I think people tend to only rate companies if there is a problem. After reading these I felt like I needed to present a different outlook. Honestly if you rent in a bad neighborhood, it's really not the fault of the rental company if you have prostitutes and drug dealers as neighbors. They have been a good go between for myself and the landlord (you do realize someone else owns the property and they are the property managers right?) If the place is falling apart or you have mice its the landlord who is choosing not to fix this, not them. They always provide me with updates as to where the owner is at with getting things done. I've always found them friendly, responsive and knowledgeable. So yes, I'm pleased with their service and I'd use them again. read more

I rented from Pillar for 2 years in the top floor of a Triplex. It was filthy when I moved it. I had to scrub the place down by myself. I soon realized the building was infested with mice and bed bugs, and suffered from allergic reactions to mould in the walls. The lady living in the unit under me was constantly throwing parties and had drug dealers coming by in the middle of the night. The management company did nothing to help me in any of these circumstances. In fact, I never even got to speak to the head of maintenance about these issues. I was always sent to voicemail. If you rent from them be aware that they are negligent to their tenants and only care about the rent money coming in on time. read more

My partner and I arrived for a viewing a week ago, WEEKS INTO THE HEALTH ORDER FOR COVID-19... despite the loud acknowledgement of the need to do business differently on their website, 2 other couples were scheduled to ALSO view the same house AT THE EXACT SAME TIME. We did our best to remain distanced, but this was entirely unnecessary and reckless. And the guy arrived late, and he had no idea about any of the details about the property... If I could give them a minus rating I would. BEWARE!!! Pillar has been taken over by crooks. I had my property managed for years by Marilyn. She did a great job..but now that Kevin has taken over it has been a complete disaster to the point I had to sell my property!! They put in a tenant from hell. I asked the people at Pillar if they did a social media check and got no answer. I checked and there were so many red flags I would never have considered these tenants!!. Pillar has pillaged 95% of the rents and deposits they collected leaving me to scramble to pay MY BILLS. I didn't receive any money from Pillar for nine months and when I did it was only a small fraction of what they collected. I have called and emailed them numerous times. They do not respond. Tenants have called to have things looked at. Pillar does not respond. I have gone to the office several times to talk to people there and it is readily apparent that there is infighting between their staff. They breached their contract many times. As a "bonus" they deducted an additional months management fees when my contract with them ended. Neither Kevin the owner or Francine will return my calls or emails ever since. They have barred me from the portal so now I can't access my records for tax purposes! That must be highly illegal! DO NOT HAVE ANYTHING TO DO WITH THEM!! THEY ARE SCAMMERS AND CROOKS!! read more

Awful experience! Long post but if you're thinking of using Pillar Property Management to manage your property, keep reading! I had contracted them to manage a 1bedroom condo in Winnipeg. After signing, I was given a quote for highly inflated advertising fee's (Approx $300 a month to have an ad placed on Kijiji, FB Marketplace, Zumper, Padmapper, Rentboard etc). I queried this, but was told it was 'a deal'. I enquired about maintenance fee's for some minor paint touch ups and cabinet trim work. I was quoted over $1200! When I queried the amount, I was then told they made the quote based on pictures of the unit and had not actually assessed the space. I opted to attend to the paint touch ups myself. AFTER I had already attended to the paint touch ups, I was given a revised quote of over $500 for painting and for reglueing edging onto 7 cabinet doors. I then sent an email saying to hold off on advertising as I was wary of moving forward with Pillar - it was starting to feel like a bait and switch. Despite this, several ad's were still posted AFTER I had said I no longer wanted to contract them. The pictures used in the ads were blurry and dark and the ad's posted had my condo listed in a different neighbourhood than where the condo is located!! I was also then billed for the advertising. I was also billed the $500 contract termination fee which I was told by Kevin was used in situations where "we have found a long term good stable tenant, and the owners decide to no longer use our services so we charge them a cancellation fee". At the time I signed the contract, this made sense to me. In hindsight, that should be more explicit in the contract as I was still expected to pay this $500 fee despite Pillar not providing any services to justify the fee. They had not found me a tenant, they had provided inflated quotes for 'work needed' that was already done. They had rapidly uploaded ad's (with crappy pictures and incorrect location information) after I had explicitly said I wanted to terminate my contract. I was then lied to and told that 'ads are bumped up and reuploaded daily' but when I checked the ad's they were still listed as first being posted AFTER I had asked to terminate. I did take screen shots of all the ad's and dates they were posted and sent them to Kevin. In the end, I paid the almost $600 in termination fees and unwanted advertising fee's just to get my keys back. If you own a property be very wary of using Pillar Management for your property management needs. read more

BEWARE: please do not rent from this company. They will never respond to you, and if they do they won't deal with the issues. They let fire alarms beep due to issues with it for over a week, but expected tenants to stay there and "relax", claiming they had no one to come fix it. They will only send people if you threaten to go public. They're after hours line is never answered. Their property is infested with bed bugs and cockroaches, I had to pay hundreds of dollars to be able to save my furniture. They let people on drugs live there and let them sell drugs out of the front door. They will give you nothing but run arounds and no answers. They conviently don't get requests you submit online or don't see emails you've sent. And if you try to phone in a problemIproblem, it'll never get solved because you won't have a record you told them. If they go in your unit while you're not home they will leave your door unlocked. They won't fix windows that people have broken and absolutely nothing is done in a timely manner. Please save yourself the headache. I have spoken to bylaw and I unfortunately cannot do anything because I do not live in the building anymore, but this isn't the first time they have had to deal with this company for these issues. I have no idea how they are still allowed to be managing apartments. Their rent is low for a reason. Unless you want you're life to turn into a living hell, please do not rent from them. read more
