After two wonderful years at Pine Minor, I sadly had to move, and I already miss it! The location is truly unbeatable. Having the light rail just a fewblocks away and what feels like every bus route imaginable right outside made getting around Seattle an absolute breeze without owning a car. The people are what truly set this community apart. My neighbors were always so friendly and welcoming. It is the perfect size building, not too big that there is no socializing and not too small that you feel you don't have privacy. The management here? Seriously top-notch. They are always available and so helpful. A special shout-out to Miles, who always brightened my day with his fun chats and warm energy - he truly makes the building feel more like a home. And Aya the manager, has been absolutely fantastic, especially during my move-out process. Great communication. It went so smoothly! Also, just a couple of months ago, my dishwasher went out, and the maintenance guy, I can not remember his name, was there the same day and fixed it. The resident events they organize are also a huge plus, it was always a great way to meet new people and feel more connected to the community. As for the apartment itself, it was great! The fridge was a little small, but I loved the full sized washer and dryers for a studio and the bigs windows were unbeatable. I had never had a garbage disposal before and that was awesome. In the evening the sun casts the prettiest shadows into the apartment! Now, let's be real, being in the city means there is city noise. I see some other reviews commenting on the noise. However, in my experience, this is just the reality of apartment living in this area, and the incredible neighborhood amenities and location more than make up for it. Honestly, I'm genuinely surprised by some of the negative reviews I've seen about the management. My experience has been the complete opposite. This building's management has been the most personable, helpful, and genuinely friendly management I've ever encountered in an apartment community. They truly care about their residents. If you're looking for a well-located apartment with a fantastic sense of community and a supportive management team, look no further. Pine Minor - View from my apartment! - Apartments Near Me - Seattle, Washington

DO NOT RENT FROM PILLAR COMMUNITIES. TRUST THE YELP ELITES. THERE IS A REASON WHY THEIR RATINGS ARE SO LOW! Absolutely awful experience with one of the Pillar Communities apartments (Pine and Minor) and the corporate managers. I moved into a 590 sqft "1b 1b" apartment. It was advertised as a one-bed one-bath. Let's go into the list of problems. 1. The apartment is actually a studio. There is no separation between a bedroom and the kitchen/living room. They falsely advertised that this apartment was a 1b1b. Since it's my first time moving to this area/not local, I had to deposit before I could actually go in and inspect it. I asked for pictures of the apartment but they weren't able to provide because "there was a tenant inside". 2. The apartment was absolutely filthy and disgusting when I moved in. The floors were covered in dust, there was mold and grime inside and on top of the oven. There were stains on the bathroom sink and mirror. I found hairs and pubic hairs from the previous tenant. I had to borrow their vacuum on the first day to clean the place up myself. They even left behind a broken light fixture. 3. The sink was broken for the first 5 days when I moved in. The plug was stuck in the down position and would not come up so I had to put in a work order which took 2-3 days to get fixed. The sink was unusable. I don't think they bothered cleaning/inspecting the apartment before I moved in. 4. The noise is absolutely unbearable. I work from home, so it's extremely important to me that the noise is at a minimum. When I called the leasing office, they assured me that there is no noise. Every morning, I am woken up around 7-8 AM by the sound of construction and jackhammers. I can't open my windows because the apartment is literally right next to the freeway. The sound of the cars is so deafening that I can't get any sleep. 5. Oh yeah, continuing about the noise, I feel like they should have mentioned that the apartment is across the street from a goddamn underground nightclub!!! Every Friday, Saturday, Sunday night I can feel the walls shake from the bass. If I had known about these things I would never have moved in! 6. There has been an odor in the apartment since I moved that will not go away no matter what I try. It almost smells like something is rotting inside the walls. 7. There is something called the "Pillar Promise". If you are unsatisfied with the apartment within the first two weeks, you can move out/break the lease without a cancellation fee. They are LYING! They will not honor this clause. I have phone records of calling the Pillar Communities line and leaving voicemails. The manager of my building (Mark Blower) was on vacation and out of the office whenever I was there so I never got to meet or speak to him directly. I even inquired to the leasing agent that I wanted to use the Pillar Promise and was told to speak to the manager. 8. My lease is only 3 months, so they went out of their way to upcharge me. I'm paying $2850 rent for a 590 sqft studio. Unreal. I've already completed and paid for a month, and by upholding the Pillar Promise as they should, I would only be walking out on 2 months. They lose almost nothing. The only reason I can think of why they are not upholding the Pillar Promise is greed. DO NOT RENT FROM PILLAR COMMUNITIES. TRUST THE YELP ELITES. Pine Minor - the west facing view from building - Apartments Near Me - Seattle, Washington

A lot of the reviews of this place seem skewed one way or another so I thought I'd drop a general review of daily ongoings living here. I generally had no major negative experiences living here and want to emphasize that. That said, while this place has some very great parts, but also some large negatives that prevent me from giving a higher score. The great things: - Central. You can get to anywhere in the city walking from here easily. - New building with modern build and great insulation. - Nearly floor to ceiling windows. Great view, lots of sun. - Great/friendly management, always positive experiences with them, especially Miles at the front desk. - Cool and frequent resident events with freebies/treats. - No issues with stolen packages or crime. - Quiet/respectful residents and no serious sound issues. - Attractive and modern furnishings such as floors, cabinets, etc. - Laundry in unit, front loaders! - Few to no maintenance issues in any of the appliances in my apartment. - Fast elevators, never find myself waiting around. - Secure package lockers for deliveries. - When I first moved in, the prices were quite reasonable. - The studios include a large rolling dresser as supplement to reach the legal limit for closet space. It's high quality which I appreciate because they could have cheaped out. I preferred it to a normal closet. - Very fair on move out. I got charged a normal cleaning fee of around 160 I think and got the rest of my deposit back. The okay things: - Landlords are proactive in raising your rates. I got a 10% rent raise at the end of my 1yr lease, which seems common in Seattle. - My studio was small, with a relatively too big bathroom. The floorplan is compromised by forcing a full size bath in, hurting living space. - Weird mini-closet in the studio with strange non-closing door. - Fridge is below average size. Like half size fridge. It gets full fast even with just one person. - You don't have much if any privacy. There is a rooftop restaurant across the way where people can stare right into your apartment. The shades are transluscent so they don't help. - Decent amount of bad pet owner issues. My next door neighbor had a dog that barked incessantly whenever they weren't home. Oftentimes the elevators will have various pet mess or odors. Management tries to control it but it's tough. The bad things: - #1 worst thing about this place -- the street sound. On one side you are facing the highway. On the Minor side you are facing a public menace -- Still Liquor, bar wannabe club. Good luck trying to go to bed before 2AM on Friday or Saturday night, especially during the summer when you open windows. This is borderline a dealbreaker. Other noises... Starbucks Reserve has big trucks doing resupplies every night. They go on strike constantly, 3 days of megaphone yelling. - The intercom is outdated. Rather than apps like ButterflyMX, it's operated via phone. If you miss the call, there's no clean way to remote open the door from your side. - I've had multiple times where my fob won't open the front door for 10+ tries then mysteriously it starts working. - Don't live here if you want a car. That's pretty true for most places in Capitol Hill but especially here. It's like $300 for a spot and there aren't many spots so you'll be on a waitlist. Let me clear -- I liked Pine Minor and would recommend it if you can tolerate the noise. If Still Liquor and Mint Lounge didn't exist, I'd rate this place a strong 4, possibly a 5. read more

Management is what really ruins this building. There have been so many instances where they clearly have no interest in helping you. I will start with the parking garage. There is no parking for guests & it's very inconvenient if you have friends or family visit you because there isn't much street parking available. The garage itself is very small - the spots barely fit a regular sized car. There are no assigned parking spots, so expect the most difficult ones to park in to be open. I would also like to mention there is ZERO security in this garage. I had my car hit 2x & management didn't do anything to help me. They only have one camera that faces the door to the elevator & there is zero visibility to the whole garage, so if anything happens & it isn't caught on camera - then you're out of luck. I asked management multiple times to fix their security. For 250$ a month for a parking spot, you would think you'd be getting something that is secure, but that is not the case. There is also no after hour maintenance. I came home around 8pm after being out of town for a few days & my smoke detector wouldn't stop going off in my bedroom. I reached out to the "after hours" number they claim should be used & called 6 times. Each time they kept saying someone was coming, but no one showed up. I called the fire dept. who showed up. They checked everything out and told me that it was something management had to fix, & that I was "paying too much money to be in a new building to have this kind of issue." I wasn't able to get any sleep all night because the alarms were so loud. 9AM the NEXT DAY, the manager got in & I told him about it. I expected a sincere apology & instead he started laughing & said "wow what a night." To my knowledge, apartment complex's do something to fix the issue (maybe offer some sort of compensation for my inconvenience or something, even an apology) & I didn't get anything but it being brushed off and laughed at. Other issues consist of - the fire alarm for the whole building going off at 6am, causing everyone to evacuate, one whole floor flooded and peoples apartments were ruined & elevators are constantly not working. The manager, Mark is not helpful in any way, in fact I've had issues with him (as have others when working with him) and had to speak with the regional manager about it. He is completely unaware of the things that go on at the property, so if you try to have a conversation with him about something important, expect to get nothing resolved. In my opinion, it's very unhelpful to have a manager that doesn't know what's going on and is very uninvolved. Often times, I'm dealing with the leasing agent because they know more of what's going on daily. I will say that Renee the regional / district manager of the properties is wonderful to work with. Whenever there has been an issue bigger than management seems to want to handle, she's a great go-to & is very understanding. Amanda the leasing agent, was wonderful during my whole move out process - the manager was completely unaware and uninvolved in the entire thing. He sent me my statement of deposit return and tried to over charge me, even tho I had already paid off most of my charges. He didn't take the time to see on my portal that my balance was pretty much cleared out (except for post move out charges). Luckily, Amanda was nice enough to work this out for me & I was finally able to wipe my hands clean of this place. With the building being so nice, it really is such a shame that management is so poor. I definitely recommend looking at other places in the neighborhood. There is also a big homeless crowd that hangs out around the building. There have been multiple instances where you walk by & people are doing drugs by the garage or yelling outside the building at 2am. If you live on the side of the alley by Starbucks; expect to never get any sleep. I hope that management finds a way to improve, because the building really is great & the views are killer. read more

I had a few bad experiences living at Pine & Minor, most of which were not handled professionally by the building management (which are addressed later in this review). First, the basics: The building is situated on one of the loudest and most tourist heavy streets in Capitol Hill (on the Minor side). You'll also notice a few sketchy people doing drugs around the block or even trying to gain access to the building (after stumbling out of the bars). If you're facing west, you get the highway and dog park noise, and direct evening sunlight with no air-conditioning. The building is kept relatively modern, clean and maintained (however some repairs take months, like the elevator did, and there was only 1 for some time before I moved out). The rooftop is probably the best feature of the building, but it only accommodates 2 or so groups so it gets crowded quickly on nice days. I moved out in April when the weather was decent, and they still hadn't put out the nice furniture and cushions. Now the nitty-gritty experiences. When they were doing building repairs, they accessed my unit numerous times, sometimes without notice (which they apologized about after the fact). Sometimes, their contractors left my unit completely unlocked or locked it with the wrong (contractor) lock so I couldn't get inside my own unit (the evening I had a flight to go to a wedding). One time their maintenance staff forgot to re-connect my dryer to the vent so the dryer was venting into my unit and it was so hot and humid. They believe it was fine , so I had to point out the issue before it was fixed. The incompetence and problems were frustrating. Then, one weekend my bike was stolen from the bike room off the lobby. After reviewing the footage and speaking with building staff, I found out that the front door could be pried open with a common hand-held tool and the bike racks could be un-screwed off the wall (so my two heavy duty bike locks didn't stand a chance). After telling the staff, some said they know and the manager said this was not their responsibility. A petition was circulated among residents and we found out that the same thefts (and same thief according to our recollections of footage!) happened do the same crime to half a dozen residents of the building, and the building manager knew! I voiced all of these concerns (mainly the consistent ease of breaking into the building and possible harm this could cause to residents) and the building manger did not respond in a credible way at all. He simply cited that insurance covers claims of loss. In reality, insurance claims can't reconcile some kinds of irreparable harm. I wish they understood what they're neglecting to prevent. Ultimately, the problem was that these issues and break-ins were avoidable with months of reports from residents, but they did not want to prevent them, nor inform residents on a basic level. They would actually send sales newsletters to residents rather than advise them of known intrusions (sickening, I think). At the end of my initial lease, I reiterated my concerns to the building manager, especially since they were increasing my rent by 4% (higher than the Cap Hill index increase for 2019), but they did not want to do anything besides deflect. They were negligent and only interested in profiting and not respecting resident safety, so I decided to leave. Please consider this review and anyone else's negative experiences before moving to this building. If you don't mind your personal safety being in question or trusting those who you'd assume would do the right thing, this is a decent place to live :) read more

Do not live here ever. The property manager Mark is extremely rude and does not treat the renters with respect at all. He doesn't know the answer to a lot of things and will provide you with wrong information, and then denies them later. Management tells you different things each time and tells you to provide written evidence for previous conversations or they deny everything was ever said. The previous front desk, Blaze, was very nice, but ever since the apartment had major construction damage and he left, the current management is completely irresponsible. read more

I was looking for a place to live while relocating from Michigan. What could have been a stressful process was made simple because of Kyle! Along with trying to find an apartment from across the country, there was also a global pandemic going on. Kyle made sure he was available to answer any question's I had along the way, even with the time change. He also gave full virtual tours of the available apartments I was interested in. Kelsey and Blaze are fantastic property managers and definitely deliver top customer service. The maintenance staff is quick to repair things, keeps the building clean, and super friendly. The location is everything with this apartment building. Centrally located next to everything! Being right across from Still Liquor bar can be loud on the weekends, which does make it difficult to sleep at times but at least they have great music! I definitely recommend choosing these apartments; they're clean, modern, cozy, and in the heart of Cap Hill. Other than adding a few more machines or gym equipment would be the only thing I'd change. read more

Beware of fraud. They bait-and-switched me on apartments plans and then told me I would have to pay $150-200 more a month to get the one I had signed for. During the tour they did not allow me to see the unit (508) that I was interested in, as it was currently occupied. Instead, they gave me unit 508's floor plan and showed me a model unit. I signed the lease for unit 508 and on move-in it was revealed that 508 had a much different floor plan than the one they had given me. Missing two walls different. I had signed for an open one bedroom and they gave me a studio. Management apologized for the "mistake" but refused to let me switch to a one bedroom unit unless I paid $150-200 more per month than I signed on the lease. They also refused to give a discount or any concessions for giving me the wrong apartment. Basically, it was stay and be happy that I got ripped off, or move out (and that they would not give me back my fees and I would be paying rent on the unit every day it took to resolve the issue). Management is unavailable to talk to on the weekends. And too busy on Mondays. And management's e-mail blocked me with a 404 error. When I finally managed to talk to the manager Kelsey Kirkham she was extremely aggressive and unapologetic. Every time I tried to explain why I thought what they were doing was unfair and illegal she cut me off. Eventually, I asked to talk the regional manager. The manager then told me that she couldn't give me the regional manager's phone number because the regional manager traveled around offices (as if she doesn't have a cell phone?) and that I would have to send an e-mail. The regional manager did not reply to my e-mail until more than 40 hours later. Her reply was lackluster at best. They obviously did not care that what they were doing was illegal because they knew that I didn't have the means or "know-how" to dispute them. I did manage to get all my fees and rent back after a lot of back and forth, but I would not recommend Pine + Minor to anyone. Additionally, beware of the highway noise. Chances are, the unit you're signing for is much noisier than the model room they show. read more

Pros: - The insides of the apartments are nice - Rent seems to be similar to other neighborhoods - Neighbors (at least on 1st floor) are fairly quiet Cons: - Purchase of building by Greystar management company. The old building manager, Zach, was an all star. New building manager, Nicholas, is way overly chatty and doesn't seem to really solve any of the issues you ask him to. Even if super basic. - Heroin addicts lingering out the front of the building and the alleys every day. Makes you feel EXTREMELY unsafe. I have asked management to address on multiple occasions but nothing has changed or been communicated back on what they are doing about it. - smells in hallways and elevator - no stairs from building to parking garage and elevators are super slow read more

I recently completed a 6 month stay at the complex, and I enjoyed my experience overall. Facilities are near top of the line, especially the roof deck amenities, including the grill, the gas fire pit, and THE VIEW! The rooms are wonderful, except for a lack of AIR CONDITIONING. Most windows face the afternoon sun's path, ensuring you have a lovely personal green house to return to after work, that cannot possibly cool down until morning. You could argue that I could just get an air conditioner for the unit, but that is not why I pay for top of the line facilities. Also, the fan in the bathroom fan was insufficient in its ability to displace the amount of moisture the shower produced, leading to moisture build up and streaking on the bathroom walls. Despite the slight problems, the management staff are friendly and responsive in most circumstances. However, the real star player for handling these and other issues that came up during my stay was Jason and his maintenance team. If an issue arose that required the maintenance team, Jason would often respond and solve the issue within a day, or even a few hours, of my requests. He ensured it was a good time for him to enter the unit, finished the work quickly, and cleaned up the area after his work. Also, at the pre-move out inspection, he perfectly highlighted any and all areas that required my attention or cleaning, helping me to ensure I paid no penalties at the time of move out. The downside: We moved into this complex at the beginning of July and have wished every day we didn't. As mentioned in other reviews, Greystar is completely unresponsive to request for action of safety concerns, and weed smoke in the hallways. Further, we have been billed three months in a row for "catch up" utilities for when Greystar purchased the building, which is "catching up" for months we didn't even live here. The utility bill that should be somewhere around $60, have been around $180 and we have no way to withhold payment as it is auto billed with the rent. We regularly find used needles outside the parking garage and in the surrounding grounds. The parking spots are VERY tight and our car has been hit while parked in the secure garage. The upside: - Danielle who works the leasing desk is super friendly and genuinely wants to make the community better. - Our studio on the 1st floor has nice high ceilings and a great view of the heroin users at night in the dog park. - If you smoke, the complex sure doesn't seem to be able to enforce their no-smoking policy. (just make sure to smoke after they leasing office is closed) - Pet friendly complex. Our dog seems to like it here. read more

Lived in Pine+Minor apartments for about a year, truly loved everything about this place. The units are modern and very comfortable, everything works great, and service requests are completed in a very timely manner. The staff are really wonderful and very helpful with any questions or requests you may have. Kyle who works in the building's office is especially helpful and really goes above and beyond to assist with any concerns you may have. Mark the community manager is also awesome and always super friendly. Highly recommend as place to live! read more

Great location! About a block up from the Paramount and close to lots of good eats in Cap Hill. Prices are comparable to apartments in the area, sometimes even a little lower. Their gym is AWESOME! My favorite thing about the whole building... the rooftop is a close 2nd :) read more

The best thing about the building is the leasing representative named ZAK! He is the best, however, living here was mediocre. First of all, the parking spaces are real tight. I think everyone has scraped their car at some point. They charge $225 for a space. It is rumored that the developer wanted to add additional spaces (for revenue) so they made the garage parking space more narrow. It's horrible. Next, the elevators constantly smell. You get home from work or out for your morning coffee, and it smells---I think it's wet smelly unwashed dogs (?). I like dogs, don't get me wrong, but I don't want to smell everyone's dog. You're better off taking the elevator. If you live on the east side facing Minor Ave, it will be noisy on the weekends. It will be loud! read more

I recently moved in and have enjoyed everything about the building. Th staff is very helpful and really friendly, the building has a ton of great features, and everyone seems to be very nice that lives here. My apartment faces up the hill, so I get great morning sun but the place stays pretty cool so far this summer. The location is great as well, I've walked to work every morning, and often home from work in the afternoon. Would highly recommend it! read more

For the past two years I've lived here it has been nothing short of wonderful. Great location, amazing view of downtown, nice open floorplan, great soundproofing. The real amazing bit has been the management though. Despite my previous experiences with new owners taking over a building and ruining the management, Nicholas has been absolutely stellar. He is always ready to build a sense of community in the place. I often see him in the office past the normal closing hours helping people that catch him before he leaves, and every time I've come with some problem or when asking for advice he is always willing to do everything he can to make sure that everyone comes out satisfied. UPDATE: I've since moved to a larger, open one-bedroom unit that faces downtown. At first I was concerned about noise from the dog park and I-5, but the noise is impressively minimal for the location and doesn't impact my sleep. There is a ton of natural light in my unit, and also lots of city light that comes through the blinds at night. I'm pretty sensitive to light at night, but this is a quick fix with some blackout curtains. In all, I'm extremely pleased with my new unit and love the new layout. I lived here for three years and really loved everything about it! I was in a studio facing Minor Ave and felt like the space in my apartment was perfect for me. The studios have an added wardrobe that you can move around anywhere you want.... this was very nice! The floor to ceiling windows make the space feel very open with lots of natural light. Since this building is literally in the middle of downtown and Capitol Hill, you have access to all sorts of fun places to go to easily! It can be loud on the weekends sometimes but this is how it is no matter where you are in a location like this. Weekdays are quieter :) I experienced the change from the old management to Greystar and never had any problems when I needed something. Nicholas and the rest of the staff are very welcoming and friendly and make you feel at home. They are always quick to respond and helped make moving out go as smooth as possible for me! The parking garage can be a little small at times but I would pick that any day over trying to find parking on the street. Security does a nice job of frequent check in's and surveillance is all around the building. Overall, I loved living here and if my post hasn't sold you on this place you must step out onto the rooftop.... gorgeous views and great for firework watching or relaxing in the sun!! read more
