George is a very nice man and good worker. I have no complaints on him at all. For Sherry she is nice and yes she does go out of her way to help. But she can only do what she is told too. The black mold I had in my place was so over taken the place and I was told it would be fixed! Well covering it up isn't fixing it! And then after I move out I heard workers there was saying we are the kind of people you don't rent too, we are trouble makers. Well we are not them kind of people. We kept to our selfs kept a clean place but when I got sick and went to two different dr. And had all kinds of test done and 15 different meds. And I couldn't get better. Then the dr. Ran test and we ran test for black mold! That's when we started looking into it and found it every place! This is the one BIG thing that set us off to leave! So many other things happened too! We have pics of the mold and we lived in it! We only give this place a one star because we have too. The ONLY thing this place has going for it is the location! read more

This complex should be the LAST place you look for an apartment. The apartments are disgusting and whatever picture they are showing on their website, I would bet you will not find one single apartment that looks like that. When we moved in the refrigerator shelves were broken, the AC air handler looked like it was the original-all corroded and dusty, there appeared to be mold(?) on the ceiling of one of the closets, the painting looked like a 3rd grader did it, and the same with the flooring-you would see a 3" strip of silicon between the baseboard and the gap in the "wood flooring", the outside of the windows were covered in dirt and mud, and the breakers in the electrical panel trip all the time. Do not move to the apartments in the back of the complex (bldgs.10, 11, 12) they are "out of the way" so everything back there takes a second seat to the front entrance and front buildings. We had a rotted ramp to our mailboxes, which only got repaired when the painters came around to paint the buildings, dog doo everywhere (you get an email blast but nothing is ever enforced when it comes to dogs, even when you go to the front office and tell them who the offender is), dead pine trees that kept dropping large limbs-and after emailing the office about the problem it took about 3-4 weeks for them to be removed. There is garbage, weeds, broken lattice, clothing, all lying about the place and when the landscapers come-you guessed it, they mow around it and leave it there. You will get blasted with emails (spelling and grammatical errors abound) about things that are going on in the complex, such as pool issues, dog issues, paving issues, tree trimming issues, clothes hanging on the porch issues, ... What they need to do is confront the abusers give them a warning, then kick them out if they don't comply. Some of the stuff they do in regards to "cleaning up" the property is worthy, but they need to take care of the WHOLE property, not just the front buildings. One thing they should do is tow away all of the junk cars that sit there. Instead a sticker is put on them and they sit there for weeks on end; also throw out the hundreds and hundreds of bicycles that are rusted in place on the bike racks. On a positive note, the maintenance crew is outstanding, George is the absolute best! He is nice, able to fix just about anything and he remembers everyone's name. Carlos is also very good, he is quick to help you out even if you grab him without submitting a service request. I also understand that Sherrie's hands are probably tied and she can only do what the owner's want, she should advocate (I honestly believe she does) that the whole property be maintained like the front of the property. The only advice I can give you is to make sure you move into one of the buildings closest to the clubhouse and make sure you communicate in writing (as verbal concerns and complaints go into the abyss) and keep a copy for yourself. read more

I have lived here for two years now and my review is just as good as when I first moved in. It's safe, well maintained, and a beautiful place to live. First off, not enough nice things can be said about Maintenance! George is the dream maintenance man; he can fix anything and is amazingly courteous. When you envision a perfect maintenance man, George is it. Secondly, the Office team is wonderful. I've been through three managers since living here, Sherri is the best. She is peppy, courteous, and clearly loves her job. She makes it her mission to make sure residents are happy.... I once saw her (in a dress and high heels) sweeping outside by the garbage area, just because it looked a little messy to her. A manager willing to go that far is exemplary! Katie is also always happy to help and is very friendly/welcoming. They are an ideal office team. Finally, the pool and surrounding area is gorgeous and well maintained. Where do I start? It was 10 months of hell. I couldn't even make it to 12 months (or 13 as they sneakily put on my contract). When I moved in there were numerous items that were broken or not working properly. My windows did not have working locks (and I was on the first floor). Dishwasher did not work. Cracked toilet bowl cover. Non-matching blinds on lanai doors. Ice tray leaked. Missing paint in several areas. And... that's just to name a few of the issues. Most of these items were not even fixed properly during my stay. I was not even finished moving in and the office staff was already emailing me or calling me about my (folded up) boxes that were outside my door which I took to recycling every night. Then it was my bike which was by my door until I bought a lock. I needed to move it ASAP even though many other bikes were in the entry ways. Then it was my dogs barking. I have small dogs who hardly bark. Speaking of dogs- most of the dogs in the complex are large aggressive breeds (which I was told were not allowed). My dogs and myself were lunged at more than once. Huge dog messes everywhere. The office staff was rude and unprofessional. Sometimes it took 3-4 emails and/or phone calls for them to respond. Even worse, when I reached out to Bainbridge Management (the managing company), they never had the decency to return my call. I called and left at least 5 messages (for Lia) and not once did she return my call (there was no email available on their website). I finally received an email more than a week later. Extremely unprofessional. I'll end here. Not a place you want to be. read more

I moved to Perico five years ago based on reviews from residents. The maintenance guys are the best, always there when you need them. That being said here is the new reality. The office staff never tells maintenance about reported problems. Luckily you can find the guys on the property between 8-4 working their butts off. The apartments are expensive compared to the area especially since they haven't been updated since they were built in the 1970's. They are Infested with Palmetto bugs a.k.a. cockroaches. The last few months I slept with the lights on hoping the critters would stay away until the end of my lease. The latest round of office girls are the worst. They are unresponsive, whine to tenants about their problems and never communicate with maintenance when there is an issue. Personal safety is a huge issue. It's very transient, too many overdoses, car thefts, shootings and the usual things that go on when drug dealers are allowed to live in a complex. One guy was so high he tore out a sign post and bashed in 9 cars. The pool is another safety issue. Gangs headed to the beach stop here when traffic is bad because they no there is no security on the weekends. Even when you report violence to the office when they're there on Saturday, the girls say it's not their problem. When they are forced by the manager to call the police, they disappear. One day when they called the two cop cars showed up but the office was closed. They asked about the crazed man with the gun but I just came home from work and didn't know anything. Their comment speaks volumes - another Perico wild goose chase, so they left. There are many aggressive dog breeds including pit bulls, german sheperds, chows etc. who attack the other dogs making them aggressive. They say they are not permitted but the office doesn't check up on residents once they hand them their keys to move-in. read more

My husband and I moved here from Davie, Florida in late August. It is our first apartment since we sold our large home. Our lease was ready to sign upon arrival. We were in a small one bedroom on the second floor with a detached garage across from our building. We were very surprised to see such a clean apartment that was freshly painted and beautiful clean carpets. We loved our balcony, that we called our " treehouse". After settling in, we were so pleased with the huge pool, clubhouse, fitness room, dog park, and the quiet preserve that surrounds this property. Since moving in August, I need to have knee surgery and need a first floor apartment. The office staff was diligent in finding one for us. It just so happened one became available in our same building. It is a bigger one bedroom with all new appliances, vinyl flooring, new carpet in the bedroom, new ceiling fans, and bathroom fixtures, and the balcony faces the lake on the preserve. Thank you to the leasing staff and maintenance crew for making this apartment our forever home in our retirement. read more

This place is trash. Zero security. Bikes, boats and jets skis are stolen on a regular basis. Incompetent and unprofessional front office. Very rude and talk about tenants in front of other tenants. They raise the rent every year, even during a pandemic. Apartments have black mold, and they solve the problem by painting over it. I would never recommend this complex to anyone. read more

I moved here from Orlando in December 2015. I have lived in apartments all over Florida and searched in both Bradenton and Sarasota before signing my lease. I had to live here. The complex looks like a resort, its 2 miles from Anna Maria, close to dog friendly beach at Palma Sola, hiking trails, kayaking, etc. The neighbors are quiet and respectful. The grounds are very well kept which is difficult in Florida due to the blazing heat. There is wildlife everywhere: birds, turtles, rabbits ( I see baby bunnies everyday which my dog loves), raccoons, possums (ick) and even the occasional garden snake. The office staff is very nice. The maintenance guys are super quick to respond to any issues. The apartments are not cheap but you get what you pay for here. This is by far the best managed complex I've lived in. If you like a quiet clean resort style living, this is the place to be. read more
