We contracted with Vance the owner of Specialized concrete designs in January 2025 to do a 16'x12'…read morestamped and stained concrete patio at are new home. the patio was to be completed when the weather permitted. work started the first week of March. The second day construction was extremely windy which is bad for pouring and stamping concrete even when using chemical retardants to slow the curring process. They went ahead and poured the concrete and worked for very long period of time before adding the powder stained then placing the decorative stamp pads to make the design. the following day the patio was power washed to remove the access stain power and then sealed. it was then that I noticed small cracks everywhere on the patio. this is caused when the upper layer of concrete (cream) is too dry and cracks open as it dries. I brought this to Vances attention and he tells that is not warrantied and it is not a structural issue!! I did not pay to have decorative stamped patio with cracks over the entire surface. Vance refused to replace it. He refused to discount it for making future repairs. they also didn't power wash the back side of my house as promised from all the powder stain dust that blew all over the house. they broke one of the pickets on my privacy fence and said he would fix it. that didn't happen either. I would use extreme caution if you were to hire him!!

In January of this year my wife and I hired Welcoming Properties LLC to remodel our bedroom…read morebathroom. It's now September and the job still isn't complete. The job was allegedly completed in a reasonable amount of time. Within a week, the shower frame started leaking because it wasn't sealed properly. Soon after that was fixed, the tiles on the shower floor started moving. The grout on the bathroom floor tiles were cracking and they started to move as well. The company came out again, and that was supposedly fixed. Soon after, the shower tiles started moving again. They came out a second time to fix the tiles. Everything was fine until July. The grout between the bathroom floor tiles was cracking and the shower tiles were moving again. We were going to fix that ourselves, but wanted to prevent accusations that we had caused the issue. In August, the shower tiles started moving again, and cement was oozing out between the cracks. We called them to come and and fix it, and they said they'd get right on in. They came out about a week later to look at the tiles. They said they would come out by the end of the week to fix the issue, claiming they would re-concrete the shower floor so the tiles wouldn't move. A few days after their visit, we received a call. They said the tiles we used for the shower weren't "shower tiles," which is why they are moving. They told us to buy different tiles, they would rip up the old tiles and put down the new tiles for free. That weekend we went to Floor & Decor to buy new tiles. We found the same tiles that had been initially installed. The information for the tiles clearly said they were shower tiles. We showed the salesman, who was also a contractor, pics and a short video of our shower. He confirmed that the tiles were for the shower, but they weren't installed correctly. The tiles had not been grouted or sealed, which is causing water to get under the tiles and make them move. I sent Welcoming Properties a pic of the way the tiles should look. They apologized and said they would come out and fix the tiles next week. Several weeks have passed and they've been promising they would come out to fix the issue. It's been at least a month since our first text regarding the tiles, and no one has come out to fix them. Almost nine months later, the shower tiles have still not been fixed, and the bathroom floor tile is still moving. We still have not received a firm date of when they will be coming out to fix these issues. Nine month later the job that was started in January has not been completed
