The entryway has a pretty layout with two fountains, and two lakes for the residents to fish out of each day. There's a small clubhouse that is used for different events. At Christmas, they put a large Christmas tree up, and it looks very lovely. The community has certain events throughout the year to appeal to different age groups. They encourage residents to branch off into their own groups. There are a huge number of dog lovers in the community, which is totally amazing! The neighborhood has its own elementary school, and a small splash pad. The neighborhood has several exits, which is very convenient. There's a few drawbacks, first the city of Forney has much higher taxes, being developed quickly with many houses, has congested streets, low stock in their grocery stores, long fast food lines with terrible service except for a few places. There are no retail stores other than the big box stores. The city park does not have too much to offer, and there's not a public library. The city layout has not left too much room for infrastructure. They're are filling it in quickly with companies, restaurants, and apartments. They spend a ton of money on schools, but the roads are in need of repair. Next, High point water company, that they use in Devonshire, is very expensive and not well organized. You will spend several hours trying to fight the large bills. Thirdly, the Devonshire management team is a bit dismissive, have moderate communication, and they do not really consider resident's suggestions for changes to the community. When you have a problem, it probably won't be resolved or it will take a long time to resolve it. With as many people that they have on staff, you would think that everything should be incredible. I, personally, think that the staff should not have their offices at our clubhouse. If the staff worked remotely, then we could get our clubhouse back and feel more like a community. As a result of these reasons listed above, the neighborhood is a bit cliquish, can be abusive on social media at times, and standoffish. We do have a lot of good people here as well! The neighborhood really pulls together in difficult times! It's definitely going through growing pains in many ways. If you need something, you can ask the community for help via Facebook or Nextdoor. In my opinion, I think they need a few more pools, better sidewalks, street signs, and lighting at night. All in all, these are the only the real drawbacks that I've seen. I think the neighborhood is pretty quiet, and I feel safe enough walking around it. The housing prices are pretty good, and the builder worked with us. Lastly, if you move here be ready for a city, neighborhood, and community going through changes. I've noticed that most of us end up doing our shopping and business in other cities which can be expensive to your pocketbook because of the gas prices.

The grounds are well maintained, the staff is friendly and knowledgeable, and quick to respond. The structure of Shadow Brook is a non profit and the apartments are leased for ranges, based on your income (though it IS NOT section 8 housing). They offer efficiencies on up, and are usually on a wait list. They only show apartments on Fridays and do not always have one to show each Friday, though they do have a photograph album of model apartments and floor plans. Initially I was nervous to rent an apartment without seeing the unit first, but I couldn't be happier. With the option I chose (the loft style 1 bedroom) I have plenty of space and am able to live on my own affordably ($490 a month rent). Many of my friends and classmates pay nearly double to live, in many cases, a worse complex. When I moved to Arlington and told people I live at Shadow Brook I usually got an odd look, and some informed me that it used to be bad, but that was before Foundation Communities bought it a couple of years ago. Today, I have never felt unsafe nor have I worried about being ripped off or felt like my neighbors were shady. Upon my renewal they cleaned my carpet for free, they offer residual pest control and special request pest control visits each Wednesday (at no additional charge, without limits) and they use ABC Pest and Lawn. In the back of the complex is a boys and girls club and at tax season United Way sets up and helps you file your taxes for free. At least once a month they have a "produce day" where fresh produce can be bought at a good cost in the front of the building. Its close to UTA (actually a shorter bike ride for me than a drive due to the traffic on Cooper) and well located. I will renew again next year if it continues to be the wonderful property I have enjoyed.

    Worst place I've ever lived. My unit had repeated flooding and a moldy odor, and I discovered that…read morethe previous tenant had black mold, which they apparently did not properly remediate. I had health issues that began about a month into my time living there. I did a mold test and detected mold, and had to pester them for months to address it, and their response was to refer to the 'mold addendum' they make you sign when you move in, basically stating mold is a part of every day life, who's to say if it causes any medical issues, and you can prevent mold by cleaning properly. Never mind the repeated flooding, the evidence of black mold which I know they did not properly remediate (I have photos), and the lab test that showed current mold. They finally got a mold inspector out to my unit after legal pressure, and falsely claimed there was no mold, when the report they provided shows that there was mold. My duplex neighbor detected mold in their unit and developed health issues as well. Other neighbors have told me about mold impacting health in their units, major foundation issues, A/C issues not getting properly fixed, and gas ovens turning on spontaneously. Maintenance is completely incompetent, and the leasing office is petty and unprofessional. Don't let the outward appearance fool you. I loved my neighbors and the quiet neighborhood, but the impact to my health and well being was not worth it. *Updating review with pictures of black mold from previous tenant.

They have slowed the process of repairs and ultimately the return to my duplex. I am extremely upset with how they have treated me and handled the entire situation. I would not recommend Monopoly Place Duplex to anyone!!

As a Realtor representing buyers and sellers in which they have bought and sold units in the 29 story building, you will not find a better real estate purchase for the address now listed as Highland Park. If you can get a unit facing downtown above the 5th floor, the view is spectacular especially at night. In past years, the slogan for the building was you either Gay or in your Gay Nineties to live here, but in recent years the owners are younger and not so Gay. There are units that await your remodling ideas or totally redone to today's real estate standards. Just don't tell anyone.

Before you buy…read moreconsider some major issues at Preston Tower: 1. 50 year old cooling and heating system; swamp cooler; insufficient heat over water in winters. Mole infested air ducts which you smell and breathe. 2. Elevators that frequently do not work 3. Water system issues; old, never replaced pipes; leaks that happen frequently. Mole inside walls where leaks have happened. Apartments often flooded due to issues in a unit above, or next door. 4. Rogue contractors inside the building that have manipulated equipment, electrical wiring, and frequently cause issues in other units; and no applied rules governing noise and hours of construction. 5. A misguided hoa committee spent thousands on new furniture for lobby furniture that is unusable; bought unpadded carpeting throughout halls making it more like an old dorm 6. A never-ending cycle of management companies that try to improve the building, but met with an hoa that does not want to invest in capital improvements. 7. A large population of low income tenants that cannot afford the building, but cannot move; growing uncollectibles 8. Monthly HOA fees that continue to grow without amenities that substantiate. 9. An inadequate reserve fund; and more projects to fix that low income tenants can afford. 10. Remodeling and adjoining of units that cause infrastructure and devastation to neighboring units. 11. A non functioning architectural committee that has been negligent in approving some building remodels. 12. A leaking room into Penthouses 13. A non existent fire drill and practice for residents 14. Constant fire alarms going off and fines by the city for trucks 15. People often get stuck in elevators only to be rescued by city. 16. Neglected landscaping that has resulted in erosion and foundation weakness. 17. Balconies that require engineering inspection 18. Internal realtors that play games with clients buying and misrepresenting the building issues 19. Pending lawsuits that require settlements 20. Uninsured property issues due to water leaks, and other problems 21. Glass that is uninsulated; pushing replacement on owner 22. A waste management problem 23. Unlocked electrical boxes in floor-hallways along with water pipes and garbage 24. Pass HOA rules that are unmanageable; irrelevant and not enforceable 25. Garage flooding; antiquated entry gates; dangerour poles; unregulated fobs, and valets that do little 26. Most units have added washers and dryers; but 50% do not 27. A basement laundry that is inoperable much of the time 28. Contractors, service techs allowed into building unsupervised 29. A looming big assessment to bail out the building Take away: While views are great; the building is not a solid investment. Shop wisely, and beware before buying at Preston Tower. Any actual buyer is throwing their money away to currently purchase a condo. There a much better condos on the market, and this one is facing years of issues - much like condo's in other markets, such as Florida. This old building needs a big fix up. Good luck.
