The buyer, and I as the seller, were being represented by the same agent and there really is no reason why the staff couldn't have resolved this by communicating with him regarding this. On the day of closing, stipulated in the contract, I placed another call to the office and Elva called me back. She nonchalantly told me that, "We would just push the closing date back". At no point did I agree to this. Pushing back the closing date would cost me more money as the client and the staff at Texas Title on Zaragoza has no issue ignoring closing dates or respecting their client's needs. I went into the President's Day holiday and past the closing date without this being resolved. I am highly disappointed, and I will take all my future business back to Patriot Title where issues are handled promptly and in the best interest of the client.

And since im looking to sell it have to tell realtors - I will not use lone star title and here the 10 yo reason why- Prior to buying our home in el paso he was our landlord and I Honestly had a positive relationship with him- no issues. We had to break the lease early because my husband deployed. I told his office assistant lordoes at length emphatically- leave the old tree in the backyard alone - it has a nest of baby wood packers in it and they were only a couple weeks from flight. Lourdes took issues with us buying a home close to the lease we were leaving early... I wouldn't have been able to get the paperwork done when our lease ended bc my husband would be deployed so it had to be done early . And when I say that we had been good on time payments renters for 3+ years. But Lourdes took issue with the early break even though we had deployment orders. So not only did they cut that tree down with the baby woodpeckers, they billed us for it. I remember to make a review now bc now I have to sell my house there and am telling my realtor- I won't do business with anything that profits them. Killed the baby woodpeckers out of spite.

The house was not finished when I moved in. I had workers at all hours of the day coming and going to complete it. Interrupting my work since I work from home. The times that we agreed on were hardly ever honored, they would just show up whenever they felt like it. Trying to get them to fix any issues with the house took so much energy. Here is a few of the issues. I can't list everything because it would take me all day: - My house smelled like sewer for about 6 months. Just imagine that. It took that long for them to find the issue. But of course, it came with months of nonsense, like, "maybe it's your cat litter" among other excuses. In addition, I had to deal with their damn attitude every time they had to come and check as if I was lying about it and inconveniencing them. - In the summer, one of the rooms is extremely hot. They have come so many times and still can't fix it. I closed on my house in March of 2022. It is now January of 2025, but honestly, I have given up. - My driveway looks like sh!t. Even though my real estate agent told them that was very badly made when he did the walk through and they agreed to fix it, I had to fight with them to fix it. But that's typical for Saratoga. They finally agreed to 'fix' it, however, the man that they sent left the concrete wet without any caution tape. Before he left, I asked him to secure the area, of course he didn't and of course people stepped on it. The same man came back to fix it again. This sidewalk fix was ridiculous. It still looks terrible and the layer of concrete this man put is breaking. - There was a leak underneath my sink because they did not install the dishwasher properly. The leak was very minimal, so I did not notice until there was mold. They sent someone to repair it, and guess what, the man covers the mold with a piece of wood. Are you kidding me? - The rock that goes outside the house was only partially installed. The man doing the work just left and never returned. Called Saratoga and told them this was never finished. They sent someone else to finish. By this time, it was already about 5 months after I closed on the house. The rock started falling off after a year of closing on the house. They had the nerve to tell me it was not covered because it was after the year. Yes, but you did not finish the work until about 5 months after I moved in. Again, had to fight with them to get it fixed. - In July of 2024, a pipe underneath the concrete broke causing water damage to 2 bedrooms. The pipes only have 2-year warranty. Unfortunately, this happened 5 months after the 2 years. So, I am SOL. The thing is, this should not be happening on a home that's 2.5 years old. I had put a bad review a while back, but they agreed to fix the driveway and AC if I took it down. Well, I did, but they did not keep their end of the deal. AC is still not fixed, and driveway still looks terrible. And now I got to deal with water damage from a broken pipe. So no, they deserve every bad review they get. In addition, they should be fixing their mess regardless. They should not be asking people to remove a bad review. I will finish this with something I thought was hilarious. Saratoga had the nerve to send me a letter asking me to refer friends and family. My friends and family know of all the issues I've had. I would never refer anyone to them! I guess they are desperate for buyers. What they should do, is make it right for those who they have harmed, instead of asking for referrals. I have not even gotten an apology from them. I hope this company disappears and they get everything they deserve for taking advantage of people.
