The pool is unsafe due to the railing falling off regularly, I experienced no less than 3 reported water leaks in the parking garage, hallway and apartment above me , the birds infest the patios and the insulation is horrific. My heating bill was more than my family member who owns a 2800 sq foot home. If you like quality and management that is professional, look elsewhere. This is nothing more than a place with lipstick on the outside and nothing inside.

I've been harassed by emails and pushed off the phone with attitude and no resolution, I requested Crystal's phone number from Alicia and Hilary and they refused. Like you said you can view my profile and with two seconds of looking into the notes you will see constant complaints of broken appliances and mold concerns. After calling today to try and come up with a resolution they posted a '30 day notice of cure' to our door. Absolutely disgusting behavior.

The apartments are attractive and have nice finishes, but cleanliness, maintenance, pest control,…read moreand management are extremely disappointing. My previous review, posted from my business account, mysteriously disappeared, so I am posting an update. Unfortunately, the situation remains the same or worse. TRASH AND CLEANLINESS: The trash compactor is still broken. Residents leave garbage outside the containers, there is no functional recycling system or trash chute, and leaking garbage bags leave dirty liquid throughout the hallways and stairways. This attracts pests. I recently found a second dead opossum on the property. The situation is unsanitary and completely unacceptable. Management sent emails asking residents to use the containers properly, but nobody supervises or enforces the rules. The hallways are NEVER swept, dusted, or properly cleaned. After almost two months. Common bathrooms often lack toilet paper, the toilets are sometimes disgusting, and the mailboxes are full of spiders. I was told deep cleaning happens only once a year, yet even basic routine cleaning seems nonexistent. I read the previous reviews, including Savannah's comment about the bathrooms never having toilet paper and always being dirty. Management responded by suggesting that she took the pictures outside staff working hours. Seriously? That is incredibly unprofessional. She is absolutely right: these bathrooms NEVER have toilet paper, and they are ALWAYS dirty, at any time of day! MANAGEMENT: The manager, Shanise, actually lives here, making the lack of supervision even harder to understand. I have had at least nine interactions with management, emails go unanswered, and answers vary depending on whom I speak with. I had to contact the regional manager just to get the area outside my door cleaned. Despite numerous resident complaints posted on this page, I do not understand why the regional manager has not appointed someone with the necessary professional training, experience, and management skills to run this property properly. These problems could be resolved with basic supervision, competent management, and accountability. MAINTENANCE AND PESTS: The pool has been closed due to water problems, the pool area has leaves and dead frogs, the gym bathrooms and coffee machine have been unavailable, and the printer does not work. In about six weeks, I dealt with six spiders inside my apartment, and my balcony is constantly full of bees. Yet we pay for pest control every month. There is a pest infestation in the buildings, and nobody tells you about it. Then, when you read the lease agreement, you find clauses stating that tenants are not allowed to try to eliminate the infestation themselves. In other words, they know these pests are present in the buildings, but they don't disclose this to prospective residents. And what are you supposed to do when you're dealing with a bug infestation and have to wait for management to resolve it? You could grow old waiting! Did you know that the first woman to undergo a face transplant, Isabelle Dinoire, suffered severe facial tissue damage after an infection developed following a spider bite, so I wouldn't include that claim in the review unless you want to discuss it as an example of why the spider issue worries you. https://apnews.com/video/woman-whose-face-was-destroyed-by-insect-bite-gets-new-a-face-from-an-euthanasia-patient-d8d4eacb9e8f4d57ac747a0f56590308 EMERGENCY SUPPORT: One Friday around 8 p.m., I had an emergency, but the provided number did not work or nobody answered. A neighbor had to help me; otherwise, I might have needed a hotel. The apartments look great during tours, but the common areas and management tell a very different story. Residents pay rent every month and deserve clean, sanitary, well-maintained surroundings and management that actually resolves problems. I DO NOT RECOMMEND LIVING HERE. Ask specific questions about trash, cleaning, maintenance, pest control, and management before signing a lease. I have several photos and videos documenting these issues, but this platform won't let me upload them here. I posted them in the Google reviews, so you can look them up there to see the actual conditions for yourselves.

After living here for ten years, we're had our ups and downs. New management comes and goes but I…read morewill say they are constantly doing upgrades and upkeep to the property. There's always some project going on here. Some buildings are 2 story, some are 3. But what I LOVE most about this place is we have our own private Amazon locker for item pickup. Just bring your phone with a code or the barcode and the door opens and poof theres your item. The pool is a beautiful spot to hangout. There are bikes the rent right here on property (I haven't done that yet so I'm unsure if its free or not). All in all, there's a reason we've stayed ten years. Just keep in mind it is an apartment and not everybody is up to date on apartment etiquette - but thats really any apartment complex.

Grounds were mostly maintained 4. Most people seemed friendly 5. Maintenance requests were addressed promptly 6. No shortage of hot water 7. Washer and Dryer were excellent 8. Internet worked great 9. Walls seemed fairly solid so you wouldn't hear everything your neighbors were doing 10. Location felt very safe The Neutral- 1. Living-room was an odd shape which limited what furniture fit 2. Certain rooms were always super hot/cold while others were the opposite 3. No ceiling fans 4. Kitchen sinks were super tiny 5. Kitchen cabinets were very dated and needed to be lined in order to use 6. Refrigerator was very old and super tiny 7. The lights outside the apartments were way too bright so you needed blackout curtains 8. The halls were dirty, smelled bad, and were not well maintained The Negative- 1. Lots of people refused to clean up after their dogs even though there were free disposal bags at all of the grassy islands. I was always dodging poo landmines 2. I would hear dogs barking nonstop in other apartments in my building 3. Toilets were super old and plumbing was weak 4. Bathroom fixtures were super old and the bathtub made creaking sounds when standing in it 5. Water would get freezing cold and then scolding hot in a matter of seconds if someone flushed a toilet or started the dishwasher or washer, so you had to make sure no one used any water while you were showering 6. There were HUGE spiders and tons of stink bugs on the balconies 7. People were lazy and would leave trash outside of the dumpsters rather than putting it inside of them and then the trash would blow around the lot 8. The pool always had tons of tree debris and bugs floating in it 9. The garages were dilapidated, dirty, full of water and mold, and not worth having since you won't want to leave anything in there 10. I had to dodge TONS of goose poop walking on the sidewalks and entryways 12. People speed through the parking lots and I saw a duck get hit :( 13. The main doors to the buildings were always open so anyone could enter. I would get random people knocking on my door which was unsettling 14. My packages would often get delivered to the wrong building or apartment and the people who received them would just keep them

Honestly folks, go somewhere else. The customer service is dismal. I've lived here for about 1.5…read moreyears, in a lease that they didn't explain well when I moved in. I moved in after a fire in my home. When I moved in I was told that I was receiving a discounted rent rate because my apartment was not remodeled like many of the others. what a joke that was, I found out later that was never true and that renter amounts change based on occupancy. I've tried to get my ice maker fixed more than 10 times. work order after work order just to have a maintenance person come and "fix" and then immediately have the same problem. At what point do they replace the damn refrigerator? I also met with management after being treated like "dirt" by one of the employees when I tried to discuss a concern. The manager listened but everything she told me were lies. She told me they would come look at our carpets...hasn't happened and it's been about 3 months. She said they would replace our countertops with the upgraded counters. now she said "we are not doing that". I finally did get my refrigerator bottom piece that was missing since I moved in but that took over a year and again my ice maker has never worked properly. Before I moved in they asked what I thought would qualify them as luxury. sounds dumb but the ice maker was one of my musts, and I've never had it function properly. Additionally, I'm in the military and was deployed overseas for a couple of months. While gone my bank accounts were hacked and I had to call the bank to shut down any debit cards, credit cards etc. My rent is automatically debited and of course that stopped. Now I wasn't aware until about 6 days after the due date this had happened. As soon as I learned of the fraud alert I called the apartment complex. Keep in mind I pay around $2400 a month to live here. More than my house payment for a crappy out of date apartment. When I contacted the apartment complex from overseas I thought they understood and I paid them as soon as I received my new account information. I returned from overseas a week later and found an eviction notice on my door and they charged me about $600 in late fees. Again, I have never been late so you would think due to the situation of my fraud alert and all accounts being shut down while I was overseas thy would have some mercy. but nope... no care at all by management yet they can lie, not answer my requests. treat their tenants rudely and there is no recourse. I can't get out of here fast enough, unfortunately that won't be until April when my lease expires.Know that there's no such thing as living here a year and then moving out once you're ready. You have to sign another year lease. All kidding aside, you're better off in a low income apartment because that's how this "luxury" apartment complex takes care of you.

Repairs are addressed very quickly, with majority of our requests being handled the same day or at least a plan about what to do with it. Premises kept very clean and neat. They do have events every once in a while for the complex. Gym is amazing, my husband does not need a gym membership. Pool open during usual season is well maintained and a joy to be at. Close to the mall, and good access to 75 and 675. Plenty of good places to eat nearby, and groceries are fairly close too. Not too far away from Austin landing which is an up and coming spot. Would highly recommend this apt complex.

We have written complaints for the 1st month we have lived here about smoking when they had told us that smoking in the apartment buildings was not aloud that was a lie. We have complained of lots noises banging on walls etc. Which apparently others in this 8912 building has also complained. We have went to the authorities only after getting harassment emails from the office not only not knowing where the loud noices are coming from but to just assume for we as well have offered the office to come check out the issue and to invite them into our home as well. They have threatened us with a eviction and have called us screaming at my husband over the phone. My husband is a local police officer there for working many hours as I work at a bar from 3pm to 3am. We are hardly ever home. When rent was do we have always paid on time. We even have them set to auto pay and they have charged us 200. For a late fee when it shouldn't of been late. I pay on the web site with a 5,000. Credit card limit which they are attached to. I'm tired and we are doing our best to keep the peace, this office is unreasonably hate full and shows no respect for their tenants. Please be advised to read you contracts before moving in. Know your rights and have a attorney go over what those rights are with you. Hope everyone is having a great Holliday Im sorry for the ones that has also experienced these issues here and for the ones thats causing the lissues please check yourself and leave others alone
