The individual unit's Ac/heating units are dying, as are all of the original building infrastructure. Buckingham Management Company is unresponsive and won't answer their phones. The parking lot needs repair/replacing. The ADA parking spaces are not to ADA standards. One or more of the parking lot lights are not working and have not for years. The interior source cables for the internet/TV are defective and have been for years. The roof leaks as well as one or more tenant windows. The roof & roof rafters have dry rot due to blocked rain gutters. When the building was painted about 10+ years ago the paint was done over existing dry rot, without repairing the dry rot. The hallway carpeting is the original and is heavily stained/dirty. I could go on. If I could I would rate the building a 3 out of 5 and property management a minus -1, they are horrible. This is a non-smoking building, yet some smoke in their units, but have not been penalized or evicted. This is a HUD rent subsidized qualified building.

There is no wonder why people literally wait 12 hours to reserve an apartment in-person on lease day. Pros: -The management is professional and responds quickly to maintenance requests. -The apartment complex is clean and the apartment itself is spacious. You really get what you pay for. -Laundry facilities, pool area, fitness room, and clubhouse are all great and clean. -There's enough car and bike parking. You get one permit for each bedroom. -Sacramento Elite guards the complex at night -Located right next to bus lines -Located right next to In N Out Cons: (honestly these are not even the worst problems you could have with an apartment) -You can hear noise from neighbors walking outside and upstairs -The train constantly blows the horn as it passes (but you get used to it) -Bikes get stolen constantly (this happens everywhere in Davis) -There is a large homeless and drug addict population near the train tracks and In N Out (like you literally can see them shoot drugs)

He is punctual, kind, knowledgeable, and professional when addressing maintenance concerns. He consistently shows up to his scheduled appointments on time and honors specific requests, like removing his shoes and calling/knocking before entering a household. Jason explains each maintenance issue in layman's terms for the non-savvy individual to understand. He always cleans up after the job and never leaves a mess. We have known Jason since our move-in of February 2023, and we highly recommend him as a staff member. Sutter Green and our community are very fortunate to have him. Katy & Mohamed

LOOK ELSE WHERE!!! I…read moream relocating from out of state and reached out to Sutter Green to coordinate a remote lease. Because I can't visit in person, I sent a highly organized list of standard questions regarding virtual tours, the exact units available, noise insulation, included amenities, and utility fees. The response from the leasing office was incredibly lazy and evasive: 1. Zero reading comprehension: My very first sentence stated I was looking for an August move-in. The agent, Dominique, replied by asking, "Most important question, when are you looking to move?" 2. Dodging terms: I asked if their virtual tours showed the exact vacant units and if I could qualify for their move-in special remotely. They ignored both questions. 3. Ignoring noise concerns: I explicitly stated quiet surroundings are crucial and asked about top-floor availability and floor-to-floor noise insulation. They completely ignored this. 4. Hiding fee details: They mentioned a "$105-$115 flat fee" for utilities but wouldn't explain what it actually covers. They also refused to put in writing which community amenities are actually guaranteed in the base rent. When I politely followed up to get actual answers to these crucial questions before scheduling a tour, they completely ghosted me. To be honest, I don't usually judge a place solely on the leasing office because, once you move in your actual day-to-day experience is defined by the community itself and how reliable the maintenance team is. However, when an office team is this dismissive and completely ignores major questions, it is a massive red flag for how the entire property is managed. When a complex refuses to put amenity breakdowns, noise policies, and utility fees in writing, it's because they want to avoid a paper trail. If it isn't documented, you have zero leverage to challenge your rent if those amenities are broken, locked, or unusable, and you can expect that same lack of accountability when it comes to getting maintenance issues fixed. If they act this shady and incompetent before they even have your money, do not trust them with a lease.

But what really grinds my gears is the new property owner manager I believe she's been here for less than a year and she's is nightmare ! I am not talking about Megan I'm talking about her boss! She clearly is not a people's person and her work ethic to say the least is hostile and very much entitled ! These apartments are old & overly priced! As the last person posted additional $70 for garbage regardless of how many people are in the home . It use to be $50 until one day a new leasing manager came and increased for everyone because she got pissed about the dumpsters being overly full. There's rats & rat traps on the property and some tenants do have mold I've witnesses it and seen the work order . And to add the cherry on top god forbid if you are late on your rent it's a $75 late fee & if you go passed the 3 day notices of the current month they will send your file to the attorney office on the 10th . Just greedy!!!! And they wonder why there's so many vacancies. Bring customer service back , bring good people back ! Stop being so damn money hungry! Hopefully they don't retaliate for speaking my truth.
