I was renting a home in Austin Managed by Perry's team and later Perry himself due to his "team's" incompetence. My first poor experience happened when I had an emergency that would damage the house and needed assistance. Perry and his Property management group (88 doors) did not respond for days, If I had decided to wait on their response the finishes would be ruined. As a result I contacted the home owner directly and we communicated directly for the rent of my lease. ( the home owner was great with everything ). When it came time to end our lease as we were moving back to our home towns, I was given a list of tasks to do as part of a standard move out process which included updating the portal for forwarding address etc. as well as uploading documentation. I waited about a week and then decided to reach out to see if there was anything needed on my end and requested documentation on any deductions if any so I could evaluate. after an additional 2 weeks of emailing and calling close to every day, I finally got a response of an itemized deduction list that was inaccurate and no photo documentation to go along with these claims. After this, I still was not getting any response back so I reached out to the home owner directly and voiced my frustration with Perry and his group. After this, Perry reached out directly. He gave this whole salesman pitch about how he was there to help and would resolve everything and apologized for the lack of communication. Unfortunately that lack of communication turned into unethical practices in my opinion. Perry and I discussed the itemized deduction list and we both agreed on it. I did not ask for move out documentation such as photos as I wanted to get this process over with quickly and I understand there will be some damage above normal wear and tear. After this agreement, Perry came back and said that the owner had agreed to take the deductions off, however he added more additional "damages" that exceeded the original amount. ( keep in mind these adds happened after the 30 days owed to me by the tenant in the state of Texas. I believe this was unethical on Perry's part, he should not allow the owner to make additions to the list after the bell, especially if its exceeding the original amount. After a lot of back and forth, Perry would not provide substantial back up for the additional "damage claims". He proceeded to provide 1 video dated over 30 days after move out that included a walk through promoting the lease of the home. To me and I am sure anyone, this is not substantial proof of any damage mainly because all " damage" was corrected and the timestamp on the video was 6 weeks after move out. His second point was the original listing on the house included no stain on the driveway compared to the video taken 6 weeks after move out had a stain. Keep in mind he re-used those same photos for this go around trying to find a new tenant. To me this is unprofessional, if there was so much damage, a repair truck could have parked there or a neighbor during that time frame to cause the damage. All in all, I decided to give up, because he could not provide any substantial evidence and I accepted the deductions totaling $1,200. The only reason I did not take this to court was due to the time it would take away from my family and work would not be worth it. I genuinely feel like I was treated unfairly during this process. AS a property manager you're supposed to be a middle man. Him and his group failed that from my first encounter and I highly recommend owners to stay clear of this group. I am sure he will try and make some sort of salesman pitch about how he documented property but he flat out did not. They need to: 1. Properly document and communicate with tenants in a timely manner. Their emails do not go through and their phones go straight to voicemail. 2. Properly document move out conditions especially if you are making deductions just to CYA on all accounts. 3. Have someone that genuinely cares about their job so tenants don't feel like a number and treat people with respect unlike how I was treated. While I may not doubt that this man would be useful to have as your own realtor, if you're on the opposite side, this man missed his true calling as a used car salesman or lawyer. He originally listed our apartment as the incorrect address. The address he gave us didn't even exist technically. I'm guessing 5502 Guadalupe sounds better than 502 West 55th? I don't get it. So after moving in I had multiple checks from clients bounce around for weeks while I had to wait on payment. We also had to pay to reissue the titles to our cars, since we had those lost in the system and mailed to the wrong address. Our understanding when moving in had been that our pet deposit was just that, a deposit. The lease it turned out, had it as a fee. There I am, money in hand, family in from out of town, and if I don't say yes to this new fee I'm really left out hanging. Don't get me started on how ridiculous it is to even think of charging $300 as a flat fee for a cat. What kind of damage is a cat going to do to concrete floors? This was simple gouging. When it came time to move, the owner was selling the property. Perry and his worthless assistant came through and complained about the look of the place, then suggested some cleaners to us that we could pay, to come clean the house... so he could sell it faster. You want me to pay cleaners, so that you can sell faster? Are you insane? I did my cleaning when I moved out, and that's fine. If he had wanted to pay cleaners to come through, we easily would've kept the place clean. Hinting that we should pay to help his bottom line was beyond arrogant. We then went through the process of 20+ people deciding to come through the house. Perry put on the listing that we needed 24hrs advance notice, and that we should be contacted. Sounds reasonable, right? We were the people that got to do all of the scheduling. Instead of Perry, or his assistant managing who was coming when, EVERY realtor called me, as early as 8am on Sunday mornings, hoping that "Hey just maybe could you make an exception this one day?" I work from home, and literally can't work from a laptop in a coffee shop. So when people had to come through during the middle of the day, and I was expected to vacate, I had to put my foot down at a certain point and say no. I then proceeded to get an angry call from Mr. Assistant, scolding me like a child for not letting people through when I had work to do. How dare I! Look. I worked in the real estate business for about 20 years in a family home inspection business. Realtors have been my friends for years, and I've known hundreds through that profession. I'm not new to selling a house, and I know what it's like. This guy expected myself and my girlfriend to do his job for him, insulted us, and talked down to us, then ended up costing us money through what he claims was his ignorance and honest mistake with "Oh I didn't know that wasn't the address." For the record, they had been informed that was the wrong address, and a year later when they went to sell the place, they still had it listed under the wrong one. Never once in my life have I met a realtor so rude, arrogant, misleading, or shady. read more

I asked Perry Henderson to help me purchase a house in the Cat Mountain area. He got a contract accepted by the seller with a great price within about 24 hrs. Then he had inspections and mortgage help lined up for me, and followed thru to the closure. This was not easy, as the seller left the country just after signing the contract, and the seller's agent didn't get a Power of Attorney to close the deal, didn't send a FedEx envelope with proper tracking and billing info and was very hostile and unappologetic, even in the face of a 4 day delay in closing due to her negligence. Through all of that, Perry remained the consumate, professional gentleman, and soothed all the ruffled feathers without missing a beat. We have been using Perry as our relator AND property manager for the last 11 years.
