This is what happened: My 1 year old Son, Husband and I moved to Sofi Highlands on 2/18/2023. Five days later our sons bathroom and bedroom was flooded with feces water from the upstairs neighbor. The maintenance team responded quickly and told us to leave the unit for one week due to it being an unsafe environment for us. We packed what we could in such short notice, woke up our Son and got out of there. With half of our items still in boxes from our original move and without being able to enter our Son's room, we have been living a nightmare as our Son cries through the night every night. Since the maintenance team was so responsive, we thought the property management would do the same. Unfortunately they have been unfair and heartless. After being told that this unit could take over a week to bring back to livable conditions, we have tried to work something out with Melissa Aysa from Cushman & Wakefield to accommodate us with a CLEAN and SAFE unit for my Family. We have been denied a transfer into another 3 bedroom unit with the same rate. They want to charge us an additional $600 more per month for the same exact lay out as before. They have also told us that if we decide to make the move, they will also not approve to reimburse us for the moving company, which would allow us to pay for this move. We are in complete disbelief that we are being mistreated especially after being patient and doing everything they have asked of us. Having to prepare for yet another move is not something our 1 year old Son should have to endure. All we ask is for our Landlord to move my family and I into a clean and livable unit, yet they seem to lack humanity and heart to help us through this nightmare we have had to endure living at their property. Very unprofessional and unreliable company. Would not recommend moving here, 0/5.

She was able to get me into a beautiful gated community with a guard on a golf course. My budget wasn't extravagant but I felt she got me an amazing place for my needs. The location was so close to work I was able to come home and lay by the pool and have my lunch daily. This was such a nice treat since the day I left home it was 40 below and it was 60 above when I landed at my destination. Monika was so nice and helpful when I checked in. She greeted me at the main office and showed me the area and my lovely studio. I later had a problem with my cable and phone and she was able to help me rectify both of my problems without me having to deal with utility issues in a new city. Monika knows all the ins and outs of the her home city. Her networking abilities come naturally to her. If she doesn't know the solution to any problems you may have she will find someone who does. I get the impression that she loves any challenge and self motivation comes easily for her. I felt like I was in very competent and knowledgeable hands. Monika truly loves what she does and it shows in her dedication to finding you the perfect place for your stay. I would definitely stay with her again and highly recommend her to any one that needs temporary housing in San Diego.

Unfair Deposit Withholding Despite Contract and Loan Denial - Avoid Magnolia Homes by Brookfield…read more I'm extremely disappointed with how Brookfield Residential handled my home purchase cancellation at their Magnolia community in Arcadia (4252 Marigold Lane, Homesite 208). Despite working in good faith to secure financing, and receiving a formal loan denial from their own preferred lender (BRP Home Mortgage) on July 2, 2025, Brookfield has refused to refund my $23,600 earnest money deposit. This is despite protections clearly outlined in Section 4.2 of the purchase agreement, which allows cancellation and refund if financing cannot be obtained despite reasonable efforts. Instead of honoring the contract, Brookfield has repeatedly tried to pressure me into accepting a 50% refund, citing default clauses (Section 11) that simply do not apply. I've since filed a formal complaint with the California Department of Real Estate and requested that escrow freeze the funds while this is resolved. Throughout this process, I corresponded professionally and repeatedly with Sylvia Yang, Deanna Allan, and Stacey Kinoshita, all of whom ignored the contractual terms and continued to misrepresent the situation -- even after I provided the lender's denial letter and cancellation notice. I strongly caution anyone considering buying from Brookfield -- especially at Magnolia -- to review the fine print carefully and be aware that they may hold your deposit hostage even when you follow the contract. This experience has been unfair and damaging.

Getting…read morethrough every step was a painful experience, as his communication and follow up skills were awful. I was in a rush to get my application approved and provided 100% of the required information on day one, but it still took nearly a week for him to process everything. Considering the unit had been listed for 4 months, you'd think there would be more of a sense of urgency. Once I moved in, I asked several times for referrals to various service providers and was told I'd receive copies of documentation, but he never followed through. After 6 months in the unit, for various reasons, I made the decision to move out and find a new tenant to take over my obligation. I quickly found a qualified replacement and offered to have my own real estate agent handle the transition, but Edward insisted on doing it himself, despite being extremely annoyed that he had to take on the work without being paid for it, since I found the replacement tenant myself and opted not to hire him. (Perhaps his previous lack of service had something to do with it...) Well, it should come as no surprise that he was, again, EXTREMELY slow and unresponsive to communication, both from me and the new prospective tenant. When I would text him to inquire about progress, he was very rude and told me to "let him do his job." If he was doing his job, I wouldn't have to text for updates! His rude behavior continued throughout the entire process, and he was even so unprofessional as to CC the property owner on his rude emails. I provided a full review of his awful service to the property owners, but feel that the rest of the community should be aware as well.

We bought and sold a home using Home Bay. The allure of saving tens of thousands of dollars on…read morerealtor commissions sounded amazing. However the problems and pure incompetence outweighed any savings we received. On the sale side, the first issue was the signage. The contractor they sent out to put up the sign was surly and unprofessional, and wouldn't put the sign in the proper spot. He just left. Next, there was no guidance on pricing, so we listed too high and had to come down off the price significantly to sell which probably hurt us. The last issue with the sale was that our agent was good, but he was totally overwhelmed. He must have been working on 20 deals simultaneously so it was tough to get timely communication with him. The bigger problem was on the buy side. Our agent was totally incompetent, and made several mistakes that cost us. First, she didn't negotiate a good price we could have paid less so she was not a good negotiator. Second, she didn't have an inspector so we had to find one on yelp, and he was a disaster. Basically he missed everything of significance on the house, and we ended up having to pay a lot for repairs down the line. These should have been paid for by the seller. Finally, she didn't help with the title report and it turns out there were easement issues with the neighbors that we weren't notified about at all. I would definitely not recommend Home Bay. The idea is good, but the reality is they have a long way to go and they do their customers a disservice with their incompetence.
