They fix the bare minimum, will delete work requests (maintance guys are great!), they wont return phone calls and ignore emails. They auto re- enrolled me in their renters insurance without authorization after i moved. I asked to be taken off the lease. And now im getting threatening emails and charges for not having renters insurance at a place i no longer live at. I reported them for fraud, got a threatening email in response. No inside pest control ever, just the perimeter. Ive recieved two threatening emails that theyre going to re-enroll me in liability insurance. I paid rent on time every month. They now have two 6 month inspections a year officially and while theyre required to give 24 hours notice its usually 8 to 12 hours notice. When we moved in there was no caulk in the shower or sink and several tiles were cracked on the floor with promises to fix later but they kept deleting the work requests. Kitchen sink pipes needed replacing, didnt do that either. They have 6 unofficial maintainance inspections a year, very invasive. Ac needed replacing, didnt do that either. Wasps will fly in through the wall ac, did nothing about that. Maintainace guys are nice, most of the problems are admin related. Sent a notice of end of the year inspection 2 months after they started doing them. They will blantantly skirt or violate ohio tenant laws. They really only care about recieving rent. Also their renters insurance is shady. Auto re-enrolls with no communication. Best advice get your own. Rent is cheap. Thats about it.

    I lived in the Lofts for 6 years, and was there long enough to see change within the building…read moremanagement x3. Overall really enjoyed it, and happy with my decision living there! Pros: -large beautiful windows in the apartment -overall one of the best prices for the location close to Oregon district -always had easy to find street parking, never paid for a parking spot -fixed my maintenance issues usually within a day -really strong community among the people who were living there - gym, backyard patio area with grill, free community entertainment space to rent -leasing office would throw 2-3 holiday parties with beer, wine and food pre-covid -friendly, approachable management Cons: - thin walls, hopefully you have respectful neighbors like I did - gym is bare - leasing office did not keep track of my annual leasing contract renewal dates, responsibility was on me to renew my lease dates without receiving reminders to do so. Also wants tenants to tell the office more than 60 days they are moving out by the end of the lease without receiving any reminder/notification to make that decision - near a homeless shelter (did not cause me any issues) but guys will occasionally cat call

I was so excited about my first…read moreapartment and living in close proximity to downtown that I didn't see the glaring problems with St. Clair Lofts. Keep in mind that this is a renovated factory, so it's a very old building. Let's start with the good. The good: 1. Like I stated before, St. Clair Lofts is close to everything like The Oregon District, Brown Street, The Victoria Theatre and Schuster Center, the library, and Riverscape just to name a few. There are plenty of bars, restaurants, and clubs within walking distance. This is a good place for young people to live. 2. There is a gym in the building, as well as a party room and a back patio. Water and trash is included. 3. The apartments are spacious and a washer, dryer, dishwasher, and microwave are all included. The bad: 1. The rent is sky-high. Our rent was $930 for a two bedroom, two bath which is good considering the location, but exorbitant compared to prices in the surrounding Dayton area. Let it be known, you're paying for location, not luxury. Our DP&L was $600 for one month, mainly because the insulation is non-existent. Our front door in particular was slightly askew which was just enough for there to be a constant draft. The floor to ceiling windows made the entire apartment feel like it was 40 degrees at all times of the year, so while it was somewhat welcome in the summer, we were constantly freezing in the winter. No matter how high you turn the heat, it just goes right out the window. Space heaters were a must. 2. Speaking of windows; every time it rained, it would leak and pool in our living room. You can't really do much about it but move everything away from the windows. This is an old building. And it wasn't limited to our apartment. The windows in the hallway would do the same, leaving the apartment with a musty, mildewy smell almost all the time. The hallways are carpeted and carpet that is constantly wet is not pleasant. When we moved in the carpet was stained and gross. They replaced the carpet at the beginning of the year so it is better, but the windows haven't changed so I'm sure the carpet won't last long. 3. We had nothing but problems in our specific unit. When we first moved in, one of the toilets had a broken chain and wouldn't flush properly. Maintenance fixed it. Fast forward nine months and the same toilet overflowed EVERY TIME YOU FLUSHED IT. There could be nothing in the toilet and it would overflow if you flushed it. We snaked it, put drain cleaner, called maintenance up no less than four times and nothing changed. We gave up eventually because we were so close to our lease being up. The flooring was "brand new" at the time of move in and by the time of move out it was peeling and coming up. The oven didn't work when we moved in. Our food could be in the oven for over an hour and it would still be raw. Maintenance fixed it. All of our power in the front half (the kitchen) went out including our refrigerator a few months after moving in. When that went out we lost $100s of dollars of food. Maintenance fixed it. A month before we moved out, the refrigerator went out AGAIN, and AGAIN $100s of dollars of food was lost. Maintenance "fixed it" but it still wouldn't work. Then they replaced the whole refrigerator. We left it empty until we moved. The dryer would catch clothes and burn them. Maintenance "fixed it" but our clothes would still catch in the dryer and burn. I don't even know how that happened. 4. Other little things included that the unit has NO closets except for one shoebox sized one in each bedroom. Good luck with storage. There are no overhead lights except in the hallways, kitchen, and bathroom. You will need lamps for any sort of lighting. When the reviews say the walls are paper thin, believe them. THE WALLS ARE PAPER THIN. True story: our neighbor sneezed so loud, we said bless you and they said thank you back. When they walk in their apartment it feels like they're in ours. Another small thing is that all of the outlets in the apartment are flipped. It seems like a small thing until something needs to be upright, like a Febreeze plug in. More of a nuisance than anything. 5. It's downtown. Parking isn't free. You either pay for the lot across the street that's owned by the building for $50 or the lot in the back that's owned by a private company for $35. Or you park on the street and pay the meter. 6. When we moved in the lady went over the lease with us and basically bullet pointed it. Later, we got nasty letters saying we violated the lease because we weren't aware of the live Christmas tree policy. Read everything. If that wasn't enough, they raised the rent, which cemented the decision that we were not going to renew our lease. The bottom line is I would probably live downtown again, but I definitely wouldn't live here again.
