We recently moved here from CA, and maybe I'm just use to living in a state where builders are afraid of not doing their job, but I have never dealt with such an unprofessional builder. Starting off, when you buy a house in CA (especially when it's new), they clean the house for you. Three months after moving in, I am still cleaning construction residue (seriously, I can't imagine you pay more than a couple of hundred per house so that it actually looks clean. And when you are selling a 200k product, it's kind of expected). The appliances are ok, if you are accustomed to living in South America. I lived in Argentina for a while, and the stove was middle of the road from a 3rd world perspective. I don't know any neighbors that actually cook and haven't replaced the appliances. Apparently most of our neighbors got a refrigerator as well (we did not, but were told everything came standard). In short, either TX is a state of buyer beware (and I most certainly didn't do my homework), or this company is one that you should stay away from. Either way, find another builder. read more

Don't waste your time and money. This is the worst company. I regret buying a home from Saratoga. The experience of buying a new home should be a great one, but they ruined it for me. The house was not finished when I moved in. I had workers at all hours of the day coming and going to complete it. Interrupting my work since I work from home. The times that we agreed on were hardly ever honored, they would just show up whenever they felt like it. Trying to get them to fix any issues with the house took so much energy. Here is a few of the issues. I can't list everything because it would take me all day: - My house smelled like sewer for about 6 months. Just imagine that. It took that long for them to find the issue. But of course, it came with months of nonsense, like, "maybe it's your cat litter" among other excuses. In addition, I had to deal with their damn attitude every time they had to come and check as if I was lying about it and inconveniencing them. - In the summer, one of the rooms is extremely hot. They have come so many times and still can't fix it. I closed on my house in March of 2022. It is now January of 2025, but honestly, I have given up. - My driveway looks like sh!t. Even though my real estate agent told them that was very badly made when he did the walk through and they agreed to fix it, I had to fight with them to fix it. But that's typical for Saratoga. They finally agreed to 'fix' it, however, the man that they sent left the concrete wet without any caution tape. Before he left, I asked him to secure the area, of course he didn't and of course people stepped on it. The same man came back to fix it again. This sidewalk fix was ridiculous. It still looks terrible and the layer of concrete this man put is breaking. - There was a leak underneath my sink because they did not install the dishwasher properly. The leak was very minimal, so I did not notice until there was mold. They sent someone to repair it, and guess what, the man covers the mold with a piece of wood. Are you kidding me? - The rock that goes outside the house was only partially installed. The man doing the work just left and never returned. Called Saratoga and told them this was never finished. They sent someone else to finish. By this time, it was already about 5 months after I closed on the house. The rock started falling off after a year of closing on the house. They had the nerve to tell me it was not covered because it was after the year. Yes, but you did not finish the work until about 5 months after I moved in. Again, had to fight with them to get it fixed. - In July of 2024, a pipe underneath the concrete broke causing water damage to 2 bedrooms. The pipes only have 2-year warranty. Unfortunately, this happened 5 months after the 2 years. So, I am SOL. The thing is, this should not be happening on a home that's 2.5 years old. I had put a bad review a while back, but they agreed to fix the driveway and AC if I took it down. Well, I did, but they did not keep their end of the deal. AC is still not fixed, and driveway still looks terrible. And now I got to deal with water damage from a broken pipe. So no, they deserve every bad review they get. In addition, they should be fixing their mess regardless. They should not be asking people to remove a bad review. I will finish this with something I thought was hilarious. Saratoga had the nerve to send me a letter asking me to refer friends and family. My friends and family know of all the issues I've had. I would never refer anyone to them! I guess they are desperate for buyers. What they should do, is make it right for those who they have harmed, instead of asking for referrals. I have not even gotten an apology from them. I hope this company disappears and they get everything they deserve for taking advantage of people. read more

Don't buy a home from them. The workers leave trash everywhere and don't pick it up. I had to clean my backyard when I moved in because they didn't do it, which they should have left everything clean. Still to this day, I have to be picking up trash almost every single day because what they dont pick up the wind blows it into my backyard. They really do a shit job with these houses, I feel like I'm living in a shitty ass apartment. Waste of money big time. The people in the office don't do shit half the time, or they forget. You basically have to call and yell at them to get something done or ask to speak to their manager. I'm a first-time home buyer, and it's so disappointing to see how ugly the workers left my house. I didn't think I'd ever have such an awful experience like this, especially since it's a built home..... I've seen used houses look way much better than this shit hole. My husband and I were buying a home from them and asked them to fix a few discrepancies and there solution to that was to terminate the contract and never work with us again. Don't recommend getting your home built by them! Closed in April 2022, it's November and I am chasing the warranty manager Sergio for follow up. Had a Great construction manager name Matt, but there is so much he can do! This company is overworking him. I've taken so many days of PTO for appt that they've set and nobody shows up. Like I said, six months in and still wishing to get repairs fixed from my 30 day walk. Stay away from Saratoga! They also did poor workmanship on my windows for the flashing. Pictures are included, still going back and forth. Sergio claims it's not defective, when paying for a new house this is unacceptable! If I could do this process again, I would never use Sarasota! My neighbors had other builders with a better experience. Look Saratoga up on BBB, yelp, google, and community pages all the comments are true! They have 95% bad reviews. This is my last resort after giving Saratoga every opportunity to fix the issues in my home. I had to take off from work over 5 times to be there to fix the issues in my home but every time I am left with incomplete projects or completely horrible work. I am a realtor, and I sold many new construction homes, and I never experienced this type of customer service. I moved to the El Paso area last year from Killeen, and because of the amazing reputation in Killeen I felt comfortable to buy a Saratoga home in El Paso. Big Mistake! The front desk employees are absolutely rude and unpleasant to talk to. I had to jump through hoops to get the supervisors contact info. Armando has been pleasant to work with and I believe he has done everything on his part to fix the situation however the workers are falling short. The upstairs bedroom won't stay cool in summer and won't stay warm in winter. They had missed 10 packs of blow insulation in the attic and that was added after 6 weeks after closing on my home. They continued to come out to adjust the a/c unit, but the issue was never fixed. My daughter can't use her room because it unbearable. I decided to get a 3rd party inspection done and it revealed lots of issues in my home. The weeping holes on my windows were completely covered in stucco, the ceilings look very uneven. After talking to Rocky, they scheduled another repair for all the issues that were found, and the results are absolutely horrendous. There are holes in my stucco because they tried to scrape the weep holes free. I sent rocky an email with all the issues that weren't addressed and the unsatisfactory work. The response I got is very unprofessional. As a single woman I feel that I am not being taken serious even though I am in professional real estate agent. She was mad because we had someone reading the contract for us and asking questions so we had a better understanding of everything and Chante was rushing the whole process just trying to get paid telling us to "sign sign sign" then terminated us. read more

Saratoga is one of the most useless builders I have encountered. They have no professionalism, no courtesy, no structure. If you intend to buy from saratoga...RUN...run as fast as you can. They will lure you into buying and your eyes will become clear only after you have been "captured" into their stupid contract. They act like they are doing you a favor. You call their office and no one ever picks up. They say NO to everything, even when it is under warranty like they tell you. They employ handymen to build the homes instead of professionals. As I read other reviews from home buyers, I am shocked by the things I have read. But everyone experience is different. I am only reviewing my experience thus far. We have not moved into the home as of yet which we will in two weeks. So I may have to come back to update my review hopefully to say more great things. So far from the selling agent Sarah Taylor and the builder Tyler they have been great. Everything the inspector pointed out before our walk thru had been fixed. Sarah and Tyler has been very responsive in any request even after the closing. Our realtor's husband was a contractor and he even said the home was built the way it should it have been built with quality. WHAT A NIGHTMARE! RUN FOR THE HILLS...I was working with a sales rep who strung me along for a whole week on a home. I identified a lot and home from long distance, taking time from my busy schedule and sending agents out to video tape. On Saturday, she REVEALS that the BUILDER needs to check MY CREDIT, even though I have my own lender. This is against FHA/HUD. And, I had to put the $500.00 escrow money on a APP. I asked if I could WIRE the money from my bank into escrow LIKE other companies allow you to do. She stated, "NO!" Then she texted me to speak with the sales manager's (RUBY) who was available on Monday (10/23). Well, when I called, they HAD sold the home before I could even discuss my situation and ask if there was another solution. Ruby stated I told them not to sell the home to you because I saw some text messages. WHAT RESPECTABLE SALES MANAGER TELLS SOMEONE NOT TO SELL YOU A HOME, she's a FRAUD. WHAT A HOAX. It doesn't feel like new construction. Let's begin with our exterior stucco, there are hole all over the house. The holes need to be patched and some need to be completed as you can still see the chicken wire. The entrance of the house has no drainage and collects a lot of water when it rains. The paint job inside and outside is terrible, crooked lines and different color paint used. There is wall paint on the white ceiling. The tile floor is so uneven, wine you walk you can feel the uneven ground and the corner of tiles sticking out. The carpets have dry paint and we're not cleaned (vacuumed) properly. Windows and frames are crooked, hard to open/close. The side of the hoes where the AC unit is located has poor slope, when it rains all the water accumulates and water goes inside the rooms. When you call Saratoga, the customer service staff is very rude, they do not communicate well and just end the phone call before you can explain your frustrations. My fascia (decorative wall tile) that is supposed to go in front of the house is not installed yet. I have been living in the house for 6 months already. Overall, very disappointed with this new construction. I will not build with Saratoga again. I am still waiting for painter to paint and fix the inside and outside of the house. Felt pressured before we closed on the house. Another thing to mention is that there is no proper drainage on the side of the house. I have a corner house and water accumulates all around the house, then the water goes inside. When you call Saratoga Homes, they will advise you to call your insurance. Even though, the holes outside are exposed and let the water inside. Do your homework, use another builder and hire your own inspector!!!! read more

Saratoga - Glendale Lakes community in Rosharon, Texas Besides the empty promises of adding amenities to the neighborhood (I think this was more of a selling point lie than an actual plan We didn't even ask about this, it was told to us.), the customer service is non existing, which is horrible for a homeowner. Our 1 year home inspection is STILL incomplete: mold & some construction gunk at the back door (because there's a gap that allows moisture to get through.), a crack in our counter top, a loose kitchen sink (because it was never properly secured or sealed), paint blemishes throughout, some holes have seemingly appearEd out of no where in the ceiling and around some windows. At this point, I'm certain that remaining issues will not be addressed. All of the issues stem from inconsistencies in the construction, not from us living here. The walk through should not have so many flaws as we found in our home. As our parents & elders would say "If you do it right the first time, you shouldn't have to do it again." I guess no legit or certified representative, construction crew chief, foreman or whateva...from Saratoga check on or oversee the crews' work on a daily basis. Especially not with all the alcoholic cans, glass bottles, rotting food, loud music and other trash seen at these home construction sites. I do have pictures and video. So many of my neighbors have much worse situations than we do. It's really not right because we've used our credit worthiness, hard earned money & savings to purchase these homes with pre existing flaws that don't appear until after we've lived in them. If you're not going to follow through with the 30 day & 1 year home inspections, then why even offer such a service to your customers? Or maybe you were hoping we would forget. As for those unfulfilled promises regarding the amenities, there are several neighborhoods around us who have built their amenities WITH the neighborhood. Is that not what a "Master Planned Community" is? And no one wants to take responsibility for keeping the grass cut around the body of water and other untamed areas in the neighborhood. What I wrote to Saratoga in January 2022: I am respectfully requesting all repairs listed on my 30-day form and the ones listed by the third-party home inspector be completed within 3- 6 months. We spoke briefly over the phone last week, and I expressed how my husband and I were not given a proper initial walk-through. This is because there were a lot of things not completed, therefore, we were not able to see the finished product. The final walk-through was rushed, and we ended up closing on the same day. The defects listed on the 30 day form were found before our actual move-in, which was Jan 5, 2021. Between what I could see and what the inspector discovered, leads me to believe that this home was not built to be valued at the price we paid due to poor workmanship and damage to things outside or within the home. I will have another inspection scheduled after all the repairs are completed because I do not trust the employees or contractors that worked on this home. I understand that you deal with these issues everyday, but as a consumer who has bought homes from DR Horton and Centex I am able to compare Saratoga to other builders and this experience has been a nightmare. I am embarrassed to even share my new home with friends and family because the exterior of the home is put together poorly and very obvious. TODAY I am still struggling to get things repaired. If I could give 0 stars I would! Where do I start, we have had nothing but issues since we moved into the house. We have windows that constantly leak when raining and our carpet get wet, the pipes under the sink explode and shoot water everywhere and not to mention a piece of molding from our cabinets fell out and hit our 6 year old autistic son in the head. Alex says call Sandra that works in the Austin office and she has us on the do not answer log since we were still under warranty to get things fixed, it's not our fault the house we bought was built poorly. Not to mention the other day while passing on my way to the gym the new houses that were being built I seen the worker and the builders drinking cans of beer while building the houses ( KILLEEN). To fix a leaking window they use caulking to fix a loose pipe it's caulking everything is caulking. What I don't understand is how they can take people's money and continue to treat their buyers and customers like trash. We are military family with a special needs child and that really angered me that this fell off hit him in the head, and now he is scared and not talking. DO NOT BUY FROM THIS SELLER ! They sold us a home with an UNDERSIZED Refrigeration unit. Now my husband and I are scrambling to get financed for a regular sized unit. We reached out to ROCKY COPPINGER the Project Manager for 2 YEARS and after paying 3 different HVAC companies ourselves and getting the same response that are unit is undersized for our square footage home, he magically comes in with his own HVAC company and the unit is just perfect. THEY DO NOT CARE ABOUT PEOPLE , FAMILIES , they just care about NUMBERS. I would hate for your family to be in the same situation we are in. Saratoga Homes is the worst builder in El Paso. Don't believe me check the reviews. I could understand 2 maybe 3 complaints, but over 20 and most are basically saying the same thing. I believe these reviews because I went through a couple of issues and I cancelled the contract and decided to go with another builder. First Saratoga Homes is not an accredited with the Better Business Bureau. For example Tropicana Homes has an A+ rating. So my question is who would you buy from? Oh there is one person I would like to call out and he is M. Durand. I'm not going to go into specifics but basically he supposedly is a division president or frankly who cares what his title is. They made a mistake on their listing on the description of the property and he wanted to blame the appraiser. What a leader then he throws a temper tantrum and calls an elderly woman at 7:30am to tell her she's not getting the house. Then he admits to the mistake via email and tells an employee to correct the description on the listing. I want to thank the people that took the time to to write their reviews. At the same time I want to share my empathy, but because of these reviews I cancelled the contract with this company and walked away with a satisfaction and peace of mind that it was worth losing the appraisal money. You have been warned. Do your homework. Good luck. For those of you that think Saratoga Homes is just the best. Do me a favor if they were so good and amazing WHY are they not an accredited company with the Better Business Bureau. I purchased my home when I was still in the Philippines. I came home on August 15, 2019, And was not able to inspect the home until after the date of the paperwork. This is my first home and I knew nothing about purchasing a home. After being rushed to a 20-minute inspection of the house I was told after one month and would be able to have any repairs done to the house and found. Needless to say, all the repairs were not completed and I had to wait until the one-year time frame was up to the process over again. This time it was even worse in the first. Scheduling appointments and not showing up for them. Working and other houses during my scheduled time for them to work on mine. The construction manager told me that they did not have any painters on staff which showed after 3 to 4 times trying to paint certain areas of the house. They hardly completed anything and still tried to get me to sign paperwork saying that they were completely finished. I do not recommend Saratoga Homes in any way shape or form. After hiring an inspector I found out there was a gas leak in my house for one year. I also complained about a smell coming from my air conditioner and all they did without looking at it was say there's nothing wrong with it. read more

PLEASE DONT GIVE SARATOGA THE TIME OF DAY! My home is falling apart after a year.... exactly how long everything was under warranty. My walls are flaking off (we can see the metal on the corners) as well as a HUGE roof leak. After a year a home shouldn't have a roof leak. My oven stopped working. Carpet is lifting and shredding. Doors not put on level. They threw my house together in like a month. After calling multiple times asking them why my house is falling apart the front desk girl went off on me... almost like she deals with this all the time. I've been in my house for 2 years now. Don't go to closing until everything is perfect. They tell you you have 30 days after closing to fully inspect the house and they will come back out if you find anything wrong. LIE! We've had outlets not working, cracks in the back splash, the fence is FALLING OVER, etc etc. You'd think a builder would know the proper way to put up a fence. No resolution with anything. I love Saratoga homes they have such great floor plans and it's a quality build. When I think of Lago Marr I think of Saratoga homes. Their sales person Robin is amazing and her and I work well together to find which plan suits your budget and lifestyle. Looking into buying one of their homes myself that's how much I love them. read more

Please save your money and go with pretty much any other builder, they will tell you what you want to hear and as soon as you close on the house, bye and if you try to contact management customer service will pass each other the phone and pretend to be who you want to speak with, so yeah they basically just lie. Save yourself the headache. read more

Terrible laborers. They install fixtures upside down, backwards, crooked, paint with the wrong paint, patio posts don't line up on their cement flooring, drink beer on the job, leave garbage all over the house, and then try to make you feel like you're overreacting when you point out (obvious) flaws they've made that anyone in their right mind can see! So on March 5 these people came to my home and pretty much lied their way out of correcting their horrible work, they said they will send someone over to fix the fan in my bathroom and then I couldn't get in contact with anyone 'til today which is May 21, so tomorrow they will have someone coming through to look at my skylight due to dirt coming in our bathroom all the time, and their fan/extractor due to the fact that moisture is staying in the air and their is mildew or mold near the skylight. The paint is chipping, the caulking looks like a child did it, and I never remember seeing these people work when I came to look at the house now that I think of it before closing we just saw them sitting around. Almost a year here and nothing has changed they still avoid people that don't like their horrible work and they don't ever fix the work they do! I wish more people were honest about their crappy work! Let's get a class action suit going for this company. read more
