I do not recommend living here at all. I moved here because of the large bedrooms and space, but the cons that come with it are ridiculous. When I first moved in last year, my unit was not fully cleaned. There was a leak from the HVAC unit, and they kept trying to say it was the washer. When they finally opened the HVAC in my unit, it was flooded and mold was growing. The carpet was not replaced nor was the mold cleaned up. maintenance is awful. They never fix anything and will give you the run around. Our air was broken for 8 months, and they kept saying they couldn't replace it. Instead they overloaded it with liquid to work. Utility charges are another issue. I have been overcharged with no explanation. When speaking to office management about the issue they do not have an explanation. I ended up having to resign my lease here, and then I was double charged on my first months rent, pet fees, and extra fees. The office once again could not explain the issue. When my oven caught on fire, and I called emergency maintenance for help. They responded they could not come help due to them not being allowed overtime. They do not replace the carpet in units, so you are bound to end up with stains and outrageous smells. It is ridiculous. They have went up on there pricing every year, but the units have not been upgraded or changed. You will have a roach infestation no matter how much you clean. I requested pest services, and they rarely come. Roaches continue to pile up. My air broke again in August, and when they came to fix it. The HVAC had overflown again, and maintenance did not do anything to get the water up. There was literally mild growing. I have since requested maintenance to come clean the HVAC unit, and no on has came. Staff says they will send someone, but they rarely do. The company that owns the complex is based out of Chicago, Illinois. They do not care about students at all. You're better off living somewhere else even if the unit is smaller.

The "House Power" meter that the new internet is supposedly running on. Yet no power consumed!

Don't rent from Copper Beach Townhomes, they don't care about their tenants. They are just money grubbers. Thanks for the vent.

I moved into this apartment in August of 2019. It wasn't bad at first, except the disgusting amount…read moreof roaches in the breezeways and not to mention the random bits of trash/personal belongings sitting there for weeks without being picked up. The apartment itself was fine. I had new carpet in my room but the carpet near my roommate's was quite stained. The bathrooms are quite spacious, especially in the 2x2 apartments, and the mirrored closet doors were a plus. I do wish they had better roommate matching questions because the questions I answered were not what I received. I didn't mind too much because I worked a lot, so I very rarely saw my roommate. Honestly my problems didn't start until right before move out in July 2020. At the end of June, there was a plumbing issue in my bathroom that needed to be fixed and according to the lease was deemed an "emergency". I filled out a maintenance request form but didn't receive any help on the issue for 5 days. I was unable to use my bathroom for 5 whole days. I tried calling the office several times and never got any answers for why it took so long. Then we had set a bag of trash outside our door for a couple hours to take to the dumpster later that evening, and we were threatened with a fine because it looked unkempt, yet the apartment right across from us had 4 large empty cardboard boxes and multiple bags of trash sitting there for days. Fast forward to move out, that process was fairly quick and easy but they do not offer move out inspections, which I believe is strange because they could literally charge you for anything, WHICH IS EXACTLY what happened to me. They charged me extreme amounts of money to replace the carpet in my entire apartment. (keep in mind I said the carpet in my room was NEW; I think they were just trying to make us pay for them to install hard wood flooring) I was getting less than half my deposit back. At the time of my writing this (12/15/2020) I still haven't received my security deposit. Partially my fault for giving them an address I ended up not using by the time they finally sent them out. I called them after it had been 45 days since move out to inquire about the refunds and the assistant said "oh. We will try our best to get them sent out today." So I tried to give him my new forwarding address but it was still sent to my previous one. It took over a month for it to be returned back to the office and they called to get my new address, but I requested to pick it up in person and they said they still didn't have it. So I gave the address and they still sent it to the WRONG ADDRESS that I had previously given to them and it also took over a month for it to be returned to the office. SOOOO.. with all this information, please make a smart decision. Nice apartments with a great location but unhelpful staff. Side note: in GA, rentals have 30 days to return your refund and when I asked why they do willingly violated the laws, he said "we didn't. We wrote the check 22 days after move out." And I said "I understand that, but the law doesn't care when you WROTE the check, it's when you sent it out, which was 23 DAYS after you even wrote it. That doesn't make sense." To which he replied "there's just technicalities I don't want to get into."

Well, we bought gloves and cleaned and cleaned. It was not repainted, did not have new carpet, cabinet drawer doors broken off, filthy air filters, filthy appliances, disgusting bathrooms and my husband repaired the garbage disposal. What a surprise when we moved out to receive a $800 plus bill to do everything that wasn't done before my son nd his friends moved in and we left it in better shape than it was! They will charge you outrageous fees for anything they can as well!

The bar…read moreis set pretty low for college housing, but when I saw his apartment and amenities, I was envious! The apartment is super nice and spacious. The bedrooms were huge compared to what he's paying in rent. Everything was clean and the appliances are new and modern. Theres even a cute balcony that overlooks the dog park area. When he first moved in, we noticed the garbage disposal wasn't working. We called maintenance and literally an hour later there was someone there fixing it. I'll admit, I'm not the one that has to live here, but from what I experienced (fast internet, lots of parking, sweeeeet pool), and from what my brother has said, he's enjoying it. I would totally recommend this place to other parents (and parental acting older siblings) looking for another option than just campus housing.

They have shootings about every night, I have personally had to call the police because I heard shoots and people screaming from getting shot! The mold, roaches, trash are also a very bad issue going on. The management was horrible to me when I requested to leave because it wasn't safe and they hid police reports so that people didn't know what was going on in this place! Oh they also told me "your safety wasn't promised in your lease". They had a police officer who lived there but never helped with any of the issues. If you care about the quality of your life, don't live here!

Moving into the vault was the worst mistake of my life. Since I've moved in I've had problems with…read moremy roommate posting "house rules" on the refrigerator. Hogging space in the fridge and pantry, and just down right being nasty. My roommate has tried to bully me into doing what she wanted me to do around the house. This has been going on for 7 months. I have brought this to management attention several times and they completely ignored it. Recently, a fight broke out between me and her due to her trying to bully me again. Even though, she started the fight it didn't end how she wanted it to. She called authorities TWO HOURS AFTER THE FIGHT who told her if I was getting arrested so was she. She screamed at the policewoman about how she thought that was unfair. TWO DAYS LATER, management knocked on my room door and told me to " pack my things because I was being moved to another unit today or tomorrow " . His name is Brian Jones. His assistant took down notes on every occasion that I spoke to him about the issues and prior events and told me to try and communicate with the roommate and that the property manager (Brian I'm assuming) would contact me. Brian never got back in touch with me about the first incident that happened when I first moved in so this would be his first time ever speaking to me about this ongoing problem. When I asked him how could he make such a big decision off one-sided information. He had no response. Brian said that he has made his mind up despite said roommate having problems with previous roommates before me. Despite the evidence and witnesses to bullying; despite the police officer saying that I wasn't the problem and that "said roommate" just needs to live alone. Currently, I'm trying to contact corporate level management to get this incident resolved in a FAIRLY manner. This is one of the many reasons why we lose so much of our young people to bullying. When brought to the proper authorities it still isn't handled properly. Thankfully, we still have strong-minded people like myself who can tackle situations like this head on.

Management has changed multiple times, so obviously there is problems. When I moved in, I had to sweep and vacuum my room before putting my stuff in there. There was dust and excess dry wall from patching up the walls. The button on the tv remote was missing, the living room chair was broken, and we had a one bedroom filter in a four bedroom apartment. After I moved in, I realized how cheaply made and worn down this building is. The flooring is stained throughout every hallway, there is paint drips everywhere, random patches in the walls. My biggest pet peeve is the staircase is never swept throughly. The staircase near the front office is always more presentable then the side staircases. When I toured Monarch, they told me that electricity over charges were a recent add on and were intended for people charging lime scooters. This is a major lie, starting January (halfway through a contract) we were charged electricity over charges. There is one meter in the entire building so when you sign up for a certain style apartment they have a specific calculation for your electricity. They can't differ each apartment to other apartments amount of electricity. So, even if you turn off all your lights or everyone goes out of town in your apartment, you are still charged whatever the whole building used and not what you specifically used. Lastly, there is room checks. It feels like dorms again. They call them maintenance checks. They failed my inspection twice because of one piece of food and two cups. HELLO I'M HUMAN WE EAT AND DRINK. After failing the first one, We planned the next room check for Thursday, come Thursday I cleaned my room. On Monday I got an email saying I failed another room inspection. This whole time, I thought they came over the weekend and I didn't get an email so I was in the clear. I went in to speak to the manager explaining to her how unfair this is. She curtained me just one more check and to make sure all the food is gone. What a hassle. If it wasn't $500 for me to get out of my contract I would be out this place so quick and sign any where else.

Internet access, as against the commitment, is so poor that you cant see your emails even. 2-Sanitation is so poor that bath tubs are always full with the water of your neighbour and you cannot take a shower. 3-At the end of every month you are given a bill of 120 Dollars in the name of extra utility of electricity, despite you have stayed for only 5 days at the room.
