Its a love hate relationship. Love: -Maintenance has been extraordinary. Every situation that comes up they come by super quick and fix the problem ASAP. But unfortunately, we have had to call maintenence A LOT for flooding in our apartment from sprinklers. -Neighbors are friendly as far as I've come in contact with -Lots of parking, BUT if you get home past 10PM there may be issues with finding a spot but usually I just park on the curb if this happens and then move my car in the morning and I haven't had any issues with this. -Valet trash comes on time every day they're supposed to so I don't have to bring my trash down to the dumpster everyday -Pretty secure place, which is good and bad. It's hard to get to your front door without a key fob which is great for strangers but all packages go to the mail room which is just an extra step to take. -Quick access to downtown Bradenton/Desoto parade and even the hospital if you needed to go LOL Hate: -The front office staff when I first moved in, in January 2026 was so terrible. They told us our apartment was ready for move in but it was not at all. Our padlock wasn't able to be set up because we weren't in the system yet so we couldn't leave to move all of our stuff in. Stains on doors, hole in bedroom door, freezer dirty, walls had holes all in them (BUT MAINTENENCE MAN CAME THAT HOUR AND FIXED ALMOST EVERYTHING RIGHT THEN, HE WAS AMAZING) -Support beams (I assume) were placed a few months after I moved in on all first floor patios and it's very ugly and annoying and blocks my patio -Mail room: I've had a package stolen and contacted the front office asking them to look at security cameras and help me get it because it showed it delivered to the mail room and they did nothing about it. People even sometimes deliver things to random places around the complex. -It's near the water, so being on the first floor the palmetto bugs when we first moved in were ATROCIOUS. I was scared to be at my own apartment because they were everywhere all the time. I haven't see one in awhile but thatsbecause i went and bought my own stuff from a bug place because the bug guy comes at a random time only on Wednesdays and I'm always at work so he said he wouldn't enter without me there read more

BEWARE Office staff lead by Hannah are malicious unhelpful and think your children stepping in dog poop is funny. They will sneak bogus charges in your bill without notice. They will tack on fees any chance they get. Hannah will intentionally avoid you at all costs. They will laugh in your face and not respond to you. They will ignore you on purpose and the only way to get any response is by reaching out to corporate and then it's still a 50/50 shot. Apartments are cheaply made. Maintenance and upkeep is awful. We were without AC in our apartment for almost two months, and despite complaining to the office every day, they did nothing to resolve the problem. They gave us 1 small portable air almost a month later of our air being broken claiming this is the fix. Maintenance never answers nor cares about your problems. They have an emergency line for no reason because our apartment has been 83 degrees and no one cares. Multiple calls with the air company and management and the air conditioning is still not fixed. They state that the air blowing out at 70+degrees in out home is ok to them. Multiple people coming in and out of our apartment and no one gives us any answers nor knows what's going on. We're living a literal nightmare. $2,400 in rent to have no air conditioning when it's 90+ degrees outside. Everytime you go to the office no one knows what's going on and it is frustrating dealing with management with no sense or urgency or care for their tenants. This complex has the most deceiving marketing of any place we have ever lived. This is not "luxury living" by any stretch of the imagination, though it is charged that way. There is a nice pool area (though it's unusable half the year because it isn't heated). But that is all that is going well. Our apartment has been infested with drain flies and cockroaches since we moved in and the building hasn't done anything to help fix the issue. They continue to just send pest control that does the same thing (obviously the same treatment isn't working). When you go to talk to the front desk ladies they ignore you or say something nice to brush you off and get you to leave. I was promised the giant palm tree that has taken over our living room window and blocks ALL light coming in the apartment as well as causes and bug and dirt problem bringing debris in to the air conditioning unit closet it touches in our porch, would be trimmed over 6 months ago. It has yet to be done. I've reported SEVERE noise complaints, nothing was done about it. One of the worst things about living here is that none of the residents follow any of the rules. Everywhere smells of dog urine, people smoke on their balconies and at the pool, People's dogs are off leash and have attacked my baby stroller when the elevator door opens and we're trying to get out. And then it's hilarious cause I'll go just try to say something in the office and they'll have a CLOSED sign up. ‍ We've been here just about a year and a half now and the manager has changed 3 times. Clearly there isn't something going right and it's become a DISGUSTING place to live. Came by for a tour of the property for immediate move in. There was a sign on the office for a return time, so I sat an decided to wait for a short period of time as the return time was a few minutes past already. With in 10 mins a woman giving a tour comes in as she was completing a tour. I was sitting in direct sight while she stood there continuing to speak to these guest. She directly choose not to acknowledge me and failed to say anything to me as she stood there sharing how much she loves frenchy dogs!! Unlocked her office and continued with the guest still with 0 acknowledgment. This is very unprofessional customer service and a simple. Hi welcome I will be right with you, could have changed the whole experience and review. From the looks of other reviews this place has failed to provide quality customer service and has failed to address this with there employees. When choosing a place to LIVE you want to know that you are supported and provided the quality service you pay there ridiculous administrative fees, application, and many other fees they require simply to take advantage of people to begin with. As the guest left this women continued to go about her work continuing to not acknowledge that I was waiting for her. UPDATE: After writing my reviews, management reached out and explained there was a miscommunication in the office, resulting in my application getting forgotten. She offered a quick move-in or a refund of all fees. I accepted the refund. I feel satisfied with this resolution, so I felt it was right to update the review. They still put unnecessary stress on me, but the financial part is handled. ---- ORIGINAL: I had the same experience as some others here. I applied for Aria Bradenton. I have great credit and plenty of income to qualify. The representative said I would hear back Thursday or Friday. I never heard back, so I looked at my online application, which said "Approved." So, I called them Saturday and Monday multiple times and no one ever answered. I left multiple voicemails and sent multiple emails. No one ever returned my calls. I am now out $350 due to their $75 application fee and utterly ridiculous $275 "admin fee." Stay away from these thieves! They are apparently just using applications to drive profits. The woman at the desk looked annoyed when I showed up asking for an appt but after she put her lunch away she was accommodating. I got cranky when she said they require my daughter to apply and get her credit pulled. Also had roaches, had the exterminator in my home without me having knowing (they said it was a mistake) I was taking a shower and when I came out there he was. The only thing good here is maintenance personnel. I don't think we should have to pay for breaking the lease, they basically made us fine another place. I wouldn't recommend this place at all. ( over price). Also my dog got got attacked by a Pitt bull inside my building, she lucky to be alive. ( my dog is a 9 pound chihuahua) when I call the office they new about the dog living in the apartment. The owner of the pittbull was a young lady and she was very responsible with taking care of all Vet. Bills. Two surgery and two months to recover. Over 6000. Now my dog is afraid to go outside. And to be clear I love pets but not the aggressive ones. Parking sucks. I think they should let us leave this place without breaking lease charges.under the the circumstances .It would be the decent thing to do. Caution! Aria Apartments are extremely unsafe and unresponsive to security issues. For months, exterior doors and stairwells went unlocked and security features malfunctioned leaving residents unprotected. On numerous occasions, I watched people without a key fob walk into staircases and hallways that were supposed to be locked but weren't. I reported my concerns to management and Rangewater, the proprietor of Aria, several times and no one reached out to me and the problem continued. Another security threat is fire. One of the units on my floor recently caught fire and no one knew what to do. People were hanging over their balconies asking people in the parking lot what to do and if it was a false alarm. It was not a false alarm. People's lives, pets and belongings were at stake. There was considerable damage. The power went out for hours. Residents were displaced. It was clear management had failed again with no directions in stairwells or hallways about an evacuation plan or route. It took more than 12 hours for management to reach out to residents to address that anything related to the fire had occurred and that the elevators were inoperable--too little too late! If safety isn't enough, let's talk about noise! The construction of the units is shoddy. It sounded like an elephant lived above me. When I would talk to my neighbors about noise, especially from neighbors above and below, they said they had issues too. I knew two people that moved to upper units because of this. Additionally, the fact that someone thought it would be a good idea to put hundreds of Aria apartments on the busiest street corner in Manatee County is unconscionable. It is extremely loud - traffic, sirens, helicopters and noisy residents, no matter how interior the the apartment in the complex. Everyone deserves better! read more

I have lived here for eight year now, it is a wonderful spot in Bradington but an absolute horrible place to live. I have had so many problems with the management team here, number one being with the manager Tiffany. I have never had such a horrible experience with people who are supposed to help you, she belittled you when you talk and does not really care about anything you have A problem with, because she has to "busy" or as she told me when they lost 2300 of my money that I had as a credit towards my next rent due date "it's not my problem". Our window has been broken for 9 months and we have been constantly ignored by the office and the corporate of the company. The maintenance workers walk into our apartment without warning making us feel completely unsafe. We have been locked out of our apartment building for weeks because our FOB stopped working and were given the police code to get into any building we want. Claudia who works the front desk was accusing us of lying, laughing in my face and rolling her eyes at my requests. I have never been treated so unprofessionally and with such disrespect from the head of the company down to its workers. They also have children coming around at night to collect the trash for the valet trash, which is against the child labor laws. I set an appointment for a virtual tour from out of state. They were a no show. I called to see what happened and was told they had a walk in that wanted to take a tour. They helped them instead of honoring the appointment they set. I set a second appointment (dumb) and there was a second no show. This experience lines up with the other reviews. Parking is mess, if you have 2 guess 1 of them must park to downtown parking spot and you need to drive back over there because closest parking area is 1 mile away. I lived at aria for a year and moved out may 2022, I have lived at many apartment complexes in the past four years and Aria Bradenton was by far the worst! I want to let you know the location is perfect close to the beach and downtown Bradenton, and the finishes are very nice but cheaply put together, nothing the current management company can do anything with. But the current management company rangewater came into place a week after i moved in and they are the absolute worst especially the property manager Tiffany, if you piss her off she is going to make you residency there the worst she can and make nothing easy for you. For example, my car got towed one night because there was no parking at all, and all i got from them was we were "working on the problem." and they did nothing to cover my towing expenses or help me in the matter. they just pushed me up on a list for a garage but i wanted to be able to park in my apartment complex with no worry of my car being towed, i didn't want to pay them an extra $180 per month on top of my already over inflated rent. secondly the maintenance tam was very rude and condescending just like management. no staff person at Aria cares about their residents. you are not valued there. If you move into aria expect to be treated disrespectfully and like lower than the management and maintenance team. Rangewater leaves too much in the hands of Tiffany and her staff and they do nothing and take no responsibility for the problems, they always have someone else to blame or another excuse. read more

Aria management is horrible and there is never proper communication. They have towed my vehicle on two different occasions without notice. I had to break my lease early and followed protocol for payment to get out of my lease. I spoke to someone who processed my cancellation and she told me I did not have to pay rent anymore as the final payments will be from my initial deposit. I receive a phone call from the office about a week later, that as a matter of fact, I do have to pay rent. An hour later I received a notice of eviction on my door with a late fee. They never answer the phone or call me back when I need assistance and I am not allowed in the office due to vocalizing my frustration when being towed. This is the worst apartment experience I have ever had. it is very expensive for what it's worth. I went to pay my rent the next day and told them I will not pay unless they waive the $150 late fee that could have been avoided if they had told me I still needed to pay when I asked in the first place. They chose not to waive the fee so I moved out. I will be seeking an attorney if necessary. read more

Been here over a year now because they basically forced us into a new lease by saying we had to take this other unit within 2 days or they were not going to renew us after our lease was up in one month. Then charged a lease break of 2 months. That's $3,600! because they moved us to a new unit. Which is now over $2k monthly. Then came the 2 deep cleaning fees. Paint fees, carpet fees. So another $1,400. I asked them in person and in email for an invoice of labor and materials before I paid, I got no response. Then the debt collector started calling. The new unit had, and still has, a broken countertop in the bathroom. Reported the liability and nothing has been done. Both of my cars have been broken into multiple times. Nothing has been done. You can open any door to get into the buildings and MAIL ROOM! Which I see people running out of there with packages all the time. No water softener system so your water smells like eggs and leaves orange stains in sinks and showers even when I clean them twice a week. Lawn care is horrible. The one dumpster on site is always overflowing with trash. Construction and engineering of the property and building are like a child planned and designed it. Parking lot doesn't have enough spots for residents, let alone visitors. Spaces are tiny. My cars get dinged up all the time. Sometimes I can't even park in my own residence parking lot because it's full . I know over 10 units that's available on AirB&B. All wood from the ground up. Right on top of 2 main roads. The traffic noise is nonstop, which proves the insulation is horrible. How well would this place stand a storm in Florida? I can hear my neighbors fart, the walls are so thin. No one answers the emergency phone number after office hours for maintenance or anything. For the price you pay to live in the so called luxury apartments with top security, you're better off living in a box on 14th street. No outside cameras. No fences. No on site security. They say the sheriffs that live here should deter theft. Everyone knows that's a joke. Real security is needed in this neighborhood. If you're considering Aria Bradenton, don't expect luxury or security. Unless you live at the pool and gym. That's the only things luxury and secure here. I'm from a very urban area and this place is like living in Downtown Detroit. Looks pretty , but you know it's still Detroit. read more

Not responsive at all, "TOO BUSY" to even address our concerns. WE are extremely dissatisfied with this management company and apartment complex at Aria Bradenton, Florida. They are giving us a 3 week notice to vacate, or pay the month to month rate of $2400 for a 1 BED DEN apartment, and not to mention, they did not give us a rates or a chance to renew before our lease ended in nov. They are giving us no option to even have a chance to look for a place to stay, and we may become Homeless because of their lack of customer service and management. We asked about the renewal and rates back in August of 2021. and are receiving the notice TODAY 12/10/2021????!!!! INSANITY!!! Not to mention we have had many maintenance issues and bug infestation on our patio, that has not been fully resolved. BBQ's not working, coffee machine broken for months, now we have to pay for parking if we want a front spot $75 a month?? Scam!! So many issues the list goes on! I recently moved in and I absolutely love my place and love living here! My leasing agent Michelle was so nice and went well over above and beyond for me, let's just say I looked at several units before I found My perfect one. She was very friendly and accommodating every time I showed up. The signing of the lease was super easy and moving in was great given the fact that every building has a rolling move in cart available as well as an elevator. Made the process so much nicer and easier. I put a maintenance request in for something very minor and within 30 minutes they showed up to fix it. They were super nice and were in and out in no time. You will not find a better place to live, it is beautiful and has everything you need and want and more! Update from original post done last July. I still love living here in this beautiful community. You can't beat the sense of security you feel in our secure residents only access. It's very clean and maintained and the landscaping is kept up and looks great. Everyone from the leasing office to the maintenance crew are super friendly and do a great job!! Great place to live! This a prime example of corporate greed! Beware of the slippery office staff, once you sign a contract they could care less about your concerns. They find loopholes to keep deposits and charge you more cleaning and moving fees. The parking spaces are too small, doors are dented and cars broken into all the time without any concern from the office to correct the problem. They cram in as many parking spaces for the sake of greed and will tow the cars of your visitors because there are never enough visitor spaces available. But they won't care about your concerns! The apts walls are PAPER thin and there's a constant noise of US41 at all hours from inside your apt. Overflowing trash in the bins and hallways! I think it's pretty ridiculous that you have to pay for parking through a third party association! Furthermore, I got towed my very first night here because two letters were reversed on my license plate on their app. $175 to retrieve my vehicle! Next, they charge me 15% late fee, because they couldn't process my card payment online and there's nobody to talk to during thanksgiving weekend! Not a great way to win people over! Horrible management, "I'll get back to you" is the most common answer and they never actually get back to you. Like, you could literally be dying and they wouldn't call you back. On top of that they're extremely negligent to every possible situation. For instance, I moved out they asked for my return address and I gave it to them. 1 month later I get a bill from debt collectors... I wonder why? Oh, because they never saved my return address. Now I get 500 phone calls a day. On top of that I called to ask why they didn't forward the bill to my address and they said, "not sure, I'll get back to you." Forget about my deposit, who even knows where that went. These people are so unreliable I paid the bill and could care less about my money back. These people are the type of people you pay and forget about, like the mob, except they'll never actually come looking for you, they send a debt collector 1 month and 1 day after move out. Who does that? Good thing this didn't hit my credit or I would be suing. On top of that the property managers will smile and nice talk you but in reality they don't like anyone and are looking for a way to charge you. For instance. I walked out of my apartment and the garbage was on the floor. Property management as right there we had a lovely conversation JUST FOR ME TO GET IN THE ELEVATOR AND HIM TAKE A PICTURE OF MY GARBAGE. So, instead of telling me to put the trash in a pale he took a picture which was posted on my door the next day saying if I do it again there's a $50 charge or whatever. These people are pathetic and of no actually help to anyone. THE APARTMENT AND LOCATION IS BEAUTIFUL AMAZING AND DESERVES 10 stars. But I do believe ALL STAFF needs to be fired. I think the women at the desk though the job would be similar to being a secretary at a doctors office when it's not real human functioning is required, walking, talking, MANAGING?
