The individual unit's Ac/heating units are dying, as are all of the original building infrastructure. Buckingham Management Company is unresponsive and won't answer their phones. The parking lot needs repair/replacing. The ADA parking spaces are not to ADA standards. One or more of the parking lot lights are not working and have not for years. The interior source cables for the internet/TV are defective and have been for years. The roof leaks as well as one or more tenant windows. The roof & roof rafters have dry rot due to blocked rain gutters. When the building was painted about 10+ years ago the paint was done over existing dry rot, without repairing the dry rot. The hallway carpeting is the original and is heavily stained/dirty. I could go on. If I could I would rate the building a 3 out of 5 and property management a minus -1, they are horrible. This is a non-smoking building, yet some smoke in their units, but have not been penalized or evicted. This is a HUD rent subsidized qualified building.

There is no wonder why people literally wait 12 hours to reserve an apartment in-person on lease day. Pros: -The management is professional and responds quickly to maintenance requests. -The apartment complex is clean and the apartment itself is spacious. You really get what you pay for. -Laundry facilities, pool area, fitness room, and clubhouse are all great and clean. -There's enough car and bike parking. You get one permit for each bedroom. -Sacramento Elite guards the complex at night -Located right next to bus lines -Located right next to In N Out Cons: (honestly these are not even the worst problems you could have with an apartment) -You can hear noise from neighbors walking outside and upstairs -The train constantly blows the horn as it passes (but you get used to it) -Bikes get stolen constantly (this happens everywhere in Davis) -There is a large homeless and drug addict population near the train tracks and In N Out (like you literally can see them shoot drugs)

The community was always super clean great amenities very pet friendly if you are a dog lover like myself. The staff was always A1 with their communication and overall friendliness they hosted really great resident events. Krista, Jessy & Sarah (all the other were also I just remembered their names lol) were great and were always super helpful anytime I had a question or concern also they had onsite security at night which I appreciated greatly. First time I was told to dispute with Fedex. Second time, I explained that I can tell which mailbox it is based on Fedex's delivery image, so if they can assist with opening it that would be great. Filing a dispute would have taken way too long. I was told they would call me when someone is able to open the mailbox, but no one ever did. I tried to go to the office a couple more times but no one would be there. I even tried calling and left a message but no one got back to me. I understand that it's on Fedex for not coding the package correctly therefore I did not get the correct code to retrieve it, but I feel like it was an easy fix on their side, and they chose to not be helpful. So much for luxury apartment.
