but after 2 years of calling this place home I WILL NOT be living here again. Around July-August of 2019, our air conditioner broke. It is still making rattling noises 8 months later. In another instance, it was storming very badly one night and my roommate's bathroom roof began leaking water profusely. We called the after hours emergency number but got no response (not the first time this has happened.) The most recent issue that I have incurred is that we are being highly overcharged for electricity overages when, in my opinion, there is absolutely no possible way that our unit went over our $100 limit by $48.36 when we were not at our apartment for half of the month of March. Each floor plan is charged the same amount for overages, for example, everyone in my floor plan was charged $12.09 per person in overages. This includes the $3.00 service fee that we are REQUIRED to pay for using a service that we did not sign up to use. When I contacted monarch about what I felt were incorrect overage charges, I got a very vague answer and was basically told to contact Conservice, the company that bills us for our overages. When I contacted them I was redirected back to monarch. Overall, this has been the worst part about living here because it was sprung upon us in the middle of our leasing period because of "people charging lime scooters" when lime scooter charging was an issue LAST YEAR. We were not charged overages until they "changed the way that they allocate funds" and that is what frustrates me. I understand that COVID-19 has caused issues for everyone, however, the overages being charged when no one is there and none of the amenities are open on top of late fees that are 10% of your rent still being applied is absolutely outrageous in my opinion. Lastly, amidst COVID-19, the office is closed for obvious reasons. This is definitely a great protocol and I believe that management handled that situation very well, however, what I do not believe was handled well was the way that monarch chose to deal with delivering packages. We were told in an email on March 24th, and I quote, "we are working with carriers to deliver your package directly to your front door." It was not until April 3rd that we received and email stating we would actually have to pick up our packages from the carriers. This was an issue because many carriers hold packages for a maximum of 4 days before they are sent back and many packages had already been sent back because people were expecting them to be delivered. Overall, Monarch has nice staff but that is about all they have to offer. Half of the time the printer is broken, the walls are thin, there is water damage in my unit along with mold, the water smells bad, and it is honestly very over priced for what you get. read more

I had a decent experience, the floors and walls are paper thin, you can literally hear anything that happening in the room next to yours and EVERYTHING from the unit above. We tried calling the office about noise complaints and obnoxious upstairs roommates, we even had video proof, and nothing happened. They basically said "not our problem". The office staff is so petty and judgemental and just flat out rude. Once I moved out they waited 2 months to complete my move out assessment and charged me for INSANE things that weren't even my fault. When I tried to call the office and email them to discuss these charges they wouldn't give me the time of day. I do NOT recommend living here because you will just be wasting your money. read more

I never realized how much I'd miss monarch when I left. I moved towards the city and went from paying 540 for a utility inclusive 4 bed room now I'm paying 800 for a two, and it doesn't have even half of the amenities at monarch. Not the breakfast before 11, exercise room, play room, efficient staff (gosh I miss calling someone who knows wtf to do) and my packages deliveries where so efficient always delivered same day, & I could pick up the same day.The maintenance was quick friendly and helpful they even helped me change my showers filter. If I still went to Georgia southern I'd still be at monarch. The only downside was the smell of animal droppings in the yard but for 300 off of my rent, I miss that too. read more

By far the worst place I've lived. They trap students in leases that's impossible to get out of, then make you pay a crazy fine to sublease ($500). Some staff are nice but some are also very rude. I went without WiFi for 6 months and I ended up having to call someone to fix it because the manager never did anything about it. Payed way to much to live in such a bad place. There are huge everywhere. They also send an email about a month in advance if they are coming into apt for various reasons. They don't let you know what day. Multiple fire alarms went off and they keep you outside for hours until you can go back inside. Don't waste your time, energy, or money here. read more

Monarch seems nice at first glance but they will screw you any way they can. Firstly I would like to touch on how poorly constructed the building is and how that will effect you directly. The walls are paper thin meaning you get to hear who ever you share a wall with, the other person you share a wall with, your neighbors above you, and sometimes your neighbors below you. Another thing to watch out for is the DUST. I have never seen a building produce soo much dust, I constantly have trouble breathing and a headache from it. Amongst all of the COVID-19 hysteria many of its current residents have left the property but Monarch is still claiming their ONE power meter has overages that will be dispersed amongst the residents evenly....(I'm almost positive this is not legal) Monarch is also no longer accepting packages and will just tell you to drive to a sorting to go pick them up. Their "amenities" including their clubhouse and office with computer,printers, coffee machine, etc close everyday at 7pm so if you need to print homework that is due the next day you will have to go else where. Once you realize this place is run by a bunch of greedy a**holes who just want your money and nothing more you will receive a final kick in a** with move out fees. My unit as a whole got charged 520$ for "damages" that include dust on the blinds and ceiling fan, dirty oven interior, and dirty stove top eye. I'm no stats major but logic tells me it doesn't cost 525$ to wipe dust off a ceiling fan and clean an oven. So to wrap things up if you enjoy paper thin walls, loud neighbors, dust induced headache and difficulty breathing and a management who will just point to fine print in their lease anytime they shake you down for more money than sign at Monarch 301! Otherwise I'd recommend looking else where. read more

TO ALL PARENTS, COLLEGE STUDENTS, etc..., who plan on renting from Monarch 301. TAKE PICTURES WHEN YOU MOVE IN, BEFORE EVERY INSPECTION, AND ESPECIALLY WHEN YOU MOVE OUT!!!! When my daughter moved in, things seemed to go well. Then the extra charges started coming. We paid our rent on time, every month, even when my daughter wasn't there because of Covid, and the classes were all virtual. All of the amenities shut down, but my daughter still had to pay for electricity over $25.00. Monarch uses Conservice to figure the electric bill. Conservice takes all of the apartments in one building, divides it by each apartments square footage, then applies the excess amount to your bill. Then because they want even more money Conservice also charges each person a $3.95 fee for each E-MAIL STATEMENT. My daughter moved, she roomed with 3 other people, NONE OF THEM STAYED AT MONARCH, THEY ALL MOVED SOMEWHERE ELSE. I showed a credit of $143.07, yet Monarch wanted me to pay $19.17. My credit disappeared, I have yet to find out where that credit went. Next thing I know I get a bill for over $270.00. I'm told this is for move out expenses. One of the roommates went through and painted the entire apartment, yet I got a bill for supposed Wall Repairs. The bill also showed trash in the couch cushions, which three of the people, one a friend who came to help, said was vacuumed. It showed a picture of three objects under the couch, but two guys had moved the the couch, vacuumed and mopped. My all time favorite, one of the renters took all of the trash bags to the dumpster, but the the cleaning crew said they had to fill and get rid of two bags of trash, to the tune of $25.00 each. A non-refundable pet deposit of at least $300.00 was paid, and $30.00 a month was charged as rent for the pet, but when they moved out, we were charged $50.00 for a supposed pet odor, and another $50.00 for damage to trim. My question, I thought the pet deposit was suppose to cover any damage done by the cat, and in the event it was more, then I would be charged. The only redeeming quality to this apartment complex are the college students in the office, they are really nice and try to help you in every way. However, do not expect anyone in authority, (someone who is not a college student and can make a change), to contact you. You HAVE TO DEAL with the college students. The only thing I can figure is this is Monarch's way of avoiding problems presented by the tenants. read more

Do not live here. The staff are never willing to help out, they just want to charge you for damages that are not actually there. The biggest issue with staying here is how unfriendly the staff is honestly. The pool is nice and the rooms can be nice. I would not recommend Monarch to my friends though, since they will get screwed over by the staff and ridiculously charges when moving out. read more

I am a parent of a Georgia Southern student who lived at Monarch last year. I would not advise any student to move in at Monarch. The facility is not kept clean and it takes them a long time to fix any items reported - the entrance doors were broken several times and took months to repair. Also my daughter's roommate had a cat. The cat scratched up the trim on my daughter's door and they said her roommate pet fee did not cover any repairs. The fee was just an administrative fee. Since the damage was on my daughter's door they can't say it was a cat scratching it - even though that is clearly what it is. So my daughter has been charged with the repair - over $250.00. There are other apartment complexes in Statesboro that are better maintained and the office staff is more helpful. read more

Can't beat the convenient location and the awesome pool. But if you have pool view your room sounds like the party is in your living room during open hours, the wifi NEVER works, and normally there free breakfast/coffee is always missing something. But they do occasionally give Chick Fil A to residents which is awesome and the fly team is SO nice. read more

The actual apartment is great. Most of the people in the front are awesome and very sweet. The manager is also friendly and tries to help as much as possible. She is very busy which is understandable but does a great job with what she can. There is one member of the staff who has a terrible attitude, but may just have been having a bad day. When I first moved in I was pretty excited. The front office staff are pretty friendly but the managers are a bit unhelpful. In my opinion it's just not worth the money we pay. It's over $500 for a four bedroom and there are fees on top of fees. The internet and cable NEVER work. If I wanted to do my homework on campus I would just live ON CAMPUS. You can literally hear your next door neighbor tiptoe across the floor and you have to pray you don't have neighbors above you. People are constantly running through the hallways and playing ding dong ditch and letting their animals poop everywhere. Managers always say they will "take care" of issues but seem to go into hiding afterwards. I initially opted for a one bedroom since I was newly engaged but I was told that I wasn't allowed to have two people in one room. In every other apartment I've lived in this was not an issue. I figured that it'd be fine since I graduate in May and so much was offered so I signed. If you want to live in a "dorm room" it might be cheaper to just move back on campus.Now I'm pretty much stuck and miserable. When I finally graduate, this place will get a big middle finger. read more
