If you're in the market for new digs around the greater Seattle area, I recommend any of the buildings that is owned by them! I've lived at my apartment building for about four years, in that time I've gotten to know my neighbors who are all great. But the one thing that makes it so nice to live here is my building manager, Maggie. She's always so helpful! Anytime you have a question or need something done around the building she is so tentative and responds instantly. I feel safe and secure here. Maggie makes sure that the building is kept clean and works properly with the amenities. Beyond for having great neighbors, and a nice efficient building manager the location is very walkable. read more

The apartment building we live in has a floor caving in bad wiring no insulation and is a definite fire hazard

I was searching for a nice, simple one-bedroom apartment and I found one in North Beacon Hill that I liked and it said that Phillips (AGM) Real Estate managed it and to contact a "Carol" for more information. I did so and at first the unit I was interest in was going to be leased. A week later, Carol texted me saying that the lease never got signed and asked if I wanted to submit an application. I did, but I had not taken a tour of the space yet and asked Carol politely to let me tour and we agreed a time. The morning of my tour, she messaged saying that someone else had applied and she was canceling my tour. I felt very misled and like my time was wasted because it's not fair to expect a prospective tenant to apply without TAKING A QUICK TOUR THROUGH FIRST. It felt like an underhanded move on Carol's part because she didn't simply say, I have an ongoing application just fyi so you should move fast. Why even bother reaching out to me then? It would be great if the leasing agents could understand how that is rude. read more

Unfortunately there is no negative stars. Phillips manages our HOA and Courtney Severson is our community manager. She is good example how one should not be and sheer incompetent. She is not responsive over the emails or calls. But it is not just her. We have a lot of managers over the time and all of them were just as incompetent. Years ago, our HOA board signed up with Phillips (AKA Asset Growth Management), who at that time did a great job managing our property. Unfortunately... Over the past few years upper management at Phillips has changed, and they seem to have changed their business model - they are no longer concerned with management of our condo building, and their jobs apparently focus solely on pushing the Board to increase the reserve fund. Meanwhile, the building has been falling apart due to lack of maintenance, with requests to fix building problems falling on deaf ears. (Ironically, this means that we'll need that reserve fund to fix big issues that would have been maintenance line items if they'd been maintained.) They are unresponsive to resident issues or requests, and looking at their other work, it seems that they're trying to focus on their more lucrative apartment business, at the expense of condominiums who signed up under better previous management. It's sad that our building has become so run-down under Phillips/AGM. read more

Just an update, even after requesting at the beginning of the pandemic that their construction crew wear masks, wear gloves, and sanitize what they touch, they didn't care, wore their masks under their nose and chin all day, and didn't wear gloves. I lived at the Balcro apartments in 2022. I was not impressed with management over all. Preston and Paul were helpful when I was in contact with them for various issues. But in general, it is not easy to get a hold of someone over email or phone to actually talk to if you need help. A few times maintenance requests for laundry room issues were handled quickly, but it took an entire month to have the non-functional fridge replaced when I moved in. I often didn't hear back at all concerning maintenance unless they needed to notify me that they were entering my unit. I had to ask directly for updates on my fridge when it was first checked out by maintenance, so I didn't know it hadn't been fixed until I called a few times. Overall, the property was good. Well insulated, reasonably sound proof walls, good plumbing. I couldn't hear too much traffic from my balcony. The call box never worked, but other than that the gates always worked fine. The washing machines have a bit of a mold problem. The bike racks in the laundry room were handy and I could usually find room. Street parking was easy enough, and my car was never broken in to. I liked the neighborhood - there's a lot nearby to walk to, including parks, restaurants, and shops. All in all, not bad for my small budget. The one huge negative of the actual property is the garbage room. There is not nearly enough trash cans for the amount of residents, and the entrance is too small for dumpsters. Other tenants were pretty bad about keeping the room clean and sorting trash/recycling/compost properly. The room reaches capacity within a few days after trash day, and it seems like there isn't a contingency plan in place. read more

I lived at the Viewmont Apartments in Capitol Hill. Maggie was an awesome on-site apartment manager. She made my entire living process seamless, from application to move out-- I lived at Viewmont from July 2019 through the end of June 2020. She's been easy to reach out to about anything, and she clearly cares about the safety and comfort of the residents. Maggie communicates quickly and directly and is open to answering any questions. The location is right on a main street (Bellevue Ave.) in the Capitol Hill so it is definitely a busy area. You're walking distance from QFC, great restaurants, bars/clubs, and up the hill from downtown. read more

For a service for which our condo association has been paying top dollar - I would expect a minimal level of customer service. Phone calls are never returned, getting a hold of our community manager is very hard. Emails - I've written numerous emails on various subjects and the turnaround time to respond is on average ~2 weeks. Need to send multiple emails and follow ups on my end on every single question or issue just to get a response. A complete joke. Our community manager was Courtney Severson. She was very unresponsive and I had to follow up multiple times to get her to respond. Perhaps other community managers with Phillips are more responsive but my experience (and I validated this with others in our community as well) was not good. There are many other property management companies which I think can do a better job, at least from a customer service perspective. read more

Lizzy has been prompt and respectful in accommodating us with a variety of rental issues and requests like changing our parking spot, helping us get back into our locked apartment, and looking out for packages. The saga continues... I recently got a letter from Phillips RE Property Management, declaring I did NOT pay last months dues and assessing me a sizable late fee. I purchased my place over 10 years ago and I set up automatic bill pay from the start. After a quick check online I could see that the dues were paid on-time as they have been since the beginning. I had to send them proof of payment and I asked them to do the same to confirm the correction was made on their end, and that my account was placed back in good standing. As usual, I got zero response. I also have a rental and the have been a pain to deal with for our personal real estate agents - who are amazing btw and complete opposites of Phillips RE. I have a business partner (BP) and we ask Phillips to send all communications regarding our rental to my BP's address to ensure we both receive all communications. We have found after all this time, they still do not send their communications out with any consistency. Many times my BP has been caught off guard when I mention something new regarding the rental - simply because they often haven't received a Phillips mailing. The latest example of this involves our association's HOA dues payment coupon books. We got a letter in Nov of 2019 that our dues were being increased. Phillips letter said to be on the lookout as the coupon books would follow their letter. Dues must be paid by the 10th of each month in order to avoid a late fee. When you change anything on an existing online automatic bill payment, it must be done several days in advance. January 2020 arrives,l - we still haven't seen the HOA dues payment coupon books for my unit, or our rental. Obviously, once again, Phillips has screwed up. I scrambled to make the change online which would normally have been handled by my BP. Turns out, that was my last day to make this change and still have it arrive on time. If I'd made the change even 1 day later, the payment would have arrived to Phillip's late. Of course I would have faught any late fee if that had happened, but who wants to spend their time on small claims court case to deal with Phillips, a company that can't seem to pull themselves together in order to meet minimum expectations. They're a joke! We have to laugh at times because it so unbelievable!! Thursday, January 9th, 11pm... I'm just about asleep and suddenly I'm jarred awake my an unexpected LOUD knock at my door. I'm thinking my elderly neighbor may be in need of emergency care, so I jump up and open my door. Sitting in a pile are the 2020 HOA dues payment coupon books... for both my condo and our rental. Someone Phillips knucklehead dropped off an unsealed envelope with my personal information for others to see, woke me from my slumber, on a work night no less, one F***ing hour before the Jan 2020 dues would be deemed late - Jan 10th. I was irate and because of there track record I followed up with an email and a phone call. The person on the phone was dumbfounded and didn't know what to say. The email to Phillips' got no response, as usual. I don't know what it will take for this company to do better? Simply said, they STILL suck!!! read more

Last week I signed a lease to my DREAM apartment shown by Preston at Phillips Real Estate. I reached out to him through a Craigslist ad and he called me back within the hour and was able to give a virtual tour to my partner and I via FaceTime that afternoon!! We were immediately in love and ready to apply and Preston was extremely helpful and responsive throughout the entire process. He answered all my calls or called back promptly and went above and beyond to make sure that we had all of our questions answered and bases covered. Out of the countless experiences we've had in the past two months trying to lock down our apartment for an out of state move during the COVID-19 pandemic this was certainly the best customer service we've received! read more

Lived in the Auditorium apartments for a total of 6 years. Both before and after Phillips (mis)management. I desperately wish I could give them 0 stars. Phillips is atrocious in every way. The property managers, particularly Carol, have done their best and work hard but they have no hope working for Phillips. For example... 1) Constant package theft, both from the homeless constantly getting into the building as well as other tenants. Instead of fixing the door, installing cameras, etc. Phillips told us to have packages delivered elsewhere. 2) Speaking of the homeless, they have started to use the common areas as bathrooms! Fun fun. Phillips then takes ~5-7 hours to clean it. The constant dumpster diving has also been a good time. The new apartment manager at least installed padlocks on the dumpster; they were promptly cut/removed within a week. 3) 3 washing machines for ~75 units. Good luck doing laundry. Also, they smell like mold and two loads + drying runs you ~$5 4) Parking spaces are far too tight for modern cars. Most vehicles have scrapes along their side from hitting the concrete posts lining every spot 5) They simply don't respond to emails. Phillips requested everyone go through the online portal to contact them. So, I tried to go through channel to get information from Phillips - they didn't respond to three emails over the course of two weeks. Carol promptly responded after I reached out directly 6) Again, and I want to emphasize: there has been human feces in and around the building multiple times. It was never cleaned up when it was at the bottom of the stairwell outside. Eventually it rained though so that was good. 7) Yearly rent increases not inline with the building/unit. It's an ancient brick dumpster fire with paint falling from the ceiling and mold growing because they couldn't be bothered to use nice paint or invest in ventilation. It's not worth what you think it is. 8) Not a great unit in general. One of the burners broke three weeks in. There's a nail protruding from the hardwood floor. Plumbing is average. Shower head is just a weird nozzle that sprays mist. Bathroom is minuscule. 9) Awful move-out experience. Be sure to clean the fireplace that doesn't exist? Sure. They also request that you hire a professional carpet cleaning service and send them an invoice as proof. The carpet is ~8'x8'. I cannot fathom living in a building managed by Phillips ever again. read more

Owner review I let them manage a 28 unit apartment for me. They took a complex that was making a $1000 a month and turned it into one that lost $4000 a month. They did what I told them not to do and did not do what I asked them to do. They tried to turn minor water damage repair ($1000) into an $8500 job. They gutted a unit when it only needed a little sheet rock, paint and carpet padding into a major job. They kept on saying my building was 100% full when it had 1 to 3 vacancies. They bought $1000s of dollars of tools and materials that seem to have had legs. I feel they are incompetent and self serving. read more

I wish I had read reviews about this management company before moving into a property they managed because all the 1 star reviews truly picture what Phillips really is. Phillips Real Estate is terrible - has no sense of customer service to the communities they managed. I even contacted their president in hopes to receive a timely response about an ongoing issue I had - and that did not help either. If the president has no urgency or care to help their residents - well the apple does not fall far from the tree. I had actually toured with one of the board of directors and was impressed with all the information they had told me (Redtown Apartments). Little did I know, they were all lies. Deceitful employees who are only helpful during the leasing process. Once you've signed, you're completely neglected and you do not hear from them again. I will NEVER move in to an apartment managed by this company. Worst experience. Now Redtown is no longer managed by them. Surprise surprise, the owner of the property was smart enough to realize Phillips was not managing his property well and only doing harm to the property's reputation. read more

I had a TERRIBLE experience with Phillips. They're bullies. They refused to address a severe mold issue in my apartment (despite severe effects on our health), attempted to evict us (rent was paid and checks cleared on time), the washer/dryer was broken for the entire year I lived there (also reported an ignored), we were without a bathroom celling in the winter for a week while they installed a bathroom fan then when the maintenance guys messed it up, I was without electric/heat in my room for several days. Our lease specifically stated when it ended and that no notice was needed to move out. They claimed that we were to give a 20 day notice and because of that, they were going to pull the next month's rent from our security deposit (illegal). My roommate had to go directly to the office, and Bob slammed the door in his face, so he practically had to do a sit in protest in their office until the president was asked to confront him. In spite of all the hell they put us through, we still lost a hunk of our security deposit from bogus "cleaning fees". read more

I must agree with all of the negative reviews below... If there was an option on Yelp for negative stars, that is probably what I would have rated them... Phillips managed our single unit condo through several tenants, and when I moved back in, the place was in very bad condition... I realize that through several tenants, there is going to be certain amounts of normal wear and tear... However, there was far more than the reasonable wear and tear to the unit... When we addressed these damages with Phillips, the answer I received was quite convenient and very insincere... "it wasn't the previous tenant, but it must have been the one before them" and "I was not your property manager during the first tenant" etc... I was simply speechless... As the landlord, it does not matter to me if it was the current tenant, the previous tenant, or the tenant before that...I still expect my property manager to represent me as my agent to do their job and make the necessary repairs for proper upkeep of our investment. It is also none of my concern that their turn over is very high (we went through 4 separate property managers between the two tenants)... Phillips as a company still needs to take responsibility in maintaining the integrity of our property through the tenants that come and go (as well as their employees that come and go). What upset me the most is not even the damages to our property. It is more so that fact that I (as the landlord) was never even notified or properly informed of these damages that needed repair... Am I crazy for asking my property manager to at least let me know what damages need repair, touch up or fine tuning ?? Based on my experience, I simply can not and will not recommend Phillips Real Estate Services to anyone looking for a property management firm. There are smaller more independent firms in the Seattle area that will do a much better job. read more

TERRIBLE. I have zero confidence in their ability and I would not recommend them to anyone. And my organization just fired them. I am on the board of directors for a residential building on Queen Anne with 21 owner-occupied units -- far from a complicated property. Phillips had been managing our property but we just voted unanimously to fire them for incompetence. We were spending more time managing them then they were managing our property. Total waste of time and money. They did not respond in a timely manner, if at all, to emails and phone calls; their financial management of our account was a disaster, constantly littered with errors; regular reporting was always significantly late; payments to vendors were consistently late; and they let lapse critical documents with the state of Washington that we had to fix. My renter bent someone's garage door on the property and turned himself in to the association with his insurance information. I left numerous voice messages in regards to the matter and guess what? Today I received a letter in the mail from them stating "I have 10 days to pay $1,758.33 for the damage or a lien will be filed on my condo." Pardon me, but is this really the smartest way they can figure out how to deal with the problem? Insurance wasn't contacted, nothing was done other than some simple minded human with typing capabilities writing out a letter telling me to just pay it. I was hoping they had a little more capacity in their brain to be able to manage simple problems a bit more efficiently. I'm amazed I didn't see any typos in the letter they sent. read more

We had them as our condo management company for about 3-4 years. They finally let them go. They would never return phone calls or emails either in a timely manner or at all. Financials we're always late. They never came to BOD meetings. Or did there promised walk around as per there contract. If you call into the office to speak to who is in charge of our property they were never there so you would have to leave a msg. In those years we've had 4 changes in their personal for our community. Each promising their own list of things they could and would do for us. Lots of empty promises. They don't know what customer service even is. Not sure if they are under staffed or what but I wouldn't recommend them to anyone read more

We also live in the Erawan, and have been there for 2.5 years. Maggie has been by FAR our favorite building manager in Seattle (and we've had a few). The building is kept up well and they are taking the time to renovate the units. It's always quiet there with great neighbors. We heard about Phillips from friends that rented in another building with a different manager - they loved their experience too which influenced us to check out the Erawan Phillips property. We'd fully recommend our building or any other Phillips property! read more

I live in a building managed by Phillips (The Viewmont) and my experience with the on-site manager here has been nothing but fabulous. She seems to be very busy all the time but never too busy to discuss any issues or maintenance requests and always gets things fixed promptly, usually within 24 hours. The building itself is decent for the price range. Affordable housing on Capitol Hill is hard to come by and most of the places I looked at when I moved were quite literally falling apart. This one is in pretty good shape and the view of the city that I presume gave the building it's name is killer. read more

I am a resident at Halcyon apartments for the last 2 years, managed by Phillips RE and Maggie as resident manager. I have never been unfairly charged or mistreated by Phillips and their online access to pay rent or put in work orders is super convenient. Maggie is the best resident manager that I have ever had! She responds to texts/emails/calls in a timely manner and always is fair, honest, and friendly. Maggie works hard to ensure her residents are satisfied and safe. I have not had one single negative experience with her or Phillips RE. I have loved living here and part of the reason is due to the great management. read more

We currently live in the Erawan (managed by Phillips) and have loved it for the past almost 2 years. Maggie is the resident manager and has always been super responsive and friendly. She helped us switch units so that we could have a balcony and clearly laid out all charges and deposits. Nothing ever felt like they were trying pull one over on us. We lived in two different units on the 5th floor that have been totally updated with nice new floors and kitchens. Overall, never had a single issue with Maggie or our neighbors and would definitely recommend this place to any of our friends. We are only moving because we bought a place! read more

While I cannot speak about Phillips as a whole, my interaction with them has been pretty good so far. The building I live in right now (The Erawan - Bellevue Ave E and Harrison) recently changed on-site managers. The new manager Pam has been busting her tail to improve the place as quick as she can. The front of the building is much cleaner, the lobby is MUCH cleaner, and the building overall just smells better now. She has steam cleaned the carpets in the halls, put air fresheners in the common spaces, and removed a ton of garbage and crap from the front of the building. Pam is always quick to answer questions and is even available via text messaging. As far as Phillips goes, they have online services like the ability to pay rent, add work orders, and make notes about building conditions. They were straight forward in leasing, and so far have kept up to their end of the lease (minus some setbacks with a building fire and a crazy neighbor). I don't know about Phillips, but I am a fan of Pam. :) read more

I'm a long-time resident of the Clift House apartments managed by Phillips Real Estate Services. This is a great rental company and has always been fair in its rental increases -- something that my friends who have apartments from other rental companies have not experienced in the past few years. Recently I needed to get my stove and garbage disposal replaced. My awesome apartment manager Pam put together a team of incredibly nice and helpful people to make the repairs in my apartment -- immediately. Pam has been our manager for a few years at this point, and she is the best apartment manager that we've had for this building so far! I plan on staying resident of my apartment for many years to come -- and if/when I move I will definitely look for another apartment managed by this company. read more

I'm trying to move out because I can't take the mismanagement anymore - the building manager, Bruce Scott, is rude and nasty - but other realtors calling for references get a cold shoulder/mistreatment by him.
